With three young kids and two dogs, we wanted to make sure we had room for everyone. He was able to meet with us on multiple occasions and show us around the houses we chose. This is what sets him apart from every agent I've ever worked with. Not only did he provide details on the homes we wanted to see, but he drove out to every single property (and there were A LOT) and provided feedback on what we may/may not like about homes and their areas and also mapped out our days to maximize our time while we visited. His attention to detail and ability to know his clients sets him above everyone else. We ultimately found our home and really couldn't have done it without his guidance, patience and overall kindness that he exhibits. Even when we were met with some challenges, he helped keep us grounded and reassured us when we needed it most. We are thrilled to have used him and will be having our family use him for their future move to the area.

The three most important questions when hiring an agent: (1) What percentage of your listings do…read moreyou close before the end of your listing agreement? (2) What is the average amount of time between the published listing date and the closing date? (3) Of your closed sales, what is the average percentage difference between the asking price and the selling price? After substantial review and vetting of agents, we hired Karen Cannon. The result? We received multiple offers within the first weekend on the market. We had a signed contract by the following week. We closed - smoothly - within a month. And we sold for 103.1% of asking price - 16K over asking price. Done and done. The results speak for themselves. Karen is more than a listing agent. She actively markets your home using technologies other agents don't use - the 3D tour enabled our buyers to make decisions before physically entering the home. She engages buyers' agents in direct dialogue - getting you valuable feedback the ShowingTime questionnaires just can't provide. And she knows how to negotiate... Karen is a business woman that takes her business seriously. Key to success: You MUST listen to Karen. From prepping and staging your home, to considering different pricing strategies - trust that she knows what she's doing. We did, and it was the best home-selling decision we made. Karen Cannon is THE ONLY agent we would work with again.

Great attention to detail (quickly learned my desired styles and found multiple gems) and thorough+concise in his explanations, which is especially helpful for someone going through the process for the first time. It's easy to see that he is sincere about wanting something for his clients that he can legitimately get behind. Never put any pressure on me, while still voicing caution points & other things to take into consideration. He spent a LOT of time on showings for me and consistently followed up with any houses of interest to let me know of possible negotiations or other insights from the agent. In a nutshell, I felt that I was in VERY good hands with a communicative, patient, and highly skilled realtor who went out of their way multiple times to listen to me and to go the extra mile. I enthusiastically recommend him.
