The Edge at Greentree is not a bad apartment. I just moved here a month ago from Philly. I like this apartment. I have a one bedroom and feel that it is a fair price. I like the view, I like the gym...I am not a fan of the laundry room in the unit I live in though, I like the landscape and I have a fair view of the street. However, there are a few problems with my unit that I feel have been there before I arrived. #1 The bedroom has ants that comes out from under the baseboard. My daughter notice them all along the baseboard and on the walls. The rental office did send someone over to spray but that really did not fix the problem because the ants keep coming back. So me and my daughter had to set ant traps that we bought from pest control. #2 The toilet is not level its lop sided...when I put in a work order for it, maintenance fixed it by putting these wooded sticks under it to level it out...however, it still is not fix...we have to adjust the sticks all the time...the toilet need to be leveled correctly. #3 The next problem and probably the most stressful to me is the fact that my patio floods every time it rains. It rained the first week we moved in and my daughter show me the patio flooding. What I notice is that the reason the patio floods is because the downspout drainage which is the gutter drain has a crack in it..so instead of the water running down the pipe into the grass ( by the way which creates a puddle of mud outside the window) I have gushing water landing right into the patio and it floods up to the glass sliding doors. I told the Mgt office of the issue and they sent someone to clean the mud of the top of the drain....but that really is not the problem...and the drain, drains slow in the rain anyway...the problem is that the water is not routing correctly. So this is my issue, unfortunately I am unable to use the patio. I cannot sit out there or put any furniture out there like other residents. When I was looking for an apartment I specifically wanted a patio. Had I known the patio flood I would not be here. If you plan to rent here, I would say your getting a decent place to live...just think twice about a first floor apartment....try the second or third floor. Other than this, its not too bad great location, WAWA & Home Depot up the street, right next to 95.

There could be things a lot better for sure.I thought after coming from overseas i figured, this would be an awesome place. It's loud and full of trash on the grounds always trashy, loud people walking around the bus stop All times of the night. Car is cutting through as a shortcut to 95. No parking, cars that are parked on the side road belong to houses that are not a part of the complex. Parking is extremely hard. People smoking and throw their butts in the front of the place, making it difficult for kids to play without finding butts or blunt endings, A.k.a. roaches. Takes a while to get maintenance to taken care of fixes but they always wanted their rent on time as if nothing happened. The main manager was really nice. The fitness center was decent. The washer and dryer's and appliances in apartments really nice and convenient as well as up to date.

Apartment is spacious. Upgraded but very cheap finishing. Resolving issues is good. Management is much better. But....Parking, poop in the grass, parking in the courtyard, trash all over the place etc. Unfortunately I cannot blame management for this nastiness. Is you decide to move here. Please Please Please, go for the apartments by the leasing office. Management takes better care of the outside maintenance over that side. 908 and over buildings surrounding, SAY NO.

Attached are photos from my move-in date…read more My apartment was $1800 monthly. I would place the value of domicile at around what $1200 *should* get you. As a veteran, I've lived in plenty of apartments, and I have to say that even with recency-bias, Top of the Hill is in my bottom two. **1 Washer and 1 Dryer, per building with 6 units having to fight for time to use them. $2 to wash, $2 to dry, the machines are very small, and better believe people do not set timers to pick their stuff up.** - You will NOT be allowed to use the paths for U-Haul or car. Grocery runs and move-in could be at least 150 yards, not exaggerating. - Apartments (at least my unit) were built in the 60's and it's VERY adamant. There WILL be black mold (see pictures). - Little to no cleaning or prep was done prior to our move in (pictures attached) both bedrooms had human hair painted over the walls, not kidding. - Walls are paper thin, so you'll definitely be up-to-date with the neighbor drama and vents connect units so you will ALWAYS know when your neighbors are cooking fish. - AC/HVAC units are EXTREMELY dated. In October 2024, our AC went out during a Wilmington heat advisory for 4 days. The highest temp that week reached 94 degrees F. I was told, while I was at work with my pets home, that the air conditioning would be fixed. I came home 8 hours later to an 85 degree apartment with my pets inside, with ZERO call or email from the staff letting me know about delay. What if my kids were home? The apartment was out of motors for our unit (unit constructed in the 60's, so they had 60 years to restock...) so they offered to comp us a hotel stay before telling us to USE THE POOL?!? We declined, decided on a portable AC unit, was given the OK by the leasing staff, only to be told "No" by Kerlene (properly mgmt) AFTER we purchased it (she was on vacation, lucky her.) An A/C unit is magnitudes less costly than a hotel stay. I had to provide emailed receipts from the leasing office to Kerlene for her to cave and offer me $50, which we OBVIOUSLY pushed back on, and FINALLY got reimbursed $200 (as a rent credit) after 10 back and forth emails. I even used my Veterans Discount to lessen the cost. Units are old, they had that much time to have spare parts. I have my emails of this archived and this was our reason for refusing to renew. - Trash service is abysmal and as I'm writing this the dumpsters are overflowing and it's raining. Your mileage may vary dependent on how little of the Delaware Tennant Landlord you know. Study this and your lease. Honestly I could go on and on. Some of the leasing staff employees are very kind, but man; that property manager... she's definitely the right kind of person for the job. Check out Whitney Apartments in Claymont instead. That's where we relocated and we are paying $50 less for $5000 more in peace of mind and a far less predatory rental agency. Thanks, Panco! Sam

My toilet seat broke twice. They replaced it twice with a sturdier one other than that I have nothing to complain about Dee Dee is so nice. You ask her for anything and she's willing to work with you and make sure the job gets done. She's the best keep up the good work Dee Dee. The only thing I wish they did was pull up the carpet on the porch and whatever else is underneath the carpet and put something new down. I guess I'll have to do it myself. Unless I asked Dee Dee and see if she can help me with a solution for that

NOT SAFE! All residents hate living here!!!…read more * they have more 1 star ratings than any other!!* Horrible company. They love to say that there were a lot of issues before new management can in, but that is a load of crap. The new management still sucks. They don't take care of ANY ISSUES. There is one family upstairs that is abusive towards each other and their children, they scream at all hours of the night loud enough to wake my baby, they had a fight and threw mashed potatoes all over the hallway, they open the building hallway windows (not their personal resident windows) when it is 40 degrees outside because they smoke inside, I could go on and on. This leasing office offers ZERO support. They don't have the decency to even respond to my emails in regards to this issue. So many more issues here: parking, recent building fire, sketchy people at night, tons of people who smoke weed. Many people in my building have complained and nothing at all ever gets done. All noises are heard through the floor. Zero through the walls. But the holster upstairs wall and it sounds like a 1000 pound elephant. This place is NOT worth it. The 14 month lease is a TRAP. Furthermore they have zero compassion. I lost my job 3 days after signing the lease (which is nowhere near worth what I paid with no gym, pool, etc) and they wouldn't let me out. IF you want to get out of a lease you have to give 60 days notice (only occupying residence for 30 days) and forfeit a full months rent. They have no additional clause for emergency situations.

6 months until I complete 7 years as a resident here. I rated this place 5 stars for my first 3…read moreyears here. It has all went downhill. The parking lot is packed. You'll find a spot in the complex, but you will be walking for a few minutes. Picture attached of the packed lot. There's a new woman (new to me, at least) working in the leasing office who told me that the holes in ceiling (that were aggressively leaking but this review only allows photos) was not an emergency because it was leaking at the minute that I called. Nothing about the way she spoke to me showed that she cares in the slightest. Not sure where Kim went, but bring her back!! The trash bins get extremely full, and the only suggestion they have is to take it to another trash bin (gotta love roaming the complex to take out the trash!). Not to mention, there are always random men going through the trash. There was even a man sitting behind one of the trash bins. Unsure if they're homeless, but I wont risk taking my trash out at night and I'm especially cautious of shredding my documents. This year has a new issue to add to the list. We now have a waterbug infestation that continues to get worse. I've had 2 in my apartment this week (see photo for the size), and 4 total in the last month. There are always waterbugs at the entrance to the building. I just got home from work, and counted 8 by the entrance. They are so large that I can see them from my window. There are washer and dryers downstairs. 2 each, but you can guarantee 1 or 2 of the machines don't work (or don't work correctly!). In addition to only being able to fill your laundry card ($1.50 each wash/dry) outside of the leasing office (& in cash only), expect to see a minimum of 2 waterbugs crawling around. The laundry room windows are floor level to the building entrance with no window screens. There's always someone who leaves them open and the waterbugs come right on in! Lovely. The fitness center has never been updated in my 7 years, but I guess it's fine. It gets the job done. Rent increases every year (I believe by 4% but don't quote me). The rent increases, while the quality of living decreases. 7 years of never missing rent or ever paying late, and this place is going to lose a valuable tenant because the rent does not match the value. I can then go on about the quality of the other tenants. There was a fight in the parking lot 2 days ago. Oh or the time where there was a line of some type of swat trucks (see photo) and a countless number of uniformed men announcing they have a warrant for someone's arrest and for them to exit the building with his hands up. The 2 stars are strictly for convenience in the location, and the spaciousness of the apartments. The pool is cool, but they'll charge you $5 per person not on the lease. I'll stop here (although I can certainly carry on).

This place is a joke I found it on yelp and applied I never seen it before I applied I just thought…read morefrom the pics and the prices it looked nice and applied I was told after I applied that my credit score was too low for them (it's a 640) and I work two jobs but anyway I didn't get approved but one day I rode pass it by mistake and seen a million homes less ppl laying in the grass and a bunch of teenage kids and I'm glad I didn't get approved it's a bus that runs from Chester to there and I guess the homeless ppl ride to the end of the line and sleep out there it's dirty and dirty looking for the prices of this place

I told her please give me aace that I will have peace well I was placed under an apt. with 2 little boys above me!! if she would have told me about this I would have never moved here point blank!! when I complained she said there was nothing she could do and put the blame back on me saying I was making noise also not true! ask to move she told me no the management wouldn't allow it. But weeks before they finally agreed to move me they moved the lady above me first. Kim became nasty and rude towards me it was really hurtful. the apartments major work!! floor feel like your going to fall through the floors. you can hear the other tenant's. so I moved to another building with in cedartree and i'm on the third floor and the tents y below me from day one is a jerk!! he would blast his tv if I sit in my living and would go outside to smoke a cigaret I complained multiple times and management told me it was me and they won't do anything they bang on the floors all the time I had to call the police because of the noise!! And the sad thing is I live alone and they let one of the workers come in my apt. didn't let me know my camera caught him I have jewelry missing never found it. the are racist I would never recommend any people of color to move here. pay my rent on time and they sent my a termination of my lease...THANK YOU Claudia Gencz you did me a favor was looking anyway!!

Steve runs the place with just his maintenance staff and does a great job. I wish some residents knew how to drive an appropriate speed in the parking lot but I have no complaints with my apartment or the staff. If this place is on your list of possibilities come see the apartments. Great closet space and nice newer amenities.
