I have lived at this apartment complex since March 2010 and this has by far been the best experience I have had renting an apartment. For starters, the apartments are newly remodeled,granite counter tops, new appliances, hardwood floors, nice carpet in the rooms and tile in the bathrooms. And despite that, the rent is reasonable compared to others in town. The apartment manager Dan is the best! He is always very helpful, courteous and very accommodating. If you have a problem he is right on it. The gentleman in charge of maintenance, Shawn is also very nice and is always out and about making sure the complex looks great, the pool is clean and taking care of any issues in the units. I've had him come by a couple times to take care of things and even when we are not home he makes sure my girls (cats) don't escape while he was in there (which is very important to me). Overall if you are looking for a place in Dixon, look no further as this is (in my opinion) the best complex in town!

There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

The…read moreproperty management does not provide enough support to its office and maintenance staff, which caused multiple turnovers in my time as a resident. The laundry room is overpriced with small and usually broke /faulty machines. The dumpsters are an eye sore often left riddled with large pieces of furniture and other excessive trash. The cost of utilities is insane for the lack of services and quality provided. The "renovated" apartments are so slapped together and poorly done. Cabinets were constantly falling off the hinges and not one of the doors in my apartment properly closed or sealed. Work was not sealed and there were bugs (roaches) in the light fixtures. Any effort to make the place nice is simply putting lipstick on a pig. The buildings are worn down and they have cockroaches. It is not worth the prices they charge. When I reported an issue with bugs (cockroaches) coming possibly from a neighboring unit that hoarded trash on its balcony, I was told no one could come for 11 days! By that point I was already moving out of the unit. Over the last few months, police are regulars on the campus due to disorderly neighbors and domestic disputes. It became a very unsettling place to live and felt unsafe with the screaming and fighting. One instance was so bad police had weapons drawn right outside my son's window. Save yourself the trauma and check out some of the nicer neighboring apartments. After living there for nearly 3 years, with payments on time always, I was being charged the same amount a luxury apartment with real amenities and more space. Only to be offered a "deal" at move out to pay $500 less a month but would have to move units, to an identical unit somewhere else. Makes no sense at all. The after charges of cleaning fees, wear and tear, and the utilities will probably deplete your deposit and then some. So don't expect anything back from this place when you go! Again, office staff and maintenance are doing their best id imagine, but this property management is terrible. The apartments are gross and they overcharge residents claiming they're offering something nice. I would never recommend this location to anyone unless you're ok with less than the bare minimum and cockroaches in the walls/kitchen/light fixtures. Zero stars if I could.

They are quick to respond to maintenance requests, they don't price gouge the rent, truly a great spot to live. I moved from out…read moreof state and was told over the phone "hard wood floors, remodeled apartment, great A/C and a gated community" let me start by telling you that the gate is up to keep local gang activity off the premises and to keep the meth head tweekers from the Dixon motel from steeling stuff out of your cars and apartment. When you ask to get something fixed they don't care to handle it for you even though your paying 1500 a month for a cockroach infested living area. The walls are bowed and starting to buckle in spots. Poor insulation throughout so in the summers get ready for a really awful time. The AC units apparently aren't designed to be ran over 75 even though the A/C units are massive and suck up enough electricity to power a small army. The on sight manager who is put in place dose absolutely nothing to help you get stuff handled saying and I quote "I can't help you get your apartment fixed. They don't pay me for that" ok well probably true that they give her absolutely no power to take care of people but it just goes to show that this property management company gives absolutely zero cares for its tenants and is fueled by greed and a desire for more money even tho they haven't fixed a thing around here. Don't move here! I'm being as honest as I possibly can be. They will soon be charging 1600 a month and then 1700 a month before you know it. Place is an absolute dump and should be torn down and turned into a park or something more useful

Ray and Pat in the leasing office are always friendly and easy to talk to/work with. Joe and Edher are really good with maintenance and usually come fix things same day or next day with no problems -Excellent location: walking distance to campus and literally right next to the U-mall/Trader Joe's -Bedrooms/kitchen/bathroom are a good size and washer/dryer in the apartment is so convenient. Also have access to printing in the leasing office -Only downside that I can think of is possible bike theft. I keep my bike inside just in case, but there are a lot of sad bikes around here with missing parts. But that's everywhere in Davis, not Sycamore Ln Apartments specifically. Overall, well worth living here.

The apartments are located across the street from the UCD campus, and are literally next to trader joes, starbucks, and many restaurants at the UMall. I pay a little extra to have a washer/dryer and central air and heating and it is worth every penny. The apartment is very clean and well kept, the managers and staff are incredibly nice (they offered to bring me food and oj when I was sick). The price might be a little higher than other apartments in Davis but the quality of the apartments and location make it well worth the cost. there is a clean nice pool with BBQ grills and a small gym with treadmills, ellipticals and a universal machine. parking spots are spacious in my opinion, there is a good 4 feet to the next car on either side of my Honda civic right now. Summary: Great location, clean and convenient apartments, incredibly nice managers and staff, and competitively priced rent considering all of the benefits of living here. You won't be sorry you chose this location!

95687 ** The worst…read morecomplex by far** I cannot stress enough how terrible my experience at Sandpiper Village was. From the moment I moved in, everything about this place was a disaster. After coming back from an overseas assignment, I was given an apartment that was absolutely filthy. There were spiders and cobwebs in every corner, pet hair everywhere--embedded in the carpet, the dryer, the refrigerator drawers, and even coming out of the air vent. & I've never owned a pet, so this was especially disturbing. It was clear no one bothered to clean between tenants. The bathtub was so cracked and disgusting that I requested it be replaced. The office staff, promised someone would come out to measure it, but 10 months went by without any follow-up, and the bathtub was never replaced. Danielle was completely unprofessional and careless when she disclosed my apartment number to a random man touring the complex, telling me she thought "we'd be cute together." This led to months of discomfort and anxiety to even come home. When it came time to move out, the entire process was infuriating. My forwarding address "got lost," and I received zero communication from the office. They tried to charge me full rent for the month, even though the prorated rent had already been calculated, they failed to update the portal to reflect the right amount so I couldn't pay on time, and then had the audacity to put a "failure to pay rent" notice on my door. Rosie, the manager, over-promises and underdelivers, consistently failing to take responsibility for the simplest of tasks. Both Danielle and Rosie were careless, unprofessional, and incredibly frustrating to deal with. They have poor listening skills, don't follow through on commitments, and honestly seem to care more about avoiding their responsibility than actually helping residents. As for the auto-generated and insincere "apology"--I have no desire to reach out to anyone on this team. I would not recommend Sandpiper Village to anyone, especially military members, who deserve much better. The only positive aspect of this complex is the maintenance team, who were consistently pleasant and kept their word. Unfortunately, the poor management and overall lack of professionalism outweigh any positives here. This place is overpriced for the terrible service and quality of living it offers. Do yourself a favor and find somewhere else to live!

Don't feel comfortable taking the…read moretrash out alone due to the constant wave of non-resident/homeless rooting in the dumpsters or even being IN the dumpsters. Packages disappear regularly, and very quickly, so I have to have them delivered to a friends house. At night there is constant loud noise and strong smells of weed and cigarette smoke that comes in the apartment. Management is not helpful in my experience and we feel like there has been retaliation from management when we have complained. The most recent reasons for feeling anxious about living here is coming out of my apartment to go to work and seeing cars that have had all 4 tires stolen at night. This can be verified with pictures on the local community groups on social media. I wish I was joking. We are definitely looking to move soon.
