Diana Nicolosi was great! Very friendly and helpful she is. Kind and understanding that moves are difficult. I've decided to stay put for now. I'll never forget Diana's thoughtfulness! Thank you Traditions Realty! Nice place! Ms. Nicolosi is top notch! In my humble opinion she deserves a rung up the ladder! Thanks! Lomax and Riverside close to Five Points!! read more

Traditions Realty - They did my remodeling. - Real Estate Services Near Me - Jacksonville, Florida

Beth & Jessica were super helpful, they immediately went to work to find me a property when I needed one fast. I definitely recommend Traditions Realty, they seem to really care about their new tenants. They don't waste your time & are very kind. Awesome experience. read more

I have known Michelle, Sally, Sascha from Traditions Realty for many years. Sally helped me purchase my first home back in 2009 and ignite a passion for restoring historical homes. 100+ remodels later and I'm still going. They are the best in this business. True professionals with an incredible passion for this business, and a work ethic to match. As of last month, after 15+ of years of self-managing my properties, I turned my portfolio over to Traditions. They were the only company I would consider for rental management. read more

I've worked with Lauren and Rachel on several purchases and I used their tenant placement service. They are very thorough vetting prospective tenant, and have successfully placed some of the best people over the years. Rachel and Lauren go the extra mile are knowledgeable and always make time to show properties, research potential investments and provide quality feedback. Trust me, you will not be disappointed! read more

We always bring our real estate and property management work to Franklin Mcadaniel, he truly goes above and beyond; his knowledge of Jacksonville and the surrounding areas is excellent and he was super responsive and very professional. The others in the office were pleasant and efficient too; we are happy to have found Traditions! read more

I'll start by saying the first part of experience was great and went downhill from there...someone said in one review (and I should have trusted the review) this company is bipolar and I will agree... I am a renter and found this company by chance looking for a house or apartment to rent. Spoke with a gentleman told him my whole situation from money to credit etc he said no worries we can work with you I promise we have houses in your price range and yes we accept people with bad credit. Went to their office next day even though it was a couple hour drive because he said he could help us. He's no where to be found the next day and only text we got about the list of houses was can't do can't do etc so we spoke with a lady there (Rachel) said oh no no worries I can show you the places and when I expressed my concerns over my credit score she said oh no worries if the owner doesn't like your score they just ask for extra deposit (don't believe this!). Looked and found a decent enough house and spent the $300 to apply for the house. Find out next day no go and when I asked about we'll I was told they would have other houses in case this doesn't work she said no we won't take you at all. I said what about the we take all credit just need more deposit...they said well no that's not how it works so they got my $300 that all they needed they were never going to approve me anyhow but they sure got my $300 for applying buyer beware they just want your money and will lie to get it! Read the other reviews this place is shady for sure! read more

I've been renting with Traditions since 2008. I've had all positive experiences and I've never had to wait long if my apartment is in need of service or repairs. I highly recommend getting in touch with them before you sign your next lease! read more

I was extremely disappointed with the level of professionalism displayed. I had an appointment with Paul Hill (also known as Eric) for a showing that he didn't even bother to show up to. I called him as I was sitting in the driveway to see the house and he said that someone already put an application on it so he just didn't come. He didn't even bother to call me and let me know. To top it all off, instead of being apologetic he just rambled off excuse after excuse. This is just common courtesy. Looking for a home is stressful and time consuming enough all on its own. I would not expect a professional to be a no show to a showing. My time was wasted and it was truly disappointing. read more

We just moved into a house of our own in Murray Hill thanks to David with Traditions Realty. David came HIGHLY recommended to us from my mentor in Tallahassee as a good guy who would help us navigate the process in Jacksonville. Needless to say, we were thrilled when we discovered that he was exactly what we wanted in a realtor. He is knowledgeable on the market, the Avondale/Riverside/Murray Hill area, and led the way through the negotiations seamlessly. PLUS he always answered our questions in a timely manner and always made us feel comfortable. I look forward to referring anyone looking to buy in the area his way as I'm confident they'll be in the good hands. read more

I was a landlord with my house managed through Traditions and sold my home through them too. My agent was fine. Did a good job consistantly for almost 8 years. However, the service from the Traditions office staff could not have been worse this entire past year. They are rude and not helpful in the least. I strongly suggest that if you are a landlord or selling a home that you seek out a different realty company. read more

If you are looking to rent/buy whatever you do avoid Eric Hill at all costs. Very unprofessional doesn't return your calls or emails. He fails to follow up with you on concerning issues about the property you rent. He does not have your best interest at all. If you have to use this place I recommend Gary Janica! He's very accountable and always responds. read more

Elizabeth Mc Govern was amazing from the start. She was super helpful and didn't impose. She stayed up late to accommodate our needs and even ended up coming to a listing last minute to show my partner who had gotten off work . She is extremely diligent and kind and I feel happy about working with her on our new home. Thanks for everything Beth! read more

Dean from Traditions Realty was truly a nightmare. He's extremely unprofessional, made it a pain to honor the Military Clause which is required by law, & when we tried to get a proof of rent for our next home, he specifically said "I don't have time to work on that." Would never rent from them again. read more

Thought about going on a long rant about how my experience with them was so terrible. And how it was impossible to get anything around the house fixed. From windows having blocks of glass missing to ceiling fans smoking every time I would turn them on. But the best thing they ever did for me was letting me get out of there 6 months before my lease was over so at least they did that for me. read more

I would give 1 star if I could. I just got off the phone with Lauren Rohman regarding a rental home. I have NEVER spoken to someone so unprofessional. She basically talked me out of a rental, told me to stop looking, and that I'm basically wasting my time. Little background story- I have to give my apartment a 60 day notice, so before I make my decision, I'm doing research and seeing what is out there and available. So yes, before I end my lease, I would like to have a concrete plan of what is next so I am not homeless. I understand that in order to find a rental home, not an apartment, you should probably look the month of. But because I found the listing on realtor.com, I wanted to call and just see when the availability date was because I don't always trust those listing apps... I honestly didn't even think it would still be available. I am willing to pay double rent for a month/ overlap leases if I think it's the best option. But instead, she went on by saying I should stop looking and that I am basically waisting my time - so then I said I need to give my apartment a 60 day notice so this is me doing research and she interrupts me to tell me "sounds like you know what you're doing. Bye now" I was appalled. When I asked for her name she laughs and said something like "good luck doing anything with that". I was nothing but nice and curious. I've never dealt with someone like this... I will NEVER be using Traditions Realty in the future and I will be spreading the word about my situation. The way you represent yourself on a phone represents your entire company so please be respectful to clients on the phone. If you don't like your job or people asking you questions regarding homes, this is not the right job for you. read more

Not only have a I used Traditions and specifically Beth King, for rental of a home in Jacksonville when i first moved there, but also for buying my home. I was so comfortable with her no nonsense approach when i rented long distance from NYC, that when it came time to buy I immediately called her. Buying with her was so easy, her knowledge of the area and older homes was invaluable. Now its time for us to move on and so we of course called her and we were able to move to a new city and leave our little house in her capable hands. Her office has great staff that back up all the transactions with speed and efficiency. Whatever you need, go to Traditions, you'll get what you need. I've had two encounters with Traditions- one might say that the company is bi-polar in nature. After my first experience I'd describe Traditions Realty as manipulative, deceitful, and coercive. I did give them another shot- mostly because I found a property I really liked and, as fate would have it, the place happened to be one of Tradition's listings. I will say, that this time around, the realty agent was accommodating, transparent and really worked his bum off to find the perfect place for me, but.....After I signed the lease, the bi-polar nature of the company started to kick in; they were my best friend until they got my money then, all of that "going out of the way" to make things work went to heck. I'm extremely frustrated and worried that, since they're managing my new rental, I'll be SOL. So, all and all, I'd say: If you choose to go through Traditions, just know that it's a gamble. It really depends on the people you're dealing with, it's a real box of chocolates with them, "you never know what you're gonna get,". I took the gamble, and chose to roll of the dice with them- just so happened that I ended up with snake eyes. read more

Stephanie was super helpful in answering questions and assisting us with finding a rental home.

This realty has great listings in the Riverside, San Marco, and Murray Hill areas. My experience with the staff has been pretty good. When I first moved into the building they were managing, there were fleas, but they did take care of them. I would have preferred a higher sense of urgency in their response time, but the problem was resolved quickly enough. They have great listings and are definitely worth checking out, plus they have really good hours for those of us who have to work the normal M-F (Open Saturday and Sunday.) read more

I rent a house through Traditions and have dealt with both Beth and Sacha. They have treated me very fairly and are very responsive.

I listed my house with Traditions (Sacha Higham) on 8/10/15. He had it professionally photographed for MLS and I had three offers by that weekend!!!! Sacha had the inspection and repairs all done within the next week and I closed within 15 days! Absolutely amazing and seamless. I didn't have to do a thing. read more

Rude and terribly immature. I called the office today and asked to see a house and the individual who answered tried to first say that the house might not be available to show. I explained my urgency to see the home, saying a family member in real estate told me in this market good homes can sell same day they're listed - he argued with me at length as to why my family member couldn't show me the property. So I apologized for taking up his time and said I believed I could find someone to show me the property to which he said something like, yeah good idea. read more

We had our air conditioner break and got a response the first night of "It's probably frozen just turn it off and let it thaw out." When the technician finally showed up at the night of the 4th day of not having AC in the summertime in Florida, he found out the compressor was blown and we needed a new one, it has been a week and we are still without any kind of air conditioning. We love the house that we are renting, but the company that manages the property is complete garbage. This is not the only bad experience we've had with our manager, and we've only been in the house for 2 months. read more

It was a pleasure working with Traditions! I recently bought my new home with the help of realtor Lauren Rohman. She really made the process as easy as possible and was always professional and prompt. She was clear with everything I needed to complete on my end to help make the sale as quick as possible. Even when interacting with other employees at the office, everyone was cheerful and pleasant. Would not go to any real estate company in Jacksonville. read more

I have worked with three realtors from this establishment now, and I'll say Ginny Greenland is far and away the best of the three; she wasn't pushy, she made herself available and she gave me several options to choose from. The other two clearly thought that I was working for them, and couldn't really be bothered to do their job. The first one gave us the wrong keys upon signing our lease and wasn't able to get us the correct keys until the next day (incredibly inconvenient when trying to move!). The second one (a year later) sent me a copy of my lease, didn't follow up for an entire week, and then when I contacted HIM to ask when I could drop by to sign the lease his response was that we "really need to get this wrapped up in the next day or so". Really, guy? All that aside, they always have a wide selection of properties for rent, and their site is easy to navigate. I'd probably use them again to find another rental, but I'd probably be specific about who I wanted to work with, based on my experience. read more

Worst ever, if you are a propert owner. Realtor misrepresented me to a tenant. Left lights and windows open when showing my property. What is worse, their business organization that sets standards believes they, Traditions did no wrong. Save yourself money and aggravation of working with self promoting realtors, use Zillow for your realty needs. read more

I bought my first house with Ginny Greenland and Sally Suslak. Let me tell you these gals worked so hard to help my husband and I buy our first home. In my price range, I knew they would not be making a profit but the amount of work they did to help me find a place (I think we put in 11-12 offers) they have a customer for life. The girls were really a lot of fun to work with and I would recommend either of them to anyone looking to buy. They are very familiar with the Riverside/Avondale area but were willing to work outside of that area to help me find my first place. read more

I used Traditions in order to try to purchase a HUD home utilizing a bid process for a small home in Avondale. I 'won' the home with the highest bid and 'my' agent messed up the contract forcing me to lose the home. I also lost 30 grand in equity I would've picked up with the home. My bid was 87k and comps in the area were selling for 135k plus. Make sure you steer clear of Traditions it could cost you big time. read more

If you are looking at a property and your landlord (not realtor from Traditions) is Steve Kunz, do not rent. doesn't keep his property rentals in living condition, doesn't provide any sort of insulation or pest management to rentals that have horrible old windows and doors, even when promised newer windows to be installed. Expect if something needs fixed that it will take him over a month to get around to it, and then he will allow the workers to leave a mess and you to clean up after them. The lawn and front of the building are hardly ever cut and cleaned. You would expect someone who owned a business to take care of their property but he doesn't. When you move out - take photos of the condition because he will chew you out of your deposit claiming excessive charges for filling a screw hole or that it needed to be cleaned when it was left spotless. Read any lease carefully to ensure he isn't your landlord. Very disappointed. read more

Buyer beware / Renter Beware I see that Traditions Realty has listed 3221 Park Street for sale or rent. We recently completed a 28 month rental term at the property. Based on the significant problems we experienced (3 major water leaks; major problems with the electrical system and over 10 visits to try and repair the HVAC units) we believe that any potential buyer will find themselves faced with a classic version of the "Money Pit" in trying to turn this property into a comfortable home. We would sugest that you not be seduced by the exterior image of the property. If you are considering renting this property, I would also suggest that you look elsewhere. In spite of the fact that our lease specified a monthly rent of $3225, twice during the term of the lease, the owners tried to raise the rent. It cost us over $1000 in legal fees to enforce the terms of the lease. We are now suing the owners in small claims court to recover our $3500 security deposit. Again, based on our experience, I would avoid dealing with these people. read more

I had an awful experience renting from this company. The listing agent I had was late to every single meeting we had, she offered absolutely no information about anything and the house wasn't ready for me to move in when I was supposed to be. When I spoke to management about it they completely blew me off. This company might list pretty homes, but trust me, it's definitely not worth it. read more

Don't touch this place with a 100 foot pole!!! If I could give it less than one star, I would. They lie and are extremely uncooperative. Unfortunately, I rented a home from Traditions. The realtor was super nice in the beginning, but I guess that's how they lure poor suckers in. The house was disgustingly dirty when I moved in with a midnight black tub, dirty floors that took 4 times to clean before my feet weren't black, and 15 dead palmetto bugs littered all over the floor. When I needed repairs a couple of times, my requests were completely ignored for a month or so simply because the proper manager (Sacha) didn't want to deal with a disgruntled home owner. He even admitted the reason for his delay was that the owner was angry because she had to pay for repairs that should have been fixed before renting. Traditions obviously did not do a background check on the home owner, because the month I moved in was the month the owner stopped paying her mortgage. Coincidence? All correspondence was forwarded to Traditions to relay the owner multiple times to no avail. I have since run into two other neighbors who had the same experience and specifically named Sacha personally in their discussions of horror. read more

Traditions Realty is totally unprofessional. I walked in and they do not introduce themselves nor shake our hands. Quite the first impression. Credit was was checked and they were shocked that it was perfect. I believe his name was Jeff that contacted me and said there was an income requirement (UM duh!!!) and I did assure him that would not be an issue. Usually realty companies want the most current 1099 for those of us that are retired etc., or for those of us that are working our last two check stubs. For some reason they required a previous years 1099. Not sure what kind of sense that makes when they have the most current year??? Needless to say Jeff stated that this was required and that they could not hold the property. I got the feeling that he did not want the property rented to people of color and at that point I was pretty much done and told him to go ahead and rent it to someone else. WHAT A SURPRISE IT IS STILL ON THE MARKET. I have no proof they gave us this trouble because we are people of color but actions speak loud and clear for the most part...be safe out there!!! read more
