From day one, he truly listened to our needs and gave thoughtful recommendations about what would be a good long-term investment versus what might end up being a money pit. He wasn't the type to push for a quick sale--in fact, he pointed out property damage and issues we might've missed on our own, which really built our trust. He stood out among all the other real estate agents we attempted working with. Thanks to his guidance and expertise, we ended up getting our top-choice home in just eight days! The process was seamless from start to finish. Even recently, when we needed to relocate, Peter offered to help us find renters and has continued to be supportive. We'll absolutely be working with him again when it's time to sell. As first time home buyers, we felt we got amazing value for the services provided. Highly recommend Peter and the Red Cedar Real Estate team for anyone looking for a knowledgeable, genuine, and reliable agent.

The best way to describe Peter and Red Cedar is high touch, white glove - concierge service. Peter knew the market and had a powerful team of equally adept realty professionals. Nothing happened without Peter's knowledge and he always focused on what was best for us: Initially meeting through closing. Here's where the professionalism goes to another level - Peter builds relationships with his clients, throws mixers, and checked up on us a couple of times per year. And, he DIDN'T ASK US FOR THE NEXT DEAL each time he subtly checked in on us over 5 years! He and his team cares about you - long term not just to get a sale. After 5 years of relationship building, we called Peter and the Red Cedar team for support. He came over. We completed representation paperwork, his AMAZING 360 degree Ariel and interior video/photography genius turned up and transformed our house into a buyer's beacon that sold our home within 24-48 hours of posting - FULL PRICE OFFER!!!! This is Red Cedar - all day long. After getting an offer, Peter and his team coordinate every document, appointment, and follow-up like a well oiled machine. The signing appointment was completely painless without any hiccups in the paperwork or payout - again, Peter and Red Cedar are professionals and the service providers (Ex. Title Company) were exceptional too. Thanks Peter and Red Cedar for your exemplary support, education, and caring over 5 years!

Sadly, Jeremy's leadership has weakened the HOA board and reflects the company's failing standards. My experience matches a wider pattern-- which is supported by other BBB, yelp and google reviews and Complaints. This company operates with deliberate non-responsiveness. I, and other homeowners have made ongoing, current requests for documents, responses and meetings--all ignored. Jeremy falsely called my records request 'historical.' Another agency reviewed the Pinnacle portal- vague, useless, and offers no meaningful information beyond payments and architectural request. This is a pattern of systemic disregard. Jeremy does not communicate and does not respect homeowners. Pinnacle Properties should be avoided entirely if you are seeking a property management company with integrity, honesty, transparency and professionalism.

"we believe your home is not complete until you're 100% satisfied"…read moreThat's 100% a lie. I gave them a list of 64 quality issues that needed to be addressed. 25 went unresolved. From large cracks in the foundation walls just months after building, to missing chunks out of trim, to killing trees by filling and grading over root systems, to not correcting switch locations that were pointed out as located incorrectly pre-drywall, to water pouring out of our tub into the basement on the first day we moved in, etc. Dan Dinko and Greg Rice are the most unprofessional people I have ever worked with. Greg stood in my home and yelled at me while trying to blame me for drywall damage around recessed lighting on the ceiling. The reality is their hack drywall contractor cut the holes too big around the baffles. Dinko will hire the cheapest contractors possible, slap crap together and then hope you don't complain. I'm 2.5 years living in this turd and still finding things wrong. They're painter is absolutely horrific. He touches up with his finger and pretends not to understand English. They also will paint every surface in 1980's off-white to hide all the horrible seam work their crap drywall team does. And if you buy one of their more expensive models, they put the same bottom barrel hardware and fixtures found in homes they sell at half the price. Oh, and the other kicker, 5,000 sq ft of my backyard has standing water on it for over 2 weeks after a rain. They knew about it prior to settlement, kept it hidden under brush they claim they couldn't remove and even ran a pump in the middle of the backyard that they connected off of my neighbors electric in order to keep the backyard dry. If you've heard all the Ryan Homes horror stories I promise you Ameristar is just as bad or even much worse. Feel free to contact me if you want to see photos of all the quality issues or emails of how unprofessional they are in their communications. FYI-Ask for architectural drawings of a home you want to buy. Any reputable builder will give them to you...except Ameristar. And the reason they won't is because they can't even build to the print and don't want the liability. You could not pick a worse home builder and the fact they are in the middle of Glen Burnie should be a huge hint at what you're in for. FYI 2-Their positive reviews are from realtors they've hired to sell their homes and the most recent by Brenda Jackson, well look at their website. She's their sales person. GARBAGE HOME BUILDER! DO NOT BUY!

This auction house has great customer service but I personally have reason not to trust them. In my…read moresituation, the auction ad was misleading and the owner wasn't showing the property. When you purchase a property from the auction, you take it as is and are relying on the information provided and that you can gather. I relied mainly on the information highlighted on the advertisement which stated the property had 3 separate gas and electric meters. I called and the person at that answered the phone said it was a multi unit. She gave me the owners number and he said it was a multi unit and it was in good shape. I wasn't able to see it before the auction do I went with a relatively safe bid for a multi unit property. The problem was it wasn't a multi unit, didn't have multiple gas or electric meters and was not worth my bid. I complained, and complained and the owner eventually sent an email to Adam taking full responsility for the misleading advertisement but Adam didn't know the owner sent me a copy of the email as well. In that email the owner instructed Adam to stop communication with me until I signed a release that would split the escrow so that the owner got half and I would get the other half. Adam had the chance to cancel the auction according to the contract but chose not to. Adam had the chance to communicate that the owner confessed that he committed fraud but chose not to. Instead, Adam didn't return my calls until after I eventually signed the release. I signed it with a email bringing up the ethical violations of Ashland Auction and saying I was signing under duress. One thing I forgot to mention was Adam offered to communicate a different deal to the owner when I first brought up the fraudulent claim because he verbally said he was frustrated with the owner and wanted to help me out with the deal. He told me that the owner turned down my offer. Come to find out, the owner claims he accepted my offer and Adam told the owner I flaked out killing any positive communication between the owner and myself. I begged Adam to clear up the communication issue because until that moment, the owner seamed as though he was considering letting me out of the contract. To make matters worse, I found out that I wasn't the only person that lost their escrow on the same exact property from Ashland Auction just months prior. My loan officer put me in touch with a client he had from California that lost their $15,000 on that same property. According to what I can find online, this property has been under contract 3 times since March of 2023. With a profit of $15k every time someone backs out of this property, providing misleading ads and not adhering to the open house schedules becomes more lucrative than selling a dilapidated property in a developing neighborhood. Buyers beware. The property in question goes back on their auction block in the next few days.

Auctions are our focus rather than a side service, and that shapes how we run every sale. We specialize in selling property by auction for owners of every kind: families settling an estate, owners of a longtime home that has not been updated, sellers of unusual or hard-to-compare properties, and owners who simply want a firm date instead of an open-ended listing. Auction is a method of sale, not a signal about the seller. When a property is priced by competitive bidding, the market itself shows what buyers are willing to pay for it on that day, which is often the clearest read available on a home that has no obvious comparables. We also handle foreclosure and trustee sales, estate and probate properties, bank-owned and lender-held assets, and tax sale–related transactions, across single-family homes, multi-family buildings, commercial properties, and vacant land, sold both on-site and online. We manage the marketing, bidder registration, auction day, and coordination through settlement, and we work regularly with attorneys, trustees, personal representatives, lenders, real estate agents, and investors. Referrals and co-brokered sales are welcome. If you are weighing whether auction fits your property or your client's situation, we are glad to talk it through before you commit to anything.
