My experience with Suncoast Property Management has been extremely frustrating. For over a week, I've been trying to tour one property in Citrus Springs, and the entire process has been unnecessarily complicated. Communication has been very poor. Every time I try to speak with someone, the employees either don't seem to know what's going on, give inconsistent information, or fail to follow through. It often feels like I'm being ignored or told things that aren't accurate just to move the conversation along. To make matters worse, when I finally had a scheduled tour, the lockbox did not work at all. I had to call three separate times for assistance, and no one was able to resolve the issue. I showed up at my scheduled time and still couldn't access the property. As a prospective tenant, this experience has been very disappointing. If it's this difficult just to view a property, it raises concerns about how issues might be handled after signing a lease. I contacted Suncoast Property Management today regarding two properties showing for rent. The first two calls were dropped when the individual answering the call attempted to transfer me. The third person I spoke with who refused to give her name stated the following, "If the property is showin' online then its prolly' available. What else do you want?" I asked to speak with a supervisor or manager and the call was promptly disconnected. On the fourth call to Suncoast, I was eventually connected with an individual named Chris. He confirmed that both properties were available. I will not rent from Suncoast. Why? As a consumer, I vote with my dollars. I ask everyone who reads this to think about this question, "Why should I condone this poor, up-front service by giving money to this company on a monthly basis?" The service quality is poor at best. I am an owner of a property that Suncoast managed until I fired them a month ago for extreme incompetence and dishonesty. Never let Suncoast manage your property as it will cost you dearly!! They cost me thousands of dollars in lost rents, tenant damage/repairs, time lost trying to get answers, not to say endless frustration. They still owe me money and they refuse to pay me! They selected two terrible tenants in a row, the first one broke the lease early and cost me $10K in damages and unpaid rents , Suncoast never collected the money owed by the tenant. The second tenant which they selected and which they didn't let me have input on its selection started missing payments on the first month, they were late every month and then they stopped paying the rent so I had evict them after only a few months. This was a tenant they said was highly qualified. Elma and Amanda who managed my property at Suncoast could never give me a straight answer on why the tenant was missing payments and always gave me the run-around. There was no common sense in how they operate and it is very clear they were not looking after my interests. They always cited their process as an excuse on why they could not solve problems or give me a straight answer. Then they wanted to charge me $3.8K for the turn which was more than $2.5K more than what my new property manager charged me for the same work. I decided to fire them as I didn't trust them to pick a good tenant. The tenant left the property owing months of rent, when that happens the deposit needs to be refunded to the owner. The tenant left the property in October of last year yet Suncoast to this day has not refunded my deposit money!, they give me this bogus excuse that because the statement they sent the tenant communicating that the deposit will go back to the owner has not been confirmed as delivered by the postal service they can't give me the money back. They claim they might get in trouble with the law if they refund my money which is total bs. They have not sent the statement again or have done anything to make sure the tenant receives the statement. They have not given me a timeframe on when they will pay me back, they just parrot the same excuse back when I call them to get an answer. So if you don't want to lose a LOT of money and time DON'T HIRE SUNCOAST! They are the worst property manager I have ever worked with by far. If you come across Suncoast run fast! read more

Avoid Suncoast Property Management at All Costs! I lived at 8100 Juniper Rd for two years, and I regret not leaving after my first lease was up. From the beginning, this company has been deceptive and unprofessional. I was initially told I wouldn't be charged certain fees, but then I was charged anyway after moving in. That should've been my first red flag. The issues started almost immediately. Within my first 30 days, the A/C wasn't working due to no freon in the unit. Instead of resolving it, they tried to make me pay for the repair. On top of that, the guest bathroom wasn't working, and again, they expected me to cover the cost to fix it. The worst part was dealing with Laura when my lease ended. I signed a 7-month lease (even though I only needed 3 months because I was buying a home) because she said that was the shortest term available. I informed her that I wouldn't be renewing after that. However, when it came time to move out, I noticed they sent me a new lease. I emailed her about it, but her lack of communication--ignoring emails and calls--was beyond frustrating. She then claimed I didn't cancel the new lease in time, took my deposit, and tried to charge me for normal wear and tear! This has been the worst rental experience I've ever had. They will nickel-and-dime you for everything, provide poor communication, and make it nearly impossible to get your deposit back. I wouldn't recommend this property management company to anyone. These so-called property managers will charge you fees and email you then tell you there is nothing they can do unless you disputed it within a few days - even if you dispute they will justify the charges and never consider any reasonable explanations EVEN IF YOU CALL THEM RIGHT AWAY to tell them that you had some issue paying on their portal (which is the only way to pay aside from driving to their office which is long way for the tenant in many cases). RAISING RENT, CHARGING MYSTERY FEES. Don't even think about asking for repairs as they will charge you an astronomical fee for sending out their repair person and say whatever was wrong was due to damage caused by you and you are responsible. Upper management is horrible too, emailed director multiple times with no response at all. Had them manage 2 properties in GA for 3 yrs. First year was okay. After that it all went down hill. They have been constantly changing PM managers throughout the 3yrs. They are completely under staff and hired incompetent /disqualified employees to manage our properties. Emailed Director with no response. Both properties were vacant at the same time. Property 1: They put a disqualified tenant in the property, who defaulted on their first month's rent. PM (Kayla) didn't notify us or start eviction process right after defaulted payment. She was hard to get a hold of, we finally got in touch with her manager. Found out she put her 2 wks notice. We were switched to a new PM. By the time new PM hired an eviction attorney tenant have stayed for 8 months. Attorney failed to execute the writ as a result writ was expired and we had to refile eviction over again on our own. Rent and damages costing over $20k Property 2: Tenant decided not to renew lease. Repair cost was over $5k including their SunCoast's expensive markup. SunCoast returned the entire security deposit to tenant making us the owner absorbing all repair costs. We applied for a home with this company and we got an approval,.paid our move in fee on May the 30th, on the 31st got an email, saying that our property manager Amanda Brown would be in contact with us for the move in process , now here it is June 3rd and haven't heard any type of response from her, I have called and left messages I have sent emails, stating that I have got to be moved out of the house I'm living in now by the end of the day on the 7th of June and that I really need her to reach out to me via phone or email cause I need things to hopefully fall into place so that I can get this move over with, and still she doesn't answer her calls nor respond to emails, I'm hoping that I can please get my move over with , I mea. Im honestly writing this review because I'm just in disbelief. After renting from them for 1 year i was informed today they will not allow me to renew my lease. I've paid my rent every month, upkept the property, and made this my home. When i moved back in earlier this year, there was a leak in the ceiling coming from the upstairs bathroom that i was blamed for. Mind you, i reported this within 3 days of moving into the property. The bathtub had to be completely replaced. These people are selfish and heartless & added on a $5,000 maintenance fee on to my ledger forcing me to pay. I refused to pay this because I didn't cause this. I fought with them for the entire year and they never removed this fee. i paid my rent and just didnt pay that fee because it's just ridiculous & they don't care!! They added late fees each month EVEN THOUGH i was paying my rent ON TIME. I refuse to pay this and now, they are telling me im unable to renew. This is insane! Hands down worst company i have ever rented from. Blaming a tenant for something you KNOW they did not do is cruel and times are already hard enough as it is. Im extremely disappointed and i have no choice but to contact a lawyer. Keep all receipts, correspondences, and communications from them just incase. Run. They are greedy. The apartments don't even have a name. If they do, it was never told to us and that should have been a red flag right there. These are on Ricker Blvd near Gregory Drive. The walls are so thin, you can hear the person next door, or below you, cough or sneeze. You will have no privacy, nor any peace and quiet. Maintence never wants to come out or they don't want to send them out, and they have an itemized bill of what you will be charged for for minor Maintence repairs if you end up causing an issue. Never seen an apartment do that. Bad plumbing from day 1. $25 for trash, but it's not valet, you have to do take it out yourself. On top of that, it stays piled up around the dumpster all the time and animals and bugs are having a field day with it. You are only a number to these people and a check to them. They do not care about you as a person. They never remember who you are when you call or where you live. They have been very difficult to get in touch with. Throughout my 12 month lease I would send in requests and not hear back for weeks. Then I would try to follow up and get an out of office message to reach out to a new person and then the cycle would begin again. I'm a very good tenant and take very good care of my things and my home. I have been trying to get someone out from Suncoast management to fix my dripping shower since the early part of November. Talked to my property manager Teresa and she told me to send her an email the next day if no one has contacted me to fix the shower. I would highly recommend renting from Suncoast if you prefer to pay more than you should and would rather fix everything yourself, instead of them doing anything. Our septic tank pump went out, so we had to deal with poop in our yard for over a month before they dispatched someone to fix it. 2.5 months ago, our hardwood floors started raising up in the bedroom. We called immediately because of the tripping hazard, but they only sent someone out last week for the first time. Now it's spread through the whole house, we have to living at a construction site (because why would they pay for a hotel when they can just ignore you calls?), and the construction workers found wha is believed to be black mold through all of the subflooring. What does Suncoast do? Definitely not answer phone calls, call me back, or anything at all quite frankly. I guess this is what happens when you pay your rent on time and do your best to be patient and reasonable. Lesson learned! read more

Run From renting a property from Suncoast. It is really bad when their own staff says they are not doing repairs on newer properties because they over built and are building too many. This is leaving current residents out hanging because NOTHING is getting fixed, nothing is getting done. They ignore you because they don't know what to say hoping you will just go away. Properties that are brand new are not cleaned before you move in, things do not work, no water property manages admit they don't know what to do (in Writing) But they still expect you as residents to keep paying for them not doing anything. They are not telling the property owners anything that is going on. Properties that are brand new and empty they just ignore leaving grass 3 feet high. They get scared and stop doing everything when you mention that you are going to call an attorney or get an attorney involved they just stop hoping everything will go away and they ignore the problems that got them into this position in the first place. Some staff is just rude, others have no clue what they are doing and then People like property managers admit in writing that they do not have a clue what to do, then you call and other property managers tell you " They are scared because you used the "L" word so they were told not to do any repairs, contact or even talk to you. That's poor business. Fix the issues and there would not be a problem, stop ignoring residents there would not be a problem, do your job there would not be a problem. Changing property managers too often so they can use the excuse oh we need time to get caught up, oh we changed warranty coordinators so we need time. YOU BUILT the properties they should be in good usable condition before they are rented. ( I say you built them because what most do not know is Suncoast rentals is owned by Southern impression homes who is the builder of the homes they rent) I will say most of the application process was smooth mostly but once you get the move in date it all goes down hill from there. As a business person, If I was told that my renter was contacting an attorney because they were not satisfied things were not getting fixed and it was more than 2 renters I would think "oh crap I have a problem with my staff" I would do whatever I had to do to make my tenant happy and get things fixed because I know the home owners are going to be on my ass if my company drops the ball. Exactly what is happening with Suncoast. In general, Run find a new place to rent or buy until Suncoast, its owner's Chris Funk, Peggy Funk and Carter Funk actually start caring about the residents and getting things fixed and actually maintain the properties. I added names personally so that Suncoast Property management cant say we are reviewing the wrong company. So if you want to rent or buy from a company that pretends to care about its renters and owners then use Suncoast. If you want to deal with a company that tells their staff " you cant talk or fix anything on this property because they threatened to call the attorney on us" then use Suncoast.
