The mail room is up to date, integrated with Amazon hub, very clean, organized and you will get email notifications when your packages arrive! The gym at 38th floor and night view is unbelievable and hard to beat! What impressed me most is that I had trouble installing internet with AT&T as ATT won't install it until next week, and it was Lynn who contacted with them and pushed them to make it happen!! Management is extremely unpleasant and not flexible. Not worth the headache. You'll get better bang for your buck elsewhere with better views and amenities. Real talk, I never write reviews and I know all apartment management kind of sucks. But this is the worst apartment management I have ever encountered. They see residents as just $ signs. Marquee's package management is disastrous. I never get my package on the same day any more, because it takes more than one day to log packages in the system, and even when they are logged in and you go to pick, some packages cannot be found. I've seen this happening to many tenants while I wait in line to pick up packages. The amenities in this building is good, that is if they are not broken and you are actually using them. The roof top hot tub - the only thing I use - was closed down for a long time this summer. Hallway walls and carpet are always dirty, and never dealt with. Washer is et up to fill up halfway, could only fit a small load and doesn't clean properly. These are something that could easily be fixed, unlike sound proof and cheap finish problem others have mentioned, so please act on it. The building has elevator safety issue. I have experienced three different elevators stopping between floors, weird change of speed when there was no request for stop, and stopping several inches higher or lower than the floor when elevator opened. read more

This building deserves 5 stars through and through! The location is perfect for someone that would like to live in the bustling and busy city. Its a haven for shoppers and foodies as well! Its also a dog friendly building with no weight limit. Yet, I would not recommend anyone that owns an exercise demanding breed, since pedestrian traffic makes dog walks very stressful. The dog run is a great advantage for busy dog owners and the residents keep it very clean and pick up after themselves. On slower days like Sunday, I truly enjoyed long walks to the Millennium Park and the river walk. In the morning, I enjoyed going to Pret A Manger through the mall exit (sometimes in pajamas lol), having lunch at the Dearborn and grabbing a Freshii salad and a bottle of wine for dinner at Walgreens. This is all within 2 blocks! The management team has been helpful in so many ways including a parking issue I had and we resolved it within 3 days. Any questions or concerns you may have, they care and they listen. The cleaning guys are awesome as well. They always have a really good and upbeat attitude and they are friendly to the residents and to other staff members. The overall energy is very welcoming. You never feel alone in this location. In my opinion, extroverts will enjoy living here but true introverts will be a bit overwhelmed. Most residents are a bit slower paced here in contrast to my old river north building that were young professionals partying 24/7. The following complaint does not affect my 5 star rating and overall positive view of Marquee. However, I felt like this is something that I had to deal with on a day to day basis and hope no one else has to: My dog walker, dog trainer, friends, family and work associates have all complained about a front desk staff member that had a snarky and dictatorial attitude towards them when they visited. It all started with a single complaint about him being rude one time and it all spiraled down from there and these acts persisted on. After my second complaint my guests were unbothered yet his attitude had not ceased towards me. I would get side-eyes, up and down stares and grimaces when I walked passed him in the morning to take my dog out. One day, I had finally had enough and confronted him about both of these issues and he cocked his head to the side, rolled his eyes and spoke back to me in such an aggressive tone, in which another employee had to intervene. I was told he is like that with other staff members which is disheartening. His own faulted marital issues, lust to be of authority and overall cocky attitude has taken its toll on me and it's bittersweet that I wanted out of this building because of this reason only. Update: I forgot to mention that everyone except this person has been amazing working at front desk. I hadn't realized that the post may have mislead someone to judge them as whole but, please don't! They're always smiling and interactive which gives you a good feeling when you are starting and ending the day. read more

For starters the door staff was amazing in the building. I loved my almost 2 years living here because of the ease to get to Ohare. As some one who travels often for work having the blue line and red line in the building were priceless. The apartment was a bit "dorm style". However, for a rental it is very nice. The Management were solid, although I had limited interaction with them. The community was nice, I had little to no interaction with my neighbors. Never had one noise complaint or smoker smell on my floor. However, even on a higher floor, you get some street noise. But it is minimal. The amenities seemed nice; however, I was not around enough to enjoy them. Only negatives I have for the place is the price of the apartments/parking. Secondly, the elevators were a constant struggle. Ultimately this being the reason why I had to move. Having amenities spread out between multiple floors caused much congestion on the elevators, and the price point is a tad bit high for my taste. However, if you can deal with poor elevators, a public garage space for your car, and paying a premium I say do it. The Management, Door staff and location make up for it! The Marquee at Block 37 is top notch, truly an amazing place to live. Pros: The location is excellent and the building and amenities are absolutely beautiful. I can't say enough about the front desk staff and building security, so friendly and accommodating. They are a joy to see every time I walk my dogs in and out of the building several times per day. I am always greeted with a "good morning/evening" or "how are you" when I come or go. They open the doors for us (meaning my dogs and I) which is totally above and beyond. Also, the maintenance crew keeps the building so clean and fresh. The management (Jessica and Lynn) have always been more than happy to fix any problem that we have encountered. Cons: The only downfall for our family is that there are no dog friendly areas close by. We have to walk to the courthouse across the street and have them pee and poo (pick up in bags) in the flowerbeds. Having 2 medium size dogs (under 30 lbs), we like to go on long walks with them. Due to the vicinity, we have to actually drive to the Montrose dog beach and other dog parks in the area. The dog run at the Marquee is passable, but it is not well kept and smells horrible and is too small, so I would give it the worst part of living in the Marquee. Otherwise, I'd give a 5 star! read more

Do not get suckered into leasing at Marquee. The detailed negative reviews previously posted are very accurate, and those who claim 5 stars just have really poor standards (and are most likely on the privileged side of the race fence). I will attempt to make this as concise as possible: 1. No value for money: luxury price, cheap product. The finishings and appliances in the units fall apart after a couple of months (washer/dryers and dishwasher are garbage, do not clean; ac/heat units are always broken and have to be fixed; doors, knobs, windows, bathroom fixtures all might as well be for a dollhouse. 2. Ventilation is the worst!!! In unit, you will smell what your neighbor is cooking. God forbid you'd like to fry an egg, get ready for the smoke alarm to deafen you. While they claim to be a no-smoking building, there is the smell of weed and cigarettes that seep through the halls and into the bathroom and closets. Get ready to spend money on laundry detergent to wash off smells on your clothes. Apparently, we share ducting with the mall and cinema, so that smell of wet carpet in the winter mixed with stale popcorn and butter lingers in the 5th floor and hallways. Prepare ur gasmasks on the days the clean the grease traps too, it's brutal. 3. Management is by far the worst I've experienced. I have lived all over the world, in high-end buildings as well as mid-level apartment complexes and it is only here that I've experienced THREE manager turn-overs in less than one year. The maintenance and front desk staff are fantastic though! Overworked but friendly. Leasing agents and admin personnel are unprofessional, rude, racist, and just plain irritating, to say the least. 4. Too bad the photos of the outdoor amenities don't have a scratch n' sniff option... the firepit/bbq area and pool is beside the "dog run" and it just reeks of dogshit and piss. No amount of hosing that down will rid of that putrid smell. 5. The rooftop... jesus christ, the rooftop. It is the breeding ground for all the wasps and mosquitos in the world. I do not exaggerate when I say that there is like some sort of apocalyptic, swarm of wasps that have taken over that place. No joke, you need full on beekeeper outfit to go out there. 6. Let's start with the good things: great location, great views, gym, hot tub, sauna. However, these persisting problem really should be addressed with the rent people are paying here: 1. The building is extremely understaffed. I'm not talking about management office, but mail room, maintenance, and front desk staff. I find them constantly overwhelmed by the amount of tenants in this building. There are almost 30 units per floor! - I can never get my package on time. People pay to get their purchases delivered the same day or the next day, but what is it good for if the building takes more than 24 hrs to enter your package into the system and only then let you claim your package. This building is one of the most expensive apartment buildings in the city, yet it is almost impossible to retrieve packages after 8pm, because the front desk staff has to remain at the front desk, and there is no one else. Please make sure you hire more people to manage packages or find space to build more self service lockers, and have packages delivered to your tenants on time. This is a modern era when people shop everything online! - maintenance team takes longer and longer to respond to requests, because again, there are more and more people moving into the building. - Staff spread gossip in this building. 2. SPIDERS! Arachnophobs be alert! The building is covered in spiders. There are swarms of spiders literally hanging out of your window all the time, and the window at the elevators. Sometimes they find ways to enter your apartment. They were probably gone for a day or two when the building external was being cleaned, but the building need professional pest control to handle this problem. 3. The building is a cellphone signal black hole for some reasons, same for me and my friends using different providers. This is not the fault of the management, but I just want to point this out because it's a huge inconvenience. 4. Concurring other reviews on the cheap finishes. Walls, floor, doors, windows, cabinets, lights, faucets, toilet. Totally not matching the luxury apartment market positioning. They look okay because they are new now, but wait to see in a few years. read more

I have lived in Marquee for over two years in two units - a convertible and one bedroom. Both faced South with excellent light and exceptional city views. The leasing staff and maintenance team have been responsive and helpful, and the door staff are cordial. Important things myself and many other residents wish we new before signing: I've lived here for about a year. The size of the apartments are fantastic and there are some great amenities however, cons out weight the positives. 1) You will RARELY get a moment of peace and quiet. This makes being in your apartment *miserable.* From 7am-8pm almost every single day of the year Bucket drummers, xylophonist, saxophonist, singers, electric guitarists and other street performers can be heard LOUD AND CLEAR from most apartments, even ones on floor 30. Unfortunately they were not playing the day I toured. Sometimes it's just one group of performers (which is still incredibly awful), other times like now it's even worse with bucket drummers, a guy playing the same Star Trek line on his trumpet over and over again, and some guitarist hooked up to an amplifier playing the same Christmas rock song ....... blasting your tv and music most of the time is still not enough to drown out the sound. The business center sucks. There is 1 computer. Their used to be 2, but the building is too cheep to replace it. Roomer is someone walked off with it. You'd figure they'd have a good amount of cameras around for safety, but they don't. Often the smell from the dog run across the hall of the business center is extremely strong so you can't enjoy it. Their is a super loud non-stop high pitched buzzing sound that fills the amenity floors most days, which is why you'll never find anyone down there. To add to that.. the management chose this awesome cream machine for Coffee, which also make a loud buzzing sound the majority of the time... there are plenty of machines that make 0 noise, but this is the quality of Marquee. There are TONS of stains all over the furniture on amenity floors. I'm a big fan of dogs, but do not think it's right to allow them in the amenity area in case you have allergies or to help keep it clean. Items in the apartments break a lot. The appliances are bad. Microwave doesn't work half the time. Dish washer doesn't dry the dishes. Washing machine doesn't do a good job at cleaning clothing. Their are no perks of living here in terms of special events like they claim they have for residents. No in-home delivery. Nothing really nice apartments that are less expensive offer. The Decoration of the building is also very poor. I figured the fact the apartments were so large with great amenities would outweigh it looking like a college dorm building, but seeing the above it doesn't. There is no space in the kitchen to store food or cooking items which I overlooked being so taken back at how large the apartment was. This building needs to class up. It has potential but is neglected. Many simple things residents complain about all the time never become fixed. read more

I just ended my one year lease at Marquee and loved it. Great building with the friendliest staff . Anytime I had issues in my apartment they were quick to respond and remedy the problem. The apartment is perfectly sound-proofed, I never once heard my neighbors which was a major concern of mine. The only time I hear anything is in the bathroom vents, which is very infrequent, so did not bother me at all. All of our neighbors were young professionals and were very nice and courteous. The roof deck is amazing and always has seating available, which was great especially when I had friends and family over. Same goes for the grills on the fifth floor, I never had any issues and never had to wait. Sad to leave (especially the front desk staff, love you guys!!) but had a great year living there. read more

We moved into the Marquee during the pandemic (in June). Alexandro did a great job showing us multiple units via virtual tour and helping us really hone in on the perfect place for us. Marquee was even flexible in holding the spot for us for a decent duration period considering we were moving from another state. The staff is amazing. The front desk staff is so so so kind. The package room staff are helpful. The maintenance team does an impeccable job and responds to requests very quickly. We have been nothing but impressed with the kindness of the staff! The pictures on the site speak for themselves. The amenities are GREAT, and very accommodating of Covid. For example, at the peak of the pandemic we were able to reserve gym and pool slots to prevent from overcrowding and allow social distancing. I personally felt much safer doing that, and was still able to fit in a work out and enjoy the pool! The gym is stunning (rooftop gym with a gorgeous view), there's a terrace overlooking state street which is a nice place to work also! Additionally, the building has been doing several "virtual" events, such as a paint and sip night, flower arrangement course, and pumpkin carving! Even though we are in the middle of a pandemic, they do their best to make us feel like a community and provide great amenities. also, the building has an app where you can make reservations, access free classes (HIIT, yoga, etc.), and also get deals for things around the community. It's pretty cool. Overall, we are enjoying our time at the Marquee and truly think you will too!! read more

Let me preface this by saying that we really wanted to give this place a fair shot. We moved in mid July 2016 and are just now writing a review at end of February 2017. We really wanted this to work but to no avail... Working professionals beware!!! This is another expensive high-rise that has been turned into student housing. The walls are thin. You can hear EVERYTHING that goes on with your neighbors, be it farts, belching, urine hitting the toilet water, screaming, yelling, you name it. There is zero insulation in between the apartments or in between the floors. You can hear EVERYTHING!!!!!!!! Our neighbors across the hall swears big foot lives in the apartment above them lmbo because you can hear every step they take. Not funny but funny because of the way he explains it lol. Sorry buddy I had to mention it lol (sidebar just in case they read review lol) Also beware of the conversations that you may have while in the restroom as you can CLEARLY hear conversations that your neighbors have because it travels through the air vent in restroom. I cannot tell you how many times I have been in our restroom and can clearly hear our neighbors full and complete conversation. So if you are talking about something personal please make sure you whisper or have the conversation outside of the restroom with the restroom door closed, otherwise, other people can hear your every word VERY clearly. Only positive is the location. Other than that its just another college dorm with rude, inconsiderate young college students who have no respect for neighbors. There is so much space at the bottom of the doors that the noise and food smells from other apartments seep right into your apartment, including those that SLAM their doors all day long. I don't understand why these new developments make the doors this way with so much space between the bottom of the door and the floor. Not smart at all. Our lease ends in July and we are not going to renew. Thought about subleasing to get out early but we will wait and just deal with the nuisances until summer. Also, please be advised that this is a non smoking building, or at least it is supposed to be, BUT, you can still smell cigarette smoke AND Marijuana smoke. In summation, this is just another poorly constructed building with NO insulation between the walls or floors and its full of young college students. read more

This is a beautiful property in a remarkably convenient location for anyone working in the Loop and needing direct access to O'Hare. When it's 18 degrees outside and you can go from O'Hare to your apartment without stepping outside ... it's a real win. The views from the top floor -- and my upper story apartment -- are spectacular. The staff here is very nice and at all times helpful. The amenities are quite nice and the residents a very nice crowd. This should really be a 5-star rating, but ... I live on an upper floor, which attracts an older crowd due to the price premium, which is not filled, keeping the noise down. Yes, the bathroom vent system and the hallway door gap for airflow are just plain poor designs -- all contributing to noise. I am, without a doubt, in the oldest 10% of residents here, still, I'm absolutely at home here. Is it a "college dorm?" No! Yes, a few of the lowest floors are pretty social, but not at all representative of the building. Are there self-absorbed, privileged young professionals in Chicago? You bet. Is that populace represented in this building? Of course. It is just plain rude walking down the hallway at midnight (not late when you're 28, but bedtime when you're twice that age) talking excitedly to your friends about whatever. The attitude is quite selfish: it is also not isolated to this building. Same attitude leads to having dogs on non-animal floors, leaving exercise mats and towels where they drop in the exercise room, and a general selfishness. Maybe it's just life in a big city. The building has a good deal of social events and group exercise programs. Some special events, such as the Super Bowl party was a good deal of fun. This is a highly international building -- which should lead to some very positive cultural interaction. You can read that last sentence anyway you wish. A year ago, I had a competitive luxury apartment manager ask me how I could choose "living over a shopping mall" over her building. In short, there is zero negatives to being on top of Block 37, but many, many benefits. In total, the friendly staff, the wonderful amenities, the perfect (to me) location, and overall class of the building adds up to a very happy overall experience. read more

I just moved out of the Marquee at Block 37 and just wanted to say that I had a wonderful stay. I am glad that I chose to place to live in when I moved to Chicago. I moved out because I am moving back to Florida. Here is why I think so highly of the Marquee at Block 37. - Really nice building. Safe and secure. - Wonderful staff and office management. Very responsive to any issues that I have. Staff was very friendly. Mgmt hosted cool monthly events for the residents during the holidays - Gym on top floor - I rolled out of bed at 5:30 AM and would head upstairs to work out before I headed to work - Beautiful common areas on the 5th floor - even have a Starbucks coffee machine for $1 a coffee. Tea is free. - Location - next to Red and Blue line. Also near bus lines that went north and south. Near orange line - good for Midway Airport - Broadway theaters - there are 3 of them within a couple of blocks. The Oriental theater is across the street. I took in a number of plays and it was so convenient to walk home right afterwards - Connected to the mall - There is a Dunkin Donuts and Starbucks on the CTA level. I hit Dunkin Donuts every day - AMC Theater - Tuesday night is $5 night. - Restaurants - Best restaurants were in River North but it was just a 15 min walk - Other Restaurants - Lots of convenient eateries nearby - Target - This was 3 blocks away, easy walk - Two blocks from the river. In the summers, you can walk and hang out on the riverwalk In summary, if I were to move back, I would rent here again in a heartbeat. read more

I've posted a review on apartments.com about my experience and will post here as well. My wife and I have been living in the building for just over 2 years and the first year was great. Moving forward, apparently management was changing and things started to become worse on how things were handled. You can have nice people in a management, but taking care of things is a different story. No smoking should mean no smoking, but this has sort of went out the window. A few residents near our unit would smoke pot or cigs and we could tell since it came into our unit. My wife gets migraines from the smoke and we have an 8 month old which we try to stay away from smoking, but this doesn't bother them much since they just send an email regarding the matter. That doesn't do anything to those that smoke. Also, when there is a distance to smoke from the front door to the building, this hasn't been acknowledged at all in the emails (it's in the lease agreement) and there will be residents (or even guests) that will smoke right around the corner of the door. I even saw a lady stand right in front of the window near the mall side and light it up!! There was even a few buds in the stairwell near my unit.....WTH?! I've spoke to management in person as well as emailed them about me making signs to put up (at no charge) and they would forward to the appropriate person to check. Days, weeks and months went by with no word. This has happened a handful of times. Makes me, my wife and a few of our neighbor/friends see that management doesn't care on certain things but to "email" about these issues. Woopy doo on a stupid email. Our floor, residents will put crap in the garbage room, where some may just put a bag in the chute door and not push it down the chute itself. The chute door will be open and this can cause any smells from the garage to come up or the small room will be loaded with crap that could be broken down (boxes that a sign states to "please" break down boxes) and maintenance has to deal with the crap. They aren't your personal butler and have other duties to do as well. My wife and I are good friends with the front desk and maintenance after the time being there. Probably within the last year, the building has accepted certain school students to provide some type of deal so that they can stay there (which is great on how things are taken care of in the building now), nothing against them but some (foreigners) don't care about other residents and will go through a door and could have held the door for you but don't; or throw ALL of their crap in the freight elevator room/garbage/recycle room and this can cause issues of others trying to get in and put their things in it. When winter hits and there was the very cold one (polar vortex), management didn't have the front desk area ready for it and was cold as crap (yet again). The staff were freezing their butts off and bundled up like crazy. I bought them a heater for the desk to help and management "should" have made a sign to have people use the revolving door and people were too stupid to go through the one that is normal and brings in more cold. Yes, I get with dogs, handicap and luggage, use that door; but when you're coming in with no baggage, use the revolving door to help them and the room from getting colder! Management NEEDS signs for these things and DON'T care anymore. My wife and I will be soooooo happy when our lease is up to get the hell out of there. It used to be great and went down hill. Take anyone you can and who cares on how they will treat the rules, building or other residents just to get money and don't worry about the rest. Otherwise, it is nice on what the units come with, the other amenities and what not. It's all towards management basically. read more

I've been living in Marquee for 1 month now and so far I'm really enjoying the experience. Marquee was not my original preference for a place to live as I wanted something bigger and a bit quieter further from downtown. A friend was viewing the building so I decided to come along for a sneak peak.... A 3 hour tour from the fantastic leasing staff (Stef!) and I was hooked. I came back the next day and signed up. The building amenities, the proximity to 2 subway lines, the underground pedway, walgreens, target, zara, magnolia bakery and so many others are on the doorstep made it an easy choice for me. The gym on L38, with the view, the daily (free!) classes, fire pits and spas are really great and I'm getting good use out of them. I'm in a convertible on L33 and really happy with the apartment. I was pretty surprised reading the reviews and not sure what peoples expectations were before they moved in? If I'm in my bathroom, I can hear a muffled conversation of my neighbours if they are speaking loudly from their bathroom, but otherwise I hear nothing... The big gap under the door - that's actually a building code requirement for the mechanical ventilation... The smoke detector in the kitchen does go off a bit, but as a life safety device, I'd prefer to have it than not, and it's easy to reset if it does. As for the comments on living in a dorm/frat house - The Asian comment was written by a racist person. There are people from all nationalities in the Marquee community which is one of the highlights for me and I've not seen or heard any other negative words apart from this 1 reviewer... Everyone is super friendly and so far I've met lots of great people in the building from all over the world and made some new friends. The only negative - as a balanced reviewer - is the cost to hire the common areas. There is a wonderful lounge which is very underutilized so I decided to invite friends from inside and outside the building to come for a small gathering (15 ppl). I guess the person studying in the corner wasn't too happy so he informed the front desk I hadn't 'hired' the area for a private event. At $500 for the evening I found this a ridiculous cost!! At 11 outsiders and 4 residents, we were over the 2:1 visitor to resident rule so technically we were in the wrong. The front desk staff were very nice about it and were lenient to let us stay another hour. The 2:1 rule in my opinion is way too strict, as it means I can't have my parents and boyfriend over to grill and use the pool at the same time. 2 months into my stay at Marquee and the building, management, staff and fellow residents continue to impress. The buildings amenities and its impeccable presentation are a standout for me and helped seal the deal when the time came to make the much labored decision on where to reside. I have found the staff at Marquee to always be friendly , attentive and happy to accommodate reasonable requests. Fellow residents in my experience have been polite, respectful and are quick to exchange a "hello" or "have a good day" on most of the occasions I've shared the elevator. I had some concerns about noise transferring between apartments having read previous Yelp reviews, however over the course of the 2 months I've been in my apartment these concerns have not crystallized. I can recall only 2 instances where I was able to hear some minor hardly audible sounds emanating from my neighbors. The convenience of a 24hr front desk, super efficient parcel collection process and in building dry cleaning pickup/delivery service are just a few of the other features that make Marquee a great place to live. Definitely no regrets in choosing to call Marquee home. read more

This building is horrible. The people in the office never respond to my emails or get anything done. Moreover their attitude is like the residents owe them a million dollars. I cannot believe for $4000+ a month I am getting such shit service. Do not live here. read more

Do not move here. Terrible management. Crappy service. I have been charged for amounts that shouldn't have been charged, and I had to break up a fight at 6 am among the custodial services. Plus its like living in an Asian dormitory. This place needs a major shake up. read more

I've lived in 3 luxury buildings since I moved to Chicago, the marquee by far is the best building I've lived in. The staff is amazing, the amenities are unbeatable and the location and connection to a mall is priceless. I went to many luxury buildings with my realtor and after meeting with Serena at marquee I told my realtor we can cancel the rest. She was extremely helpful and made me feel very comfortable, she did everything in her power to accommodate me and got me the best possible deal. I am extremely happy with the building and her service, she made the transition to move in and take care of all of my needs very easy, I never had anyone get on top of anything I asked as quickly as she did. Serena went out of her way to make sure my move in process was nothing less then perfect. I would recommend this building and Serena to anyone I know. I can't say a enough amazing things about my experience and I plan to stay a long time. read more

Marquee is an amazing building!! We just moved in May, and we could not have made a better decision of where to live. Beside having great amenities that are always excellently maintained, the staff is what makes it truly wonderful. There has never been a time when I've seen it even remotely dirty. The staff (office, custodial, maintenance, front desk) are the friendliest and most helpful. They always go out of their way to make your day more pleasant. One of the staff members even keeps dog treats in his pockets for anytime he sees a resident's dog. My puppy loves him, and sits in front of him every time he sees him! Another member of the staff, Daniel, is the nicest and always asks how I am doing! The office staff are incredibly welcoming, friendly, and help with any issues you could possibly have. They made moving in such a seamless and welcoming experience, even with all my questions before the actual move in. The events they host are fantastic and there is always a new event to look forward to (multiple per month). They have an event for everyone's different interests. The front desk staff always are so friendly and welcoming. I have locked myself out more than I would like to admit, and they are always understanding and get me back into the unit so quickly. It's clear everyone who works here loves their job! We've had a couple of maintenance issues, and they get resolved so quickly. There is literally nothing negative with this building. The last two months have been like a dream living here. I could not recommend this building more. You will not regret your decision to move in here! **Also in response to the walls being thin, they are definitely not. We had our TV mounted and the handyman remarked how there was insulation in between units. We have never heard our neighbors doing anything. At first we even questioned if the units next to us were occupied because it was so quiet. read more

Let's be clear - this building should be 5 stars for the beautiful apartments, the immaculately kept common areas, the roof deck, pools, maintenance staff, front desk staff and responsiveness of management. It is a fabulous building to the naked eye, but as I write this right now, I am once again being kept awake by drilling, banging, trucks, clattering and booms from across the street. This building is beautiful and the finishes and amenities are truly stunning/top notch. That being said, I'm at wit's end over the nonstop construction across the street. If I sound cranky, it's because I can literally not sleep through the night in my apartment because the Oriental theater has a 24 hour construction permit - something that was omitted when I toured the building initially. My decision to move to this building over some of the other luxury buildings in the loop and lakeshore east was simple - I wanted a newer building, something built well, to be able to walk to work and finally, somewhere I could sleep after so many years in noisy NYC. In this current state, I am paying an arm and a leg for an apartment that I cannot even sleep in; I end up crashing at my boyfriends place in lakeshore east most nights solely on account of the noise here. I was told, when I asked about the construction across the street while touring the building, that it was nearly done and it wouldn't be a concern...that was in September. I've considered renewing (in October, it is unfortunately a ways off) and trying a higher floor and potentially the other side of the building - I really do want this to work and at the end, I do really like this building but honestly i am not sure how likely that will be given the fact that there's apparently nothing management can or is willing to do - this 100% should have been disclosed to applicants prior to lease signings. I'm sure this building will be lovely enough to live in some day, but for the moment, if you would like a place to sleep peacefully, this is far from ideal in its current state, at least if you're living in an apartment facing Randolph. read more

The pros: You're in the heart of Chicago, nothing more to really say about that. VERY convenient in terms of public transportation as Block 37 has both the red and blue lines running underneath it, and it's only a 5 minute walk to every other line. Management and doormen are nice, they always try to do things to make sure you're comfortable and happy. The apartments and amenities are BEAUTIFUL! The views are unbeatable on the 38th floor, and everything is always very clean and well taken care of (thank you to the wonderful maintenance staff). A very dog friendly building - there are even events hosted for your pup! The cons: You can hear EVERYTHING your neighbor does. I did not have neighbors up until 2 months ago, but I can hear them through the bathroom vents, the walls, through the crack between your front door and ground. I can hear my neighbor loud and clear across the hallway, goodness gracious (although I can say, they're not the most considerate neighbors - but that's a story for next time). I love playing piano and singing, I even have an upright piano in my apartment, but I am fearful to play and never do because I'm worried neighbors might hear it and not quite enjoy it. Bummer. When I moved in, I was unaware of a hotel being built in the building across from my room (the Oriental Theater). From the first month I moved in up til about a month or two ago - I would hear obnoxious construction at all hours of the day. I would also have to leave my curtains down because I'd be wary of construction workers peeking in, and now that they're gone it's moved on to me seeing butt naked hotel stayers in their rooms. Oh joy! I'm sure this wouldn't be a problem if you get a room facing towards the other side. The pools are CROWDED. This used to not be a problem when the building had less people, but now you'll never see a day where the pool isn't oversaturated with people and a grill empty. It's rare to be able to get a computer in the computer room unless it's at an odd hour of the day, etc. etc. Yes, there are a lot of college students here. Sometimes you smell weed on the elevators. Sometimes there's even spilt or beer cans in there. But as another review stated, they're more likely studying than partying. Would I renew my lease? No. Do I regret staying here? No, it's a great building. read more

I moved into the Marquee Block 37 in November. I love everything about the building. The location, the staff (doormen, maintenance, office staff), the amenities, the spacious apartments, the finishings, the view. However, there is one reason that I will not only be leaving at the end of my lease but unable to recommend this building to anyone -- and that is the noise from the bucket boys. Every day, I can hear the bucket boys playing on State Street. The noise starts between 10 and 11 in the morning and lasts until at least 8 on most evenings (longer on Friday and Saturday). I have a beautiful apartment, on a high floor, that faces south and I am unable to enjoy this fully because I am unable to relax at all. Per management's recommendation I have contacted both the police and the alderman on multiple occasions and neither has made any impact. If anyone who works from home is considering renting at this location please be warned that you might have to deal with this constant noise for the better part of the day, depending on where your unit is. read more

I am finishing up a 1.5 yr lease at the Marquee (moving to the burbs) and I can't say enough good things about it. I've lived in Chicago 6 years, six different apts (Loop, South Loop, West Side, Streeterville), and Marquee has by far been my favorite. The unit itself is spacious and tons of natural light with a great view of the city. The unit features (appliances, fixtures, storage) are great! I've had neighbors on both sides the entire time and have never heard one single noise through the walls. Either the walls have great sound insulation, or the neighbors are dead. Location is 1.5 blocks from my office, and in the middle of shopping and restaurants. The Blue Line and Red line are in the basement, and Orange/Green/Red/Yellow/Brown are a block away! Set square in the middle of the Theatre District (so nice to see a show and walk across the street and you're home!). The office staff have been so helpful, and the front desk folks are amazingly friendly. Great amenities (game room, pool, hot tub, rooftops, business center)! I'm sad that I'm leaving, and absolutely recommend the Marquee to anyone interested in living downtown. read more

Neighbors and amenities are great, but the leasing office and property manager here are awful and rude. The leasing office just want your money but not solving any problem. Also they will yell at you when you are having an important call in the common area just because your emotional support animal is next to you. I won't recommend and a lot of my friends in this building are planning to move out after the lease. read more

Marquee at Block 37 is an excellent, one-of-a-kind place to live. It is such a beautiful building with exceptional amenities from multiple sky decks, rooftop jacuzzis, 24/7 door staff, and so much more. The staff at Marquee is always very polite, helpful, and attentive. Also, you can not beat Marquee's convenient location. AMC Movie Theater, Goodman Theater, restaurants, bars, bakeries, Millennium Park, and endless shopping all at your fingertips! So glad I made the move here! read more

Ryan and Chloe are absolutly amazing leasing consultants. They take the time to really understand what you want and need so you can be happy. The views are uncompareble if you get one on a floor above about 25. The only thing I hate about this building is the elevators- since we have got stuck a few time, However they are super fast and that may be the problem. The CTA and access to the pedway is in the building!!!!!!! going to the airport and coming back late and being able to just walk up stairs and not go outside is a blessing. If your work is connected to the pedway system there is no reason to go outside in a chicago blizzard. If you love your skin like i do there is a sephora in the building. If you drink alot of coffee you have a pret a mange and starbucks on the pedway level. If you need a quick clothing buy you have a mall below you. If you have a sweet tooth Magnolia bakery is open late yall and you dont have to go outside they have seen me in my pjs. If you want to pregame go accross the street to wallgreens and stock up. read more

The building management personnel are great and the maintenance team are as well. That fact alone is the reason why I am not breaking my lease. However, its basically a college dorm. Its VERY loud and the sound proofing between the walls is either very poor or my hearing has improved exceptionally since I have moved in. The location is great for the CTA and the building has great amenities. Again, the apartment staff are wonderful but its probably the noisiest place I have lived in Chicago and for the cost vs the college dorm vibe, I think 3 stars is fair. read more

I have thoroughly enjoyed living at Marquee at Block 37. For me, the best part is having direct access to the Block 37 Mall and the Blue Line to O'Hare. I always beat traffic when I commute to O'Hare. The front desk always says hello and the leasing office quickly responds to my inquiries. The leasing process was extremely easy, and Marquee was one of the only buildings that actually followed up with me on a regular basis. Nearly everyone in the leasing office and management is brand new and I think they are really trying to make the building as enjoyable as possible. Many of the previously mentioned issues here from 2016/2017 are so old they are not issues anymore. My only thought would be there needs to be more organization in the package room. Sometimes I get notifications, sometimes I don't. Sometimes someone finds my package in 30 seconds, other times there is a wait. More often than not I just use the Amazon boxes inside the mall to get same day delivery. I've been living at Marquee since May and feel I got a great price and enjoy the amenities. read more
