My husband and I recently relocated to Georgia from Florida and were ready to purchase our first home - yep in this market. I reached out to Katie to put some feelers out as I did with a few other agents in the area. After one conversation with Katie I canceled all my other calls with other agents. Katie put my husband and I at ease about our reluctance to even pursue a home at this time considering how crazy the market was. She paired us up with Tori, and mentioned she thought Tori would be a great match. Katie was right. Tori is an absolute rockstar and was a dream to work with. She is warm, friendly, knowledgeable, and so supportive. She gave us such great advice and was always able (and willing) to answer all of our questions - which there were plenty. Tori never pushed us to make decisions and was so sweet and compassionate the entire time. We had quite an exhausting search, and I was emotionally on a roller coaster for several months. Every single time I was feeling really low, Tori had some sort of spidey-sense and would call me and make me feel so much better. Despite how relieved I was to have finally have one of our offers accepted, I would be lying if I said there was a big part of me that was not sad when it ended. So while I can say Tori was absolutely successful in equipping us with the tools we needed to secure our first home, I am more bummed I don't get to see her and chat on a regular basis anymore. Tori played such an instrumental role in our lives the last few months and we will be indebted to her for as long as we can remember. I truly cannot speak any more highly of Katie and her entire team. You are truly doing yourself a disservice by using anyone else to buy or sell your home. We are actually looking forward to all of our future real estate endeavors because we get to work with our new friends again. When Katie says her and her team will be "your friends in real estate" she really does mean it and absolutely delivers. Fantastic at what they do and so sweet, knowledgeable, and compassionate the entire way. Truly just a team of really fantastic humans. I feel truly blessed and fortunate to have found Katie and her team and to have had the opportunity to work with them. I can assure you, Katie's team will not disappoint.     We bought an investment property in GA with James in 2018 and sold it in 2022. He was also our…read moreproperty manager during that time. He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. Recently he helped me to refinance my home as well as James also owns a mortgage company. James had everything done extremely fast and we closed in 2 weeks. The one things I really like about James and the reason he is the one who manages my rental properties is that he has extensive experience and an extremely thorough tenant screening process related to income and credit qualifications, This enables him to find good reliable tenants. All my tenants that James worked with speak highly of him as well. I recommend James for any of your real estate needs including financing.

I moved in June 2018 and didn't receive the HOA covenants until Oct 2018. Having never lived in an HOA community before I didn't know how strict rules were here. The property owner received notices from the HOA about garbage cans and parking- rules I was unaware of due to their negligence. Spalding Brokers then labeled me as a bad tenant and have harassed me since then. I also received a notice to vacate at the end of my lease term (June 30 2019) in December 2018 because I disagreed with the HOA issues being my fault when I was fully unaware of the rules until October. I have a friend over that I allow to hang up shirts in a closet so he doesnt have to live out of a suitcase and they entered the property, took photos and are trying to use them against me stating I have another person living here and am in default of my lease. A house guest I gave them 2 months+ notice about that they deny receiving....I have all texts and emails saved. This type of property management drives away great tenants and doesn't allow you to have a long term person. I suggest going elsewhere where your tenants will feel safe living in your rental homes and not attacked or harassed. Regarding their response: the "handicapped" space wasn't a handicapped space. It is now that an ADA complaint was made and the complex had to make it a legitimate space and repaved /repainted the entire lot. The offer to call and discuss anything with this company is a joke! I have done this multiple times with no response. Also, they are now demanding a property inspection and it's on a day I work all day and they want to be there at 1:30pm and will not budge on time to be accommodating so I may be there with them to work this out. So, what exactly is there to discuss? You do nothing to properly assist your tenants. You are hands down the WORST management company and I cannot wait to be free from you. Tenants and home owners BEWARE!!

After a competitive analysis, we chose Platinum Property Management Services to work with us. Their professionalism and experience were immediately apparent. The back-office team quickly onboarded us into their system. The house was taken over by Jennifer (leasing V P), an experienced professional with wide ranging connections with service providers that we needed to get the house ready. She quickly provided us with estimates, saving us time and money on a number of projects. After a little more than a week, all of the issues in the house were fixed and the house was clean, shiny, welcoming and ready for the market! Immediately after, seasoned leasing agent Dede took it over. She created very compelling advertisement content and within two days pushed the house advertisement to the most visited real-estate websites on the market. Within a month and half from the date of our tenant's departure, the house was rented. And this during the lowest season in the real estate market! We are very impressed and appreciative of everything that Platinum has done for us and highly recommend them.

    I normally don't leave reviews, but I feel this experience should be shared for transparency…read more I applied for a rental through this company, paid the required $75 application fee, and submitted extensive personal documentation, including proof of income, identification, and sensitive personal information required for the application process. I met the stated qualifications with a 600+ credit score, verified income exceeding 4-5x the rent, veteran status, and no criminal history or prior evictions. What was most disappointing was the lack of communication after everything was submitted. I had difficulty getting responses or updates regarding the status of the application after providing payment and highly sensitive personal documents. I understand companies have screening standards and may approve or deny applicants at their discretion. However, professionalism, communication, and transparency should still be expected -- especially when applicants are being asked to provide private personal and financial information. I hope this encourages better communication and professionalism for future applicants.
