Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. It's all memorialized in text massages. I've yet to receive any restitution. His work and his word are worthless. Since posting this review this morning, I have gotten threatening text messages from Eden Goldenberg with respect to my livelihood. Beware of this businessman. In response to Eden Goldenberg's message below...the house was built in 2003. I don't consider that to be 'very old.' Update...Filed small claims court suit in April 2018. Eden Goldenberg never showed. I was awarded the total amount by the judge (4K+ court costs). If more dissatisfied customers go up against this dubious character, he will be forced to stand by his work! 11-1-18 The new photos were taken yesterday of a different skylight than the ones previously posted. The rainstorm of March 9th was terrible. We experienced leaks in the house that we hadn't seen…read moresince Superstorm Sandy in 2012. Unfortunately, we were too busy have it fixed immediately. About one month later, G. Keith Roofing & Waterproofing were working on a house up the block. While they were working on that house, they also inspected the roofs of other homes on the block, and cold-called for additional business. We chose G. Keith to fix our roofing issues because they were in the right place at the right time. Before hiring them, we checked pricing with a different neighbor who used a different vendor. G. Keith's plan and pricing were approximately equivalent to that other vendor. G. Keith essentially added a new SBS bitumen layer to our roof, sealed it, and provided a 10-year warranty. This treatment was more economical than a complete roof replacement, but not all roofs are eligible -- it depends on the existing number of layers on the roof. They did the job in about 3 hours, with an additional hour combined for equipment and supplies set-up and tear-down. George provided lots of photos of work in progress, and a video too. We were able to climb up onto the roof to inspect the work and ask questions. According to George, future maintenance might be re-flashing the sides in six to seven years, but otherwise the roof should be maintenance-free for the next few years. It was interesting to compare our roof to our neighbors' roofs, and see to how important it is to mitigate deficiencies sooner than later.

Test openings found damp insulation beneath several older repair areas, indicating that the moisture had traveled farther than the visible stain suggested. The owner compared removing only the wet sections with replacing the complete roof. Because the existing modified-bitumen system was heavily patched and approaching the end of its service life, full replacement was selected. NY Roofing removed the old roof to the deck, deteriorated material around the hatch was replaced, and tapered insulation was added to improve movement toward the rear drain. A new two-ply modified-bitumen system was installed with fresh wall flashing and metal edges. Materials were lifted from the street during a restricted delivery window, while the neighboring roof and occupied rooms below received additional protection. The finished surface had a consistent slope instead of the shallow depressions that had formed around earlier patches. Following several rainstorms and one freeze-thaw cycle, the bedroom ceiling remained unchanged.

He exclaimed a minimum of 2 men are required and it will take all day! REALLY? His estimate to CLEAN the debris from the roof gutters (3 sides) came to $750! REALLY? Honest business here? I then asked him what it would cost to clean my next door neighbor's roof gutters so that I can capitalize of some economies of scale here. The estimator then lowered his price to $450/house. REALLY? To make a long story short, I went with a STATEN ISLAND guy that gave me quote over the phone after sending in my house pic and he quoted me $175/house!!!! Why are manual laborers like this so dishonest? Whatever happened to honest day's work? Whatever happened to one's honesty? So much for religion, diversity, equity and inclusion?!?!?!?
