    Ashley and co are great! Never had any problems with getting anything fixed or worked on. Ashley always took care of everything worry free!

    First off, we moved to this area from Louisiana. At first the front office seemed kind, attentive,…read moreand caring of their residents but I can say they are the complete opposite. During our year lease, we ran into many of issues the biggest one being mold. When we first moved in, the fridge smelled like something died in there. Maintenance came in multiple times to clean the coils or wipe down the fridge with bleach or do whatever else they could to prolong replacing our fridge completely. It took a literal two months before we complained enough that they replaced our stinky fridge. In those two months, we could not leave out fresh foods in it or it tasted like that smell, the ice also adopted the smell as a taste and the water was disgusting for the same reason. We fought tooth and nail for the fridge to be fixed and they mentioned they could replace it with another units fridge; went cold turkey on communication and then popped out 2-3 weeks later randomly to replace our fridge. Next, they charged us a $50 fee because our trash bags were not in a designated trash can for valet trash pickup. When we got our notice that we owed them money, we were highly confused because first off, we never received a warning for this and secondly, we brought in our own trashcan; there was not a trashcan in our apartment when we moved in. So when confronting the front desk, they got an attitude when my husband tried to explain that we don't have the said designated trash can and that we never received a warning for this. Whomever was at the front desk immediately caught an attitude and said, "fine. I'll move it down to a warning but be sure to put it in the designated trash can from now on." There was no apology on their part for being in the wrong and they doubled down on the disrespect during the whole encounter. The front desk resorts to gaslighting and they also have lots of Hispanic residents and they way they act makes me wonder if they are taking advantage of those who may not know English that well to protect themselves. Lastly, the mold. I heard and saw water leaking out of our AC unit door and under our baseboard. I contacted maintenance. They finally arrived. He looked at it and essentially said it was a fluke. That it had been storming and that's where the water was coming from. Mind you I lived on a ground floor. The next time I requested maintenance was when I noticed a leak on the ceiling and the baseboards had watermarks on them. Maintenance ignored that one. I sent in another request of the same concerns and more water on the floor. They finally arrived days after the request and unfortunately our kids jammed something in the keyhole and they could not get into the ac unit door to inspect so they said they would be back later. When they came back I was breastfeeding my infant and could not answer the door. Instead of calling to schedule a time and fix a potential mold problem, they marked the request as complete. Then one night of deep cleaning my home, I noticed visible mold growth on the wall. I again sent in a request and they ignored it for 2 weeks... I forgot about it being in the newborn trenches until I was deep cleaning again and saw it in the same closet but it grew significantly. I immediately sent another request in, and bought an air purifier to help rid of the mold spores in the house. I called the next day around 3 pm to ask them why they have not come to cleanse my home of mold yet and confirmed that both the front office and maintenance look at the requests and choose what gets prioritized. So, overall the front desk ignored TWO visible requests for mold growth until I made a phone call at 3 pm.. then they finally sent maintenance. Turns out mold was growing in the walls and they still never pulled the baseboards off to be sure it wasn't growing under them either. It wasn't until I found and contacted their regional manager (only competent person) that they finally started to show they "cared" about our well being. They literally put my family at risk because of negligence that took place for over a month of important requests. Overall, it was a terrible experience, the gates are constantly open, even to this day even though residents spend money on a "gated community." We live across the highway and can see them wide open. Dog poop is all over this place so if you have kids and think it's okay you don't have a balcony because you can play in the grass with them, think again. The parking is atrocious; especially with their third party system they use. I literally pray my reviews will help someone dodge a bullet with this management.

While the property looks nice at first glance, it's poorly maintained and managed by Kairoi Residential--a company that knows how to play the game: polite on the surface, evasive underneath. The front gate was broken for nearly a year. Deep, dangerous holes in the dog park went unfilled for over 6 months, despite repeated complaints from multiple tenants. The dumpster and dog waste bins routinely overflow, leaving the grounds littered with trash and feces. Phones often go unanswered. In person, staff promise to act--but rarely follow through unless you chase them. Management even sent emails offering entry into a gift card drawing in exchange for 5-star reviews. At move-out, many tenants report being charged for normal wear and tear, including repainting, deep cleaning, and tub refinishing. In my case, I was warned I could be charged for all of those--plus a flooring upgrade--due to a minor, invisible pet stain found beneath the carpet. These threats are framed as "standard" or "per lease," but it's clear that Kairoi stretches lease language to pass turnover costs onto departing tenants, while acting like they're doing you a favor by not charging more. If you question it, you're made to feel unreasonable--like you're the problem--when in reality, they're the ones overstepping tenant protections and abusing the process. When I brought up years of unresolved issues after being a consistent, on-time tenant, the response was a scripted apology and a vague promise to "look into it." That's the pattern: polite dismissal, no accountability. This property is a polished front with a predatory backend. Kairoi isn't here to support tenants--they're here to extract value.

The Problems: Terrible Management The manager clearly doesn't know how to do her job. Every time there's an issue, she either ignores it, blames someone else, or gives an attitude. Instead of helping residents, she makes things harder. The rest of the office staff isn't any better -- they're rude, unorganized, and never actually help with anything. It feels like no one in that office cares about the people who live here. Maintenance Takes Forever When something breaks, expect to wait weeks before anyone even shows up. The few times maintenance does come, they do a quick fix that doesn't last. You pay full rent for broken things and empty promises. Hidden Fees Everywhere The rent they advertise is NOT what you end up paying. Every month, there's a new charge for something random -- "amenities," "trash," "tech fee," whatever they decide to add that month. Total scam. Noisy and Poorly Built The walls are paper thin. You can hear neighbors talking, dogs barking, even their TVs. It's impossible to relax or sleep. Not Worth the Price The apartments look nice in photos, but the quality is cheap. For what they charge, you could live somewhere way better -- with staff who actually do their jobs. They Never Return Your Deposit I lived in a 1-bedroom and later in a 2-bedroom, and in both cases they kept my entire deposit. They made up random charges for "plumbing," "cleaning," and other fake fees that make no sense. No matter how clean you leave the apartment, they'll find a way to keep your money. Total scam. Endless Hidden Fees Every month there's a new charge -- "tech fee," "trash fee," "amenity fee," or something random. The rent you think you're paying is never what actually comes out of your account. Dirty Apartments I lived in a 1-bedroom and later in a 2-bedroom, and both were disgustingly dirty when I moved in. I couldn't believe how filthy they were -- I even called to complain because it was that bad, and the person I spoke to never called me back. They clearly don't inspect or clean the units properly before giving them to new tenants. Don't waste your money here. The management team is unprofessional, the office staff never helps, and the whole place feels mismanaged and overpriced. The manager takes hours to come back for lunch and the other 2 girls don't know anything but they always wasting their time on their phones or taking pictures

The process for getting the lease was grueling. My apartment locator was even shocked at the amount of info they were requiring. And to top it all off I'm paying $1500 a month for this (because I was in a pinch when I moved in. I had a job that started very quickly after being hired)! They demanded to see all of my utility bills-- as proof that I turned the lights on, and renters insurance proof of purchase after I moved in. In all my years I have never seen anything like that. The property manager/realtor/owners rule with an IRON FIST 24/7, and compassion after a family member dies is not rendered so don't ask. There is a 3 day rental payment due policy and if it is late as in 3rd of the month (yes!) at 11:59AM (I am not kidding!): FINE!! I have racked up HUNDREDS of dollars within a matter of days by simply being late a few hours. THEY WILL START THE EVICTION PROCESS THAT DAY AND TELL YOU YOU HAVE 3 DAYS TO VACATE THE PROPERTY by taping a white envelope to the front door window! "My in-law died, may a have a little more time?" "Yes. (pause) Time's up!" They come into the property once a month to "change the filters" aka spy on you (the owner admitted this much to me) even if you haven't used the A/C or heating unit. You are given unreasonable deadlines for a laundry list of possible violations including a fee for having to come out and fix things on the property. If you don't change your smoke detector battery: FINE!! If they have to fix anything in there you are subject to a fee for repair whether you broke it or not. "Did you read the lease? It's in there..." They REALLY LOVE the lease. Like, in an unhealthy way. You have to do what the manager says when they say and don't talk back or FINE! They follow up within the predetermined unreasonable time, just like a warden and if it doesn't meet their white glove standards: FINE!! I have never been so happy to move out of a home in my life! I can't wait to pack up my stuff in less than a year's time and get the hell outta there and out from under their nazi-like rule. Stay away from a property managed by Waterhouse Realty. You will never feel at home... I think there may be a fine for that.
