I lived here from the middle of May 2018 to the middle of October 2018 (just 5 months -- keep that in mind).
As someone that likes to keep to themselves, I never had any guests over, I was at work most of the time, and I treated the apartment like my own home. No pictures hung up on the walls, and I even cleaned things that were never cleaned before I moved in.
When I moved here, it was during a weird time. The former property manager stopped working there once I moved in, and the new property manager took over shortly thereafter.
He did a pretty good job at first, but I did notice it started to go downhill. Most of the time, no property manager was on-site, even during the work hours of the building.
The pros:
1) The location is pretty good (I transferred to CSUS)
2) Some of the parking is gated
3) The water pressure in the shower is heavenly
The cons:
1) Although it says smoke free, you can literally smell people smoking weed through the windows... like an overwhelming amount
2) The parking lot is set up weird, and when most of the people in there don't know how to park, it makes for limited parking spots
3) The units are totally out-of-date. Popcorn ceilings are still there (on like 75% of the ceiling...not sure why they didn't finish them off), the white square tiles are in the kitchen, and there is no A/C...just outdated swamp coolers.
4) Speaking of the kitchen, there is not enough room on the counters...I'm not joking when I say there was only enough room to put a microwave (barely), and a single Keurig machine. While there is plenty of storage space in the kitchen, the counter tops should have been elongated so that at least one counter top could be longer than 1.5-2 feet wide.
5) While there were laundry machines on-site, it was always dirty. I even took out the trash twice because it was overflowing, and swept the facility a few times since it was so dusty and covered with lint.
6) The dumpster area / parking lot is filthy. Apparently people like to throw their crap in the fields, and in the parking lot. This makes it look super trashy (literally), and probably why there are many cockroaches / feral cats surrounding the complex.
My main issue, is with the security deposit.
Like I mentioned earlier, I was there for 5 months. I cleaned the apartment, and even shampooed the carpets personally (not professionally, just because). Not that I was expecting a FULL security deposit back, I just was shocked when I finally received it back in the mail. They charge $150 for a cleaning fee. This is what I pay my housekeepers to do a one-time cleaning of a 2000 sq. ft. rental home. I left the place clean, and even cleaned some spots that weren't cleaned when I moved in (the stove top, the window sills, etc.). Not only do they charge the $150, but they also charge $70 for carpet shampooing. If you move in, get ready to say goodbye to $220 of your security deposit.
Furthermore, even with the "cleaning fees," not all of the deposit was sent back. I was still short another $70. Though it is such a small amount, I had not been made whole. I felt like I got ripped off, unaware if it was intentional or not, and there was no sense of urgency on their part to fix it. I had to be annoying to get it back, because if I wasn't, I'd probably never see my money again. Come on, they have 21 days to give back a security deposit, and they took 37.
All in all, this place was okay. The move-out/move-in process is just way too unorganized/expensive. read more
