Getting approval for our loan and the company's preparation of closing documents took an enormous amount of time! Finally we signed on the last day of our Real Estate Purchase Contract Agreement, but it turned out documents had been prepared with the wrong closing date, making all documents invalid. Thanks to our Realtor going to bat for us, the documents were redrawn and we did close but with only minutes to spare! Overall, we found the loan process frustrating but figured ours was probably an exception and not the rule. When our daughter and her husband wanted to refinance their home recently, we recommended they work with a local lender. Because of his reputation, we recommended they talk with Shane. A few frustrations were encountered by them as well. FIMC didn't lock her in on the first day, even though they had said YES to the loan, so by the time they did the lock a few days later, the rate had increased. The "loan file" changed hands multiple times and as a result she was asked to submit the same documentation multiple times because of it. (We also had that same type of experience with our loan!) Days would go by without her questions via email being answered or getting a response to messages left by phone. Within a month after contacting First Security Bank loan department and a hassle-free experience, their loan was approved and they got the type of financing they desired. I commend Shane for contacting me regarding my review and wanting to set things right. Maybe our experiences were just difficult cases beyond their control. I guess time will tell.

We were truly blessed to be able to work with Matt. Matt and his team helped us buy our dream retirement home and sell our Seattle house and they were all absolutely wonderful to work with. Matt is an excellent Realtor and he went above and beyond when it came to helping us navigate both the buying and selling aspects. He and his team were always professional, extremely knowledgeable, reliable and quick to respond to any questions we might have. Matt provided awesome referrals that never let us down. He worked with the lender and escrow company to make our home purchase went smoothly. In a time where it is unheard of to be able to buy the first house you put an offer in on, were able to do just that and at a lower price than the house was listed at. Matt helped us negotiate additional savings after receiving the results of the home inspection. Matt's advice was always on point and reflects the years of experience he has the industry. Once on the market, our Seattle home was pending within 2 days at a significantly higher price than it was listed for. This did not surprise us as Lamb Real Estate has an amazing marketing team who in conjunction with Matt perfectly showcased our Seattle home through fabulous staging, photographs and a virtual tour. Family and friends even commented on how great the house looked and the quality of the photos. We can truly say that Matt and Lamb Real Estate exceeded our expectations, and we would highly recommend them if you are needing to buy and/or sell a piece of property. In our wildest dreams, we never expected to be able to buy such a great new home or to sell our old home for so much money in such a short amount of time. Besides being an excellent Realtor, Matt is a kind and caring person who will treat you and your home buying and/or selling process with his personal touch. I was a first time home buyer and she just took me under her wing, showed me the ins and outs and was on point and efficient, both which are vital characteristics in this incredibly fast housing market. I have heard so many horror stories of other buyers spending a year looking, but even in the middle of the craziness that was the summer of 2015, once I got my financing squared away, it took me about 3 months to hone in on exactly what I wanted and buy my home. It came down to 11 offers and two pre-inspections (not by me) and yet Alice still knew exactly how to put together the most competitive offer to beat the rest out. And even after the initial offer was accepted, she was relentless about working out the details of the final price (and even made sure the previous owners took away all of the furniture they left behind, which technically they were no longer responsible for after signing). She is kind, communicative, and tenacious, and she is in your camp until you find and buy the place that is right for you.

We bought our first home in late 2006, right before the sub-prime crisis. Back then we did not really know much about houses. Alice helped us. She is extremely knowledgeable and taught us many things - making the right trade-offs being the most important. We were changing our minds constantly and she was very patient with us. Through-out she never tried to rushed us to make a decision - and we really appreciate that. We ended up getting a townhouse that is closer, versus newer SFH's farther away - this property weathered the market downturn much better. It was a good 7,8 years before we needed to move again as our family grew. We went to Alice right away. Actually many of our close friends worked with her in-between. It never came to us that we needed to consider a different agent. It was 2015. This time the market was red hot (for seller), and it took us six months. With all the online resources the shopping experience became much different. Everyone sees all the houses right when they came to the market, with photos/videos and many other details about the property. We had to be very diligent about seeing the houses immediately, submitting offers the same day, deciding how much more to bid above the asking price, deciding whether to do pre-inspection (there usually wasn't enough time, so Alice's visual inspections played a huge role) or whether to waive inspection, etc. It was completely crazy. Alice was working extremely hard for us - she was responding to emails post mid-night, showing us properties right away, and trying out different bidding strategies. She went far and wide to try to collect any additional info/insights to give us the little bit of advantages. We finally won the 11th bidding war after losing the first 10. Alice this time felt like a friend, a family. We relied on her to look after our best interest.

When under contract for the home, the appraisal came back even lower. On top of that, the appraisal from July clearly shows the house is only 850 square feet and is only two bedrooms, but he proceeded to list the home as 1400 square feet and claims it has 3 bedrooms. Why work with someone that is willing to lie in their listing? When the appraisal came back 30k under contract, he failed both me and his client by not even presenting a counter offer. instead, he canceled the contract, which lead to me losing the home and over $2,000 in expenses. As a first time home buyer, I believe all buyers and sellers deserve agents that are willing to put in hard work for their clients. It's clear that Evan and Edmonds Realty are not willing to do so and have failed so many parties.

She clearly wanted me to be happy with my purchase in the long term. Highly recommended! In reading the other reviews for ER, I was surprised to see a scathing one by user "Brian H.". Brian was not an Edmonds Realty customer. Rather, he was the seller of a condo on which I began the buying process, but ultimately decided was not the right choice. If my agent was only concerned with "getting the deal closed", as Brian asserts, she would not have supported my decision to look elsewhere, based on a significant issue with the condo that the seller could not or would not resolve before closing. I feel that Edmonds Realty helped me dodge a bullet, even though it meant more work on their part for basically the same fee. In other words, I was well represented and advised by my ER agent, while it appears that Brian is blaming my agent - rather than his own - for his dissatisfaction with his selling experience. So again, if you want an agent who will make your satisfaction the top priority, I can say without reservation that this was my experience with Edmonds Realty.
