Its horrible that I must write this review. There is only ONE positive thing to this complex and that is the Assistant Manager Lydia. I lived at this complex for about a year and half and unfortunately had to move due to safety reasons ( Section 8 housing had a man threaten us with a knife) and neighbor disputes that were not properly handled by the main manager of the complex. I love the layout of the apartment but when it comes to living in apartments the staff can make or break living there and I would say if the Manager is still there, do not rent at this complex. There was an awesome staff when I first moved there, Lauren, Dani and shelly and they were THE BEST. They all move up in the company which shows they were good. I think the manager there as many of the other reviews have stated is numbers based and wants to just get people in the complex and it reflects in her team. The team has the potential to be great but when you have a poor leader you will have poor team. As I stated before I needed to break my lease due to safety reasons and you would think after countless emails and reports they would have take some action. Now I can say I am not completely innocent with the neighbor disputes as my room mate did have issues with them. But the manager showed a negative bias to a military veteran and made comments that let me know once my lease ended I would never want to live in this community again. I have a laundry list of things to say but I must condense it. I will not rate or give anymore time to that issues I have move to a much better community with the best staff and community. I will say when you move out TAKE PICTURES AND VIDEOS and keep records of all maintenance requests. On my move out they tried to say there was mold in my apt and it require alot of cleaning. Which is a complete LIE. Once you move they will cease contact with you and just forward you to another company that seems to run by an AI bot as you can not speak to live person. Their marketing is wonderful and I see how people are drawn to all these "FREE MONTHS" promo but there are way better communities with way better staff (mainly speaking about the manager, the rest of the staff is awesome). When my boyfriend and I first toured the apartment complex, the owner personally showed us around. He was so kind and funny, which immediately made us feel welcome. The management team has also been incredibly helpful and responsive throughout our experience. The complex itself is beautiful and well-maintained, and the clubhouse is modern, spotless, and thoughtfully designed. The gym is amazing -- truly one of the best apartment gyms I've seen! ***DON'T LIVE HERE*** I moved here expecting a luxury apartment and instead got a crash course in self-defense and survival. Security is essentially nonexistent. When you report serious safety issues, management's position is that this is a "shared community," and they are not liable. Translation: if something happens to you, you're fully on your own. If you're lucky enough to get an audience with management, they'll speak as though it's your honor that they're taking precious time out of their day to listen -- like they're doing you some huge favor for acknowledging the situation at all. The property itself is loud, plentiful homeless around, and genuinely unsafe. The homeless constantly scream outside like an insane person, and absolutely no sense of security at any hour. Sleep is rare and peace does not exist. This is not luxury -- it's negligence dressed up in marketing language. If you value your safety, mental health, or basic survival, look elsewhere. Management has already made it clear they won't protect you. read more

I completely agree with other negative reviews. There is dog sh*t all over the property, ant and cockroach infestations inside the apartments, and crazy homeless people yelling in the street, digging through the trash, and passed out outside your window. I once saw a homeless man sleeping in one of the first floor balconies of an empty apartment. management doesn't do anything about these issues. the property management team is terrible here. they are non-responsive half the time, and when they do respond, they don't do anything about these issues. Some guy called JJ in the office is the worst of them all. he is not capable of doing anything and is basically a glorified bouncer who "takes messages" for his managers and then you never hear from the office again. This has been a complaint of multiple neighbors. read more

I really enjoy living at the Hayley. It has some of the best amenities and clubhouse facilities that I've ever seen in an apartment complex. The managing team does a good job listening to the residents concerns and addresses them in a timely manner. read more

Just rented my apt at The Hayley. Have been here for a week. The application process was quick & simple. I'd really like to give a shout out to Scott, the Leasing Consultant who assisted me. I did run into a few tiny bumps along the way, which were generally harmless and fixed quickly by Scott. I couldn't thank him enough. The property is clean & quiet. The leasing office is open a lot more than I'm used to, so I've been having access to the kind people in there if I need. Right by the river, and my dog has been enjoying walks. I'm happy with renting here so far. As with a lot of apartments, there are fees on top of rent so just ask. read more

The management at the Hayley has been utterly incompetent. My upstairs resident has been harassing neighbors with screaming off his balcony and stomping on his floor in the middle of the night / midnight. I sent MULTIPLE messages to management and stopped by their office in person MULTIPLE times. Each time the assistant said his manager would call me back. Then I would never hear from them again. I'd go back the same day and the assistant would have no idea what I was there for even though I spoke to him in person less than 4 hours before. He never actually reached out to the manager. Completely unprofessional. No one should have to live somewhere unsafe with harassment and not a single person do anything about it. I will be moving away asap. DO NOT LIVE AT THE HAYLEY. read more

Agree with previous review (and several poor reviews on Google), the management is highly unprofessional. They lure you into applying and charge you the application fee, then proceed to not answer your phone calls or emails for weeks after getting all your personal information. All you get is a representative from a remote location who does not know what is going on locally or an AI response. One time a staff did call back, saying they are overwhelmed with 50+ applicants, and never gave any timeline for when you would get a decision on whether you get the apartment, and by the way your desired units were actually already gone even though it still showed to be available on their website. For serious applicants who are looking to move in, this is devastating. I have never had such a bad experience before. I do not care how nice the place looks. I would be worried about my safety as a resident there if there is an emergency and no one responds or comes to help me from the apartment. read more

I'm going to break this down into three parts: Management, Facilities, Pricing. Firstly, the office team here is extremely helpful and friendly. We initially spoke with someone from their corporate office who wasn't helpful much; but I won't get into that because he doesn't work for this specific property. However, Danielle was our leasing partner and she was amazing. She answered all our questions. Kept up with all of our countless emails and phone calls. She kept up with all of our visits at all times of the day all with a happy face. And that goes for the rest of the staff as well. I'd also like to address "hidden fees" that people are talking about. When we visited the first time we were made aware of these fees. It's your internet and the facility fee. Like hello obviously that wouldn't be included in your rent they pay for your amenities. And if you did your due diligence to yourself you would see on your lease contract that those "hidden fees" are on there as well. Besides that everyone has been extremely helpful and when they see you on the property they're saying hello and waving. Not a lot of places I have lived at put forth that type of effort. It shows they care (or pretend to but who cares it's still nice) Secondly, I'd like to talk about facilities. Yes, there are some flooding issues through the hallways and stairways. So I hope everyone isn't just dealing with it and are actually letting the leasing office know about these problems otherwise it won't get fixed. If we don't talk about it nothing will be done. The main issue I have with the facilities is transients. They go through the trash which infuriates me because they leave a mess so hopefully we can get a lock or something and residents can be the only people to access that. Another thing, residents, with transients if you are on the bottom floors buy a lock for your outlet port covers. They are using your power outlets and please don't be scared to tell them they cannot loiter on the property. They will leave if you ask. Parking hasn't been an issue for me. In my household we have two cars. We use our paid assigned spot for one car and the other sits on the street which we have a permit for. I saw someone else complain about parking but I visited A LOT of communities before choosing this one and the parking spots were absolutely outrageous. The Frederick charges like $200+ for parking. So if you can't afford the $100 here then I don't know what to tell you besides good luck I guess. Okay, pricing now. In my own personal opinion I believe the pricing here is very fair compared to other communities especially when you factor in their specials. We got in with "two months free" which is spread throughout our 14 month lease. The pricing is also fair due to many other factors; the main two being: the units and the gym. All in all it's a great place. I just wish more people used the dog park because my dog gets lonely. read more

Been in my apartment for 4 months now and loving it! The leasing office team is always nice and accommodating with snacks, coffees, teas, etc. we've have a few minor issues with maintenance for the apartment but the request we put in is easy to do and they respond pretty quickly. The location and the amenities are perfect and the apartments are very modern and nice! Also prior to getting this apartment me and my roommate called a bunch and we might have waited for a response but they always got back to us in a timely manner and was super nice. read more

Be ready for hidden fees, $75 "amenity/facilities fee" which you'd think would be included in rent, and construction going on at all times. Starting at 7am on the dot and sometimes working until 9pm. It's right next to section 8 housing and you often get creepy people walking around, doesn't seem like some people clean up after their dogs either. I was a bit unsure about this apartment complex at first since it's on Richards Boulevard, and I had other options in mind. Honestly, this was my last choice. But after touring with Chris, I realized this place is top-notch. Everything--from the unit to the amenities like the clubhouse and gym--is a solid 10/10. The community feels great too, and everyone I've walked by has been super friendly. I'm definitely planning to sign a lease this week! read more

Update: so my original review was due to them not contacting us and impossible to get answers but we eventually did get a call back and we signed a lease. We just moved in and it is really nice, good quality appliances clean complex. They really take the no smoking rule seriously and it makes me happy bc smelling the cigarette smoke really messes with my health and it is disgusting. Only cons we are experiencing right now is construction sounds which is to be expected as they are building units still and I wish we had two parking spaces but it is fine. Will update my review again if anything else changes :) read more

Where do I start. The manager of this complex at least who I was told was the manager is unprofessional and uninviting. Walked the complex they seem to have flooding issues into the complex when it rains so wanting a 1st story Apartment was def out of the question. The pricing on the website is false advertisement. After I toured I spoke to one of residents there. I guess there is a lot of hidden fees they do not tell you about. The only positive thing I can say is that they are updated inside. Parking seems to be limited also. Most people are two car households and you only get one spot and if you park on the street you must get a permit that you will need to pay for which differs than most of Sacramento. I would say if you are only looking for a nice apartment this is the place for you. But other than that this would a corporate complex I would pass on. Location is not great. Or better yet wait a few years for developments but right now there are way better affordable corporate complexes in Sacramento. After reviewing the positive reviews on this website I would think the staff asked them to write a review. Probably gave them a discount on some hidden fee. read more

All these negative reviews about management makes me feel like I must've been at a different set of Apts because the management at the Hayley have been "rock stars" on our behalf starting with...JJ, Lydia, Scott, and most importantly Barrett, they ALL have been in constant communication to be sure of all of our needs and expectations with the apartment are being met. The amenities are 10 out of 10. If you have a gym membership, you may as well cancel it if you're gonna live at the Haley because their gym knocks the socks off of any gym I have seen in Sacramento. The apartments have the largest square footage that I found in Sacramento, dual sinks, walk in showers , extra large bathrooms, huge walk-in closets, beautiful appliances and to top it off the smell so inviting when you walk into their office where everyone greets you with a smile asking if we need anything to drink water coffee Whatever definitely all seem to love what they do and it shows. I am happy to be a part of the Hayley family and look forward to our future together. read more

BEWARE the prices on their website are false advertisement. We applied for an apartment waited for a month to be approved. We tried to make sure we were still getting the rates that were being offered. We confirmed more than multiple times. We even asked for a price breakdown but wouldn't give us one until we did the deposit. When it was time to sign the lease terms, it was a different more expensive price than what was being offered on their website and they never told us until afterwards until it was time to sign the lease agreement! They wouldn't even give us what was being offered online, they said those are special prices that only last for a short time, after it's up, you pay market price. Please make sure you get all the information before committing with them! They wasted our time, took time off of work and now have to look somewhere else!
