Suncoast currently manages 25 rental houses and 1 office building for my company. They have overseen several rehabs from start to finish. The majority of the new leases that they sign have been higher than the rent comps that they initially provided. It also helps that Keith works directly with the contractors so that we don't have to. For over a week,…read moreI've been trying to tour one property in Citrus Springs, and the entire process has been unnecessarily complicated. Communication has been very poor. Every time I try to speak with someone, the employees either don't seem to know what's going on, give inconsistent information, or fail to follow through. It often feels like I'm being ignored or told things that aren't accurate just to move the conversation along. To make matters worse, when I finally had a scheduled tour, the lockbox did not work at all. I had to call three separate times for assistance, and no one was able to resolve the issue. I showed up at my scheduled time and still couldn't access the property. As a prospective tenant, this experience has been very disappointing. If it's this difficult just to view a property, it raises concerns about how issues might be handled after signing a lease. I hope they improve their organization and communication moving forward.

    Pros: Decent apartments and ok price. Pretty clean and the front staff are super nice…read more Cons: They're "new builds" and the construction team cut corners. Half of the windows in our apartment weren't installed correctly so the can't actually latch closed. Same with our patio door, you could see light through the weather stripping around the door when we moved in. The walls are also thin and you can hear people up at all hours. I've been lucky to have decently quiet neighbors but others have not been so lucky. There's also no carpeting in the living rooms so you can hear people even easier. People also like to speed and race down the road this apartment is on. You can especially hear them revving and doing burnouts at night between 1-3am :) . If you don't live facing the road this shouldn't be a problem. They also annoyingly now only accept rent payment through their stupid BILT app. And they have a communal mail room so it's a trust system for packages.

During a phone call regarding lease renewal and prorated fees, her behavior became hostile, combative, and unnecessarily confrontational toward both me and my father, who was simply asking reasonable questions as long-term residents. Even after politely requesting to speak with management, the interaction continued to escalate instead of being handled professionally. What made the experience even more disheartening was the overall lack of empathy from the apartment staff when something traumatic occurred in my apartment. The office was fully aware of the situation, as police became involved, yet not a single employee or member of management checked in to see how I was doing afterward. However, the office had no issue sending frequent emails about trash violations and other minor matters. That silence spoke volumes about the level of care and compassion shown toward residents as people, not just tenants. Professionalism, communication, and basic human decency should be priorities in any residential community, and unfortunately that was not my experience here.
