It is unfortunate but the buyers of our house did not provide for us any time in between to do the actual moving. From the get go Matt and Ruby laid out the plans for selling the house. We were on top of our part of the work involved in selling a home. We cleaned and did not miss a showing. Everything went as planned. We were under contract in the time period they estimated we would be. Matt then showed us a houses. That same day we found a house we just adored. We fell in love with this house and this was the one we had to have. We went under a contingency that same day! We were able to close sooner than expected. We wanted to be in our new house ASAP. On closing day we had a disaster! Our movers did not show up on time. The buyers expected us out by the time we sat down at closing. Ruby and Matt sat down with me and calmed me from my state of panic and explained that we had a shot to still close on this deal by way of a last minute negotiation. At that moment I decided to put my full trust and faith into Keller Williams. As a result, we closed on both houses and we are now living happily ever after in our new home where we will raise our family. As an added bonus, they gave us a house warming gift which we use every single day and are very grateful for. My advice to anyone... trust in Matt and Ruby! Until next time Keller Williams.

A friend highly…read morerecommended him to me when I mentioned, in casual conversation, that I wanted to hire a good "Seller's Real Estate Agent." I had a target month by which I wanted to sell my house so that I could relocate to another State during the late summer months. Had I known that Gary would provide a huge amount of advice and assistance to me before we entered into a contract, I would have called him 2 months before the time that I first contacted him. On our first meeting, he presented a notebook Powerpoint presentation of current real estate market statistics, advice, and his services and marketing strategy. He answered all questions and left a "Pre-Sale Package" designed for my needs (a portfolio of his marketing action plan, his steps for selling a house quickly, and a Cancellation Guarantee). First of all, I was advised to make sure that my house was, or would be, in tip-top condition and that all major systems were in excellent condition. That took a good bit of time. Next, we had professionals inspect the house and provide a fair market price estimate. Then, Gary and I signed a contract for his services to sell the house. When my house was Listed, a Buyer offered a contract bid within 4 days! At 6 days, I signed a Binding Contract to sell the house. What an amazing thing, to see how well the house "showed" to potential buyers (according to other real estate agents) and how fast the house went under contract. My friend has employed Gary at different times as a Buyer's Agent, and as a Seller's Agent, and the friend has always been very happy with Gary's services. From my perspective, Gary is an excellent "Seller's Agent" and negotiator.

His track record shows he sells his listings well below market value and has no regard to agent responsibility to his clients. Ben added a clause to his agents contract that said if a sale contract is broken he still gets his commission and then insisted he had the right to keep the escrow personally for his commission. That was his comeback to seller's remorse when I realized he'd pressured me to accept a lowball offer using false market history. To top it off he wouldn't come to closing and turned his phone off. A couple months before we planned a trip to tour properties, he set up a website with the parameters we provided where we could browse properties in the areas/school districts we selected. We ended up with around 20 houses in our "favorites" list by the time we were ready to start touring. From the first house Tyler showed us, it was clear he was very good at his job - professional, knowledgeable and understanding of our needs and the market. He also genuinely cared about finding us the right home. He looked at each house as if he were an inspector, identifying any issues that could pose a problem for us down the road. There was one incident during a property tour in which I flushed a toilet and didn't realize it began overflowing. Thankfully, Tyler noticed prior to us leaving and he immediately fixed it. He reached out to the listing agent to inform her of the problem only to be met with gross unprofessionalism and blame. He still kept a cool head and calm demeanor when faced with with the opposite, and needless to say, we moved on... When we found a home we fell in love with that didn't appear to have any major (or even minor) issues, he did the proper research and worked closely with me to come up with an offer that he thought would be accepted, and he was right! He also provided the support along the way to make amendments to the offer and make sure we got the best deal possible. Due to Tyler's knowledge and creativity, the first and only offer we made on a home after looking for only a few days was accepted, and we closed a month later feeling like we got a great deal! I would highly recommend Tyler to anyone looking to buy a home as his communication, knowledge and professionalism are top notch. I'm sure he would be great if you listed a home with him as well for those same reasons. Thank you for helping us find our dream home, Tyler!

Before working with Billy, we listed with two other agents, figuring their experience would lead to a quick sale. But not much happened; we waited... and waited... hosting endless showings and open houses. There were no reasonable offers, and the experience was way below our expectations. We were so frustrated and ready to give up. Then, we found Billy by reading his reviews online, and from our first meeting, we could tell he was different. He didn't just nod along and promise quick results. He recommended small changes that significantly impacted our success--stuff the other agents never mentioned or recommended. We were impressed, so we decided to take a chance and list with him, hoping his fresh approach would make a difference. Once we hired him, he helped us clarify what we wanted. He then rolled his sleeves up, got to work, and implemented his systems to help us achieve those goals. He had an entire team to help with staging, paint color consulting, and other vendors/contractors to help us! We felt protected because he was so hands-on with the process; we knew he had as much vested interest in selling the home as we did. Billy didn't just put our home online and call it a day. We were shocked to learn how much science was involved in his strategy to showcase our home. He vetted the interested buyers to make sure every showing was impactful and was always present for every buyer appointment! He didn't want the buyers to miss any detail about what made our home exceptional. But, to be honest, we were worried that his selective approach to showings might limit our exposure. We were amazed when we received two solid offers within two days of listing after only three showings! We wrote this review to help anyone skeptical about whether Billy delivers on his promises. The results speak for themselves, and Billy is worth every penny we invested in him because we not only sold quickly but also got $10,000 over our asking price! Therefore, we can say that Billy is the best realtor we've ever worked with in Atlanta. His systems are different, and they work! Based on our experience, it doesn't matter whether you're selling in Edgewood, Dunwoody, Sandy Springs, Marietta, or wherever; if you're looking to sell your metro Atlanta home and want to maximize your profit with minimal hassle but are tired of the same decades-old approach, give Billy a call. You want him on your team in this wild Atlanta real estate market!
