I will keep this short and to the point. For all investors or property owners who can't sell because of interest rates and need to move and rent out your house. DO NOT USE THIS COMPANY. And when Kyle McCaw responds (which he will) to try and not take responsibility. Just remember your property is worth a lot of money. Don't take a chance, just find someone else. They are nothing more than a marketing page. I have evidence that over the course the last 18 months, they have charged me for maintenance, that some of it was not done at all, and some of it was just done very poorly. Not only do they not complete or do a good job with the maintenance they charge you for. They will treat you like an ATM, any damage caused by the tenants they will charge you for. Does not matter if the tenants were negligent. You will have to correct them every single time and actively manage the people that are supposed to protect your property and investment. You will lose trust in this team, and it will only get worse because they lack the skills to communicate and take calls. You will be left wondering what is happening to your investment. They will sell you on this idea of a Rhino policy that is "better" than the tenants having a deposit. It's only good for them. They still take your money when tenants damage your home. And then stick you with a bill. They will not put in writing that you are owed a rhino policy refund. I would give them less than a star if possible. I have my records and will seek other actions outside of this review. But I felt it necessary to warn others of this company and their incompetent and almost corrupt business practices. Rented a nice older home 2.5 years ago. Maintenance was awful. We had a kitchen line that ran out in the back yard the whole time we lived there. Put in maintenance requests the whole time we were there. A different plumber came every time. They refused to allow it to be repaired correctly. No working dishwasher for over 2 years. The double oven went out. The new single oven was ordered and delivered to the house. It sat in the rain and weather for 3 weeks with me notifying them over and over. At one point we had no water. They first told me to call the city and pay my bill. After I explained I was not on city water, they sent a plumber with no well experience. Finally, we got in touch with owner and got the problem addressed. We had no A/C for 3 weeks last summer. I bought window units to survive. There was a hot water leak that was leaking under the house and dripping on live wires that was blowing the breaker on the AC. I had no hot water for 2 weeks. The plumber was almost electrocuted when he started the repair and put something in the 5x8 hole that was cut to access the water leak. That stayed open and not repaired for over 2 months. Then they said the floor had to be replaced. It would take 3 days tops. They were supposed to pack my kitchen. They actually took everything and threw and shoved it in the living room. Nothing was packed, just thrown all over. I could not use the kitchen or ramp to leave the house due to this nightmare. They stole our brooms and other items from our garage. Ten days later they finished. We were subjected to jackhammers daily, protruding nails, and no access to the kitchen. They left my belongings covered in dust and still in living room and garage. Family had to come and assist to get things back. I have pictures which I sent to McCaw. Once they sent a plumber out and refused to pay him. We paid the plumber. I could go on and on. I moved out end of May. I found out this week they want over 700.00 in damages. They tried to charge me a cleaning fee of 350.00 when I had a company clean it. I provided a receipt and proof. And have pictures and a video. And it is NOT in my lease that says it has to be professionally cleaned. Yes I got a notice 2 weeks before move out of what they expected. They charged me 375.00 for debris removal in an overgrown lot next to the property. I have sent pictures that it is not on the property. They charged me for a towel rack being down and sent me a picture of it in it's place. I took a detailed video when I moved out and there it is in the video matching their picture where it has always been I'm not paying for made up charges. In my opinion this was the worse experience as a renter. I gave McCaw a 1 and I gave them one additional star because I really liked the owner. When things got bad my hubby would call him and it would get corrected. But we tried to leave him out of it and work with the management company. I'd never recommend McCaw read more

Simply put if your the home owner you will be charged for things that the maintence team never completes. You will be charged when they show up and do nothing and then charged when they come out the second time to and try to fix the simple problem and then the tenant is actually the only that does the work when they dont. Also pretty impressive when the maintence guy buys a door lock replaces the lock and then returns the broken lock to home deport. This company is unethical!!! If your the tenant, they dont hardly answer your calls for help. Do not address legitiment problems. And then when they do finally speak with the home owner it is the tenants fault that the problem was never reported. They are absolutely the worst company ever!!! What a joke this place is!!! They (Noelle) charged me $100 twice in 6 years to renew my lease yet didn't charge my next-door neighbor (we lived in a duplex). She probably pocketed the money. I had a couple of fourplexes in the Fort Worth area and they were horribly managed with four units vacant. I reached out to Kyle at McCaw and he was very responsive and friendly and went through the details of their management process and patiently answered all of my questions. Needless to say, I switched to McCaw right away. They have an amazing team (Noelle, Jeff, maintenance team, etc) that were always very responsive with communication, professional, and friendly. They turned around my properties and I was able to sell them just after an year of being with McCaw. My toilet became stopped up on Tuesday I called and completed a work order. Both verbally on the phone twice and in the work order I explained this is the only toilet in the duplex, one bed, one bath and I really need the toilet. We requested our r ceiling be fixed because it was leaking during heavy rains. We had a couple of other requests such as lock on front door and breaker switching off when you turn on porch light. We boarded our dogs so guy could come do repairs. He apparently came to our house and didn't do anything for repairs. Now it's pouring rain and our room is a swamp. read more

I live in a property that McCaw took over for an Invester and it has been nothing but headaches since. I do not know who they contract to do their work, but it is shady at best. Pipes replaced under the house for 2 weeks and expected me to pay for a hotel room. Luckily the owner provided one. The workers left trash every day that my dogs would get into. Chicken bones, cigarettes, soda cans, beer bottle caps...ridiculous! They left such a mess of the property that my dogs are now eating bits of the old pipe. They will not provide sod to cover the red dirt/mud. The carpets are ruined and beyond cleaning. I have been ghosted now by several I have spoken to during the process and have sent pictures and videos of the mess. I received an email that the owner will not put any more work into this property at this time. Very unprofessional! I wish I could upload the pictures. read more

The sheer arrogance and absolute disrespect I faced from Kris Kraatz on a call with him is beyond belief. Kevin Coco was who we were initially contacted by and then Kris came into the picture. Acts like he is holier than thou. Bottom line message I took from our conversation- He basically said I am not ready and he does not have time to deal with me when he has to 100s of clients ready now that he would rather help. I did nothing to provoke this behavior and all I was trying to do was seek guidance. I am a prospective buyer and someone looking to enter TX market. It pains me to even discuss what transpired. I have been working with McCaw Property Management since September of 2015. They managed 11 of my properties throughout that time. Until September of 2017, there was generally a productive and positive relationship. The team at McCaw was generally responsive and quick to correct issues. On April 6th, McCaw Property Management terminated their property management services with me due an invoice issue in January of 2018. I state this to be fully transparent as I was going to provide a 30-day notice to terminate their services with my properties due to the he issues I will outline below. I will also state, that Kyle McCaw was copied on most of the issues detailed below and did not respond until April 6th, 2018 at which point, his only communication was to end the partnership. I should also note, I have emails supporting the issues below both internally, Fort Worth Housing Solutions and the City of Forest Hill. ====================================================== OWNER STATEMENTS From September of 2015 thru December of 2016, owner statements were generally received by the 16th of the month with a few arriving a day or two later. Payments would follow within a few days of each owner statement. Beginning, in January 2017, owner statements were not being received on a consistent schedule. Some would arrive on or about the middle of the month, while others would not be received t until the end of the month, The last three months, the owner statements were received during the last week. In 2018, this trend continued, I received January's statement on 1/31, February on 2/23, March on 4/2 and April on May 3rd. I will grant a little leeway on the May statement as this was last one from McCaw. In fact, due to the lateness of the January 2018 statement, McCaw Property Management made a special deposit so that I would receive the funds faster for mortgage payments. Further, most Statements had some kind of error, either in my favor or in McCaw's favor. When I brought these to the attention of McCaw, they were again quick to resolve the issue, but I had to go through each statement to ensure they were accurate. The last statement in May 2018 contained errors of over $2000. Apparently, McCaw Property Management completed a system changeover that changed the Management Fee from 7% to 8%. When I brought this to the attention of McCaw Property Management, they acknowledged the error and made the corrections on the next statement in February. I also experienced issues with reconciling my owner's payment with the new Owner Statements and was never successful with matching the owner statement with the actual payment. PROPERTY #1 In September of 2017, McCaw Property Management, allowed a tenant to pay their September rent later in the month. Needless to say, the tenant ultimately did NOT pay their September Rent and did NOT pay their October Rent. An eviction notice was filed and tenant was subsequently removed from the property order of the constable early in December 2017. The make ready of the property was delayed due to a change over in personnel at McCaw Property Management and took a bit longer than it should have. McCaw Property Management recognized the internal issues and the delay in the make ready and offered to NOT take a leasing fee when the property finally did get leased. Though the waiving of the leasing fee was helpful, I did lose almost 5 months rent. PROPERTY #2 In June of 2017, Property #2 received an inspection from the city as part of a normal rental inspection process. The due date for completed was July 24th, 2017. Repairs were not completed - but the city did NOT re-inspect until 12/4/2017 at which point the rent payments from the Fort Worth Housing Solution, were abated until the repairs were completed and verified. FWHS sent an email to McCaw Property Management on 12/4 and they did NOT respond until January 3rd, 2018. Apparently, McCaw Property Management changed their email address and this new email address was not on record with FWHS. The repair and inspection were ultimately completed and the FWHS rent payments began again January 23, 2018. PROPERTY #4 In late March, McCaw approved a tenant for this property. Prior to the occupancy, the city will do an inspection. In this particular case the inspection was completed on 4/5/2018 and as of 4/12, the issues noted by the inspector were not yet corrected. These were very small issues and were completed in less than one hour by a handyman I had procured. I only found out about the issues with the inspection, because the tenant could not wait any longer for the repairs to be made and as a result the tenant leased with someone else. Though the early part of the relationship generally worked well, I felt the # of issues I experienced warranted a change in partners related to the management of my properties. read more

Anytime you try to get anything done she acts as if you're bothering her and the issues with THEIR unit is YOUR fault. Granted they came out quick for my issue but they did not resolve it nor did much to make me and my family feel comfortable in the home. After dealing with their RODENTS for months we finally moved and they scammed us out of our deposit . They charged $300 for cleaning because the oven wasn't sparkling clean and $130 for 2 sets of blinds that cost $10 at Walmart but I couldn't find the right sizes and a few other exaggerated charges . Appears from other reviews online that if you have a property to rent they do a good job as a management company. However, as a tenant they are horrible. Multiple requests would be put in to fix an issue, and then contrary to the lease, 24 hour notice would NOT be given. They simply have their handyman call you and say "are you around? I'm on my way over now." Several issues also went unattended to even after their repair man came and looked at it. There are multiple holes in the floor that have been caused by subfloor rot after our especially rainy last year in Dallas. The repairmen saw this while at our residence to do several other repairs we had requested, and said he'd report it to the management company since he was unable to fix it himself with the basic tools and supplies he had. They did nothing about it. We then put in a specific request once more about the holes developing in the floor of our living room, and they deleted the service request with no response. On this same service trip, we requested our microwave be repaired or replaced (built in microwave unit that serves as the hood vent) as it went out during the last storm, as did all of the outlets in the kitchen. He was able to repair the outlets but told us the microwave was fried and McCaw would get back to us about replacing it. Well they didn't replace it. So we have been living in relative squalor with holes in the flooring, a microwave that doesn't work and kitchen wiring that blows the fuse or appliance anytime a high usage appliance is plugged in. Now to top it all off, they aren't even pleasurable to deal with. Noel in specific is who they've always assigned to handle our repair issues, lease signing, etc... and frankly she's as rude as they come, with a complete lack of customer service. Any question you ask her she gets upset by and acts like it's not her job to answer your questions. Would NOT recommend using this company for renting property. Specifically would list what property address we had issues at but don't want retaliation as we haven't finished moving out yet. Would give 0 stars if possible. Any management company who feels okay making money off of a property with HOLES IN THE FLOOR, do not respect their customers or deserve their customers money. Look elsewhere, Dallas is a big city with lots of other options. All of which I've tried have been much better. Definitely the worst service experienced of my adult life. read more

I put in an application for a property they had listed online for rent, and paid the required application fees, this I did on a Sunday. I called on Monday to verify that my information was received and to inquire about how long it would take to hear something. I was told I would know something by Friday. On Thursday, I decided to check on the application process, since I had heard hide nor hair from them. I was told by the agent that the current resident may be staying in the property, but she was not sure, she would have to get back to me. I was stunned! When did she find this out and when did she plan to tell me? I wasted a week of my apartment searching time waiting for an answer. The agent called me later in the day to say, that the current tenant was indeed staying and that the owner of the property could not make him leave, because his lease was not actually up until September. I was told my application fee would be refunded in 7 to 10 business days. What?!!!! It did not take 7 to 10 business days for you to pull the $90 dollars off my card!!! If the property was not actually for rent, or it was not a firm we want to rent, why place the ad and take the money? I feel it was irresponsible and a bit shady to to place an ad and take a application fee before making sure the property was actually a go. I would be very careful with this company and make sure the properties they are listing are actually available, before giving any money, because it could take two weeks for you to get it back. Meanwhile you have wasted valuable hunting time. I needed a place by June 1st, luckily I have found one, no thinks to this company. read more

Mccaw is by far the worst rental company out there. A friend and I rented through them. We paid them everything, up front. We did end up breaking the lease for multiple reasons. There were a few things wrong with the house that needed to be fixed before we could move in. (They told us we had 10 days to move in) but as we were moving stuff in and tried to contact them to have someone come out and fix it. They kept having reason to why no one could come out. We couldn't have the water on due to a pipe that was busted in the backyard, also never was fixed. As of the other day they sent a collection notice, that hit both of our credit, basically trying to get double the money that we already have paid. We surrendered the deposit that we had paid, (over 2,000 dollars) for the broken lease. We were able to find someone to take over the rest of our lease. They also never once tried to contact us in regards to said money owed just sent it to collections. I've tried to email them and talk with them and they keep saying that we owe them over 1,000 dollars. Then told us to have our attorney contact them. read more
