As a property owner I used Chase Management Service for approximately 2 years. Even when there are no issues they still manage fairly poorly. At initial walk through with Sheryl Chase I received lots of promises.. "Common hallways are cluttered, we will keep on top of this and have tenants keep area clear. Whenever we come out for a service call if the hallways need clearing and or vacuuming we will take care of it." Never once had the areas been vacuumed or laundry area cleaned. Never even received a call to propose this or say it would be a good idea.
I was told when any major work needed to be done that they always get multiple quotes and have vendors that can get any quality work done in a timely manner. Well when I had a minor roof leak over one of the dormers they got several quotes ranging from in the neighborhood of $4,000 to $35,000. They entire roof had cost me $5,000 just several years prior, and this was only a small area. Come to find out the high estimate was for a completely different house I own, not the one with a leak. The lower 4k estimate, well that was because of inflation Sheryl told me. I pressed for another estimate and the got one for $495 to fix the problem. I had to notice the problem and "Manage" my own property.
I had a "Turnover" and it was handled so poorly that I had to replace Chase Management immediately. Poor from beginning to end. I wanted an ad for the property started before the tenant moved out so I could get some feedback on demand at a higher rent. It never happened. 3 weeks after I told them to do this I called to check the status of the ad and they said they would get right on it, only to contact me later and say the tenant preferred to not have photos because the house is a mess due to moving. (if they did it on time it would not have been an issue) I said get an ad up with photos pending.. they never did. Once they finally had the ad up and "I" noticed there was little interest at the price, I called them to lower the price. A week later I had to call again because it wasn't done. They finally got it done, except the ad on "their" website because they had put in the request to change it with the team that manages their web site. OK, I guess I can understand this. Here's the sad thing, 2 months later, the ad is still up on their website with no changes made.
I directed Sheryl Chase during a phone call to just do what needed to be done to do a turnover, paint touch up, cleaning, replace any broken window blinds.. you know, the basic. I was absolutely shocked when I get my owners statement... thousands of dollars of work, with NO CALL to me prior. She just went and had their full time workers just spend weeks over at my apartment doing whatever, charging whatever. They painted all my trim and doors with white paint, two coats. The same trim and doors I had painted two coats just 2 years prior. They could have just quickly cleaned the trim and doors, maybe some light paint touch up but no! Painted all the ceilings that I also had painted 2 years ago and the tenant was a non smoker.
Replaced all my window locks?? They even special ordered the locks paying about double what you can buy them for at Home Depot.
Here is the kicker.. they said the vinyl bathroom floor was sliced and needed replacement. I said OK lets do it, you have an installer you work with? Estimate? They will get it done. Well, when I received my Owners Statement and fell on the floor I called immediately to "Stop all Work" on the property until I get answers. The flooring had not been installed and was scheduled for the following week. Sheryl said, well the installer already special ordered it and it probably couldn't be cancelled. "Special Ordered" a 5x5 bathroom floor. What the heck kind of management is this. I asked for the estimate, "they will get back to me" I said make sure this work does not get done without me knowing what the price was. They were to call the installation company and get back to me. When I got the call a couple hours later it didn't surprise me what they said.. " The installer had a cancellation and he when and installed the flooring today instead of next week." After 3-4 attempts to find out the price I still have no idea. No estimate, no 2nd opinion only complete disregard for my money! And here it is February, the flooring was done over a month ago and I still have no idea what it cost because I haven't even received my January Statement yet! No return calls!
NO explanation why all this work was done at my house without first calling me.
The only statement I have is that "Crazy" December one with all the unnecessary work that was never authorized, not even a simple email or call to keep me informed of what they were planning.
I love the one day I was billed for 5 hours of labor to change the door locks and take some pictures for the ad. Wow 5 hours.
