Update- It keeps getting worse. This was a horrible flip packaged well. Be very careful! We bought a newly renovated home from Masada Homes in 2011. In the past 7 years we've discovered that the top floor wasn't supported properly and was slowly SINKING, they put drywall over big holes in the basement foundation causing water damage and destroyed basmen, they used the wrong type of grout so our shower tiles are loose, the drains weren't sealed correctly so leaking behind the walls in the basement and they never installed a rain gutter. Just discovered our dryer vent isn't really vented outside. This is extremely dangerous! The repairs have cost us 18k and counting - be careful. - Update - You'll see a reply saying they don't flip or renovate houses but here's the deal - when we got our house a guy named Tom was working with investors from Masada Home Sales. So Masada had a group of investors that would help fund contractors to buy and cheaply flip homes and then help them sell them. So they're not being truthful. read more

I had the misfortune of working with Gila Perez and I use the term working very loosely. All she really did was just send me the applications and reiterated she was going on vacation for 2 weeks. I found her listing on StreetEasy for a 2 bedroom in BedStuy as a No fee listing, the apartment was still occupied by a tenant so Gila arranged for the tenant to show us the apartment. My roommate and I really liked the apartment so we didn't hesitate in proceeding with the application process. We sent in the paperwork and everything was good to finalize the deal, this is where Gila tried to pull a fast one by adding a brokers fee. I put the breaks on and asked why there was a fee when initially there was none . This is where her shady tactics come into play, Gila claimed that "the girl who posted made a mistake" then soon after proceeded to send me a screen cap of the listing and saying "On my end it doesn't show , not sure why it says on yours". Gila obviously changed the listing from No fee, I checked on the app and the website and strangely enough it had been removed from the no fee section. Her level of unprofessionalism, her incompetence and her shady tactics really deterred me from doing any business with this company, and I'd think twice before working with Massada Home Sales, and especially with Gila Perez. read more

Dear first-time home buyer in NYC, You came here to look up Massada, probably because you found some great deals online on houses you might want to buy. Stop right now. The inventory of this real estate "agency" (it's not really a real estate agency, it's just a developer/investor group) consists of two types: nonexistent (that is bait & switch - that great deal you found doesn't really exist - it's just a tactic to get you into the door - you should be alarmed when instead of offering to show you the house, you are asked to meet at the office) and the second type is overpriced houses that they will try to offer you once they get you into their office with the aforementioned bait & switch. They buy houses cheaply and either a) do an ugly, cheap renovation (of, course the phrase they like to use is "luxury renovation") that they think is worth at least a 4x markup or b) if they find themselves with a house that is beyond quick repair, they will still mark up the price 3x for good measure & try to hand it off to you. Another thing they like to do is try to sell you houses they don't own (...yet - they want to see if any fools will pay the price they are looking to get BEFORE they actually buy the house in question) In addition to the above business practices, a lot of them are quite unpleasant (I am trying to use a polite word - that's an understatement) & shady. I lived in a building owned by this company for a little over two years. The apartment was gorgeous, spacious, and a real bargain for the area. When I first rented the apartment, the agent told me how great the landlord was and how if there was ever a problem, it would be fixed "right away." Unfortunately, that wasn't the case. With these people, communication is not paramount; if something needs to be fixed, they won't come right away, nor will they come on time. When I moved in, there was no smoke alarm, no window screens, and the lock was installed backwards. They eventually came to put in screens, after about a month of inaction, but I had to supply the smoke detector and repair the door myself. A few months later, I had a problem where my shower literally fell into the wall, the tiles were falling out and it would leak for hours on end. (this was a "gut-renovated" apartment). It took over a month of calls and pleas for them to send someone over to look at the issue. When they decided to send someone to fix the problem, it took over a week. Every time I would call the office, a new person would answer the phone. On many occasions, I would call about an ongoing problem and the person I was working with "no longer worked there," forcing me to start from square one. If it weren't for the lack of action and professionalism of these people, I probably would have stayed in the building I was living in. I genuinely loved my neighbors and the area I was in. The inconveniences, however, forced me to move into a different area of Brooklyn. Thankfully, the management of my current building is stellar. I can call the management office and have someone be at my door within 30 minutes, not 30 days. read more

I honestly had a great experience purchasing my home with Massada Home Sales. My agent was Lisa Rubin and she is probably the sweetest person I've ever met. I didn't purchase my home conventionally so there were a lot of challenges and set back and Lisa and the Massada team were extremely patient and diligent in closing the deal on my home. The home I purchased was completely renovated and I've been there for about 3 years now with little issues occurring so far. It was a great pleasure to work with this company. Afik Even was professional, friendly and it felt like he knew exactly what we are looking for since the beginning. He went through all details and was able to find perfectly fitted house for me and my family even those it was challenged as I have many specific requirements including easy access for handicaps. He was so eager to get a house for us that even when we already gave up he kept giving us support and searching for more and more options till he found one perfectly fitted. During all this thorny path he became more than an agent he became a friend who knows what a challenge we are going through as it is not easy to find a house where a handicap person will not feel limited by stairs, narrow hallway or inaccessible bathroom or entrance. False advertising. 151 Etna is advertised as a 6 bedroom, move in ready, fully renovated and vacant. It is not (it is vacant). It is a 5 bedroom, that is still under construction. These people are a waste of time. The place is poorly constructed (I have pictures and videos if they choose to dispute) They made me waste my money knowing they wouldn't be taking action or at least saying they would make repairs. There was a leak from the roof of my apartment that damaged some of my family's property. When I called to let them know, the first response I received was "You won't win." They're aggressive and unprofessional once you're already paying them. The apartment building was also infested with bed bugs and my neighbors on the first floor had an issue with maggots coming out of their vents. read more

Ran Aldubi from Massada showed me a number of homes in Bedford-Stuyvesant and facilitated my purchase of one. Massada acts as an exclusive agent for a group of investors that rehab and sell properties in up-and-coming neighborhoods like Bed-Stuy. A co-worker recommended Ran, and I reached out to him letting him know roughly what I was looking for. He quickly arranged tours of a variety of properties that Massada had for sale that fit those parameters, several of which neatly filled the bill. He followed up afterward shortly to gauge my interest, and when I expressed such in one of the properties, worked with me to finalize the deal. There was high pressure to close the sale, though I suspect that that's typical in NY real estate. The quality of the rehab work was good and the sellers that Massada works with were quick to correct the other deficiencies that my home inspector found. The only complaint I have here is that the property came "wired for cable and networking", but the wiring was run from jack to jack rather than to a central point (didn't conform to EIA/TIA-570, if you're a wiring person), which made it questionable for cable and non-usable for networking. On the other hand, they went above and beyond with providing appliances and fixtures, so I'm still happy (and I've recommended a wiring pro they can consult with to avoid this goof on future buildings). I'm now the owner of a house that I'm quite happy with thanks to Massada and Ran. read more

PLEASE STAY AWAY FROM THIS COMPANY, there are very unethical and used us to push another offer they had on a house after they accepted our offer and send the contract to our attorney. They made us waste 3 weeks and made us hope that the house was ours. Also, they renovate without permits, all the houses that were shown to us did not have any permit or worst they had a stop order on the property. BE VERY CAREFUL, Yes they say that they gut renovate them but you don't know what material they are using or if they respect the city code, you will be then in trouble if you want to sale it. DO NOT RENT FROM THIS COMPANY! I would like to give them negative stars. After looking at 30+ apartments and being put thru the ringer to secure this apartment (two weeks after promised move in and including a full months fee for finding the place) I signed a lease with the promise that Massada would do anything and everything to provide the best experience possible. The owner sat down to interview my room mate and myself before signing the lease and told us that if we had any problems to call her. After re-signing the lease for a second year we had major leaking through our windows (as did our neighbors). We called to complain and tell them about the problem--no action was taken although we were informed someone was coming to "look at the roof". After months of complaints and follow-up still nothing was done to fix our leaks. Mold started forming in our windows and on the exposed brick--still no service. No one responded to our email complaints. The woman who "manages" the property and office was extremely rude on the phone every time we spoke to her. She raised her voice and told us she was "done with us". When I asked her whom we should speak to about the outstanding issues she did not respond. I asked on several occasions to speak to the owner and was not given her phone number--I left multiple messages for her to call me and she never did. After withholding our rent in hopes of having the leaks fixed we were informed that the repair would cost $14000 to which I mentioned they should be able to pay since we (and many many others) pay rent monthly, well exceeding this amount. As a building owner this is Massada's responsibility. After 6+ months they finally (in the cheapest way) fixed our portion of the building, although neighbors in the building had been having the same problems and no action was taken to fix their portion of the building. If we did not withhold the rent I am certain no action would have been taken to make the repairs. We were then charged a late fee for each month we withheld rent (to which we eventually paid in full) and they sent a letter telling us they were proceeding with legal action. There was no legal action taken and Massada sent us a third lease renewal with a hiked rent from $1600 to $2300 a month. YOU SHOULD BE AWARE IF YOU SIGN A LEASE WITH THIS COMPANY YOU WILL BE SORELY DISAPPOINTED IN ALL OF THE BUSINESS DEALINGS WHEN PROBLEMS ARISE. THEY ARE RUDE AND IRRESPONSIBLE BUSINESS OWNERS AND SHOULD BE INVESTIGATED FOR BAD BUSINESS PRACTICES. IT IS INJUSTICE WHEN A COMPANY TAKES ADVANTAGE OF ITS TENANTS AND HAS NO REGARD FOR THEIR HARD EARNED MONEY. DO NOT GIVE YOUR MONEY TO MASSADA. read more

Once we had set our mind on an object, he went above and beyond to ensure a successful purchase, such as delivering the contract personally after hours.
