We were the only applicants to this house. I applied for it after a showing. We were the only applicants as no one was showing interest. Probably because for a house the square footage inside was only less only 1025 sq feet for a 3 bed 2 bath and master bath was majorly small. None the less, we loved the front and backyard space and 2 car garage. However, gone are the days that all you needed was great and excellent rental history and your job was your credit. Most places work with people with low scores with either a higher deposit or co-signer. Some will be okay as long as rental history is great and our was excellent. But this particular company from start to finish barely responded, and then Tyler asked if we could get a co-signer to boost the approval from the owner. I wasn't sure at first if we could find one and let him know if we cannot, I would have to withdraw I cannot find one. But a couple of days later, I did find a co-signer and let him know she put up her application as the co-signer and paid the fee. Of course, we had a time crunch of November move out/in. Tyler did not get back to me in a timely manner that I had to text, email, no one even answers the phone, and when he did finally respond, it was always he was waiting for the owner to get back to him. We waited over 2 weeks and sometimes if I was lucky, I would get a email back but always the same reason, never a denial or congrats approval. As a matter of fact, no one ever ran my co-signers credit. We paid over 126.00 in rental app fees. It's sad, that No one went above and beyond and they kept saying to wait, wait , crickets and wait. All the while, most places let you know within less than a week. Tyler then says if we needed to know right away to try elsewhere. Like really? I noticed it was getting fishy when we were getting sparse email responses and 8 days ago that just did not bother to reply anymore. Nothing just crickets. I was so disappointed and then I noticed it was not listed today again, 8 days after I asked if the owner would approve us yet. No one answered that email and now it is rented. Can you believe that? We waited all this time and we were the ones who applied first as the first come first serve basis and now it is rented? We never even heard a denial or that owner said no or an approval. They literally just gave me excuses and waited for more suitable applicants to finally come along instead of telling me anything. Only they are considering us at first, and just waiting on owner. So, the owner approved someone else so fast? They did not even call our references. Just took our application fees and bumped us off until someone else would finally come along. We pay our rent on time, never late, no evictions etc. Credit was a little low due to divorce and past Covid 19 lay offs with my son in 2020. But that was all. This place was not honest with us, or direct with us and we missed out other nice homes waiting for the response and to see they rented it was so bad.

I contacted SVP after our real estate agent said it would be 2+ weeks before his photographer could fit us in. SVP responded with in hours and was able to schedule for the next day. The beautiful, fully edited photos were delivered the following day. They were able to provide a stunning "twilight" shot even though they came at 10:30 in the morning. (Yay for mad Photoshop skills!) Side note: our agent took his own not-awesome photos and posted on MLS. I'm attaching a comparison. Photography is so important, especially in the Covid-19 era where there are no open-houses.

I wish I could write a better review but I'm so disappointed by what was previously a great place to rent. The buildings are quite dated and the updates that have been made are of the cheapest quality. The old carpeting in the buildings was replaced last year...we all thought what had been placed was the liner and the installation people would be returning to lay the actual carpet. No...the carpet is just that thin and it causes sound to reverberate through the halls. The vinyl flooring in some units is cheap quality and poorly installed, so that it's constantly lifting. They continue to permit cigarette smoking on patios and balconies, and public areas around the site, which means there's smoke coming in through the windows, patio/balcony doors, and vents, regardless of whether you smoke. The complex spent three years and a lot of money to update the property, with the pool and hot tub, bbq area, and clubhouse were all unavailable during this time. The big reveal after all the work reflected that the only thing changed for residents was a nicer bbq area. The pool and hot tub, and all the chaises, tables, and umbrellas are the same that have been there since my initial residency. The clubhouse, which is only open during the management's working hours (unless reserved for a private event), is gorgeous but the main change is a remodel of the office space. The management and facilities staff are the only people who use the "clubhouse," and in great part due to the hours it's accessible as well as the fact that whenever someone goes in there, it feels as if you're interrupting the office staff having their breaks, hanging out and snacking, etc. All the parking spots were redesignated this past year as "assigned" spots, in a clear attempt to increase income for the management company. Residents must pay an additional fee monthly to reserve a spot, covered or not, and there are virtually no unassigned spots for additional resident cars or guests. The office staff regularly "patrol" the parking area for parkers who aren't "registered" and when discovering someone, send an email blast to the entire community calling out the car's identifying details and threatening to have the vehicle towed within a certain number of minutes if it's not moved. During weekends, the Springwood staff tend to park in the spots reserved for "new residents." Management sends email frequently admonishing residents that they've "been told" they cannot have anything on their balconies/patios, hallways, lobbies, etc. as if the residents are young children. I don't like when people break rules meant to ensure people's enjoyment of their rented home either, but there's a way to do this respectfully and a way to make people feel bad. When there are problems with the laundry room machines, the office staff will not assist. The response is that they haven't been trained on how to use the equipment or its software and residents have to contact the vendor (which never seems to result in a response). A dryer has been non-functional for months but despite numerous requests, the management staff have done nothing to ensure that it's repaired or replaced. With only 4 washers and 4 dryers per building, having one out of order creates a difficult situation for residents trying to do their laundry. On the plus side, the maintenance staff are without exception friendly and responsive. The apartments are in a great location and the people living there are generally quite nice, but there are few amenities and the management staff sometimes make residents feel like interlopers.

Her working style was exactly what we needed. She gathered our requirements and gave us access to the MLS listings so we could browse at our own pace, and once we shortlisted a few places, we'd go do an initial walk-through. If we loved a house, she'd join us for a second visit and immediately start pointing out the pros and cons, that we might have missed. Whenever we sought guidance, she shared invaluable insights from her years of experience, pointing out details we never would have noticed on our own, which was very valuable. Manu has been in the business for a long time now. The connections she has came in clutch multiple times. We got a phenomenal interest rate through her contact, got really helpful escrow people, and had multiple instances of going to open houses and name-dropping her as our agent. People in the business recognize her. You have to understand what you get with Manu though. She played every single move the safest way it could be played. We didn't put multiple offers - only one house at a time. We had contingencies to protect our bids from bad evaluations. Even celebrating the closing was only Manu-approved after the loan was approved and the docs were signed. All of which I appreciate because I'm fairly risk averse. Manu's team is a powerhouse. She made every deadline with room to spare. She was also really good at dealing with my bad mood and stress (real estate is brutal). Although towards the end I think she was a little grateful to be done with us lol. Her MO is also to give you a customized portal in MLS for houses but full honesty, my wife and her house hunting doom scrolling probably found more houses. The house we ended up buying too didn't make it through the filters. She also only comes to open houses after you like them. So she's not going to spoon feed you everything but she makes those expectations pretty clear straight away. I'd be remiss if I didn't mention that her advice was a big part of why we stepped up from looking at smaller townhouses to a single family home. No regrets there. Now one month into living at the new house, we did learn some things the hard way like home warranties are fairly useless, Yelp and Home Depot are your best friends, and if you call someone for a free inspection, they're honor bound to find something stupid for you to have to fix. So yeah again, you're not going to be spoonfed everything. So why 5 stars? I did get my dream house. And this whole experience was possibly the most stressful thing I've ever done in my life. Through it, Manu and her team were a good group of people to have in my corner.
