I'm incredibly impressed with Marlon Manor. The halls are always clean and it smells great. The staff seems to be taken care of because they treat the tenants so well. I've recently been battling late state cancer l. I can't tell you how accommodating and kind the office management and employees have treated me. There is a small stature woman who works there and she's a janitor. She cares so much and asks how I'm doing whenever I see her. I need to move because of health reasons but really may stay here because they have been so kind to me. The pool is clean and beautiful, the staff is amazing and it's always clean! I have very mixed feelings about living at Marlon Manor. It is a nice building and the units are spacious. My walk in closet was huge. But I lived on the first floor and the plumbing problems were never-ending. Constant backing up of my garbage disposal, sinks and toilets. None were from anything i had done. Clogs begin on the upper floors and move down. The management is disgraceful. There is a revolving door of managers. They charge pet rent (as well as pet deposits) They charge outrageous late fees and do not treat tenants well at all. Decron is a property management company to avoid at all costs. There is not enough time to go into just how greedy, underhanded and deceptive they are. read more

I've lived here for just over a year and I'm very pleased to call marlon manor my home. The management team here is on point and always accommodating with any issues that might pop up. The building is constantly cleaned and well taken care of. I'm really pleased with everyone especially Jo jo who continues to provide excellent maintenance service and always goes above and beyond. Here are my pro's and con's on Marlon Manor....I have lived in LA for the past 18 years and have only lived in 3 apartments. The one prior to Marlon I lived in from 1996 to 2010. It had turned into condos and I was forced to move....I loved the area and wanted to stay in that general area (Hawthorn and Fuller). Hence I found Marlon Manor. Pro's: Spacious apartments, pretty clean, nice size elevators (for moving purposes), an ok gym (one treadmill, one bike and a very outdated machine), pool (due to the shade will only get sun for a few hours out of the day if you are a sun worshiper), gated parking, and friendly on-site staff. Con's: When I moved in I paid market price, shortly after moving in, the market dropped and all the new rentals coming in were considerably a lot lower. I tried to speak with management on several occasions only to be told either I could move to another apartment within the building to get a lower rate or move out. The corporate office would never speak with me, and would only put me in touch with Tatyana (on-site building manager). Another con is the building makes you pay water, sewer and trash, AND you have to pay double each month. This is another issue I have been trying to clear up for a very long time and to no avail....crickets. Yes, you pay for water, sewer and trash to a 3rd party NWP that the corporate offices have set up AND water, power and sanitation to LADWP. I'm pretty sure something here isn't legal but no one wants to give me an answer! Pro & Con: They are now renovating the apartments, which look amazing when completed. BUT now the rents are insanely high, so I'm in a pickle once again. My rent is still over market for a "non-renovated" apartment or I can get my apartment renovated and pay even higher rent! Coincidental or not....right after this review I was given a rent increase!! And it's not a renovated apartment!! Thanks marlon manor....you just lost a great tenant.... read more

Three things: 1. Two-and-a-half years into mine and my husband's tenure at Marlon Manor, we are still very happy campers! The building is clean and friendly, the gym and pool are rarely crowded, and most importantly, it's QUIET! Home Sweet Hollywood! 2. Now, onto our apartment. Our two bedroom/two bath is perfect for a kid-free, cat-owning couple. The rooms are spacious, the closet space is pretty spectacular (as in, the one in the second bedroom would be considered an "office" in a New York apartment), and the appointments (cabinets, appliances, etc.) do just fine for what we need (as we're not in one of the recently-upgraded units). 3. In terms of red flags, I don't have many, except for the fact that the term-length of our lease has been extended since we first moved in (e.g. the verdict of renewal wasn't made in the same month, a year later, that we signed, so our lease end date keeps getting pushed back and back and back). And it's occasionally hard to get hold of the front office, but with the building's new website (which includes online rent payment options and an e-submission form for maintenance requests), such difficulties have been pretty much squelched. read more

**Disclaimer: I am not a fake profile with 0 friends and 1 review** We were looking for a 1 or 2 bedroom and this building was in the neighborhood we were interested in. It was definitely disappointing and after looking at two of their 1 bedroom apartments (and ALL of their different, lacking layouts on the website) it was an easy decision to keep looking. The bathrooms are all in the bedrooms and not easily available to guests through the common area. On top of that, the bathroom sink is outside the bathroom itself, making it interesting to think how you would fully utilize the bathroom if the sink is in your bedroom. The lady giving the tour was pretty pushy about how we had the option of giving her a $250 deposit so that we could hold the apartment because she's had a lot of showings but no one has yet to give her a deposit....I wonder why. Fortunately for me, I also wasn't born yesterday. They were asking $1,775 for a one bedroom, less than 750 sq ft. The bedroom was TINY, the living space was narrow and the dining "area" could not possibly fit a table for more than two people and it would still probably be in the way. On top of that, the pool is ok but the "full gym" was just 3 machines in a dingy room with a full wall to wall mirror to make it look bigger (like it has 6 machines haha). If you are looking for a one bedroom in this area, it will generally cost you $1,200-$1,700 depending on amenities and size and location. While these apartments do have brand new kitchens, the layouts are lacking efficiency and they won't put laminate in the bedroom, only carpet, thus decreasing the value. The sizes of the apartments range from 600-800 square feet, but the way they are laid out, they look and feel much smaller. This is probably because they devote a large amount of space to putting walk in closets in every apartment and then additionally 1-2 large closets (that's great but the rest of the place is tiny so obviously a better interior designer would be beneficial when remodeling). I saw this apartment still available 3 months later and was not surprised. They are unappealing and although the building is nice (has gated parking, elevator, pool and office on-site), the apartments are cramped, overpriced and have terrible layouts (for me). If you don't care about any of that and want to live right off the sunset strip, I'd still recommend you keep looking. I found something way bigger and cheap within 2 blocks and am so happy I never considered this place. read more

Marlon Manor is a very nice property. It's clean and well cared for by Keith, the property manager Libia, the porter, and Jose, the maintenence man. I can't say enough positive things about these people. Keith truly cares about the needs and concerns of the residents. He's very quick and responsive to any repairs that need to be made. And on top of that he is a genuinely nice person. Those things are hard to come by in a property manager. read more

Frank A. Living at Marlon Manor for 6 years is convenient and quiet compared to other properties I previewed located off of the Sunset strip area in Hollywood. I am steps away to a variety of restaurants, markets, dry cleaners & southbound access to Runyon Canyon, with freeway access nearby on Cahuenga, and on Sunset Blvd. The property is well maintained with 24 hour property surveillance & subterranean parking. Keith and staff are always interested and at the ready to help tenants deal with all issues. It is communal living in Hollywood which will always have challenges since this district attracts a variety of short stay and long term residents. read more

Have lived here for 12 months. The location and staff are fantastic. The property is always well maintained and the land-lady takes care of whatever you need which is invaluable when required to travel for work. We are often away and can always count on her to take care of the cat and ensure the apartment is tip-top. The only thing I would recommend is that the property owners utilize the roof-top by adding a BBQ or garden area. The building has really great views of LA from up there and it seems like a waste. Otherwise I would recommend this property to anyone looking for a reasonably priced apartment within walking distance of the better parts of Hollywood. read more

I have been at Marlon Manor for a year. My apartment is nice: nice view, gray hardwood floor, big balcony, nice neighbors, close to everything. I really like the previous manager Keith, and love Jacqueline who is currently our manager. She just informed us she is moving on which stinks because she is a huge part of why I was planning on staying. She's so helpful and sweet, especially since we have a huge problem with homeless people on our street. It's turning into skid row! And at over 2000 for a 1 bed, it's getting ridiculous. Decron needs to hire full time security to ensure safety. I have been stopped at the front door by people trying to get money, as well as running into a homeless person in the pool area. If we had a full time security guard, or at least at night, this building would be 5 stars for sure. It's a shame :/ read more

I lived in a one-bedroom apartment at Marlon Manor for a little over three years. In those three years, my rent increased by an exorbitant amount. When I moved in the rent was $1650, a year later, building management jacked it up to $1875, and then another year and a half later, they wanted to raise it to $2300 if we remained month to month. A 23% INCREASE in one month, and nearly a 40% increase in just over three years. This is the case with my neighbors as well. They told us if we wanted to re-sign for a year, our rent would only go up to $2050. An outrageous increase by any stretch of the imagination. They say these increases are in line with market rate - but that is simply not true. I browsed many apartments in the neighborhood in much nicer buildings where the rent was imuch lower than what Marlon Manor wanted to charge me. They say that because the rent is probably only in line with other buildings Decron owns. Decron will get you in, and then TRUST ME, they'll jack up the rent. It happened to us, it happened to all our neighbors. When I moved out a month ago, over a dozen units were vacant. There is a moving truck parked outside the building practically every weekend. Some PROS: It's quiet and the tenants for the most part is young professionals. The units are fairly spacious for one bedrooms. There is tandem parking. There's a Ralph's right down the street. Most of the apartments have a nice patio. The neighborhood: There is a growing tent city just outside the building on the corner of Sunset and Martel. There are shopping carts and tents lining the side of the building right next to this apartment complex. It's not a nice street. The police have to be called constantly. In the three years we lived at Marlon Manor, our cars were broken into THREE times in the building's garage. There have been several times I encountered a vagrant wandering around the garage, and also I have personally witnessed vagrants bathing in the building's Jacuzzi. Side Note- After our cars were broken into the building the third time manager claimed he would personally review the tapes, this never happened and/or he said he didn't see anything because the cameras weren't aimed at my car. Also, the burglar took my garage door opener, the building managers never changed the code to the garage. Therefore, this guy is still out there with access to the building.  Maintenance: CONSTANT ISSUES The apartments, which look nice with their stainless steel and granite countertops, actually are cheaply constructed. Literally every single appliance broke at some point. The cabinets constantly fell apart. The cabinet shelves aren't mounted; they are stuck onto cheap plastic tacks. They installed the cheapest of every item available. The dishwasher, the refrigerator AND the microwave all broke at some point and both the microwave and the dishwasher had to be replaced. The dishwasher was eventually replaced by a smaller and even cheaper unit that barely held any dishes. About three weeks before I moved out one of our neighbor's dogs took a crap right in the middle of my parking spot. Lovely, right? I immediately notified management. He said he'd send a porter down immediately and send flyers out around the building reminding people to please clean up after their animals and he'd review the tapes to catch the offender. Three weeks later as we were moving out, no porter had been sent. No flyers posted. Nothing. The building management is slow to respond to inquiries. Our heat broke; maintenance took an entire month to fix it. We got a follow up email about a month later from management asking if the heat was ever fixed.  The pool area is small and doesn't get much sun. Two years ago I noticed a major temperature change in the pool (which is allegedly heated). The pool is now ice cold. I asked the building manager about this and he said, "too many tenants complained that the pool was too warm." I've never heard such an outrageous, laughable lie in all my life. Also, the gym is a joke. It has a half broken treadmill and a bow flex type machine from the early 1900's. There is also a sauna in the same room, so God forbid someone use the sauna while you're trying to work out - you'll die of heat stroke. Overall, I would not recommend this building. The only reason I stayed so long is because moving is such a pain. If you do move in, just be warned, your rent won't stay the same very long. Be prepared to pay. read more

I've lived in Hollywood for 10 years & Marlon Manor is my favorite location. Martel is a pretty quite street compared to most of Hollywood & living by Runyon Canyon is a huge perk. Sunset Blvd. rock & roll Ralph's & great restaurants are also why it's worth the high rent prices for this area. read more

Not sure why, but this place has gone far downhill since I moved in a year ago. If you want to deal with extremely noisy and inconsiderate neighbors, the constant smell of marijuana seeping into your apartment, the fear of your car getting broken into in the gated garage due to poor security, and having your rent increase by 8-10% each lease, then this place is for you! The only reason why I haven't dropped this review down to 1 star is because the building manager, Keith, is still around and he listens and addresses issues immediately. Unfortunately, his power only goes so far and the management company doesn't seem to care even half as much about its tenants as Keith does. read more

This is one of the best places to live in the area. It's a safe, young professional community. Im never apprehensive to stroll to the very conveniently located Ralphs grocery store when I need something in the evenings. I also enjoy Runyon Canyon proximity on a beautiful day. The building tenants are very considerate to keep the noise levels appropriate for the time of day and/or evening. I always get a good night sleep. Security has made improvements as there are now security cameras placed around the building. A big hello to Tatiana the building manager. She is a delight to work with, accommodating and very professional. The maintenance staff are always polite and helpful. read more

I've lived in Marlon Manor since 2005. First of all, I would like to comment on the office manager, Tatiana. She is very responsive and effective. For any issue that I have reported to her, she resolved the problem immediately. Whether I have needed to change parking spaces, handle a plumbing problem, move to a different apartment or complain about a noisy neighbor, Tatiana has handled the problem THAT DAY! I never expected that kind of response but she delivered. Besides being a very effective manager, she is also very friendly and has a sense of humor. The apartment is close to anything that you might need, gyms, yoga, restaurants, grocery store, hills for hiking, theaters, and all within walking distance. Most of the neighbors are very respectful. The hallways are always empty, clean and quiet. I almost never get into one of the elevators with another person. The neighbors are rarely seen. The building is situated so that you don't hear too much noise from Sunset Blvd, only an occasional fire truck. The only problem I have ever had was not with the management or the the building itself, but with neighbors who have played their music too loud. But, the problem was quickly resolved when the manager talked to the neighbor. read more

Love this place!! Great staff. Great location. The building is very clean. Manager Keith is very professional and cares about tenants. Any maintenance or any other issues I've had have been taken care of quickly. Decron properties is such a great company I recommend it to all my friends. If you want to move to a different apartment because of space or any other reason they will be happy to transfer you without breaking your lease unlike other companies. I lived in Marlon Manor for 3 years and I thought it was a great experience and a great place to live. The only negatives is that I wish it had a bigger pool and gym. On the other hand, I have nothing but good things to say about Keith Jones, the property manager. He was always very helpful and quick to respond to any of our issues. Decron Properties is lucky to have Keith on staff. He has always done his best to ensure that the experience of residing in Marlon Manor is as good as it can be for the tenants! Horrible horrible smoke everywhere! My girlfriend lives in this place, and we are getting married. We were going to rent a bigger apartment in the same complex as overall it seemed to fit what we wanted. However, this place is only for people who prefer to live in heavy smoke non-stop! At night, we cannot open any windows, as the smoke seems to permeate from everywhere. People are smoking tobacco and marijuana all the time, and very frequently (very frequently being every night), some neighbors smoke some strange substances that are simply impossible to tolerate. The management seems to not do anything about it. If you like the building for some other characteristics, like its location or outward appearance, please, think twice about moving in here. read more

I am writing this review in order to express my utmost disappointment and a feeling of absolute nightmare from not being able to breathe in this apartment building every night, even with all windows and doors closed. Every night, there is a pungent, strong, unbearable smell of marijuana, tobacco, and narcotic substances that are being either smoked or cooked or somehow else manipulated. The apartment building promotes itself by claiming that it is a tobacco-and-marijuana-free property. However, it is a very rare occasion to NOT smell these and other substances even when all the smell entrance routes are closed. read more

If you want to live in Hollywood with nearby walking access to Runyon Canyon, this is certainly the complex you want to be in. The management, run by Tatyana is superb, responsible and always around and helpful. I have lived in LA twice over the past 10 years and always here. Whatever apartment you get, you will find ample living and bedrooms, high ceilings without the cottage cheese look, and a general modern look. The underground parking secure and the pool and fitness room pluses. The common grounds are spotless. The prices are just about or slightly under what the other complexes charge. ive been living in this building for the last 3 years with my wife and all i can say is that i never had any problem with the management, everything i ask, they prompty take care. although the building is located in Hollywood, the neighbors are mostly young families which makes a very quiet and friendly environment. the place is also secure ,well maintained and is close to the runyon canyon which is a big plus if you like outside activities. the gym area is small but do the job read more

Pros: Nicely build and clean building, friendly and polite maintenance staff, manager who is friendly and competent. Apartments are spacious (mine is), non-renovated, although they had put a new carpet in a few years back. Balcony is spacious and that is a big plus. The building is at the close proximity to Hollywood, Runyon canyon, gyms, restaurants, shops. The pool is nice and newer crowded, the gym is tiny but clean. The street is nice and green, but overly crowded. Now the cons: I agree with the previous post that the apartments are overpriced based on the fact that they are not renovated. The kitchen is old, and the paint on the handles is peeling off, and even when repainted peels of right away. Bathroom is cheaply done with linoleum on the floor. Units do not come with refrigerator and the stove is very cheap. There is a number of noisy neighbors who play their surround systems very loud. Too many young collage kids have moved in and sometimes (lately) it seems as if we live in a dorm (heavy partying and all). Another thing is that many people smoke cigarettes or marijuana on their balconies and the stench is unbearable at times. There is a real danger of a second hand smoke inhalation for all non-smokers in the building, but the company does not seem to care nor does anything about that issue. They send out those "wellness" newsletters every once in a while, but NEVER EVER address the real issues in the newsletter. Also they allow an old resident to smoke cigars at the pool area when the kids are at the pool. Only just recently the company had installed security cameras, but I believe it is for their liability, not to make residents feel safer! There have been a series of burglaries in the garage lately. One more thing: residents pay for trash and water etc. and that is a rip off! Overall, the company does very little for the residents. Neighborhood: Neighboring streets are not clean, and ATT building on the corner does an extremely poor job of maintaining their grounds (another big corporation that can obviously afford to purposely show a blatant disregard for the community), which ruins the overall look of the street. read more
