Got to my apartment, and it had never been cleaned. My windows do not lock properly, had to run my water for 2 days non stop, no screens or blinds on any window. My door has a huge gap in it, so the cockroaches that are in every apartment come through my door. Any maintenance request you put in, they put a bandaid on it and don't fix it properly. But then they will bill you because the problem isn't there. My newest neighbor just moved in with her kids... and her unit is already flooding from an existing problem they knew about from the previous tenants leaving the place. Now there is mold in the walls, and all of us are dealing with the headache... even though JWB gutted the apartment 2 months ago for flooding damage.

Every time I try to speak with someone, the employees either don't seem to know what's going on, give inconsistent information, or fail to follow through. It often feels like I'm being ignored or told things that aren't accurate just to move the conversation along. To make matters worse, when I finally had a scheduled tour, the lockbox did not work at all. I had to call three separate times for assistance, and no one was able to resolve the issue. I showed up at my scheduled time and still couldn't access the property. As a prospective tenant, this experience has been very disappointing. If it's this difficult just to view a property, it raises concerns about how issues might be handled after signing a lease. I hope they improve their organization and communication moving forward.

Called office, she came and vacuumed. I needed to wash clothes, washing machine was old and filthy, dryer old and covered in gray paint, and had some taped to back wall inside. I called office and notified them. 2 weeks later after several more calls and sending photos to Laura Siemsen, she sent a maintenance lady to try and clean. lady took one look and said no way to clean this mess up. Laura Siemsen then told me she was going to try and get washing machine from another unit or try to get a new set. This week on Wednesday, new washing machine and dryer installed. The day after I moved in, discovered 3 electrical outlets on kitchen counter, did not work. I was told by Samantha Malone that maintenance was short workers, due to illness. The truth was , complex maintenance was preparing for an inspection by U S HUD. all maintenance was busy sprucing up complex. Last week walking into my apartment, found a maintenance man trying to repair electrical outlets. he finally said he would have to call contractor. Next day electrical contractor showed up, had to cut 4 different holes in wall in dining area, hallway by washing machine, bathroom and linen closet. I asked electrician, if I needed to make maintenance request, she said no,they had reported it to office . I called office on Tuesday, and was told next day holes would be taken care of as well as washing machine and dryer installed. Holes and patchwork, 2 areas were partially done.Bathroom and linen closet not touched. Yesterday I called office at 2:47pm and was told this problem would be taken care of by 5pm yesterday or today. it's 6:48 pm now, no notification, no maintenance, nothing done. This place is a nightmare, poorly maintained and very poorly managed. I urge whoever reads this, do not consider moving here and going through the problems I have endured. PMI Jacksonville posted fraud invoices, imposed management fees on top of the vendors' invoices without notice, withheld at least two month rental income for their own administrative costs. PMI Jacksonville violated HOA regulation and imposed the violation fee to my account. PMI Jacksonville allows the tenant to pay the rent on the third Wednesday without my permission and collected late fee without collecting any late fee for the landlord. In summary PMI Jacksonville violated the ethics code and is not up to the professional standards.
