We used Metro Property Inspection before purchasing our house and have now found 3 glaring plumbing issues. These were not documented in the report and never mentioned during the inspection. These issues are so bad that we've had multiple plumbers come out this week and each one is shocked that an inspector didn't catch them. In 3 separate locations we have a small drain pipe from a sink sitting loosely in a larger pipe with no connector or seal. We've had sewer gas coming into the house since the pipes are not properly sealed and water damage that runs down to the basement. After discovering these issues, I consulted their reviews page and found many negative reviews describing major issues missed during inspections. I decided to give Metro a chance to resolve the issue since they commented on some reviews offering to do just that. After describing the issues in detail to the receptionist, I received a callback from the owner who told me he knew nothing about the situation but was calling to answer my " questions about the inspection ". He then proceeded to argue with me the entire call. His main point was that I should have known that when the inspector mentioned replacing one very specific part of the plumbing, that actually meant the entire system. Further, he talked down to me from the beginning but his tone seemed to change once he heard my boyfriend in the background. I can only assume he felt a woman would be easier to belittle. The negligence the inspector possesed caused us a massive loss!!! He stated our HVAC was INOPERABLE and caused the buyers to back out, leaving us in complete disbelief. We lost out on the sale of our home as well as the purchase of what would be our soon to be home from his negligence. The HVAC indeed works 100% accurately and had a real professional come to prove that a few days later. While this of course cost us more money to hire someone who knew what they were doing to write a new report, my email has been ignored and judging from the other reviews I don't expect any kind of acknowledgment. Here are just a few other mistakes he made: Section 2.3.3 siding/flashing/trim- He states wood siding is cracking, this siding is not wood, it is hardy cement board. This can be fixed by resecuring it to the studs and chaulking. Simple fix Section 2.7.1 hand rails needed for exterior steps- Per Cass county codes and zoning this is not a requirement due to the number of steps and height of the landings. Section 3.3.1 Gutter leak- This is technically a drip when there is water setting in the gutter. This is common in all homes. Ridiculous. Pulled one nail out and problem was solved. Section 5.5.1 water stain- This is not a leak, it was different color of paint used on ceiling. Only leak we have ever had was in the attic, It was addressed and fixed with the new roof 2 years ago. As far as the crack in the basement, this is what concrete does. I can guarantee 2 things with concrete. 1 it gets hard. 2- it cracks HVAC not cooling???? We seem to stay pretty comfortable when it's 90 degrees out. Not sure what he did or didn't do to get it to work but this is inexcusable negligence that should have been properly inspected before labeling it inoperable which now puts a giant red X on our reports for all future buyers. Pure carelessness or malicious attempt to sabotage a sale....not positive on this one. Do your research and hire elsewhere. read more

****Negligent and unprofessional**** 1 year UPDATE: Just got a $2,800 electrical bill because my home is UNSAFE! I had a melted socket from aluminum wiring MIKE failed to catch. Not only that, the breaker didn't switch off so my home was at RISK OF BURNING DOWN. 6 month UPDATE: Not a through inspection. I've been bumping into a dozen little things that a good inspector would have pointed out to me. My microwave stops working randomly, I had to pay a plumber to get my laundry hooked up without a leak, and my second bathroom doesn't have the component that controls if water flows from the shower head or the tub head. These little things add up and if Mike had been interested in helping me (instead of being interested in dating me) perhaps he would have mentioned these items. Can you imagine any thing as UNPROFESSIONAL as asking out a client BEFORE YOU COMPLETE SERVICE?! Disgusting and uncomfortable!! All and all, not professional, not detail oriented, - only interested in getting his check and doing the bare minimum. read more

We had our new home inspection performed today by Ryan, and it was a wonderful experience. We have a short close time, and Metro Property was able to fit us in within a day. Ryan was there before we arrived, and did an extremely thorough job. He followed all the national guidelines, and went above and beyond in explaining any questions we had as the inspection went on. He had his report in to us within a few hours, and was detailed to issues at hand, along with recommendations which will be helpful in discussing with sellers. Very happy with the choice! read more

I wish I could leave 0 stars. Save yourself the headache and DO NOT HIRE this company to do your home inspections! Michael missed over 4 major natural gas leaks in an outdated (over 50 year old!) gas line as well as major bathroom plumbing issues. Bathroom now needs work because of old galvanized plumbing that is mixed with copper and PVC leaking into crawlspace. Inspection reported that all plumbing was copper and indeed there was not any galvanized plumbing. False! Repairs exceed over $8,000+ worth of parts and labor for both of these projects. Even though this was a major bargaining/repair oversight prior to closing, it could have been much, much worse. Me, my friends and/or family could have been severely injured in an explosion. Someone could have even died from this negligence! When I called a plumber to check out gas smells, there were leaks so bad the soap bubble tests looked like something out of a science fiction tale. There was absolutely no apology or attempt to apologize or to correct the situation. Metro Inspection could have said something like, "We are so sorry. What can WE do to make this right!?" Most companies do everything they can to help their customer. That didn't happen. They simple ignore me and contacted me only when I mentioned I would be leaving behind negative reviews. When Michael contacted me, he said things like, "You [and your realtor] knew I was not going down in the crawlspace, the gas leaks weren't there before there happened after the inspection, and we are not responsible for this because you know that we checked." At least two of the gas leaks occurred outside of the crawl space, actually in the garage, something that was lazily and neglectfully overlooked. They leaks weren't even in the crawl space as Michael argued. Customer service doesn't exist with this company and they simply blamed me and my realtor instead of correcting the problem. I feel rotten, upset, and extremely disheartened after the phone call. I requested that the gas line be paid ($3,900!) as well as a refund as a result of this company's incompetence and negligence. I requested that Metro Inspection contact the warranty service and the plumber to HELP ME OUT and get this sorted out as the warranty is only paying $500 of this bill, supposedly. This didn't happen either. No one helped me. To boot, when I requested a refund from Metro Property Inspection, they sent me a bunch of paperwork with legal jargon on it saying things like omitting liability in order to receive my refund back. That won't be happening. I am planning on holding them responsible. Absolutely abhorrent, vile, and repulsive business practices from this company. I have never in my life been blamed as a customer for a company's oversight. A major gas leak and it's the customer's fault?! Save yourself the nightmare these people will put you through and DO NOT HIRE THEM! I can't sleep at night and I have problems eating due to all the stress. THESE PEOPLE DO NOT CARE!! We were really surprised (and not in a good way) with Mike Pelliccia and our experience with Metro Property Inspection. Short version--he missed an active termite infestation and then claimed no responsibility, wouldn't refund our money, and was a terrible communicator throughout the dispute. Long version--our realtor recommended him and told us that even though it's really expensive, it's the most comprehensive inspection and you're paying top dollar for them to check every little thing. They also boast a really great warranty, so you go into it feeling really safe and trusting, thinking if anything goes wrong or they miss something big, they'll make it right. Well, think again. Turns out they missed a huge, active/live termite infestation that we discovered just weeks after the inspection. When we called them on it, they claimed that it wasn't their fault or responsibility because the area wasn't visible during the inspection due to the sellers' items obscuring the spot where the infestation entry spot was, but in reality, we had photos and a video to prove that the damaged area was not obscured, and they just missed it. They offered to pay for the termite treatment, which we happily accepted, since we had already spent $1200 for their comprehensive inspection. Once we discovered the extent of the damage, we had to tear three walls out, and the termites had not only eaten thru the wood paneling, but the drywall on both sides of the studs and the studs themselves. Once we realized how much damage it was and how much it was going to cost us to repair it, we respectfully asked for our $1200 to be refunded (in addition to them paying for the termite treatment). After three weeks of waiting for a response, we got a phone call from Mike saying he believes we are even since they're paying close to $500 for the termite treatment. But then, when the termite treatment company came out to check the bait stations and recommended a BoraCare treatment for the damaged studs before we start putting new drywall up, Metro said they are unwilling to pay the $125 to treat the studs, so, not only are they NOT refunding the cost of the inspection where they missed this infestation, but they're also refusing to pay for the full termite treatment being recommended. The company who is treating the issue is American Pest Management, which is the termite company that Metro recommended for the treatment. We have since found out that APM used to do the termite inspections for Metro, but at some point, Metro began doing them on their own instead of using a subcontractor. We assume this is them cutting corners, and clearly it shows. If Metro had done a thorough job with the termite inspection, we could have caught this while we were still in negotiations with the seller, and it might have given us some leverage to reduce the purchase price or help pay for the cost of the structural repairs. We are so disappointed by the way that this has been handled, the lack of accountability from Metro, the way they have communicated (and not communicated) with us, and we would definitely not recommend Metro as a home inspection company to anyone. After all of this, our realtor has also decided that he will no longer be recommending Metro to any of his clients. Such a shame. They lost both our trust and respect. read more

Read the agreement carefully. There's a clause in there that they're allowed to share your contact information. I trusted my realtor, didn't read the contract in detail and now they spam me relentlessly despite me asking politely and then complaining profusely. I've told my realtor that I wouldn't ever work with them again. read more

Beware of this company. I just used them to inspect my home. My realtor set up the inspection and selected this company. I was told to get there as soon as I could because he was almost finished. I told my realtor that I hoped he didn't rush through the inspections. She said he is fast but good. Well, that wasn't the case. The day I moved in and the first time I used my garage door, the track was broken at about a 30 degree angle and made a horrible noise. I contacted them and said they must have missed this. Instead of admitting he didn't actually inspect it other than maybe opening it, he chose to argue with me. My realtor also took his side in the matter instead of having my best interest in mind. So instead of paying to have it fixed, they just threw the warranty information at me. So I have to jump through hoops, pay $520 more to fix it and may someday be reimbursed except for the $150 for the deductible. They should have done their job to start with or at least admitted to their mistake or lack of competence. So not happy with my experience. read more

After an inspection was performed on the home we were selling, my husband and I were shocked to find several places with permanent damage--chunks of siding ripped off and holes busted in the trim. When their inspector returned a couple of days later to pick up the radon detector, we kindly asked him why the inspection had been performed in this way. He told us the damage was the fault of the termite inspector. When we received his inspection report a few days later, we realized that he had lied to our faces. He had actually photographed himself performing the damage! This company first stated that they were fully responsible and would pay for the damage. A few days later they went back on their word and said that they would not pay for any of it. Not only did our buyer get scared off, but we lost our contract on the dream home we were buying. I don't want anyone else to get involved with such a dishonest, untrustworthy, and unprofessional company. read more

While the inspection appeared to be thorough there were major issues that were missed. We discovered after the inspection that our master bedroom closet and the spare bedroom had mold. When I looked at the shutters next to the window where we saw the issue I noticed a gap which was allowing rain to pool into the wall. There was no special equipment needed to find this issue, all it took was me getting on a ladder and looking. Additionally, there was a gap where the gutter meets our house which was also causing water to pool into the wall. Again, all that was needed was for me to go on a ladder to see this. Neither of these issues were called out in the inspection report because I don't believe they were looked at. Had we known that these issues existed we would not have purchased the home. If you are using this company for an inspection I would encourage you to make sure that every corner of the home is checked as it is obvious to me that all they did on our inspection was the bare minimum. read more
