I don't even want to give them one star, but I have to in order to post a review. Abominable property management company. I have lived in this unit for over seven years. They have been mediocre at best. Most recently, I discovered a severe mold/mildew issue in the guest room (see below). I alerted them on September 23, 2019. Today is November 3rd and it still exists. I have sought legal advice and am moving in that direction. Although they manage some fairly nice properties, I would most definitely steer clear and look elsewhere. read more

If I could leave them less than one star I would. The most important pat of a business relationship is communication. We had a home rented out in Jax (Navy) because we moved to NY. Getting any explanation of their extremely difficult monthly statements was extremely tedious. Having experience of running a brand name business for close to 10 years and going to school for business admin I still struggled. Not to mention dealing with Wanda Franks attitude. We had 5ish unfortunate years paying Heth and multiple tenants they failed to mention our leaking kitchen window. EVEN AFTER THEY INSPECTED THE HOME 4 TIMES! The only solution for their maintenance team was for them TO GLUE THE WINDOW SHUT. My parent had a construction company growing up so my knowledge is above and beyond average. We ended up tearing out the entire wall. There were also a few other places in the home with water damage Heth failed to mention. So much for being a "property manger". Luckily we fixed everything and made out ok but DO NOT HIRE THEM FOR ANYTHING. Wanda is awful, has an attitude, doesn't know anything about her properties and the company she is in charge of is a joke! Guarantee you can find a better company in Jax for all your property needs. Side note they made a tenant pay for 'wall damage' i remember there was a patch in the office that the texture didn't match but it was from before we even moved in. I reached out to the tenant personally because we are honest people Heath made them pay $800 out of their deposit for something they didn't do. We ended up refunding them but seriously what is the point of having a property manager that doesn't do what you pay them 10% a month to do. THANKS WANDA... NOT REALLY. AWFUL!!! read more

This property management company is either the most unorganized property management company in Jacksonville or they just do not care about their own properties or the properties surrounding them. They do not return phone calls. If you do manage to get someone on the phone they usually just transfer you to someones voicemail. Leaving messages is pointless because they don't bother returning them (especially if you are tying to reach the maintenance department). You would think being a Riverside/Avondale based company they would want to stay in good standings with their neighbors/neighborhood. A tree from one of the Heth Properties was struck by lighting and split down the middle. All of the branches fell on top of my fence, my shed and my neighbors fence. After trying to reach Heth (multiple times with no response) I finally got a hold of a secretary who told me that they were aware of the issue but basically it was out of their hands and they were not going to do anything about it. They suggested I figure it out myself and deal with whatever was on my side of the fence, that it was not their responsibility. So I got out there with a chainsaw myself but because the branches are still connected partly to the tree on their property it was impossible to cut down from my side of the fence because I could not get close enough to the tree on their property to make a clean cut. Called again to speak with someone and was ignored as usual. This company just does not care. read more

The absolute worst company I have ever rented from! They fixed absolutely nothing. When I moved in I had no back door knob, no screens and half the windows would not open, not to mention had no power to the back porch and addressed all the issues several times with no response. I had to put my own door knob along with the screens, the windows never got fixed. My AC flooded the house leaking under the tile causing mold and nothing was ever done!! But God forbid you be a day late with the rent! I wouldn't recommend them to my worst enemy! The office staff is the worst with communicating as well! Short list: Terrible communication. Work orders get "lost." You can't rely on the employees to tell you the truth and the owner of the company will threaten you. Your security deposit is forfeit. Long list: Terrible communication A downstairs neighbor made a noise complaint. We (my girl friend and I) were out of town for the weekend and we returned to find a manilla envelope on the doorstep. Inside was a notice stating (and signed!) that it was delivered TO US. We went to the office and attended to the complaint. 3 weeks later upon paying rent the lady at the desk asked me if we wanted to "Pay all of the rent, or just this," this being our monthly rent. We were fined $50 because they left an envelope on our doorstep. No one ever told us there was a fine. When asked why no one told us there was a fine, the response was "It's in your lease." I went in to pay the admin fee and add myself onto the lease as a second tenant. Debbie Strickland, a property manager there told me "We'll call Rachel (My girlfriend) and set up a date to sign paperwork." This never happened, apparently they just added me without getting her signature. We later confirmed I was on the lease. To summarize that one: I WALKED IN AND HANDED THEM $50 AND SIGNED MY NAME AND THEY ADDED ME TO A LEASE WITHOUT THAT PERSON'S SIGNATURE OR AUTHORIZATION. THEY TOOK MY WORD FOR IT. Work Orders: When Rachel moved in, some of the screens were damaged. She called her only contact at the company, Ms. Strickland and put in a request to have it fixed. She did this four times. The screens were never fixed. The front doorknob got sticky. It got so sticky that I the front desk lady while paying the rent that the doorknob was basically unusable. You had to futz with it for 5 minutes to get the tumblers to set and we just used the deadbolt instead. No one ever came to fix it. The building is old, a large crack began to form in the ceiling of the living room where two pieces of drywall were sagging. This was mentioned at the same time as the doorknob. No work was ever done. You can't rely on the employees to tell you the truth and the owner of the company will threaten you: We gave our 30 days notice and received our info packet stating what our responsibilities were regarding the showing of the property to potential tenants and whatnot. The pertinent part of that is that "24 hours notice will be given for showing the property." One day Rachel received a call from Jaqueline, a realtor, and was asked to be at the property at 12PM to allow her to show it. It was 9AM. That's three hours notice. Rachel told her she would be unable to do that and gave her my number. (SIDE NOTE: WE DID NOT LIVE THERE ANYMORE. THE LEASE JUST DIDN'T EXPIRE FOR TWO MORE WEEKS.) I have a flexible schedule and was able to meet her. While I was on the phone with her, Rachel received an email from Wanda Franklin, the owner and president. Here's paragraph one: "Rachel: Please be advised that your lease requires you to give us access to the apartment in the last 30 days for showings, your failure to allow us to show your apartment with a 24 hour notice is in violation of your lease agreement and will give us the right to charge you an additional one month's rent for the showings." We were not denying access and told her as such.That threat was retracted quickly. The next realtor that asked us to meet him out there was Phillip Cuevas and he gave us notice. I was running late that day and when I called him, he told me he had keys. Why would you ask me to drive across town when you have keys? Later on when we were turning in keys and whatnot, Mr. Cuevas was manning the front desk and we asked him about the doorknob and the ceiling and such and if anyone it would effect our security deposit. He said he had seen all of that while showing the property, a "guy that does our apartment turn-arounds will come to the property and get it all in order" and that it "would not effect the deposit." Well... Your security deposit is forfeit: We moved out. We swept, mopped, cleaned up appliances and fixtures, replaced the stove burner pans, I used the touch up paint in the ac closet to touch up nail holes, etc. I had replaced that about the air filter two weeks before move out. Three weeks after the lease expires we get our security deposit refund, minus $300. We were billed for a cleaning of the apartment, re-keying the locks, replacing the ac filter, replacing the screen, and $6.74 for the certified mail it was sent with. The notice of claim against our deposit has a notice stating "Should you initiate legal action as a result of your objection and you are unsuccessful you will be charged for court costs plus a reasonable fee for our attorneys." Classy. We filed a written dispute that day. We have a meeting scheduled with Ms. Franklin on Monday. Regardless of outcome, I can't recommend them to anyone. read more

They don't honor contracts and they certainly don't care about the people who keep them in business. Do yourself a favor,,,,, research other agencies before getting into any business with this one! This company is known for keeping their tenants deposits for no reason. It's sad to see them take advantage of hard working people that pay their rent on time and leave the properties in better condition then what they moved into. With all the money they take you would think the rentals would look like penthouses. That's doesn't happen! I guess the more money they take the better bonuses the employees receive. They live to take your money and give you shit performance in return. I locked my keys out of my house, which I admit is my fault and the first and only time I've contacted them for thus reason. However, as a property manager it is your duty to make sure you take care of your residents. I was told that there were no agents there to bring me a house key from the office that is A MILE FROM MY HOUSE. Nothing more... no "let me see what I can do" or "give me one moment there is another person here to watch the office. It'll be a quick 2 minute drive to your place" or " let me get a hold of an agent real quick and get you an estimated time". Nothing. There was no attempt made to provide any service other than what was legally acquired by them. I had to walk up there in the rain. And when I got there soaked, the door is locked with a note about the pandemic. Sorry but there are measures to covid containment. As a business,, don't lock your doors.. It's like they are using this pandemic to keep people from coming in their office.The lady acted like nothing was wrong. Moreover, you're a property management company, do you not have people on staff for this sorta of stuff? Horrible service. It says one star but it's much less than that. read more

The worst experience I've ever had with a realty company. They never pay owners on time and they treat everyone like second class citizens. They managed my first rental property and really left a bad taste in my mouth. They also keep your deposit, communication is almost nonexistent and repairs will almost always be an arm and a leg. Poor Communication between their staff and bookkeeping department. Issues that should be a simple fix, turn into hours of leg work by the tenant. For Property Owners that are recommending this company, I would advise you reach out to your tenants to confirm. I have been trying to pay my rent/ get an issue resolved for almost 2 weeks. I offered bring my rent check to their office. Their response is that I can do that, if I schedule an appointment and pay 30% more in addition to my monthly rent in fees, fees that their realtor Katie already stated would be waived plus more bounced check fees due to their processing system not even attempting to pull the money from the account. I have been at this address for 3 years and stayed only for the convenience of not having to move me and my two kids alone while trying to finish my engineering degree. However, without fail once or twice a year we have issues where their software lags, payments post on the 2nd instead of the 1st and the tenant is responsible for the $125 late fee. When you reach out to bookkeeping about this, their response is "you can pay it in installments". Save your time, money, and headache and find another company to go with. read more

Heth is the worst place in jax you could hire. Just don't. (LOL good job Heth on having your employees that you pay write reviews) They had been looking over our property for 4+ years while we were stationed in NY be we are a military family. Not only in those 4 years with the different tenants and inspections did they fail to tell us a window was leaking (steady stream leaking) so there was plenty of visual proof but they are impossible to ever get information out of . It got to the point where I would email and call them every single day just to annoy them enough to get information out of them. They actually charged our tenants almost $100 to fix a patch (5x7) in the wall that was previously there, but the tenants didn't have proof to fight Heths accusations of damaging the wall. (It wasn't even damage it was "not textured" to match the wall and they charged the tenants $100 and told us it was damage before we saw the property and could say different) They had to "fix" our window locks I wish I could post a photo of the bent lock they installed because it completely describes what a joke this place it. Half of our windows were either glued shut or have locks that don't actually lock WHATS THE POINT. GOOD JOB Wanda Franklin. You suck. Very unsatisfied with Heth Realty. My girlfriend and I were dealing with Phillip Cuevas and he was the most awful Realtor we have ever had the misfortune of dealing with. He was cold, unfriendly, uninformative, and unhelpful. He didn't even bother to introduce himself to me or our potential roommates when he showed up late for us to view a potential new home. Worst of all, Phillip blatantly withheld information about what the owner of the property required which resulted in us not being approved to move in. Ultimately, he took our application fees knowing full well that the owner would not approve us. In response, we will never use Heth Realty's services ever again and will do well to persuade others to do the same. read more

My fiancé and I just had the most terrible experience with Debbie. We had an appointment for her to show us a house at 10 am. We waited for 30 minutes and Debbie never showed. We finally called the realty company who got in touch with Debbie for us. Debbie called us back claiming that she had tried to confirm our appointment at 9 am and that she must have had a wrong number. We never received a confirmation call. Since Debbie didn't get her confirmation, she decided not to show up. I'm a doctor in the area and just because a patient of mine doesn't confirm their appointment, that doesn't mean I just don't show up to work that day. Are you kidding me? I let Debbie know that I was very upset and that I thought it was incredibly unprofessional. She then proceeded to argue with me about how it wasn't unprofessional. Needless to say, don't use Debbie at Heth Realty. The company as a whole may be a great one but one bad egg has ruined the whole experience for us. read more

Would never rent with this company again. The move in date was delayed two weeks and I was not told until the day before I was supposed to move! Needless to say my whole life was thrown into upheaval. Then the property was in incredibly poor shape, with peeling paint, rusty shelving in fridge, cracks in walls and bathroom cabinets, half the Windows wouldn't open (or or close!), and the carpet was extremely old and stained throughout. I actually replaced flooring, spackled, caulked, and painted just to make the place feel livable. But despite all that, when I went I move out they charged me over $500 to 'clean' and even charged me to rekey, and then they took the cost of mailing me the remainder of my refund out of my security deposit!! I have never rented anywhere that I did not get a full refund back, and I have been a landlord for the last 10 years and cannot imagine ever charging tenants for these things. Especially on such a dilapidated property. Shameful and ridiculous. There's little a single person can do against an entire enterprise, so I would recommend not even bothering with this company. Plenty of other properties with legitimate management companies out there. read more

As far as rental agencies go, they don't come better than Heth Realty! Seriously, these guys are on point. When I relocated to Riverside from the beach in December, we signed a lease on a (beautiful!) Heth property. Our agent walked us through all the paperwork step by step. I wasn't really listening, but he seemed to know what he was talking about and explaining everything very thoroughly. It's not that I don't care, I just find that after a few minutes of legalise, my brain starts wandering to kittens and flowers and coffee and I kind of forget what we were even talking about. ANYways, since we moved in, the people at Heth have been the most responsive landlords I've ever experienced. In the first week, we sent e-mails requesting a myriad of services. We needed a tree trimmed back, we needed an exterminator to investigate a possible raccoon in the attic, we needed the drains fixed, and we needed a broken lock looked at. I kid you not, ALL four of these issues were resolved in 48 hours! A different specialist came out to check on each respective issue, all were polite, and all fixed the problem within minutes of arriving. Incredible. In my college days, I once had a landlord tell me "black mold's not so bad," so this kind of service is much appreciated! read more

We rented for only 6 months, underneath the carpets were filthy because the previous renters had pets and the carpet stunk. After one month of complaining they finally replaced the carpet. The AC unit closet was also filthy and they never cleaned it out. There was also holes in the AC ducts causing my electricity bill to go up since all the air was going into the attic. In the backroom before we moved in, they had removed a furnace that leaked every time it rained which was causing a rust stain to appear on the carpet. They finally removed the furnace vent that was leaking which also caused the entire back wall to leak. The last thing we encountered was dry wood termites, we then asked to move out and they happily agreed. We moved out in June (2016) and they sent us a notice that we owed them money for the damages. Based on everything that happened, they were probably trying to recoup the money they spent to fix all those things. I left tons of messages and sent countless emails, but no response. I decided to contact the Better Business Bureau and they responded to the complaint saying they are willing to zero the balance, but not give me my money they owe. The next step after the complaint is closed, is to sue them in small claims court if I don't get my money back. I have been waiting since June to hear from Wanda Franklin. Buyer beware, the property is located at 311 Bonnlyn Drive Orange Park FL 32073. If you are experiencing this with Heth or any other landlord, stay committed and follow through, we all work hard for our security deposit for some bully of a landlord to sit and wait to see if we give up! Renters beware! My husband and I rented a house through Heth. We bought a house a month and a half before our lease was up. We went in and paid the rent through the end of our lease and graciously told them to go ahead in if they wanted to. We received our deposit back minus $396.74. The following reasons were given: Move out cleaning $125.00. We cleaned that place from top to bottom, including steam cleaning the floors, scrubbing all kitchen and bathroom fixtures and replacing burner drip pans on the stove. Cutting grass and trimming bushes $50.00. My husband did that before we left. Flea spraying $65.00. That one I have to give them because it was in the contract. however, my dog is on ingestable flea treatment and NEVER has had fleas. We paid a non refundable pet deposit of $250.00!when we moved in. We were charged $150.00 for carpet cleaning although we out lease states that we would be charged $75.00 for carpet cleaning when leaving. And we were charged $6.74 for certified mail. Why should I pay for certified mail? It is their office procedure to send mail certified. It is my feeling that Heth Realty is a shady business at best and make up reasons to keep unsuspecting renters deposits. I am a retired nurse and my husband is retired military. We always make it a point to do things the "right way". We feel like we have been taken advantage of. read more
