If I could give zero stars, I would…read more From day one, real property management Bay State West has been dishonest, negligent, and openly disrespectful to tenants. "Real" property management should imply professionalism and accountability -- this company demonstrates neither. Matt LaCroix is, without question, one of the most unprofessional property managers I have ever dealt with. They will lie to avoid responsibility, delay repairs for months, and only act when forced. Before move-in, we were told the unit included AC units. We arrived on July 1 in peak summer heat only to be told, "We don't provide those," forcing us to spend our own money to make the apartment livable. The rodent issue has been even worse. We first reported rodents in early November 2025. Nothing was meaningfully addressed. By February 2026, we were still catching rodents in our unit (with photo evidence). After repeated ignored complaints and only vague responses, my fiancé and I had to purchase traps ourselves and caught multiple rodents. No tenant should have to handle an infestation on their own because management refuses to act. Basic safety requirements were also ignored. We moved in July 2025 and did not have any smoke detectors until January 2026 -- only after I contacted code enforcement. When confronted, Matt LaCroix said, "I wish you had submitted a work order," despite the fact that previous work orders had consistently gone unanswered. It should not take a call to code enforcement for a landlord to comply with housing law. They also illegally charged us pet rent for a service animal -- something explicitly protected under law. There is clear favoritism toward tenants who are personal friends of management, while others are dismissed and ignored. Meanwhile, we have had to tolerate neighbors who smoke indoors, blocky our motorcycle in and create an environment that feels unsafe. This company takes what could be a decent property and runs it into the ground through neglect, dishonesty, and blatant disregard for tenant rights. We have tried to be courteous, even offering our fridge (oh yeah, who doesn't provide a fridge??) that we bought at move in for when we move out, and have been treated with disrespect. Any renter deserves better than this.

I am by no means wealthy and as such have lived in some places that were less than ideal…read more.. however, I have never lived in a place as horrible as when I lived at 458 Page Blvd, a property managed by Real Property Management. I moved here from Nashville, TN so I wasn't able to view the unit in person prior to moving. They were very polite and easy to work with while I was halfway across the country, however on move in day, the nightmare began... Firstly, my fiancé and I were told that the apartment came with a window AC unit. Keep in mind, I moved in the middle of July when it was 92 degrees outside and even hotter inside where there was NO AC UNIT. When we brought this up to Matt Lacroix (landlord) (the guy that told us that there would be an AC unit) told us that by law, he was not required to give us "unnecessary appliances." This also included a refrigerator that was not provided. Moving forward, there were also no smoke detectors, fire extinguishers, or basic human decency. There was also a HORRIBLE mouse problem that resulted in several hundred dollars of lost groceries. When confronted with this, the property management company sent a very ineffective "exterminator" who put a couple store bought mouse traps that never caught a single mouse. (We ended up getting better traps on our own and got two of the f***ers.) Then in the middle of living here, some lady moved in downstairs who proudly boasted about knowing the owner. She constantly smoked inside causing our unit to smell like an ashtray and would go on nightly drunken tirades, yelling at my fiancé and I about all manner or things, even calling my fiancé a "f***ing Ham Hawking Godzilla..." which I still to this day cannot figure out what this even means, or if the drunken ramblings of this woman ever had any meaning to begin with, god knows, her life holds very little of that. Whenever we would contact property management about her or any of these other issues, we got absolutely no action. Though she (very loudly and proudly) got preferential treatment including reduced rent and no ramifications for any actions of any sort throughout the whole process. Finally, we ended up calling the city, who found several code violations in the building and were astounded by what they found. In response to this, property management reached out to us to inform us that we should have called them instead of the city, to which we replied with screenshots of the many times we HAD reached out to them. To this we got no response... After all of this, we finally reached an agreement with Real Property Management where they allowed us to break the lease early. We moved to a MUCH better place, in the same price range. Thousands of dollars and many sleepless, frustrating nights later, we are finally in a much better place. Do yourself a favor and DO NOT TRUST THESE SLUMLORDS!!! Find a better place, for the same price, trust me you will find one.

I have only been here (251 N Washington st in Belchertown) since August. But I can't say enough…read moregood things about this apartment complex and Witman Properties in general. Their maintenance of the property is outstanding! Not only are the lawns cut regularly, but today the maintenance crew were gathering up leaves with a leaf blower. Now, keep in mind, between the 3 buildings the property is well over the length of a football field and just as much wide. So we're talking thousands of leaves here. The time and effort put in to this shows just how much Witman Properties cares! The rent is really reasonable and the heating system (baseboard) is phenomenal! I have been in other homes and apartments with other heating systems and I have to say this is the best system I've seen and it has zone controls for each room! The people running this company are fantastic! When I first got here, the lights in the hallway of my building were out, so I put in a maintenance request thinking, oh, it'll be a while before they do anything. Uhhh...No! Those lights was fixed the next day. Witman properties sent put an electrician to fix whatever issue those lights had. And speaking of lights, the property is well lit all the way around all the buildings. Which is a nice thing when I walk my dog. Yes, they allow dogs and cats. I would HIGHLY recommend to anyone thinking of renting an apartment from this company! I know I will be here a long time, that's for sure!
