We let them know that we needed the driveway done and cured before that date so we could use a wheelchair on it . They were here the next day to take out the old concrete and prepare it for the new. These guys really knew their stuff and they worked long and hard and did an absolutely stellar job. Communication with Michigan Rose Construction was great. They were always available to answer questions and we enjoyed interacting with the men who were doing the work. We would hire them again for any construction project without hesitation.

My biggest fear was if mold was behind the tile - he was confident it wasn't. But of course I asked if it was and he did give me a price like I asked so I would be prepared. The work took 2 days due to drying time and he was able to work with my weird schedule as well. Definitely will use company in the future. Side note - the owner came each day to review the workers progress and the work; provided all the update information. Happy home improvement!!!

Our immediate job of laundry room remodel was quickly quoted and scheduled. Tim talked through the options and was very supportive of giving recommendations. Knowing our subfloor had leveling issues and was creaky we decided best was to go for full tile floors instead of keeping laminate / vinyl. We had subfloor work, new porcelain tile, beadboard accent wall, and new thresholds by R&R 360. We were given the freedom to choose our floor tiles locally. The work was completed super efficiently within 2 days. Tim was on site overseeing the team off and on. When I had follow up questions he was quick to respond. Highly recommend this business and I will be reaching out for future work. Thank you!

Minus 1 star for taking all damn Summer and part of the Fall. 2) Initial demo of bathroom tile on second floor shook loose a connection in the copper piping in the floor, flooding first floor and basement. Took months to get everything cleaned-up to near-original condition, required constant hounding to get their attention. Minus 1/2 star for the poor attention to a problem they created. 3) They asked for a progress payment when only 1 milestone associated with the payment was finished, a walk-through with a subcontractor. Minus 1/2 star for requesting money for nothing. 4) Remodel included repair to water-damaged ceiling in laundry room. The work was not on the original schedule, kept asking when the work would be done, they responded with, "What work?". Had to break out the contract and quote them back their scope-of-work. The project manager's response? "Wow, I didn't realize that, sorry". Paraphrasing. Minus 1/2 star for Read Your Own Damn Contract. 5) Had a gas fireplace insert installed. Three times. Installed before the wall behind was insulated and finished so it was removed for that, then re-framed and re-installed in the wrong place, had to be re-re-framed and re-re-installed. Minus 1/2 star making something simple so complicated. 6) Had portable storage pod in driveway. Had some landscaping scheduled for after the original finish date which required the pod to be gone. Project manager "guaranteed" work would be done before landscapers started, which wasn't true. Had to schlub everything back into the house where it sat piled-up and in-the-way for a month, then had to get another pod and put it all back. Minus 1/2 star for that bogus guarantee. 7) When the project was almost 60 days overdue, it took a negative post on their Facebook page to get some additional resources and oversite from the owners. Minus 1/2 star for making me complain. 8) We kept having morning meetings, sometimes changes were discussed. I'd come home to find work was done without the changes. We kept having meeting, I kept bringing up the same issues, time and time again. Minus 1/2 star for not taking notes. 9) It's the 4th of July, were on vacation in Chicago, our neighbors call and say there are 2 unmarked cargo vans at our house - is everything OK?. I call the project manager, who says there are no workers at the house, so I call the police and start scrambling - what is the best way to ruin our vacation so I can get back home fast? But - Oops! It's some painters, they're in the house, false alarm. Minus 1/2 star. 10) Had a hardwood floor put into an office space room. On a Monday, the project manager e-mailed me to say the wood would be delivered that day and installed on Wednesday. I get it, it's called "acclimating". I get home that night and the floor is down. Then it sat there for maybe a month before it being top-coated. Minus 1/2 star for what was the rush to ruin the wood? 11) The bathroom remodel is at "plumbing final inspection has passed". My wife takes a bath in her long-awaited, life-long-dream of a soaking tub. I hear it raining in the house. Something came loose, water is poring through a light fixture into the room below. The next day, the project manager - who I haven't seen in a month - comes in, doesn't say a word to me. Not, "Hey sorry this happened, glad your wife didn't get electrocuted, we'll get this fixed...", none of that. Not a word. I ask for Meadowlark to come up with a plan in writing to put GFI's on the circuits that could get flooded if this happens again. Their response displays a genuine lack of concern for my family's safety. Minus 1 star for making me so angry that I post a video of the water pouring through my ceiling to their Facebook page. 12) Lots of other issues I didn't even cover (e.g., the "4-star" painters). In their defense everything looks pretty good, finally. So plus 2 stars for that. So, unless my math is poor, that means 5 stars minus 6 stars plus 2 star = 1 star.

Tanner Excavating - Breaking up concrete in order to replace a sewer line.

    Tanner Excavating

Tanner Excavating is AMAZING!…read more We recently needed to have our orangeburg sewer pipe replaced from our house to the sewer main in the street. After speaking to several companies, we chose to have Tanner Excavating (family-owned business based in Dexter, Michigan) complete our job. Pat and Alicia Tanner are the owners and their children also work in the business as well as an additional 3 great guys. From our first contact with Pat and Alicia, we were impressed with their responsiveness, professionalism, communication, and their critical thinking skills surrounding the specifics of our job. Pat came over the same day and immediately noticed our extensive landscaping near the house and offered several ideas for alternative approaches for completing the work. I was especially concerned about a beautiful, large red maple tree which was right next to where they needed to dig. The crew came up with solutions to preserve the tree and worked carefully to protect the rest of my landscaping. (They will be back in the spring time to finish up the finer details that couldn't be done in the winter!)( Pat communicated with me regularly as he began pulling permits with the city and lining up the start date. He brought over his crew a few days early to look at the work that needed to be done, to meet me, and to answer all of my questions. It was clear from the way that Pat interacted with his crew that he valued and respected them and their work ... and it was clear that Pat had been doing this kind of work himself for years. They tossed ideas around together and collaborated on solutions. It was also clear that his crew enjoy working for Tanner Excavating. They later repeatedly told me how much they feel valued and taken care of by Pat, the owner. I love that the crew feels valued and respected! The crew encountered unexpected and unheard of difficulties in the roadway but they consistently conveyed patience, confidence, problem solving skills, and passion for what they were doing. Abe, Michael, and Zane were super friendly and remained positive and optimistic in all of our interactions and through all of the challenges in the roadway. I loved that they welcomed all of my questions and encouraged me to come and watch what they were doing because I was so curious. Abe, Michael, and Zane made the tough work in the roadway look easy -- even after our 2-3 day job turned into a 6 day job due to these unforeseen circumstances! Pat Tanner consistently demonstrated a very strong sense of integrity, honesty, and work ethic! Even though the job became more extensive than originally expected and quoted, our final price was exactly the same as our quoted price. When I said that I felt badly that our job was more extensive than expected and that he may have lost money on our job, Pat responded with "Yes, it did take more than twice as long to complete than anticipated, but I told you a price ahead of time and that is what I am sticking to ... because that is just what you do!" The entire crew and team at Tanner are friendly, approachable, knowledgable, and professional, people who do a great job! I completely trust them and have been recommending them to everyone I know. It is not often that one can excitedly rave about an independent contractor ... but I am certainly filled with positive feedback about Tanner Excavating!

TL/DR: Tanner Excavating replaced our sewer pipe from the…read morelawn to the city pipe. They are professional, knowledgeable, thorough, efficient and responsive to communication. We had a clog pipe somewhere on our property. Michigan Power Rodding was called and they were unable to get through a clog. They sent a camera down our pipe and the camera hit a clog somewhere outside, possibly a collapsed sewer pipe. We called Tanner Excavating, and several other companies, to get quotes for the work. Mr. Patrick Tanner came out within 24 hours and gave us a ballpark number for replacing the clay pipe from our PVC pipe to the city pipe in the street, complicated by removing a tree on the easement. One company never showed up and one company didn't want to deal with the tree. Within the next 24-48 hours, Mr. and Mrs. Tanner had already communicated with a tree removal company to get a quote for the removal, communicated with the City to determine what was needed to start the work, communicated with me about a possible schedule to complete the work and sent me a complete quote for the work, which was within his ballpark estimate. After we signed the agreement, his crew arrived the day before I was told they would start to bring equipment. Abe and Zane were very professional, friendly and reassuring. The sewer line runs under our water line and they were impressively skilled with that heavy machinery. The extent of digging was also less than what I thought it would be. At the end of each day, Abe and Zane were able to reconnect our sewer so it was functional, fenced off the work site for safety, and kept our lawn, street and sidewalk clean. When we encountered another complication, Mr. Tanner, Abe and Zane went into troubleshooting mode. It was clear to me watching them interact, that Mr. Tanner respects his crew and his crew respects him. I cannot stress enough how professional, adept and kind they all were during a really stressful time. All told, Tanner Excavating dug up and replaced our sewer pipe, repoured our concrete curb, resurfaced the asphalt street where they dug, added topsoil, leveled and reseeded our lawn, documented everything with pictures and video, and were done in 4 1/2 working days.
