This property management company is bare minimum. We recieved the house dirty, with mixed matched touch up paint, broken shower head, dirty oven, and the garage was dirty. With 2 years of living there, to get them to fix anything took days and had to email multiple times to get someone out. Spent 2 days cleaning and getting the house in mint condition to handle over and then they want to nit pick little things to deduct from your deposit. The house was so much more cleaned and the yard was even upgraded. Beware of this company and an owner named Jason Zimmerman. They will rip you off when it comes to them having to do anything, but won't hesitate to take your money! I'd give less than one star if I could! Smh! read more

If you want a property management company that will never visit the property this is the one for you. Being an out of state owner you would expect them to at least do a drive by. If you hire them to mange your property beware. They do not do inspections and when the Tennent leaves they do their best to make sure the Tennent gets back all their deposit even if the place is trashed. They are still using the covid excuse to not have to inspect the property annually like most other Property managers. This company is the worst. Look somewhere else. I had to sell 3 properties they managed because they were so trashed over the years because they never inspected the properties. I even had one property with a hole in the roof of the Entry Way. They refused to return the key I provided them even though the contract was canceled 2 months ago, all the stuff was "stolen" from my back yard the exact same day that they cleaned out my house and they took zero responsibility for it and would not even provide the names of the people who were there "not stealing", the house was later broken into (without signs of forced entry) when the only key unaccounted for was the key I gave them. I finally had the house rekeyed after it was broken into, and they STILL haven't returned my key. i am going to have to buy something to cut the lockbox off of my house. These people should be in jail rather than managing people's property. Hopefully, the police do their jobs and there is finally some justice. read more

The property I rented was not clean when I moved in. Cockroaches everywhere. I noted the stove was disgusting and told them that I would move in anyway, since I needed a place to live. I never used the stove in the year I lived there. I used a ninja foodi to cook. I told them this, plus they knew it was gross from before I moved in. They still charged me for the stove cleaning when I moved out, which they should have cleaned before I moved in. I also got broken into after a month living there. Turns out the door frame was destroyed from a prior break in and they did not repair it properly, so the door was easily kicked in. I found out the next unit in the duplex had the same shoddy repair work. That cost me a computer which was stolen during the break in. Don't trust these people if you rent a property they manage. read more

I have had 2 propertied that were managed by this management company. Worst experience. Initially when I contacted them, I looked them up online and did not know about them. The director of marketing approached me and got all the paperwork signed off and I handed my property to them. Everything went well, and I purchased another property and felt that since I had no issues, I should hand this property to them. Well, I had some issues since then. I noticed some markups and lawn maintenance bill just after they took over. I had personally visited the property before it was handed to the management company and it did not require any lawn maintenance for atleast 2 weeks. I felt this is a small amount and I should not make a big deal out of it. I had personally installed several items in the house. But when they took it over they charged me. I had talked to them several times but they said they were well below other property management companies. My rental property became vacant in September and my property was vacant since October. They had several properties that became vacant around that time and hence the make ready did not happen for a whole month. They charged me close to 1500$ in addition to around 500$ from the tenant. They charged me for paint for the whole house even though they only did touch ups. My property remained vacant till the December and I had to give 1/2 a month discount to rent the property. In essence I lost close to 4 months of rental income. IN the mean time I visited the property and saw that the property had bushes that were not trimmed and had several items that were not done. They were charging me for the maintenance. I talked to the property manager and she said she did not have the time to personally visit. After all these conversations, I felt that it is better to change the management companies and hence done a lot of research and chose a management company and gave termination notice to the Trend Property management Company. They sent me a live check and I was surprised when I saw the check. They deducted their management fee for the next 13 months for one property and next 5 months when the lease expires for another property. In essence they deducted close to 2000$ for work that they have not done. I emailed and asked them and they said to me that was what was on the contract. In essence I have lost close to 6000$ by having them and for very poor job maintaining my properties. I am ending up paying for security deposits as the tenants now have pets and this property management company deducted even that amount. Their explanation is that since I terminated the contract it is their right to deduct the amount. They also state that they have taken over these properties form their broker and that it is the broker who deducted the amount. in essence since they had the money in their hands, I cannot do anything. read more

I was in need of a rental in the neighborhood I was selling my house in, and fast! I contacted Trend and was able to go see the property the same day, and visited it several times after. I was able to measure, take pics, and even got to pick the keys up earlier than planned. I have been renting with Trend since 2017 and am very pleased. Anytime I have needed something repaired or replaced (including 2 appliances, and a water heater), it is handled in a timely manner. The maintenance people that have been sent to the property have always been professional and friendly which, as a single mom, I appreciate. I have no complaints! read more

If you want a Property Manager that never steps foot on the property, choose Trend. Their rental fee collection system is terrible. Tenants still have to mail in payments to the office. Dogs are not allowed on property unless an owner approves, but Trend doesn't care and will not reimburse owner for damages that have occurred. The property manager always says, "the broker won't allow that" and when you try to contact the broker by any method, he will not respond. This is the worst property management company I've ever dealt with! The AC is out, Its currently 91 degrees in this house and we have sent multiple emails, we left multiple voicemails, for this issue and others and nothing ever gets done! The management company, the maintenance team none of them care about the customer. How would they like to sit in a house where the temperature is 91 degrees? I am a veteran and I dealt with the management there and they basically said screw you when it came to some things that I need. I was told verbatim, "I don't care if you're a veteran". I'm not sure what all the negative reviews are about to be honest. We have lived in the same rental property going on 7 years now. We have never had an issue with Tenant Repairs. Anything we have submitted has been fixed timely and correctly. Those commenting negatively regarding rent - Well, this group expects you to pay your rent on time and for the correct amount. They will not baby you or remind you to make they payments. That's not their problem. Took over half of our rental deposit upon move-out. Read the reviews, they will operate exactly according to contract like a robot, absolutely zero humanity. Which sucks when your clean-up crew doesn't show up, and no one else was available because of the short notice, and thus you have to leave behind some bulk trash inside the home that said clean-up crew was going to take care of. We asked for 3 days to get a crew out there, but they wanted to charge 3 times the daily rent to do so (which would cost more than Trend's exorbitant clean-up fee). Also charged for a window screen even though none of them were damaged, and the worst is that they charged us for 2 broken tiles which happened because the house is settling on the front left corner and slowly caused a crack along 2 tiles over the course of 2 years. I left light bulbs, they billed me for more. I left a brand new battery for the smoke alarm (2 alarms went out our last 4 days go figure) and they bought a new one. Clean-up crew spent "hours" cleaning the bottom of the oven and that was a lie, because we had aluminum foil on the bottom of the oven to protect it since the day we moved in. I highly recommend renters to run away from properties that use this company! They are the worst management company I have ever dealt with! Takes forever to get your maintenance requests pushed through, they are never in the office to answer phone calls, you can't make payments to them through a website, they make you get money orders and sent them in, when they are in the office they are rude over the phone, and they are extremely rude through email when THEY screw stuff up. They do not send you monthly invoices or any notices to tell you how much rent is after raising the rent on you. I mistakenly sent them the money orders that was $5 short because they changed the price of rent on me and now they want to charge me an $80 later fee because $5 was missing. They called me the day the $5 was missing and I got them the $5 money order the very next day. read more

Steer Clear! We were perfect renters for over 6 years with this company. The place we were leasing was in foreclosure and they totally ignored our concerns, but kept collecting the rent money. Eventually, we were forced to leave with no where to go. At which time, they had another rental close by. We were desperate so we moved in quickly. The place was in horrible condition and was smoked in. We had to get out of there. So we let them know we would be terminating our lease early due to the circumstances. We told this to them in writing at the end of January that we would be moving in March which is plenty of time in my opinion and my family owns rental properties in another state so this isn't out of the ordinary....things happen. They said they were unable to get a hold of the owner and on top of that once they did get a hold of them; they were slow to rent the place after we moved out. We were planning on paying until it was leased and losing our deposit anyways because we were terminating a contract early. To ensure we weren't charged any additional costs, we cleaned the place from top to bottom when we moved out. We even took picture as proof just in case. We also kept up the yard until the house was occupied by the new tenant. Then we received a bill with the following: 3 months of rent until it was rented x 1350, 1350 re letting fee, manager's commission to lease the place, costs to rent it such as marketing etc, yard maintenance, make ready costs, fence repair and minus the deposit. For a total over 6000. We would have been better off paying out the lease as we would have gotten our deposit back, but I am sure they would have found a way to keep it. I would never ever rent from them, have them manage any of my property, or use them as a real estate agent to sell or buy a property. It is a wonder this place is able to make it with all the shady business they do. We were good renters, paid on time, and were good people. I understand not everyone is like that, but you have to treat good people that are trying to do the right thing as such. It would be one thing if we told them 30 days that we were moving out, trashed the place, and didn't pay on time for over 6 years......but we didn't. We treated the properties as they were our own and many times fixed things and never called them to repair items. Horrible, horrible people and business. I am not one to disparage a company, but what they did is wrong and I would hate for anyone to have to go through what we went through with them. I have used Trend for about 6 years. First with 1 property and then with all 3 properties. I get paid once a month and always on time. If I send an email with a question I always get a response with in hours. I had a renter move out without notice and they had they property ready and rented in 2 weeks. I used trend to manage my rental house and was very dissatisfied with the company as a whole. I had renters in my house for over three years. We had some minor concerns over the years. For instance when we had maintenance requests from our renters we always chose to do the repaid ourselves because of the VERY high maintenance fees they charged to do them through their maintenance crews. They were never very happy with this and we always felt their disapproval. The worst was when our last tenant decided not to renew their lease because they were moving out of he area. At that point we were considering selling the property or maybe renting it ourselves to a family member. When I let the management staff know we weren't ready to re list it for rent just yet because we were still deciding what to do, I received a very rude and threatening email. Basically stating that if we didn't use their real estate company to sell the property, or their maintenance crews to do the final close out maintenance then our contract with them would be ended immediately and we would be responsible for closing out the current tenants lease and accounting. That's ultimately what ended up happening as I was NoT going to be bullied into using them for either of those things. They are all about the immediate $$$$ and not in creating good long term or repeat customers! I referred a fily member to them that ended up becoming customers for a couple years and they too had issues and are no longer with them. I would not recommend them to anyone again!
