    What can I say about Matt Thaxton and Ruby Brancato? Well, we sold our house and bought a new one…read morein the same day. It is unfortunate but the buyers of our house did not provide for us any time in between to do the actual moving. From the get go Matt and Ruby laid out the plans for selling the house. We were on top of our part of the work involved in selling a home. We cleaned and did not miss a showing. Everything went as planned. We were under contract in the time period they estimated we would be. Matt then showed us a houses. That same day we found a house we just adored. We fell in love with this house and this was the one we had to have. We went under a contingency that same day! We were able to close sooner than expected. We wanted to be in our new house ASAP. On closing day we had a disaster! Our movers did not show up on time. The buyers expected us out by the time we sat down at closing. Ruby and Matt sat down with me and calmed me from my state of panic and explained that we had a shot to still close on this deal by way of a last minute negotiation. At that moment I decided to put my full trust and faith into Keller Williams. As a result, we closed on both houses and we are now living happily ever after in our new home where we will raise our family. As an added bonus, they gave us a house warming gift which we use every single day and are very grateful for. My advice to anyone... trust in Matt and Ruby! Until next time Keller Williams.

Even though agents are so swamped right now, she made you feel like you were her only client.

    We bought an investment property in GA with James in 2018 and sold it in 2022. He was also our…read moreproperty manager during that time. He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. I moved in June 2018 and didn't receive the HOA covenants until Oct 2018. Having never lived in an HOA community before I didn't know how strict rules were here. The property owner received notices from the HOA about garbage cans and parking- rules I was unaware of due to their negligence. Spalding Brokers then labeled me as a bad tenant and have harassed me since then. I also received a notice to vacate at the end of my lease term (June 30 2019) in December 2018 because I disagreed with the HOA issues being my fault when I was fully unaware of the rules until October. I have a friend over that I allow to hang up shirts in a closet so he doesnt have to live out of a suitcase and they entered the property, took photos and are trying to use them against me stating I have another person living here and am in default of my lease. A house guest I gave them 2 months+ notice about that they deny receiving....I have all texts and emails saved. This type of property management drives away great tenants and doesn't allow you to have a long term person. I suggest going elsewhere where your tenants will feel safe living in your rental homes and not attacked or harassed. Regarding their response: the "handicapped" space wasn't a handicapped space. It is now that an ADA complaint was made and the complex had to make it a legitimate space and repaved /repainted the entire lot. The offer to call and discuss anything with this company is a joke! I have done this multiple times with no response. Also, they are now demanding a property inspection and it's on a day I work all day and they want to be there at 1:30pm and will not budge on time to be accommodating so I may be there with them to work this out. So, what exactly is there to discuss? You do nothing to properly assist your tenants. You are hands down the WORST management company and I cannot wait to be free from you. Tenants and home owners BEWARE!!
