It's readily apparent…read morehow much the management team cares about the residents and making sure that we have a sense of belonging. They put on social activities of some kind (ie-happy hours, meals, game nights, and more) pretty much every month at the Apartment Office so that we, as a community, can get together and bond. Their last one was the Fall Feast and I was able to connect more completely with my next door neighbor and now we're really good friends which I'm extremely grateful for. They've done so many things to improve the complex as well such as overhauling the amenities (ie-redoing our sauna, adding in a pet wash station) and have really just created this fantastic place to live. They're even going to assist in revitalizing the area affected by the flooding in July of 2025 in order to kind of bring back some of the beauty that we were able to look at from our balconies. When I walked through that front door 9 years ago, I knew immediately that this was where I belonged. I've had apartments in Austin and in Round Rock and I've never really felt that deep sense of peace that I felt here. They were always just somewhere I was staying at for a short time before moving on to something else. It's hard to explain just the degree of certainty that I felt walking past that threshold...certainty that I wasn't going to just be looking for a new place to go to next...certainty that I had made the right decision...certainty that I was finally HOME.

Awesome private dog park and that dog park is the main reason we are still here after 4 years. Nice amenities and double pool as well as nicely equipped gym. Current office staff and maintenance are both great. Luis is super nice and very knowledgeable. Quick repairs. The construction is high quality with very good sound proofing between units.

When I asked her why, her reasons were almost all directly resulted from events thrown by our Apartment Life team Luke and Hope. These events bring our community together and make it a special place to live. Not pictured: the homemade cinnamon rolls because they were devoured. And I never reviewed our favorite Apartment Life event so far... the Mario Kart tournament! It was epic.

    I've lived in several apartment complexes over the years, and I've never had a truly bad experience…read moreuntil now. Generally, I find most places tolerable, but this one has been absolutely miserable and by far the worst place I've ever lived. To start, the walls are paper thin. You can hear everything your neighbors are doing--from conversations to televisions, footsteps, even phone calls. If you're someone who values sleep or peace and quiet, this is not the place for you. It's almost impossible to get a good night's rest. While the front office staff seems friendly on the surface, actually getting a response from them is another story. They are extremely slow to respond to emails or calls--if they even respond at all. And when they do, the leasing office offers very little help or follow-through. Be very wary of the glowing reviews you see on Google. Many of them come from people who attend events the complex hosts and are not actual residents. Meanwhile, legitimate negative reviews from actual residents mysteriously disappear over time, which is deeply concerning. The apartments themselves are poorly and cheaply built. At one point, crickets were literally crawling through the vents. It's that bad. While the amenities look nice on the outside and the maintenance team has been wonderful, those are the only redeeming qualities of this place. There have also been several power and internet outages, which is incredibly difficult when you work from home. And I've never lived anywhere where the police have had to be called so often--for a variety of serious reasons. Other residents here can absolutely attest to everything I've written. This is not an isolated experience--it's a pattern. Living here has been incredibly stressful, and I honestly cannot wait for my lease to end. Do not move here. This place is miserable and I would not recommend it to anyone.

My toilet has overflown since Day 3 AND IT IS STILL STOPPING UP & I DONT EVEN FLUSH TOILET PAPER DOWN IT! Maintenance tried to fix it, a professional plumber tried to fix it, then they said they made the drain hole larger BUT IT STILL STOPS UP AT LEAST 5 TIMES PER WEEK! The professional plumber told me I needed to move to another apartment because my toilet WOULD NEVER WORK PROPERLY! And you know how maintenance 'fixed' my toilet problem because they didn't want the expense of moving me? THEY GAVE ME A TOILET PLUNGER! FECES & URINE HAVE SOAKED INTO BOTH ROOMS OF CARPET AND THE MGR (VANESSA) STILL HAS NOT SET UP TO HAVE MY CARPETS CLEANED! IT HAS BEEN OVER 3 MONTHS! Then my electric breaker box kept tripping every time I turned on the microwave or stove. Ray who is one of the maintenance workers here said an electrician came to look at it and said it was fine BUT IT STILL TRIPS WHEN I USE THE MICROWAVE OR STOVE SO THEY HAVE DONE NOTHING! Ray even told me I needed a new breaker box! Then my refrigerator went out & ruined over $200 of food & water was everywhere! Ray brought me another refrigerator AND THIS IS THE ONLY WORK ORDER THAT HAS BEEN REPAIRED & COMPLETED! The lights in the ceiling KEEP FALLING OUT! My kitchen sink doesn't drain well & you have to turn the garbage disposal on to drain the sink! My bathtub is streaked with bleach that the prior housekeeper cleaned with. Vanessa (Mgr) told me over 7 WEEKS THIS WOULD BE REPAIRED AND IT STILL HAS NOT BEEN REPAIRED! When the plumber came in to try & fix my toilet he scratched up some of my walls AND IT HAS BEEN OVER 3 MONTHS THAT I REQUESTED PAINT TO PAINT OVER THIS! NOTHING HAS BEEN DONE! When Ray the maintenance worker brought the other refrigerator he scratched & dented my front door and tore the weather stripping at the base of the door. Ray said he would repair this within a few days - IT HAS BEEN 4 WEEKS AND NOTHING! The fire alarm for the entire complex goes off sporadically & the Georgetown Fire Department has been called out over 12 TIMES FOR NOTHING! THE FD IS FURIOUS WITH RISE 120 BECAUSE THEY HAVE STILL NOT FIXED THE PROBLEM! Tenants are woken up IN THE MIDDLE OF THE NIGHT & HAVE TO EVACUATE FOR NOTHING! It is a large complex and aesthetically beautiful with a Italian Tuscany vibe (stucco and clay roof). The clubhouse feels like it was designed by an architect with a modern, sleek final outcomes in mind. The ceilings are highs with visually appealing chandeliers and art work. The club house also has a fitness center with new equipment along with a ping pong table and sitting area. While I thought the apartment complex was brand new, a resident told me that property was about 1.5 years old. These luxury apartments are located at 1701 Wolf Ranch Parkway in Georgetown. The apartment complex features modern one-, two-, and three-bedroom units with upscale finishes like quartz countertops and stainless-steel appliances. Some of the amenities include a resort-style large pool deck with cabanas, a golf simulator, and an onsite pet park. If I was in the market for an apartment, I would definitely consider Varenna Lakeside...super cool property.

Every single week, we receive yet another email from "Property Management" outlining new penalties and threats for not complying with their demands--yet on the flip side, they refuse to take responsibility for even the most basic customer needs. I've lived here for less than a year and have already dealt with electrical outages, parking issues, mailing problems, and A/C failures. The only time they show any urgency is when they see that you've paid your rent on time. Otherwise, they take forever to respond, if they respond at all. Management repeatedly claims they're "not responsible" for anything except collecting a check--one you literally have to hand-deliver to them. They lure you in with the beauty of the complex, but do not be fooled. They do not maintain cleanliness, they are not responsive, and they absolutely do not care about the residents who live here. As a Disabled Veteran, I can say with full conviction that I hope no Soldier ever has to deal with this place. It has been nothing but disappointment and disrespect from day one.

They tried to threaten me lawyer style to take…read moredown my review but I have my own lawyer and I know I can simply state facts which is what this review is comprised of. (Could that be the reason for 5 stars??) It became evident that there may be some reading comprehension issues so let me explain.....This review is not a complaint about the plumbing issues. It's about the audacity of charging me after move out (and after I was told in writing I only owed the final water/sewer bill) AND after having me move into an apartment in such condition. If it were about the plumbing issues, I would have posted many more pics, including the move in pics, but I'll save those for later. The first year living at reveal54 was ok. The property is pretty and quiet. The honeymoon soon faded though. The staff respond to emails only about 25% of the time. When my first lease was up, I talked to the manager and an employee about transferring to a 2 bedroom. We worked out all the details and set the move in date. I found it odd that the manager asked me how much I put down for deposit because she couldn't find it. When the transfer date came, I went to the office to get my new keys and turn in the old. The manager admitted she forgot I was transferring and said she thought the male staff was handling everything and he thought she was handling it. Needless to say, they were not prepared for me to move that day. They gave me the keys anyways and when I entered the new apartment, I immediately noticed it wasn't clean and there appeared to be plumbing issues because there was dried sewage water in the bottom of the shower AND bathtub (nasty). I also observed brown splatters on the toilet and on the wall behind the toilet. The floors appeared dirty and had not been mopped. I let the manager know of my concerns and filled out the inventory form in detail. The manager sent over maintenance to paint over the brown splatters on the wall as it did not come off by cleaning. Before I moved I noticed in my portal they had uploaded a "blank" inventory form so I sent an email about it questioning why it said blank when I filled one out in detail at move in (with handwritten notes on the back). The young female staff eventually responded to my email and said she was waiting to hear back from management about why. It was crickets after that. Zero leadership there which is typical. I say all this because I recently moved (when the horror of that second lease was over) and they had the nerve to CHARGE ME for "touch up paint" and an oven clean. Not only did I move into their filthy ass apartment because they forgot I was transferring that day, I had to get a professional cleaning done after the continued plumbing issue. Then after I moved, they took a picture of a black mark on my wall (indicating the need for "touch up" paint) that THEY caused when they moved my bed to "clean" the sewage flood in my bedroom. I even specifically talked to them after the incident to let them know not to charge me for that knick on the wall they caused and they assured me they would not. This is almost laughable. Because I know they're reading this, hit the self clean button and use a white out pen ....goodbye lol

    Very high turnover rate with office employees. So it's very hard to get a consistent responses…read more Office staff is generally rude and doesn't communicate with each other. Prices are sky rocketing and this is one of the best apartments in the area, but its clearly a money making venture and treating people with respect is not a priority. During the worst of the pandemic, the office arranged food trucks, so people were congregating and several became ill. The security gate never works. Its either open 24/7, broken down completely, or doesn't close til after dark. Its a pointless feature. There is dog droppings all over the place. Management does nothing about this and does nothing about residents bringing glass to the pool. This is pretty standard with low paying office jobs. If They paid their employees more then they may have more incentive to keep the place looking nicer and the guests in line. Lastly, until recently, we recieved emails almost twice a day that did not pertain to us. Just email blasts about random nonsense like maintenance in a single building.
