As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

HE IS THE PERSON WHO HELP US TO FIND THE HOUSE JUST WITHIN THE 2nd OFFER in NICE AREA! My husband and I met Franky at one of the open houses in Washington DC. At that time, we didn't have any idea about the home-purchasing process. Even Though we searched online, we still got lost since we didn't know what the first step was and what our priority was. Franky helped us to understand the overall process, and encouraged us to think about our future life to set the goal of home-purchasing. Even Though we were not his clients at the moment, he gave us a 1-hour presentation of the whole process with the pamphlet. When we decided to go with Franky, he tried his best for us to find our FIRST HOME with some of our considerations. Since both of us work full-time, he made house-tour appointments or meetings (regarding making offers) after work hours. Also realized that some of these companies do not really know the local laws, which scares me given the tenant rights in DC and Maryland. Anyways, after the long research I decided to go with Gordon James since they had really good contents on their website and was able to speak with someone knowledgeable. Turned out to be a good experience overall working with them through the tenant finding process and moving them in. Honestly thought that managing the rental myself wouldn't have been that difficult, but after a long research on the whole process, I definitely realized that a busy layman would not be appropriately equipped to do so. I think the best part of the experience with Gordon James was that I did not even have to go to their office to get everything done. They provided good information throughout the process electronically so I was able to just read and understand on my own time. They also utilize e-signatures which is very helpful so I didn't have to drive into DC to their office. I'd say if you want your property to be managed properly, spend the money and go with a professional management company. Gordon James is a good example of a professional management.

When I asked for an explanation for what I'm paying for on the invoice, they didn't give me one. The company didn't either, because they say they were hired by Gordon James, but guess who pays the bill?

I found that. The application process was seamless. I was approved quickly and the transition was smooth. I had my keys and access to the unit quickly. The last few years have been amazing. Whenever anything was broken and we submitted a maintenance request, it was addressed quickly. Nothing remained broken for long. John even came over and replaced the batteries on the smoke detector when I couldn't figure out which one was low and the beeping wouldn't stop. Our microwave broke and I messaged John and it was replaced within a few days. In my experience Scout Properties is a great property management company. They are reliable, responsive, nice human beings. It was a pleasure to have our home manager by this company. John's the best!

When we first started with Scout Properties, things were great. Our first manager, Nick, was…read moreprofessional and easy to reach. But after Victor took over, everything went downhill fast. I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

Upon meeting Dan, his knowledge of the orange-line housing market was very impressive. This guy lives in the neighborhood and certainly knows the comps. In an era of multiple bids, Dan helped us realize that beyond just throwing money at a new home, there are others ways to write a very competitive offer. Additionally, Dan was also able to get us several viewings of townhomes before they came on the market - something I think gave him a huge edge over other realtors in the area. Because of the shortage of inventory (especially townhomes) in Arlington County, this makes all the difference in the world. Dan also offers a "one-percent off" for buyers guarantee (check out his website) which we thought was a great touch. Throughout the whole process, Dan was extremely responsive (which is very important to a first-time home buyer) - even helping us through a mortgage crisis while he was on his honeymoon. In the end, we couldn't be happier with our new home. And we'll certainly be contacting Dan and his team down the road when we start thinking about selling :) BONUS: "Orange-line living open house" sign twirlers by the Clarendon metro. How can you not love that!!??
