This is the worst company. I had flooding in my apartment for months and they never fixed it my ceiling would also leek and nothing. I had to rate my experience with this property management, after I read the many reviews bashing them. I have rented from Merced Old 99 for a little over 2 years now. We have had zero issues. I had no problem getting approved for the property that I am renting, and my credit is far from perfect, though I do have a great rental history. I pay my rent on time every month, and I don't hear from them unless they need to contact me, which was 1 time in the last 2 years. I needed a repair one time, our air conditioner went out on a hot day last summer. They sent someone out to fix it the same day! I have never known the office staff to be anything but very friendly. Those who are considering Merced Old 99 should be aware of one thing when reading these reviews. That is that Property Management's are generally only difficult if they have to be. If you are a good tenant, pay your rent on time and do everything you are supposed to do, you will not have a negative experience with this property management. Danger!! Company has no regard for laws and rights of their tenets. The water heater has been leaking, the bottom is rusted out, and producing very little hot water since we moved in. Their OWN maintenance guy took 1 look at it and said it needed to be replaced immediately. That was THREE MONTHS ago. My wife had been forced to live near this powder keg and not be able to take hot showers. We have been paying rent, yet they still have sent us several 3-day notices for not transferring the utilities, which we agreed would not be switched until the water heater was replaced. John and his team are always quick to respond to maintenance issues or any problems at hand. Before I considered renting thru them, I did hear they had a bad rep. for being slumlords. I honestly can't complain. I have rented thru them for almost 4 years and couldn't be happier with their properties. John is always willing to help a person out, as well. He helped me out when i was in desperate need of a new place, and even contacted me with listings within my budget. If your upfront and honest with John, he's always more than willing to work something out with you. Getting approved for properties thru this agency is always a given, too. The rental side to this business seems to be a bit of a scam. You can't speak to anyone, and no one calls you back when I called to inquire about a studio apartment. You are sent to their website to fill out an application and pay $30 only to get a TEXT saying they can't rent to you for whatever BS reason. If you want some real honest reviews, check out their google review page. This page isn't claimed by the actually company so some people might not know to write a review. Anyways, back to my experience. Terrible people. I moved in here because i didnt really have a choice and my asshole roommate took to long finding us a place so we ended up getting some run down house listed by this company. the rent was decent but the house was in terrible condition. we had to submit multiple work orders throughout the year, half of which were ignored. they installed a refrigerator that was too big for the kitchen so we had to keep it in the garage. holes in out fence, a side door that didnt even close. just multiple problems with the house and they never seemed to care to fix any of it. once we moved out, they not only kept our deposit, but tried to blame the damages that ALREADY EXISTED ON THE HOUSE on me and my roommates. i ended up having to sue them which is turning out to be a long and annoying process. These people are total scammers. during this whole process i have met multiple people who have also rented through them and they all have similar stories. please don't rent with these people. they need to be shut down. its a shame that they are able to still operate. This is barely a 1 star. The ad online and at housing authority says its for 700 (rent and deposit), but when my mother in law went pay the deposit and bring the vouchers for the people working there, they said they didn't include any gsw and would make it 800 to include. So she's like, "okay" thinking that the deposit was going to be 800 also... Nope, it was 1600. They also said that the people were going to move out of the house by the 21 of January but then said 15th of February. On the housing authority's avail. Unit it said that the house we deposited was updated on 2/1/16. Is my mother in law really going to get to live in that house? Or is Merced old 99 just scamming her read more

Recommend renting from old 99 , had no problems whatsoever with my home .. had no problems with the landlord, nor the neighbors. John is cool people, don't screw up and they won't bother you. Simple. Such an easy application process definitely recommended to all my friends read more

I am a resident of Daly City and I have be looking for affordable housing high and low for 3 to 4 years now. I ran across a couple of their apartments on Craigslist and decided to visit their website to apply. Their site was nicely set up , their properties for rent had photos and some had videos . They made it seem as if they would work with you no matter what to make sure you get a place. I've had 1 apartment in my name in Florida 3 years ago and owed 3 hundred bucks prorated for my final month of my lease . I paid it over 2 years ago and for some reason it still shows on my credit. I applied on feb 16th or 17th 2016 and was told to wait 24-48 for a response or call. It was 4 days an still no reply. I waiting until Monday and called no answer and did this on several occasions day after day. First thing that popped in my head was they make everything look good, you end up applying , they just take your application money and leave you high and dry. I finally speak with john on Feb 23rd he knew who I was he said my last name before I could because of the numerous messages I've left and never got a call back! He then says I have an eviction I say Ive never had an eviction then he proceeds to say what about this place H C apts and I told him the situation and it should be cleared up. He then tells me to call back the next day so he can see if he can get an answer on why it's still there. I call back the next day 3times no answer no call back. I call back today and I feel like I'm being dismissed he was cutting me off when I asked how I can apply with a cosigner if necessary . The guy I was speaking with is John, john is dismissive rude and arrogant get the feeling he doesn't care about his tenants . I really didn't feel welcome and definitely didn't feel the positive energy I felt when I seen their disclaimer on the application where it's saying "THEIR GOAL IS TO GET YOU QUALIFIED" yeah right you didn't even seem like you wanted to be bothered nor did I ever get a freaking call back EVER. SMH it's so crazy how hard it is to pursue affordable housing in the expensive ass Bay Area . I'm paying 900 bucks a month to live in a small room with 2 foster children with 7 other people in a house. Can't cry over spilled milk but geeze this gets discouraging. read more

There is a reason these people are known as the "slum lords" in the University community. Rented for a year as a university student. As bad a service gets with a realty. Not responding to work orders, giving the run-around on any issues I had, and charging me and my housemates for nonexistent problems (besides the actual problems they refused to fix during our stay, of course.) This business thrives on renting/selling to the poor and students in desperate need of housing, and I wouldn't even recommend them as a last resort option. read more

this company lists an apartment for $650 and after paying for credit checks for 2 people totaling $54 ($27 each person) and leaving a deposit on the place of $650 as well, they want you to outbid other people who are looking to rent the same apartment, I wasn't aware this was an apartment auction, to me this is false advertising..usually when you leave a deposit on an apartment it locks you in to that price and you are guaranteed that apartment. there is no lease and the manager "john" can raise the rent on you anytime he feels like it. when I entered his office he didn't even acknowledge I was there and kept staring at his computer screen, he is totally unprofessional and talks to would be tenants as if you just stumbled in from the gutter. I wouldn't recommend renting from this company or even paying for a credit check from them as I am informed 15 people ran their credit for the same apartment at $27 each person and 3 people have left a $650 deposit on the same apartment, this is a complete waste of time and money so save yourself the headache and rent from somewhere worth while. if u ask me it seems to be some sort of scam, but who knows... read more
