    My realtor referred Jack Manes in response to "I want to find someone great to design our apartment" -- and Jack was all that and more! Although we did a lot of our work remotely (she and apartment were in NY, we were in SF), it was a seamless process. Everything she chose was perfect and she was so easy to work with, and she has a slew of people she trusts for painting and cabinetry. I'd work with her again in a heartbeat and recommend her without reservation.

    Summary: If you want someone to treat your project like they are building a home for their own family then look no farther.  Josh and Jack Manes are masterfully skilled at their craft, hard working, and highly responsive/communicative. We hired Josh Manes Architecture for architectural and expediting services for our New York City apartment. Our goals were to transform an outdated 3-bedroom into a modern home for a growing family where we desired to balance the use of space between living/entertaining, working, and of course ample storage. It's easy to rate a business when things go smoothly, but it's even easier to give a glowing recommendation when things get hard and you have the chance to see what people are really made of.  For us, this came in the form of quarantine beginning a few days after we closed and presenting us with the challenge of planning our project from our respective living rooms without the normal face to face interaction you would typically expect. Josh and Jack rose to the occasion over and over again. During the planning phase we couldn't of been more impressed by how they managed to visualize our space and considered each and every detail of our project.  They methodically weighed the trade-offs required for each decision in reshaping our floor plan and selecting our finished materials.   Even more importantly, they made us feel comfortable with their recommendations even when we could only see a small sample. It was incredibly hard to visualize the full room and required us to put a ton of trust and faith in Josh and Jack - trust they earned and maintained throughout the project. Josh made quick work of the NYC Department of Building's process to secure our permits. He rushed over to file the paperwork days after they reopened and his dedication helped us avoid the significant delays that many other projects, who were not as well prepared, faced in getting their permits approved. We were again impressed by the support we received as we moved into the build phase. We couldn't be happier with the final product, it totally exceeded our expectations! Did I mention we stayed on budget!?

Jim is very detailed and each week during renovation, we had him manage the project with the contractor to ensure the final output was done properly. Most Manhattan apartments are not symmetrical, so the early stage on doing things a certain way goes a long way on the final look. He understands plumbing, and electrical well to communicate to our contractors. He referred us to a HVAC engineer. When it came to interior design, we had Sarah who provided feedback and suppliers information. She was also very helpful. Jim knows the DOB process well and helped us resolved many issues even during covid and DOB rule changed in 2020 and 2021. We also had him manage the project with the contractors. The contractors don't have the same design eyes and were a bit sloppy and forgetful so it was imperative to have Jim help us. Urban charges by the hour and provided an accurate estimate of the cost. Make sure what projects he's working on so he can allocate time properly. In the beginning with the design drawing schematic, it took a while cause he was on a couple of brownstone projects but overall still have a very positive experience with Jim. He was responsive.

    Just this morning I was looking at the tile Anna Jacknik picked out for my office bathroom, ( a…read moremarble hex tile) and I was thinking how lovely it is and how much I enjoy every choice Anna made in our year of working with her. Anna is an amazing architect who is delightful to work with and her attention to detail is amazing. Our project was huge and unwieldy. It was like a house renovation and Anna guided us along through the process giving us "homework assignments" along the way as there are a zillion choices to be made :faucets and door knobs and drawer pulls and paint color. She would send us curated selections to choose from and this made everything easier. Anna has true architectural vision - she came into our huge dark space and immediately had suggestions to open the space up and make it brighter and all of her suggestions worked! We are delighted with her work and even now after our project is finished we are continuing to get ideas and will have her design cabinetry for our bedroom wall. While many architects are wanting to push you to do more work - Anna really listened to us and let us decide the scope of the work. I have been addicted to Holmes on Homes for years, and was nervous about the prospect of working in an old tenement building. However, Ania, was able to make sense of the ridiculously serpentine plumbing and gas lines and provide a plan that was acceptable to our persnickety co-op board. Along with the contractor of her choice, Sohome, we had an amazingly pleasant experience that was completed on-time, on-budget and "no problem." Our kitchen and bathroom went from being a weird and non-functional space to a beautiful, gourmet kitchen with a beautiful bathroom, that i love more and more every day!!

This architect is disgustingly unprofessional and more importantly, a bad person. He was 15 minutes late to our meeting, walked in while I was speaking to his co workers, Jasmine and Dong, and was completely dismissive about the entire meeting. When I started to ask him about the next steps to move forward, like how to pull permits and the pricing for the design, he completely FLIPPED out telling me why would he pull permits when that's the contractor's job? I was a bit taken aback since my previous architect pulled permits alongside my contractor. He then started to allege that I use unlicensed contractors. I started to wonder what he was getting at and why he was being such a rude jerk. He then had the nerve to pull out the BIS gov website and ask me about the contractor I used and the address. When I tried to tell him the architect firm, he got very angry and said why would I care about the architect? HELLO! You asked who pulled the permits! He found my previous project and everything was up to code. This guy is disgusting. There is NP way he's a legit architect because he doesn't have any skills on how to speak to clients. Stay away. You can find architects who pull permits alongside the contractors. This means he has very bad relationships with the DOB.
