Wow. I had to make repeated phone calls and leave multiple messages to ask about a property in downtown Merced that has an agent's name on it. One week after leaving my first messages (without any response), the agent finally answered the phone and was very rude. He could not clearly explain the status of a building, nor offer much assistance for alternatives. He said he didn't handle leases and told me a space I'm interested in had been sold 6 months ago even though his name and number are still posted on the outside of it. I have never dealt with a realtor as terrible as Tinetti. The persistently harass, send letters with my dead boyfriend's name on them, and have very poor customer service when contacting them on the phone. I do not recommend them to any one. I have lived at my current address for several years, but since my landlord retired and shifted the property management to Tinetti it has been nothing but a nightmare. My former landlord and I had a wonderful working relationship. I am appalled by Tinetti's policies and I can't wait until I move so that I no longer have to deal with them. I know they are just trying to run me out because the property was not worth the $400,000 they were trying to sell it for. The roof on my house has water damage from a leaking swamp cooler. The carpet is very old and worn and needs to be replaced, as well other minor repairs that need to be made to bring the house up to code. They were a pleasure to work with in so many ways. They responded to emails, texts, and phone calls promptly and they were attentive to what we were looking for in a new home. On several different occasions, they worked with my wife and I while we were out of town or even out of the country. Chris Rogers, in particular, went above and beyond by taking our calls while we were overseas on business. DO NOT RENT from these people! I rented from these people at three separate properties. By the third rental...I learned my lesson. They WILL make up bogus charges when it comes time for you to move out...I promise you. If you do make the mistake and rent from them...TAKE PHOTOS with dates printed on them. Write a letter to them and reference each discrepancy that is shown in your photo. Make two copies of these photos...one for them and one for you. In your letter, include the littlest things that you notice about the unit. Send the letter AND photos to them by certified mail (requesting a signature). This shows that they received the letter. I would even get my letter notarized. Ten dollars for notary is better than hundreds in bogus charges. Request that they keep this letter in your client file and keep a copy for yourself. Make sure to take photos of all baseboards, window sills, vents, ceiling fans, marker stains, stains on counters and floors AND ALL carpeted areas WHEN YOU MOVE IN! I would do this during the first week that you move in. Make sure that the date and time on your camera are correct and up to date. Do not settle with their move-in walk-through alone. TRG is by far the WORST!! They will not return security deposits and they tend to charge for redundant things. Do NOT rent from them!! I rented a 2 bed room house from them in March 2015 and then moved out October 2016. I did everything i needed to do as a tenant to move out of the rental leaving it the way it was when i first moved in. My husband even went down to their office to submit a forwarding address, YET, they failed to input the new address correctly in their system. Within 21 days they sent me an estimated security deposition to the house # of the house i moved from (old house) and put the street of where i moved to (new house). WTH?? Luckily USPS postman paid attention to my mail forwarding request made efforts to deliver it to me safely. I sent a letter to TRG addressing their error and requested for reciepts and invoices but they did not respond nor acknowledge my request. It took me three letters, that's right!! 3 letters AND a DEMAND letter for them to respond. By law they were suppose to honor my request 14 days after receiving it. They never did. Now they are stating that they will only return $73.00 out of the $775.00 i put down. They are charging me for redundant items which i find is ridiculous because the rental was old. I just want to say thank you to Liz Cortez for being such a great help finding us a home, she never gave up on us and did all she could to not let me or my children be homeless. Thank you so much for all your help tinetti and for giving us the opportunity to trust in us with one of ur homes. It's ridiculous how we went thru so many others like zmp really rude every time you asked a question they were bothered that u wanted to know more, sounded like they hated there job by not wanting to do it. Then zebra wanting 3 times the amount of rent, u try to have a CO signer and they still wanted that person to walk on egg shells. The worst rental company I've ever dealt with. They don't follow through with their maintenance requests. They charge for ridiculous things. I went over a year with out anyone coming out to fix my heater. I put in numerous work orders and was still ignored. I begged them to fix our heater because my children and I were freezing. And still nothing. The plumbing was never fixed In The four and a half years I rented with them. They'd snake it but that's it. It was a problem that existed before I moved in and they knew it. They chose not to fix it. I also have numerous work orders for that that the company chose to neglect. They cancel and delete maintenance requests. I was smart enough to screen shot everyone I put in. I never withheld paying rent due to fear of them trying to kick me out. When I moved out, they charged me $240 to have someone come in and clean. The house was not clean when I moved in. I left it in a far better condition than when I moved in. The house was spotless when I turned in the keys. I have the pictures to prove it. They charged me $60 to "load garbage on to trailer". I left nothing of mine behind. The only things they could have loaded were the things that were at the house when I moved in ie. Umbrella, planter, kitty litter container. I will never do business with them again. I wish I could leave zero stars. I requested to be present at final walk through, they told me they weren't gonna be able to do it that day, and we're gonna call me before they did it. They did it that same day and didn't inform me. They tried to tell me I needed to paint, I told them under California state law, after two years I did not have to paint, it's considered normal wear and tear, and they still insisted on trying to tell me that I needed to paint. Renters are not the only ones who are dissatisfied with TRG's services. Property owners, too. Dear property owners, you should not hire TRG to be your property management company. I had an 18-month relationship with them, and the service levels deteriorated; I had to fire them for (1) not providing updates on tenant search or collections and (2) having a bookkeeping mess. More details below. Re: (1) Not providing status update - My old tenants left on 12/31/2011. Other than letting me know that the keys were received, I did not get any replies after repeated phone calls and emails to Tasha B. and Theresa C, the Property Managers at TRG. They just did not reply to voicemails or emails. I had to fire them in late February because I wasn't able to get any updates from TRG. And of course once the termination notice was served, I heard back from Theresa the same day asking what they could do better, and that was obviously too late. "Did you NOT get my emails?" was the immediate thought that came to my mind. There was a small balance of $480 that I owed TRG and they demanded payment immediately. But in parallel the tenants owed me $1790 which TRG needed to collect on my behalf as part of the service. As I had a hard time contacting TRG in the last 60 days, I wasn't willing to give TRG more cash. I phoned Tasha on 2/24/2012 to voice my concern, and she agreed to consult her managers and tenants and give me a proposal by 2/27/2012 noon. Did I get a call or email back by deadline? No. I emailed again on 2/28, called again (left voicemails) on 3/7, 3/10, and 3/14, and still no reply. I had to tell my new management company to re-key to gain access to my own house, and TRG still owes me money TODAY. Re: (2) Bookkeeping mess - Five months after the tenants have moved out, I am still getting new charges from TRG on repairs. Tenants moved out on 12/31, I fired them on 2/21, and I am still getting bills on 5/23 related to move out repairs. TRG had a $300 spending limit, and one trick they used which I despised was that they broke down big jobs into multiple work orders so everything fitted under $300. For example, they carried out a $1000 paint job without my consent. By spirit of the contract, they had to ask for approval. However, they broke that down into multiple work orders like this (these were actual line items on my statement): WO 1: Start prep for paint 1 $38 WO 2: Start prep for paint 2 $38 WO 3: Prep crack $209 WO 4: Finish interior paint by JB $266 WO 5: Finish interior paint by TY $228 WO 6: Paint and paint supplies $267.17 WO 7: Trash out $28.50 Total: $1074.67!!! Is that someone you want to manage your property? I am trying a new management company in the area. They are a little bit more expensive but so far I get answers quickly on everything. Very unresponsive with getting issues addressed. We have only been living in our unit for less than 5 days. We were assured all existing issues got fixed. Nothing was fixed when we moved in!! The sink is clogged, the stove does not work right, and there's even mold growing under the sink!! Like what?!?! Why would anyone allow a family to move into a house with all these issues. How did this stuff not get noticed until I said something? On top of all this they let us move here with a trashed yard which they assured was going to get fixed but yet again nothing happened! I had to hire a gardener to take out all the weeds and do a thorough cleaning. It's been a very frustrating process. They don't even give exact dates as to when all these issues can get fixed! On Dec 13,2016 I was working with agent Paul Asai for about 3 months he was really a nice guy and a christian man I thought but today the true was revealed. Yesterday my wife and found new listing and was verified through Tinetti realty themself because there listing the home, Agent selling this home is Aaron Vega was call dirctly at about 8:00pm the same day this listing had become available for viewing and when we arrived agent Aaron had left only one key and we were to not able to view this home so it was rescheduled for today but 24 hour later this home had 4 offer over asking price this was said by agent Aaron, Since asking price was 175k and seller was offering to paid closing cost. Paul agent text saying Aaroon told him that we now had to be more competitive and asked us to up the price $15,000 more on top of the price knowing that the seller was going to pay for closing costs they decided to make $15,000 more on top of selling price you tell me how would you feel if your agent walked you through for 3 months and then decided to slam you with that in the face. That's what's wrong with this type of Tinetti reality to treat you this way with your hard worked investment, they're crooks and make more than they deserve if you let them. Went in today to pick up the rental listings. This is the third time I have gone in to get the list, and not one person in the lobby even acknowledged that I was there. Not one single "Hello, how are you" or "Do you have any questions"...I just didn't exist to them. I leave and go to look at some of the units. First one I come across as we are driving, happens to have a Tinetti "For rent" sign, but is not on the list. I call to inquire and I am put on hold. I wait, and the phone begins to ring again and the same person picks up, "Thank you for calling Tinetti, this is Christina, how can I help you" or something to that effect. "Yes, hi, you had put me on hold, I was calling about the property on Tamworth Ct." Her reply? "Oh I'm sorry I have a few calls ahead of you, do you mind holding?" I just hung up. I proceed to get out an dtake a look at the unit anyways and this is what I come across: Rundown, filthy and unlivable in its current condition. However online it is listed as 'available now'. Let's start with the outside: the gate for the backyard, on the ground. At least 8ft section of the fence missing between the neighbor to the right's backyard. Walk into the back yard, garbage EVERYWHERE. Weeds in the backyard are at least knee-high, and I am 5'9". Front porch has multiple disposable razor blades strewn about. Look in through the kitchen window: multiple floor tiles shattered, dirty beyond belief. Suffice it to say, not move-in-ready, by any means. Why is there even a sign in front of this unit? I would be embarrassed to advertise this house in its current condition. I know someone who has rented through Tinetti and was charged a double deposit ($900). When her neighbors next door moved out, her apartment became infested with cockroaches and mice. Did management do anything about it? The cockroaches, yes after a few complaints. They came out and sprayed. Never completely rid the place of the pests. As far as the mice, I don't think anything was done. When she moved out, I helped her and her mother clean the place, top to bottom. The only thing we did not do is wipe down the fans, the air conditioner filter housing deal, steam clean the carpets and we did not replace the light bulbs that were burnt out when she moved in. They took WAY to long to send her a breakdown of charges, I think it was like 25-28 days after she turned her keys in. Law states it can be no more than 21 days. They tried to tell her that they were charging cleaning fees and painting fees (including paint brushes...big no-no) and who knows what else....they wanted to return to her something like $47. Out of $900. She fought them tooth and nail and got slightly more than half her deposit back if I remember correctly. After her experience I am not sure why I have even considered renting through these scam artists. But after the warm welcome I received today, they are not even on my radar. read more

If these people oversee a house or apartment you are interested in trust me and run away it is not worth it. With the sincerest of advice I promise you this is the biggest scam and saddest excuse for a business or employment in Merced. The showers had major leaks seeping into the ceiling in my last house, showing signs the walls could collapse, this was acknowledged and never dealt with. There were roaches throughout the entirety of the house in out of control numbers, this was said that it was our problem to deal with. The house amnesties, such as the downstairs ac and the washer and dryer were completely broken very early on in moving in and were never once acknowledged. The company chooses to treat young people and college students with no respect as my fellow tenants and I had none upon visiting the office begging for some help with house repairs. They had us on a month to month lease and are asking for thousands of dollars now for repairs that were needed long before we moved in. I truly cannot see how an honest human being can stand behind the way these people operate their jobs and still claim to be an honest person. The attitude and energy with which I was met was emotionless and minimally cordial when I visited the office and the bill they've sent came with a much less nice tone. This is a warning and advice for any young people in the area who don't wanna get pushed around and bullied by corrupt money pigs. They manage a house near me in north Merced. The tenants have destroyed the landscape, started an illegal business out of the garage, and have junk piled high. Weeds two feet tall...dead trees...trash...the place looks worse than abandoned. It's been this way a bout two years, even though Tinetti claims to do walk-throughs twice a year. I called Tinetti to let them know -- they didn't do anything. If I were the homeowners, I would be suing for damages. The negative reviews are spot-on. Note the consistencies: renters ripped-off, scummy service, sneaky maintenance, incompetent staff, poor communication -- much of it was just what I found. Extremely rude and terrible maintenance of there apartment rentals, the manager said he would fix multiple things in the apartment (cracked linoleum, extremely worn out carpet, rattling window frames, etc) but now insists they are just fine a don't need replacing. My husband and I rented a place from Tinetti for only six months, due to cockroach infestation. They seemed really nice and professional but as after we moved we never heard any response from them about getting our deposit back until 2 months later. They charged us for damages, cleaning, painting, repairs and other unnecessary items. My husband and I left that place in better condition than it was we moved in. We have filed a compliant with the Better Business Bureau because they want to keep half of our deposit. So, renters beware. Tinetti is the worst company I've ever done business with! They have horrible customer service, they are never there to take your calls and when you leave a message, they don't return your calls. They charge you for unnecessary expenses when you move out. They LIE about all the things that they supposedly had to fix and/or replace trying to keep as much of your security deposit as they can. I wished I had read these comments prior to my experience with Tinetti Realty. My Son attends U. C. Merced and needed an apartment, as he was not able to get a dorm room in time. He lived in an apartment (dump) managed by Tinetti Realty. He was there 4 months and had to move after his first semester. We cleaned that apartment better than when he moved in. I totally understand about no return phone calls, etc. And then they sent us a bill for over $1,000 for repairs. They are trying to get us to pay for improvements to a 60+ year old apartment that didn't have some of the fixtures when he moved in.
