When we first moved in, management was alright, but there seemed to be a gap in communication, things around the complex were not exactly kept, etc. However, since Juline has started, (and Shannon was a huge help too!), communication has been impeccable, and things are actually getting DONE! I feel comfortable with going to her with my issues and services requests. And honestly? Management is one of the key points for me that makes or breaks a community. Riverglen by the River - Apartments Near Me - Sacramento, California

Update: 3/28/2023: DO NOT RENT HERE Last week another car was broken into right in front of the front office, not only that, no worker is even in the office (like there never is) so the apartment didn't even send out an email until 12:33pm letting residents know that a break-in occurred. Days later part of the fence leading to the "gated" parking was ripped open and I have already seen a handful of homeless crawl through it. There has been no indication of them acknowledging it or trying to fix it . Then today: the gate for the parking lot would not open as I am trying to leave for work. The repairman who came to fix it couldn't even get it open so now they are leaving the gate open all night long (as if there hasn't been a car break in, and fence break in within the last 5 days). I have to call and explain to my work that I am going to be late because my apartment is unable to figure out how to fix a gate. What is the point of saying you have a "gated community" when you have to leave the gate open more than half the time. Not to mention they charge you 25$ a month just for "valet parking" when the gate doesn't even open half the time. Another update. I come back this Monday after being out of town all of last week. Before I leave the gate is broken so of course, Paullete decides to just leave the gate open instead of actually fixing it (Despite her just sending out an email to residents to be careful of crime and vandalism increasing in the area). Not only do I come back after a whole week to see the gate is still not fixed. There is now a huge hole in the back of the trash area for anyone to simply come in, on top of that there is a giant heap of trash so bad you can't even get to the recycling bin without risking a foot infection. Paulette is such a joke and I can not wait to move out at the end of the year, and actually move to an apartment with someone who actually can comprehend what their jobs responsibility entails, and actually shows up to her job because Paulette is NEVER in her office. Before reluctantly leaving (promotion), throughout my 3.5 years here living in this location I have nothing but respect for Christine, Mark and management in Riverglen-By the River. Despite the current situation [COVID] and system upgrades, they were extremely responsive toward any requests and communicated with the tenants consistently. They do a phenomenal job in notifying residents of any updates and maintain the areas to the best of their abilities. I appreciated the notifications Christine sent out when any tenants/visitors did not park in the appropriate locations. Over the years, it has gotten much better in terms of security, repairs and overall cleanliness. Regardless where you live there'll be a few bad seeds in terms of cleanliness but management is sure to address any issue you have expeditiously. Daily trash pickups (Sunday - Thursday), weekly gardening/outside maintenance (Fridays) and friendly staff. The location is adjacent to the American river/ Jeddidiah Smith Memorial trail so you can walk to Starbucks / CVS and Starbucks if you need to. On the opposite end, you can literally walk to a few eateries. It's relatively close to other areas like Loehmanns Plaza, Safeway/eateries and Sac State. Once again - Thank you Christine, Mark and the rest of the staff for making my experience here pleasant. Their "amenity" regarding a "gated community" is a joke.....they have had a broken entry gate to this complex for at least two months now, always stating that it is being worked on and will be taken care of.....just last week an email was sent to all the residents, stating there is an increase in crime yet here we are with the gate still broken....I feel like this place just wants the residents' money and is putting no effort into fixing this gate.....if this problem is not address quickly, further actions will be done to rectify the problem. read more

I wish I could give this complex 0 stars but I'm forced to give it a 1 star. I highly suggest not renting here. I have been moved out since June 2023. My wife and I did a deep cleaning of the apartment before we left, and yet the company still took 100% of the deposit. Besides taking the full deposit, they had the audacity to charge an extra amount. We attempted to reason w Paulette but she refused to hear us out and stated that we still OWED money after doing a deep cleaning with zero damage. After several phone calls and emails, we managed to get in contact with BLVD management and now it was no problem to remove charges, so Paulette was LYING. What a joke. We haven't received a check yet even though we provided our new address. Now because of the lack of communication from riverglen and their managing company BLVD, we were sent to collections and BLVD STILL won't call us back. It's hard to find an apartment to rent from, because everyone has terrible reviews. I lived here for a year. Here's my experience: Moving in, the apartment manager Patti didn't give us a walk through. She had a form ready for us to sign, and said it was okay to email her or tell her in person anything else we may notice. In hindsight, not doing a walk through was a terrible idea because you can't prove anything. The tub wasn't even clean when we moved in. That manager is no longer there. The current manager Ashley was always extremely helpful and accommodating, so props to her for that. I recently moved out, and if you usually clean your apartment before moving out to get your security deposit back, I'm not sure it's worth it. About half of our deposit was taken for cleaning and paint charges. My mother helped me clean it, and she professionally cleans apartments. $300 for labor and materials? Out of all the apartments I've lived in, this is the one that returned the least amount of deposit. Rent increased while we were living there, so that was unpleasant as well (by $75). $44 is tacked on to your monthly rent for sewage, water, and garbage, so you have to add that to your rent. $30 valet service for trash pickup is not optional. Maybe I've just had really great previous experiences that have spoiled my expectations, but in retrospect I'm not sure it was worth it. You only get one guaranteed parking space and sometimes we had to park out in the street, where some people had their cars broken into. Not to mention there was a day where someone was shot outside the complex. River Glen is a wonderful place to live. I am a current resident who has lived here for a year and a half and just signed another 14 month lease. There are so many wonderful things about this place: #1 hands down reason- Management. Ashley (apt manager) is AMAZING! She is so kind and personable and truly cares for her tenants. She is always reachable and very knowledgeable! She schedules events and contests for the tenants which is a fun way to socialize with others. Sean (onsite maintenance) is so funny and a quick but efficient worker. I haven't really had any maintenance issues, but if I do put in a request (air filter, light, etc) it is done by the next day, if not the same! Don't let the greater neighborhood area fool you, If you're looking at a map, or street names, it probably is not your first choice, but it is SO CLOSE to everything, but far enough to not have the foot traffic and it is SAFE! There are never any problems. It is tucked into a quiet court with a few M-F businesses and backs up to the AR bike trail. It's an equal walking distance to CSUS and Cal Expo which makes for a nice discount on parking during the state fair or other events. Ps- amazing perk is that is a 5 second walk to Sushi Hook- yum! As someone who both works and goes to school full time, I never worry about my place or coming/going at odd hours. The community is truly a "community". Everyone is so friendly and has each other's backs. I like that it is a very small complex (100 apts I think?) so it is really quite and peaceful which makes it nice while studying. Only con I can think of is there is no spa- but who has time for that anyways? There is a great pool and saunas in the gym! I love it here and I know you will too! read more

Been living here for almost 3 years. Been through at least 4 managers since I've been here. The apartments are trash, none kid friendly and to top it off big on theft all of my cars have been broken into. My patio was broken into the weekend of May 23RD my sons dirt bikes were stolen and all the managers and corporate had to say was file a police report and give them the claim number. Then I wake up this morning to a message from Cody over at corporate tell me they can't reimburse me. I've paid well over 3500 for both of my sons dirtbikes to not be reimbursed. Then he goes on to tell me they require us to have renters insurance to satisfy the lease wtf kind of shit is that. It's sounding like more money for nothing to me. I don't feel safe here for me or my children. I will never recommend this property to anyone. This review is way overdue. Riverglen is a fantastic community to live in. It has a very home-y feel to it, many people here have lived here for YEARS and still love it (and they are all so kind!), and the manager (Ashley) goes above and beyond to make sure that residents are taken care of. In fact, I liked it so much that I am a returning resident! I moved out in May (at the end of my previous lease) and when I started looking for new places when my living situation wasn't working out, Riverglen was the first place I thought of. Now I'm back! I originally moved into Riverglen in August 2014 with my boyfriend which was under previous management (Patti). Our reasoning for moving to Riverglen aside from other places nearby was because of how home-like and safe it feels. It sits next to office buildings and the Los Rios School District in the back of Spanos Court. As others have mentioned, it definitely isn't a party complex. You can tell the minute you step into the only 100 unit complex that it is a safe, welcoming, peaceful community. I don't even want to do a Pros/Cons list because to me there aren't any true "cons" of living here! Management: Ashley goes above and beyond as I mentioned. When I moved back in here, I wasn't sure my income was going to make the cut. She did everything she could (including talking to her boss) to make sure I'd be able to do it. Because of her, I was able to! She is also attentive to residents and if there is an issue, she is great at making sure it gets resolved. She also takes an interest in residents' lives which I appreciate. It's nice to have a manager that knows her residents by name! Definitely gives it a more personal feel. Amenities: No, the apartments do not have washers and dryers in them or anything like that but that isn't a deal breaker for me. There are several laundry facilities in the complex, a gym, a pool, and a sauna. In the units, there is quite a bit of storage space. My 1x1 even has a pantry! I love it. No, there aren't double-pane windows but these apartments were build in the 70s so what do you expect? Like I said, not a deal breaker for me. Maintenance: Is always addressed and completed right away. The maintenance guy, Sean, is super friendly and knowledgeable. I swear that guy can do anything! Noise: SUPER quiet community. Seriously. Keep in mind that the apartments are older so if you can't stand hearing people above you walk around (like me), look for a 2nd floor unit. It's that simple. The Community: Everyone is so nice. When I was recently moving in, people were constantly asking if I needed help or to have doors opened, etc. It was really, really cool. Overall, 5 stars for this place. No complex is perfect, but for a graduate student like myself, and many others, it comes pretty darn close! At the end of my lease, I might end up sticking around just because I like it so much. I've been a resident since February 2015 and have no complaints to share! It's a quite and small community which makes me feel safe. I have not seen any criminal activity which having a security patrol at night helps. The office manager, Ashley, is very accommodating and strives to keep a safe, clean, and fun community for all. She delivers professional service making sure all your questions/concerns are answered immediately. She is organized and makes sure that all community rules are being followed at all times for the safety of the residents. Work orders are addressed in a timely manner and are flexible in scheduling appointments for repairs. The apartments may look old from the outside but are nicely kept from the inside. I have to say that the complex is always kept clean. Also, the laundry rooms are exceptionally clean! We just had a nice makeover to our cozy fitness area with new equipment. I look forward to staying here for some time enjoying all the nearby shops, restaurants and minutes away from midtown. read more

I've lived here since late summer of 2007, and I have always felt at peace here. I get prompt service when I need maintenance done (even when I needed immediate help late at night!), and I have always felt well treated by my neighbors and staff alike. Also, the scenery is lovely, the river is close by, there's bookoo shopping and dining nearby, and there are some nice things to do like golfing. Also, for you fellow commuters out there, the nearest bus stop is just a five minute walk away. Sure, it's not perfect, but what place is?? I wasn't too keen on having a trash valet and $30 fee imposed on us and I wish the pool had a jacuzzi, but you really have to weigh the pros and cons and decide what's more important than what. On the bright side, if that trash gets too heavy, if you aren't feeling well, or if you just don't want to contend with the triple digit temperature, just put your trash out at 6pm Sunday-Thursday, and someone else will deal with all that! In my almost 8 years of living here, I have established close friendships with a few of the neighbors, and even after considering moving elsewhere (I have since graduated from Sac State and living within a mile is now a non-issue), I have yet to find a place where I would be more comfortable or feel at least just as safe. Updated December 2012. I lived at River Glen for 3 and a half years from mid 2009 to the end of 2012. The buildings are a bit old and there is limited guest parking but there are only 100 units in the complex so it is pretty quiet. While the address is on Howe Ave, it is actually located on Spanos Drive and tucked back behind a few small businesses such as a sushi restaurant and flower shop. Directly behind it is the American River which can be accessed from the driveway right next to the apartments. There is a tiny gym and pool that are open 24 hours as long as you are quiet. I made the decision to leave River Glen when prices started to go up but existing issues were not being addressed. Since moving in I experienced only one rent increase, however the owner/corporate company recently changed utility companies (doubling the price for sewage water and trash which the residents pay for) and also implemented the 'convenient trash service' Valet Waste ($30 per month outside of the previously mentioned utility bill). While it is convenient to have a service that takes your trash from your door to the dumpster, it does not make sense in such a small complex where the dumpsters are right next to where you park and you walk by them when leaving anyway. This service is not optional. Pros from my personal experience: - The office manager Patti is fantastic. She took over the complex shortly after I first moved in. There was a point in time when she left and the complex was ran by another woman who let the place go to crap. Patti came back, cleaned up the mess that was left, and got the complex back into order. At the time of this review, she is still the current manager. - Issues reported to Patti are taken care of in a timely manner. - The laundry facilities take a pre-paid card so no more worrying about quarters being eaten by the dryers. $1.25 to wash and $1.25 to dry. 4 laundry rooms and rarely are all the washers taken up, even on the weekends. - The location is great. Very quiet and peaceful. - The landscaping (when not flooded) is very well kept. Lots of trees and wildlife in the complex itself (squirrels, birds, raccoons, etc.) - Pool is kept clean even through winter - Pet friendly for cats and dogs under 25 pounds. Cons from my personal experience: - At the start of every winter the heater in the apartment went out and had to be fixed. - When it rains the walkways flood. Apparently it is more important to have someone carry my trash for me than for me to be able to get to my apartment without a boat. - Parking is limited. You get one covered spot and there are about 8-9 empty spots behind the gates as well for residents. Out front there are maybe a dozen spots which are full by evening. Although since the apartments are off in a little side street you can safely park your car outside of the property for a short walk. - The refrigerators in the larger apartments have a bottom shelf that is too small and constantly collapses under the weight of the items on it. - Many residents with small dogs don't feel the need to pick up their own dog poop, even though poop-bags are supplied at a doggy waste station. I am only leaving because with the new costs it is only a few hundred dollars more for me to rent a 3 bedroom house in the same area, than it is to rent a 2 bedroom apartment at River Glen. While other complexes may have similar pricing, they also have more amenities. The best thing about this complex right now is the current manager. While her job is to enforce the rules and regulations set by her corporate office, she doesn't compromise herself and has always been fair and equal when it comes to working with the residents. read more

Overall: 4/5 I lived here for about 8 months. To be clear about rent: $715 was my basic rent, $769 was my rent after utilities including garbage/water/sewer. I paid extra for gas, electric, and cable internet, which were reasonable. Cons: only 1, and that is the fact that in my apartment I had HORRIBLE cell reception. This was a HUGE issue for me because I needed to be able to be reached at any time day or night by my patients if they went into labor (I am a midwife/CNM). My understanding is that I was on the wrong side of the complex. So check your cell reception when choosing your apartment. Landline is available. Pro/Con: the property was well kept up, including regular gardening maintenance, which is great; however, there were times that these activities took place a little early for my preferences. Invest in a sound machine! Pros! SO MANY! 1. Patti, the resident manager, was MARVELOUS! VERY receptive, kind, friendly, and responsive to issues! 2. Water pressure was amazing; this is important! Also, hot water available quickly. 3. QUIET! This despite the fact that right across the hall from me were partying students. They never disturbed my sleep, or, really, disturbed me at all. 4. SAFE! This is a gated complex with restricted access to both foot-traffic and car traffic, meaning my car was in a secured lot (and my rent included 1 covered spot). There was also security that would come by, and they were available 24/7 via phone. 5. Central location! Lots of shopping and food nearby, and walking distance to both a Japanese/Sushi restaurant as well as a Japanese noodle place. 6. Pet friendly! Pets like dogs and cats up to 25 pounds with a pet deposit but no additional pet rent. 7. Patti was available most of a business day to accept packages, so for those who shop online, this is a plus! USPS and packages generally arrived around noon-ish, maybe 10-2 for the most part. 8. You can pay your rent online and set up auto-pay! I highly recommend this property! :) read more

I've lived here for almost a year now while I finish my degree at Sac State. PROS: 1) It is extremely convenient for me to ride my bike to get to school. Takes me about 8-15mins on a cruiser depending on how distracted I get with the scenery. 2) I've never felt threatened/uncomfortable here 3) It's super quiet 4) 2 second walk to Sushi Hook when you don't feel like cooking. 5) Maintenance is really responsive. 6) Patti is one of the best property managers I've ever had. She is extremely friendly, helpful and actually gets to know everyone on the complex by name. 7) Lots of closet space/storage 8) Really clean (minus the spiders/webs) CONS: 1) There's lots of spiders (I don't think they bite, they're just annoying) 2) Sometimes you have to wait a while for a washing machine/dryer to open up. There's only 4 in the laundry room I use 3) $30 valet trash service is kind of a joke. I lived at Riverglen for two years while finishing my master's degree. The complex is quiet and the management has been responsive to the few issues I have had. I would definitely recommend it to anyone looking for a place to stay. One of the best parts of the complex is it is right next to the trail access for the American River. This place was well cared for when managed under Patti. The new property manager (Ashley) is inexperienced at best and confrontational at worst. But she loves to remind you that she's "Been doing this for 10 years". If I was that inept after 2 years I would be unemployed. The property has been burglarized several times and there are always homeless people jumping the fence from the bike trail, lurking around, and dumpster diving for beer bottles. Property management has no plan to deal with this. The complex was somewhat cheaper than others in the area, for obvious reasons. But with the recent rent increases, there are many better options in the area. If you're a prospective resident, just don't do it. I moved in several months ago under the old property manager. At that time there was only one vacant unit. Since management changed, there are about 9 empty units. That's almost a 10% vacancy rate! That's huge in this industry and market! There is a reason why residents are leaving and new ones are not coming in. POOR MANAGEMENT. If you are a current resident. I'm sorry. Don't re-new your lease. Pay the month-to-month premium for one month until you find a more respectable place to live. read more

I have lived here almost two years and like it. The office is always open and they are nice. My apartment is older, but it is very shady and I don't have a high electric bill. Maintenance is very good and has good follow through the first time. Everyone here is very friendly and says hello. Parking is excellent, but I only have one car. If I had more cars, it might be a different story. Not all places are perfect. Access to river is nice and stores are close by and I walk almost everywhere. Fishing on the river is fun. Everything is very accessible and in walking distance. The Arden Fair mall is down the street and I go there a lot. I plan to live here for a good while longer. read more

She personally knows all her residents and makes everyone's life a lot easier by providing fast and complete solutions to the problems that they encounter. Sean, who is responsible for the maintenance, is one of the most skillful man I've ever met. So, don't worry about any issues that may come up about the house or the appliances. Both Ashley and Sean have a very positive and friendly attitude all the time. The apartments are old and overly priced. The neighbors are quiet but the overall grounds are not worth the money you spend. There is an extra $30 dollar charge for a courtesy trash service to come by your door and pickup your bag of trash and walk it to the dumpster that is no more than 100 ft away, along with your tenant water, sewer, trash bill for the city, because they do not pay water, sewer, trash for the tenants here. The office is closed most days because only one lady runs the office. When you move out they will charge you up the ass for all the cleaning and painting and you will get none of your $400 dollar deposit back. They make sure of it. $210 charge for 1 pint of paint and for them to paint a wall that was painted a different color when I moved in. The yard cleaning people come every other day and mow the lawn for around 3 hours in the morning and use gas leaf blowers so if you plan to sleep in on a saturday or sunday, YOU WILL NOT BE ABLE TO. DO NOT LIVE HERE, AND TELL YOUR FRIENDS NOT TO LIVE HERE. read more

I've lived here for about 8 months now and have not had any issues. The complex is located in the back of a court surrounded by business that operate M-F, it's a very quiet street. It's a safe area despite most of the surrounding areas. I work late sometimes (midnight or so) and I've never felt unsafe walking through the complex. I have put in one maintenance request, it was put in about 10pm and by 11am the next morning it was fixed (it was a weekday). The complex is super quiet which I absolutely love and the people are pretty friendly. The laundry rooms are kept super clean. It's about a ten to fifteen minute drive to downtown, Loehmann's Plaza is about a 5 minute drive and you can walk to Sushi Hook (yum!). I love having the trail right behind the complex, perfect for bike rides, getting to Sac State (~1.5 miles), or walking/running. There's typically a lot of people on the trail after 330PM so I've never had any safety concerns. I have lived in two different units here, the first was the junior which was cozy and pretty basic. The second unit is a little more updated and has a few extra square feet. I have no complaints about my first unit, it had a pool view which was pretty awesome but my current apartment, I just love. It's very welcoming. Ashley is an amazing office manager. She is very accommodating and friendly! She holds raffles, BBQs, and other fun little activities for the community. My only complaint is that parking can be a bit scarce, mostly in the evenings. What can I say about Riverglen by the river ? Honestly only good things things! It's always quiet and peaceful, If I have an issue with my apartment small or big Sean the maintenance manager is always on it either that day or the next and makes sure the job is done correctly. I had to put a review on here after the resident party that was just thrown for the residents tonight. I didn't think it would be as good as it was. I am really impressed with the new manager and the maintenance personnel. They really did do a fine job in having a good bbq caterer, the whole setup they arranged for eating and meeting neighbors. They had a food drive and anyone that brought canned goods was put in a raffle they had. It was really thoughtful. I have been here for a few months and that was the first time since I've been here that we've had anything like this. I give two thumbs up to management. Thanks, I enjoyed it! read more

I'm a 41 yr old war Vet, and keep to myself. I have a somewhat timid personality. Any hostility or conflict makes me feel uncomfortable and intimidated, so I just close myself off from it. So, certain aspects of this complex won't work for me. REALLY get to know who your management will be and consider if approachableness about an issue is important to your daily life. That being said, if you're a young college student looking to be close to CSUS, this place will likely work for you. It's quiet. My neighbors are very nice. The tenants are very nice and friendly. They have little seasonal events for the tenants that younger people would likely enjoy and that will give you a chance to figure out who you should be seeing around.The person who cleans the common areas is nice and does a great job; I've never once seen it not looking amazing. As I've said before, the laundries are spotless and they have new machines that work better than the old ones with no increase in price. It all depends on what makes you feel comfortable, safe, and at home. Just do your homework, look at all aspects of the experience, and decide what works for you and what aspects of a place to live matter to you. I also rented my apartment without seeing it, as there was no model available and the apartment wasn't available. As with any complex, I would advise you wait and at least see a model and, if possible, your vacant apartment, to know what it will be like. read more
