I've had agents pitch me unrealistically high prices to try to get my business. But then the house gets weak responses and goes 'stale'. On the flip side if they price it too low, it encourages an excess of low bids. Philip's pricing was spot on. I could tell immediately from the response: several solid offers on the first weekend, with one 2.5% over the asking price. We took that offer and closed within 2 weeks. This was partly due to the fact that the home inspector she works with (Ralph) is extremely thorough and leaves no stone unturned. Because of this, she was able to turn some of the weaknesses we found with the house into bargaining chips. Throughout the entire process, Michelle was so detailed/invested in getting me the best deal/result that it made me feel almost as though she was purchasing my home for herself! Communication is not the greatest, and got a "I have more important files to worry about" when we could have closed Thursday or Friday, but ended up closing monday. Simple things like sending letters/checks that are important via USPS first class mail, when an important payment is needed in 2 days instead of 2 day or overnight, after sending to the wrong address the first time. I would advise looking elsewhere and if your a buyers agent press to not use them, especially in a buyers market as we are in.

The really crazy thing is that she actually continued to help me even after we withdrew from the escrow after the house inspection. Pre pulling out, I had asked her about transferring out tax basis. She researched it and responded to me after we had already pulled out. Then, she helped expedite the return of our escrow check so that we could fund our next house that we immediately found. She pushed us to sign documents that we where not comfortable signing but in fear of not getting a home and under her advice we signed. We tried to pull out of buying the home and she told us we would not be getting our deposit back. She also said we would have legal issues. We pressed on with the painful process that started in November 2020 it's March 2021 now and we still don't have keys to our home. Escrow has been paid 30,000 and everything has been signed for. My payment is due April 1st. She won't answer my calls and will refuse to send me paperwork that I've requested. She said we would get keys today March 6th but apparently that has now been pushed back again. If you value honesty and integrity this place isn't it.
