Thought we should share our experience with Vesta Employee Denny. We have told many of our family and friends and have been asked to share it with social media. We participated in an event at Kings Point and we had the displeasure of speaking with Denny over the telephone. This is Denny: She accused us of stealing porcelain decorative home accents and tableware. Denny stated there were video recordings of such atrocities. This deplorable woman went on to say we had to bring everything back immediately the next day. I am elderly and my heart had dropped hearing this. I immediately started shaking, went into panic mode, and denied what never happened. I offered to pay for everything, and Denny said no money would be accepted. My children heard the conversation and stepped in to console me. My children as well denied taking the aforementioned items but wanted to see the video recordings being held as evidence by Denny. Denny said she would have them. We all knew this was a lie. The next day we went to the Clubhouse and spoke with the Manager Matt, who apologized profusely for our treatment. I again started feeling lightheaded, started shaking, and lost my balance. Kings Point is my Paradise, and I refuse to give that feeling up. Matt confirmed my fears that I was not going to be allowed to participate in any further activities because of Denny's accusations. Management reviewed the video recording but would not let us see it. Another Supervisor said that Denny admitted she was wrong and we did not steal the items she accused us of taking. We asked to meet with Denny, we thought it was appropriate that she at least give us an apology, but she was in a "notorious meeting". So, This is Denny, people like Denny are here to prove and remind us how low some people have fallen from our Earth. No, Denny should not be terminated, we all must eat, pay bills and wish others the best, but maybe if she were demoted, she could feel the humiliation she put me and my family through. We get all what should be expected from am A1 professional: Courtesy, prompt responses, knowledge, efficiency and great customer service. We are not related to Mrs. Reo nor associated with Vesta at all. Public Resident Complaint / Review Vesta has no problem taking monthly fees, but when it comes to actually resolving issues, providing customer service, or maintaining the property, there is no follow-through. There are no solutions, no accountability, and no sense of urgency--just excuses and endless runaround. Communication is poor across the board. The property manager does not communicate effectively and does not solve problems, which only makes matters worse. Even more frustrating, Vesta fully backs this behavior instead of correcting it. Rather than stepping in to fix issues, they mirror the same lack of action and continue passing residents around without resolving anything. There have been documented concerns and reports regarding mismanagement of funds, followed by claims that funds are unavailable--yet residents are still expected to pay full monthly fees without seeing basic services delivered. Clean and safe common areas should not be a luxury, yet residents are left asking repeatedly for the bare minimum. Any company with this kind of track record--collecting fees while providing no real service--would lose clients immediately. Vesta knows the only reason they haven't is because communities are locked into contracts and it's difficult to leave. That reality removes any incentive for them to care. Honestly, calling the city would likely get a faster and more responsible response, because at least public officials have accountability and consequences. Vesta shows no concern about losing residents and appears indifferent to reasonable requests, such as maintaining a clean community. God forbid residents ask for something so basic. read more

Around August 2023 I purchased a property, and sent letters and email to get my documents, but received no response. The HOA did not register me as the owner for about 6 months! And I have been disputing their lost cashed checks since. Run away! Run as fast as you can away from this company! They are all about making money and could care less about their customers. A one-star rating is too good. My neighborhood has to deal with them as the owners of BBCTI. The original developer gave them a sweetheart contract, now all you hear is a giant sucking sound as they gobble up profits and provide the worst service and customer service I have witnessed in my 60 years of life. Our neighbor has had its service out for a week at a time! And more than once in the last couple of years! Internet cuts out daily! The cable signal pixilates and has audio issues ALL THE TIME! Literally every day. Have you heard of any internet or cable provider that consistently leaves their customers without service for so long? That's what $700,000 per year gets our development, what kind of service do you think your minimal HOA will get you? If you're considering this unethical company to manage your HOA, just slam your head into a brick wall. That'll give you a taste of what you and all your neighbors will feel like during your contract with them. I'm sure they're all filthy rich, as the only concern they have is taking your money! I had the opportunity to work with VESTA MANAGEMENT several times in different clients representations... always was a good experience, responding on time and a professional way.... In my opinion if you have the opportunity to work with Brenda Fraga in your file.... you win!! She is always beyond any expectations and on top of all steps of each application. She responds any phone call, voice message and email... and believe me is not common thing when we talk about property management. Horrible HOA management, particularly the Gainesville branch. We have had a leak (main water line) in front of our property, under the side walk, for months now. Tried a dozen emails and phone calls to the community email and manager email, but with ZERO response. The billing is miss-managed, too. All our HOA dues are paid on time with the current rate, and yet we received a bill saying some 'late payment'. Again, I contacted them asking for some explanations, and yet again, ZERO responses. read more

From the incompetent manager prior to the new one which remains to be seen I've been subject to dishonest business practices to no response at all for maintaining the lifestyle of the community and enhancing our property values as they select the cheapest vendors for projects and shoddy work is the result. I live in the Grand Reserve that is run by Vesta. Vesta took over about a year ago, and ever since then, the property has gone to hell. The worse part of this property management team, is the front office staff. They've hired a monster of an office manager, Katey. A quick LinkedIn search will show you she's had 7 jobs in 7 years, anyone who's done any hiring knows that's not a good sign. She's rude, she's nasty, and she makes residents feel unwelcome. At any given point, you can hear here cursing and yelling from her office. The word unprofessional doesn't even begin to describe her. They recently began paining the buildings here. It's been a major hassle for residence, and really not worth it. The painting project finished last week. Just yesterday, I came back from walking my dog and realized there was wet paint all over her paws, and my feet as well I realized it as I had tracked the paint into my apartment. They painted the floors of the walkways, with no signage, no notice of any kind, and no one around to warn you, should hijo try to leave. And they did this a week after wrapping up the project! I went to the office to get some answers about the paint used, because as I mentioned, it was all over my dog's paws! Instead of being helped, or offered any kind of empathy, support or remorse, Katey yelled at me, called me names and cursed at me, all before slamming her office door in my face. The other woman who works in the office was standing there dumbfounded, she's new here and I don't think she realized what a monster she works with. So I left with no answers, no help whatsoever, and no one bothered to contact my other neighbors to warn them of the wet paint outside their doors. This is just the most recent example of how horrible this management company is. Other than being so rude, the property is in shambles. Potholes line the streets, litter everywhere, the grass goes unmowed and the weeds are overgrown. The pool and other community areas are filthy. This place has been a dump since Vesta took over, and I can only hope the Board wakes up and does something about it. I've tried to contact Vesta, but they are unresponsive. They don't give a damn about the residents of their communities or our quality of life. This monster of a women commented on my complaint on the BBB page - with no remorse for her actions. Instead she's offered that she's "walked in tons of paint" She mentioned that she had to evacuate a building. She did no such thing. I live in that building and she was no where near the building, our maintenance team came and helped residences out. Not to mention, the evacuation happened on a Friday, the paint incident happened 4 days later on a Tuesday. She shows no remorse, and she's clearly not capable of doing her job. . read more

I am currently having a horrible experience with Vesta Property Services .They lack professionalism, organization and URGENCY to handle serious matters. Many of my neighbors/owners of different buildings within the same community (Highland at Park Central) and I have had problems with subterranean termites and other insects. Now keep in mind that my house is less than 4 years old, it is not something normal that should be happening. I have been trying to contact the property manager, Sebastian Martinez, since May 2nd and the only response I get is that the Vesta board is waiting to approve the fumigation of the buildings and they have no idea when, or if, it will be done. This is unacceptable, I can't just wait while they destroy my home until the board approves a solution to an OBVIOUS problem within the entire community. Considering that Vesta wasn't handling the issue, I had to hire a company on May 19th to do the fumigation inside my house to prevent further damage. When the fumigation inspector came to do the work, he identified the problem and noted that the land when my property was built was not treated as it should have been done to prevent subterranean termites from arising. Today, May 23, I sent Sebastian an email with the invoices and Florida Dept. of Agriculture inspection report to request a refund of what I paid. He replied that the association didn't approve the fumigation within my unit and that I wouldn't be getting any type of reimbursement. It's unbelievable that I have to be financially responsible for something that should have been taken care of by the HOA. The Broadmoor HOA is a nightmare. One of their rules they use as a club to control you and beat you into submission then fine you is ( ANY exterior change needs ACC approval) When asked to define "any" they refuse to answer. under this unethical rule they will come back months to a year later and fine you for something under this rule. They pick and choose what rules they will enforce, mostly against anyone who questions them. They try to fine you up to $1000 when the law states it can only be up to $500. They send out past due notices 2-3 times a year. When you call to inquire about them, they tell you to disregard them, all the while they are posting unexplained assessments on your ledger collecting interest. They are rude and unprofessional to talk to, their e-mails are worse. Exterior change requests go unanswered. I have 7 waiting dating back more than 6 weeks. They do not give reasons if they denied your request. " just the board has denied your request" which again is in violation of the new laws. They sneak around the neighborhood in unmarked cars taking pictures. You have to wonder if the only picture that are being taken are of violations, sure are a lot of open windows and kids, just saying. The Broadmoor HOA enforces their contract in BAD FAITH it should be voided as they ignore Florida laws and some of their rules are unethical. The Broadmoor HOA is either feared or hated by all the neighbors I have talk to. Most quoted statement is " don't mess with the HOA they will retaliate" many follow with horror stories of their retaliations. The Broadmoor HOA has built a environment of fear and hatred towards them that hey relish in thinking and as if they are above the law and no one touch them. If Vesta property services is so good how could you let these despicable people rein over this community oppressing the home owners through intimidation and threats that they will take their homes. I thought this would be important to share with other owners and association board members who are using Vesta Property Services. Attached you will see the 39 late fees assessed to me since August 2020 by Vesta. I have been charged $892 in late fees for a $170 balance that was improperly carried over from a previous association management firm. I have never been contacted about this. Not by phone, not by email, not by snail mail, not even by letter to the condo unit itself. Nor was I told about this when requesting association documents to sell the condo last month. I found out about this with an estoppel letter along with an ADDITIONAL $250 fee when I tried to close on the sale. I am on bank autodraft and have never missed a payment in 10 years. I am letting people know because I am STILL getting the runaround on this and have been told that Vesta does not have the power to do anything about this. Clearly I will be suing for this along with attorneys fees, but my hope is that other people proactively reach out to see if THEY have a balance and fees nobody has told them about. As a former board member myself, I also encourage you to look closely at the actual association manager that will be assigned to association . The Association Manager I have been "working" with is Brett de Gale. I will continue to post this on every channel I can find until someone from this company gives a crap. I would be cautious using this company. You will need a committee dedicated to watching every aspect of how they're managing your community. The committee will need to keep track to make sure community vendors are getting paid promptly. Ensure your reserve accounts are not commingled with operating funds or special assessments. If you have good vendors, especially janitorial, they may find a reason to run them off and try and bring in their employees. We also had issues with their associate always making excuses for not being on the property when scheduled. "My favorite excuse is I have a flat tire." A close 2nd, " I will be working remotely today." The most unbelievable is when their associate would blame the accounting department for accidentally sending the associate the financial report from a different community, and it gets copied and pasted and sent to the BOD. When a legitimate complaint would come into the Property manager's office, it would take three-plus weeks for a notice to be sent to the offender or not at all. When I write, be extremely careful, this comment is for any property larger than a duplex. I hope this will help Directors from other communities make a more informed decision when hiring a property management company. read more

She does a wonderful job having so many fun activities for our community, and she keeps everything nice and clean there too!! read more

If I could leave negative stars, I would for Vesta Property Services' and their MidTown General Manager, Heather Beladi. It is abundantly clear that the HOA Board and Vesta Property Services were negligent in their duties to ensure that proper communication was established with homeowners and that their technology platforms were properly synchronized before harassing homeowners about late fees and threatening additional fees. This negligence has caused me undue stress and financial hardship. After being targeted for raising a complaint about their financial data being out of synch, lawyer's were engaged with out following due process by GM Heather Beladi. With fear of more retaliation and a lien placed on my home, I felt pressured to pay money I did not actually owe to Ansbacher Law, which was initiated by the Vesta Property Services. The handover to Vesta Property by our HOA Board President was nothing less than a firestorm of communication blunders with the homeowners. During the HOA Board meeting on March 14, 2023, the community association manager, representing Vesta and the work she does for Midtowne acknowledged that she has numerous emails and calls that go unanswered or are more than a week backlogged. She complained about how long it takes to do her job for Midtowne and the work going undone as a result. Meanwhile, fees continue to accumulate on the homeowner with each day passing that Vesta does not respond to the homeowners. Boarder lines on illegal. read more

A recent modification to the rental policy and rental application was not communicated to the residents by the property manager. I believe there should have been notification of the change. Posting the application to the website without communicating the change to the residents is not sufficient. read more

They are managing our amenities and have failed at everything from dirty gym, to piles and piles of leaves, our pool got shut down by health department, we have hundreds of dead fish and other wildlife in our lake. This company manages our COA and the VP Lea Stokes is rude, condesending and thinks everyone should stop and listen to her whenever she speaks. She treats the homewoners like children, while the remainder of her staff is very nice and pleasant. The staff actually seems scared of her, so if she treats homeowners the way she does I can't even imagine how she treats her employees. They don't get back to you, never return phone calls and always seem "bothered" when you have a question or concern. Vesta Property Services is the Worst most corrupt company I've every experienced in 40 years! They neglected roof repairs leading to toxic mold and structural and dwelling damages over 3 years! They also denied and refused ADA accommodations for safe housing. They ignored County code enforcement and after I filed complaints they began retaliation by no longer servicing my unit! I continue to pay my fees and spend my time outside of in my car due to mold and toxins exacerbating my chronic illness. They denied response to my Medical team who 4 of them sent letters. I live in Five Towns, run by Vesta. Be careful where you park your car. The dumbest thing they can do is to have grass right next to where you park your car. They have the dumbest landscaping company that you can get - Alexander's Landscaping. My parking spot was next to a median where there is grass. Alexander's poured grass all over my brand new 2023 Nissan Versa, which left millions of tiny specs of sap all over my car. They also water the s--t out of the grass with reclaimed water, which will leave water spots all over your car. The only way to get it off your car, is with Quad 0 (0000) steel wool. It took me days to get it off of my car. I said to get rid of the grass in the medians where people park their cars. Do you think that they would listen to a Florida Native? Grass is Florida's BIGGEST wasteful crop. People fertilize and poison the c--p out of it, which all goes down the drain and into our drinking water. I have asked for Alexander's schedule and NEVER got it. I now park my car 1/8th of a mile completely off the property of Five Towns. I solved my own problem, without the help of Five Towns because they did absolutely NOTHING to help me. Alexander's also parked their cherry picker right next to my brand new car, to cut down palm leaves. And Alexander's will deny any damage to personal property. I know, I have already been through this with Alexander's on another property. This problem caused arguments with my neighbors when all I was trying to do was run away from the grass. All I kept hearing was, "You can't park here. You can't park there". All I kept hearing was, I can't park any where in this community except my assigned parking space, next to the God forbid grass that should not even be in the medians. Not to mention, when they spray the grass with fertilizers, it creates the algae blooms and puts that green slime you see floating on top of the retention ponds. It creates pollution in our waters. read more

I have lived in my community for over 20 years and have had interaction with the management companies that have overseen our community on a number of occasions. Vesta employees are rude, condescending and more importantly incompetent. They get angry and combative when questioned....they drop the ball when dealing with issues. There is no follow through....nor is there any accountability. I owned a rental in another community that Vesta managed.....although they weren't rude they were incompetent and unavailable. read more

Worst management organization ever. The homeowner portal is an absolute nightmare. Forget about accessing if you have apple products, you'll never be able to pay your bill. My bill left off the association ID and the property account number. Last year i had to mail a check in after hours of frustration on their crappy portal. As they haven't improved anything, it looks like I'll have to do it again. This has inspired me to get a spot on the HOA board to get rid of these turkeys. read more

We hired Vesta to cater a luncheon after our father's memorial service in the 2020 building in King's Point in Sun City Center. The chef put together a five-station eating experience that included a mashed potato bar, three types of sliders, salads, donuts, and beverages that fed 60. We learned that the Vesta caterers return all proceeds to the retirement community, almost like a nonprofit arrangement. The personnel arrived early to help setup both the room for the memorial service as well as the room for the luncheon across the hall. Afterwards, they took care of all cleanup and tear down. Primarily an arrangement available to residents of King's Point, but not well known. We received many compliments for the facilities and food. This was all planned and arranged over the phone from a thousand miles away. Very convenient and classy operation for the memorial event. read more

If I could give 0 stars, I would. This company has been managing our clubhouse for the last few months and we have been treated rudely, yelled at and abused since their arrival. The employee linda thinks she owns the place and only opens her mouth to demean us. Their rules aren't straightforward and leave lots of grey areas ( I let a lawyer look at some of their contracts for renting a room). They're AWFUL. If you hear they're going to your property, beware. The peace will end. read more

I give these clowns 0 stars. I have lived in Kings Point for 10 years, and have never ONCE been treated professionally or courteously by Vesta since they have been in business here. In fact, I attended an annual meeting last year at which Ginger, one of their "key people" I'm told, was incredibly rude and obnoxious to one of the quite elderly women who asked a question. To my knowledge, we pay their salaries, but by the way they operate, you would think we owe them. It's disgraceful, and if their attitude continues, it will probably motivate me to run for office in my association to start lobbying to get them the heck out of Dodge. read more
