I don't even know where to start. Good god if you are in any way shape or form able to avoid this absolute horror show of an apartment complex PLEASE do. Being military, we've lived in many apartments over the years and never expect perfection. However, this place seriously gave me renting PTSD. $2700 a month for spiders, ants, black mold, broken in cars, water that smells like eggs, and FLOODING. There were MULTIPLE occasions where I woke up and stepped in soaking wet carpet, having to have the entire bedroom wall ripped out, and having random strangers in and out of my apartment whenever they pleased for two weeks. There is 0 communication with maintenance and management whatsoever and 0 help from "corporate." After fixing it the first time, surprise surprise! The same exact spot flooded AGAIN. Cool, rip out the carpet again... whatever. As long as it's fixed right? Wrong. Black mold all over the wall from the moisture. They also they refused to put us in a hotel while all this was going on because it was still "inhabitable"... I'm sorry, huh? If it couldn't get worse, they left dehumidifiers plugged in for two weeks and made our electric bill over $700 that month. When asked for reimbursement, we were offered a whopping $5. Thanks but no thanks. This complex continues to do crappy patch jobs and refuses to renovate their units, waiting for their next victim to come rent it out. Not to mention, the manager lives on the property and acts like she owns the place - following 0 of the community rules herself (not leashing her dog or picking up after it, smoking in the unit, letting her kids throw basketballs at neighbors doors.) This place is a NASTY SCAM. STAY AWAY!!!!!!!!!!!!!!!

I'm coming on here to let everyone know that this apartment complex could care less about the people living in it was much as they are okay with letting theft happen all over this place. I've lived here since May 2021 and pay $2,800 for a two bedroom apartment. My Cadillac converter has gotten stolen off my car TWICE in one month. My husbands truck has gotten broken into TWICE. second time, being last night which is why this is my last straw. I haven't even bothered trying to contact the front office BECAUSE THEY DONT HELP YOU. The first time my husbands truck got broken into it was caught on camera and they still refused to push the issue further. They're response was "we aren't reliable for your safety" if that's the case, what is the point of living in a gated community where mine you the front gate is open from about 8am-5pm Monday-Friday: and broken on the weekends. Mailroom and package room have gotten broken into multiple times, peoples cars have been stolen out of the complex (heard from a neighbor that has lived here for 10+ years, why? Idk) not to mention whoever broke into my husbands truck now has keys to get into the front gate, mailroom and package room. I'm at the point where I'm not mad at the people stealing from us as much as I am mad at the complex for not helping us. this is also a huge complex, in this huge complex there is only ONE camera in the whole place, a camera that isn't useful to the management because when crime is seen on it, they do nothing. I am not happy living here, I have lived in a crappy neighbor hood where thrift didn't even happen, I live in what looks like a nice apartment complex but it's not. What am I paying $2,800 for?

Mold in bathroom that they claimed it was not "mold"

DO NOT RENT HERE!! This was seriously the worst experience I have ever had with an apartment complex. From them trying to charge us over $4,000 for move out fees!!! The carpet being the main charge.. even tho our carpet had stains & smelt of cat pee that day we moved in and multiple complaints & nothing being done so we ended up paying someone to come clean it. Needless to say I was able to dispute that because I had pictures of the day we moved in & refused to pay it. To our apartment being INFESTED with MOLD!!! And then trying to hide it. The vendor they hired told us it was mold & we had it on video & the still tried to DENY IT!!! After multiple attempts of trying to have it fixed and maintenance just covering it with caulking, I reached out to the health department & that's when they took me seriously. My kid was sick the whole time living there because it was in his bedroom window, bathroom, everywhere he was !! ever since we moved out he hasn't been sick, imagine that. The management is extremely unprofessional. Honestly, the list goes on. This place is horrible & trying to get anything fixed or to speak to someone that will actually do something, is impossible. Spend your money elsewhere !! Oh also, our brand new couch was infested with bugs & mold & we had to throw it away.

Here comes the crazy info I get after moving out. My final bill after moving out is 1,700!!! In move out costs. I'm also told I get only 14 days from the day I moved out to pay it or I'm getting sent to collections by the rudest employee Ashlyn. I'll be attaching the copy of all the charges here. But $160 just to clean $100 to paint $1200 in carpet charges is just a few items. I lived there 1 year. Now I'm be threatened with collections. I lived in this apartment 1 yr and in another apartment on this same property 3 and never had this problem when Lynette was the manager. Horrible customer service from Ashlyn and Ashli This place is nothing but garbage

95687 ** The worst…read morecomplex by far** I cannot stress enough how terrible my experience at Sandpiper Village was. From the moment I moved in, everything about this place was a disaster. After coming back from an overseas assignment, I was given an apartment that was absolutely filthy. There were spiders and cobwebs in every corner, pet hair everywhere--embedded in the carpet, the dryer, the refrigerator drawers, and even coming out of the air vent. & I've never owned a pet, so this was especially disturbing. It was clear no one bothered to clean between tenants. The bathtub was so cracked and disgusting that I requested it be replaced. The office staff, promised someone would come out to measure it, but 10 months went by without any follow-up, and the bathtub was never replaced. Danielle was completely unprofessional and careless when she disclosed my apartment number to a random man touring the complex, telling me she thought "we'd be cute together." This led to months of discomfort and anxiety to even come home. When it came time to move out, the entire process was infuriating. My forwarding address "got lost," and I received zero communication from the office. They tried to charge me full rent for the month, even though the prorated rent had already been calculated, they failed to update the portal to reflect the right amount so I couldn't pay on time, and then had the audacity to put a "failure to pay rent" notice on my door. Rosie, the manager, over-promises and underdelivers, consistently failing to take responsibility for the simplest of tasks. Both Danielle and Rosie were careless, unprofessional, and incredibly frustrating to deal with. They have poor listening skills, don't follow through on commitments, and honestly seem to care more about avoiding their responsibility than actually helping residents. As for the auto-generated and insincere "apology"--I have no desire to reach out to anyone on this team. I would not recommend Sandpiper Village to anyone, especially military members, who deserve much better. The only positive aspect of this complex is the maintenance team, who were consistently pleasant and kept their word. Unfortunately, the poor management and overall lack of professionalism outweigh any positives here. This place is overpriced for the terrible service and quality of living it offers. Do yourself a favor and find somewhere else to live!

These apartments were promising but they have not delivered. Don't feel comfortable taking the…read moretrash out alone due to the constant wave of non-resident/homeless rooting in the dumpsters or even being IN the dumpsters. Packages disappear regularly, and very quickly, so I have to have them delivered to a friends house. At night there is constant loud noise and strong smells of weed and cigarette smoke that comes in the apartment. Management is not helpful in my experience and we feel like there has been retaliation from management when we have complained. The most recent reasons for feeling anxious about living here is coming out of my apartment to go to work and seeing cars that have had all 4 tires stolen at night. This can be verified with pictures on the local community groups on social media. I wish I was joking. We are definitely looking to move soon.

I lived at Quinn Crossing for 7 months and loved it, highly recommend! The apartments are super…read moremodern and filled with sunlight, the landscaping is beautiful, the package concierge is incredibly convenient, and the Maintainence staff is quick to help. I lived at the Villas around the corner for 3 years before Quinn Crossing and prefer this place much more. I moved in early in the covid pandemic and had a weird move-in situation, but they staff was very accommodating and helpful. They made it as smooth as possible. The only down side that I experienced was parking- covered/assigned spots don't come with each apartment, they're an extra fee. I was on a wait list my whole time there for one so I had to find open spots whenever I parked. Overall, I really liked the place and would definitely rent there again!

Lived here for 11 months and was told that there would be a lease break fee that was equal to one…read moremonths rent which I agreed to and was fine with. Fast forward to move out day, I cleaned the entire apartment to pretty much spotless, even vacuumed and wiped down all the window sills etc to make sure it was clean. I never really expected to get my $400 deposit back because I'm aware that extra cleaning needs to be done for the next resident. What I was NOT expecting and nor did the office make ANY mention of previously, was that they were going to charge me over $1000 IN ADDITION to keeping my deposit for ALL of the paint, carpet cleaning, and removal of cabinet locks! (which I could have removed myself for free without damage if they had asked, as there was never anything drilled in they were sticker locks). Not only did they assess me $1070 for all of those miscellaneous charges which I have NEVER been charged before when moving out of an apartment. I wish I had taken pictures of how I left the apartment because I took VERY good care of the space, minus some minor paint they would have to do from me patching a few holes where I hung my TVS! The carpet was even left in very good condition. Normal wear and tear is expected in any apartment you live in so to be treated this way after I paid rent ON TIME every month and was never a problematic resident is very disheartening and I highly recommend nobody move here if you're looking for fair an equal treatment when it comes time to move out.
