River Oaks has been a great place to live. They have a great admin and maintenance team. Any requests I've had they fix or get on it immediately. They have different events that are seemingly every month such as events for the resident's dogs, or food trucks etc. There is a very nice pool, hot tub (that always works and is HOT), billiards room, weight room with cardio equipment, sauna, small kids play ground, dog park, EV charging, free coffee every day, and the location is close to Nut Tree, Costco, Sam's, Target, Wal Mart, and many restaurants. It's well kept, and many of the apartments have been renovated and updated. I can't say enough about the complex or staff, particularly Day-Zaneak. She's been great to my kids and I, always says hi, and has bent over backwards for me. Thank you! read more

First off I wanna leave 5 stars for these apartments! Brenda and all the girls are very nice and professional. I love how close they became to us and were always so helpful with anything we needed help with. I highly recommend these apartments. The community is awesome, people really do mind their business and just be chill. I love all there summer parties they had and the food trucks they have every so often. The pool & hot tub were my FAV!!! I had the best memories here and me and my husband did Not wanna leave. Due to life circumstances we had to move but if we could we would stay here for a very long time. We stayed 2 years and it was the best experience. I have seen some negative reviews about Brenda but the thing is she's not mean she's a boss. She won't tolerate BS & she's always looking out for the community and the apartments. She's a nice person truly. They are dog friendly! My dog loved it here. Our fav was the trails right there to walk or the trail by the entrance to walk as well. However, what really set things off was working with Che'ana. Che'ana went above and beyond to find us the home we needed on short notice as well as to keep us abreast of any changes and opportunities at any other residences that became available during our search. Furthermore, she was able to go in depth with her experiences not only living at a sister campus of river oaks but also her experiences working with past and existing residents. I've been a resident at River Oaks Apartment Homes for about 3 years now and simply put, I have no complaints. The staff in the main office, Brenda and Che'ana, are so warm and welcoming every time I come in contact with them - wether it be over the phone or in person in the office. Brenda specifically I have personal experience with her going above and beyond for my needs on the few different occasions. The grounds are always kept very nice and maintained. And the maintenance crew is also outstanding and has always been prompt to fixing anything that's needed attention. I even had a freak incident when I first moved in where I drilled a hole into a sprinkler pipe in the wall (accidentally) and the poor maintenance crew was there to help me promptly during after hours!!! It was quite to situation but they went above and beyond to help me make that right as well. This location has been the first apartment community in Vacaville that I've truly felt like it was HOME. I've lived in 4 other complex's in Vacaville so I do have some personal experience with this lol. I don't plan on living here forever, but I am 100% happy and proud to live here until my next step in life comes my way. River oaks apartments is such a great community! The staff here is extremely friendly (yes ALL of them) and helpful and the amenities are amazing! Spacious beautiful pool area & nice gym with versatile equipment. Even friendly neighbors all around the complex. One maintenance guy in particular, named Steve is such a rockstar! He truly goes above and beyond for the community and I can't say enough good things about him. For example, I was having troubles with my toddler sneaking out (even with baby proofing) and he came and installed an extra lock on his off time just to help ease our minds. We've been apart of the community since 2021 and they really have a special team here. read more

Don't live here. The 5 star reviews are all fake as well as Lynn's responses ("community manager"). Trust the low ratings. The team here rarely ever answers the phone or any communication for that matter. Reasons not to live here 1. Worst management & staff. Lynn will not help in any way. Her staff are incapable of basic tasks. She's rarely around and puts all her work on her staff yet they have no power to execute on anything 2. Old units appliances and faulty foundation 3. The staff - rude and incompetent 4. Homeless infestation. Always in and around the trash bins all hours of the night 5. Car break ins & other nefarious activity 6. No parking at all. 7. No security or patrol Don't waste your time here. The reviews about being charged for everything upon move out is true. There are far better apartments in Vacaville. It's also loud and overrun with rowdy kids. More importantly there are better office teams. Notice how all reviews mention how horrible Lynn is. She runs this place from afar so you will always go through her staff of rotating leasing agents who are just as worse. They aren't trained and don't help you at all. Customer service is really poor here. There's a reason why there are so many vacant units. Once you move in you'll realize why people don't live here long. read more

Welp! Since Yelp doesn't allow "zero" stars I have to give this property a "one". My initial reaction to this property proved true. This was the WORST rental experience I've had in my entire rental history. I am kicking myself because I read the negative reviews before I moved there but I chalked them up to a few disgruntled people. Boy was I wrong! If you are taking the time to read Yelp reviews--heed them. Do yourself a favor and pass this property. There are others in the neighborhood that are much better and you won't have to deal with the horrific management. On a positive note the office staff: Vanessa, Deb, and Diana are awesome. These ladies are attentive, friendly and always kind. They were always helpful even when things were not going as expected. They tried and I will always be grateful for them. Sequoia Equities should make a few promotions. They represent what customer care looks like. Sadly, they work under a tyrant of a leasing manager. If you care about your mental health AVOID this place. It has caused so much angst and stress...unnecessarily. The leasing manager is egotistical, mean and downright uncaring. Prepare for the most real review you'll see on this property. I lived here a full lease in 2016 and in the middle of another now. Came back in September 2018. Before I get to my actual review, I'm not sure what Kaytlyn and Kevin (two separate, recent, reviews) experiences or what they expected. It's an apartment complex. Bottom line. To expect that you won't hear people above you is ludicrous. To expect that walls and cabinets will be in perfect tip top shape is ludicrous. Where the heck did you think you were moving to?! Even the nicest rooms in 5 star hotels have imperfections and corners/costs are cut when doing repairs if possible. Only difference there is at River Oaks, if you need something fixed or don't think it fits your standards or (obviously insane) expectations, you just need to talk to Dianna or Yecenia! They have always helped me get anything done that I needed done, promptly. Look, I've lived in several apartment complexes. There are things that come with apartment complexes. Don't be an idiot and read through the low star reviews on here and think it will be a dump. The place is nice. It's got a lot of tenants. And humans are dicks. So yes some people don't clean up after their dogs. Some people lazily throw their trash in the (many) bins that are placed throughout the complex. Some people camp on "open" parking spots making parking a bitch to deal with if you have guests or more than 1 car. Some people make lots of noise. Sometimes the countertops might appear "used" and cabinets could have dents or corners peeling up. Even some paint could be bubbles or flaking if it was put on in a rush due to having over 300 units to tend to. Want a nice community? Bag the dog shit you found yourself and take it politely to the nice people in the office and request the owner of that dog get what they deserve. Make sure you put your trash in the bin and ensure the contents inside are secured. Move your car every now and then and share what little space is available with the other people that are paying just as much as you are. And finally, get over yourself about any interior imperfections you'll notice. It's an apartment complex FFS. It got built in a rush by a organization of people you'll never get a shot to interact with. Your unit has probably had a dozen residents in it in the past handful of years. Be mindful of how much noise you make and TRY, just TRY to befriend your neighbors. A little goes a long way. AC And heat work like a charm. But it's an apartment so the airflow May not be perfectly even throughout the rooms. Water flows with great pressure year round. Couple of my doors got a bit weak in the hinges from so many people using them over the years but I put in a request and it was fixed. Windows were a bit over used but voila I put in a request and bam, good as new. It's simple. Go talk to the people in the office. Get a feel for their helpfulness and customer service. Go from there. Don't come here expecting everything to be absolutely tip top. But just know, in this area, there are some very shitty apartments (I've seen most of them and/or have friends living in them that hate it there but love coming to visit us) and there are a couple really nice places. If you want perfect, your wallet better reflect those expectations because it's not going to like it. I'll say it again. The girls in the office (I've dealt with probably 6 different ones over the two leases I've been in but most recently and notably Yecenia, Dianna, and Brenda) are amazing. Very helpful. Extremely polite and welcoming. And honestly kind of impressive how they manage to smile and be personable with every single person I see them interact with despite how petty and shitty some people can get when they sit on their high horse. Have some humility, people, and put your expectations where your wallet is. River Oaks is MOST DEFINITELY not the cheapest area around here and CERTAINLY NOT the most expensive. So expect to get what you pay for. It's nice. It's accommodating. The amenities are very nice. We use the gym and the pool OFTEN and never have any issues. Some people are rude. Some people are hard to deal with. I'll agree that top level of management here can be hard to deal with at times and doesn't have as full of a grasp on customer service as the rest of the team but maybe she's just been here too long and is tired of the BS she's had to deal with. So I'll give her some credit for still handling the only complaint I ever thought was worth taking to her office quite well. I recommend the hell out of this place. The WORST customer service I've ever experienced. Came to pick up a dog from a tenant. Had to get the key from the office. Went inside to inform them why I was here and advised I did not have a mask with me. The pregnant lady told me to wait outside. I'm cool with that, so I wait outside. She comes out with a mask for me and says she was waiting for an email from the tenent. I said ok, but I preffered to wait outside instead of wearing a mask. She then asked if I was vaccinated. That, my dear, is nobodies business. She stated because she was pregnant, she didn't feel comfortable with me not wearing a mask while standing outside or me not being vaccinated. (Never disclosed if I was or not. She just assumed). And that she didn't want me to be close to her. ( was never closer than 10 ft away.) Since she was so nosey about my personal medical history, I then asked her if she was vaccinated. She said she wasn't because she was pregnant. I told her that the CDC recommended pregnant women get vaccinated too. Or did she feel depriving her baby the oxygen it needs to develope by wearing a mask 8+ hours a day was any better. She then proceeded to get irritated with me and told me she wouldn't be doing any business with me and will only talk to the tenant. Horrible HORRIBLE customer service. I just needed the key to pick up a dog. Never got the key or the dog. read more

Great experience here so far after two months. The leasing staff is incredibly friendly and responsive which made the leasing process extremely easy. Special props to Diana who helped us when we were touring early in the year and Brenda who helped us through the application/leasing process. The maintenance staff is also wonderful, nothing but good things so far. Even where there have been small issues, the entire staff is open to feedback and making River Oaks a wonderful place to live.
