It is very disappointing that I am having to write this review. I truly believe that the management team here at Hillstone are all good people that want the best for their residents, however they are falling short on a very serious problem.
This problem is the apparent lack of enforcement of their trash policy. Why do I believe this policy is not being enforced? Because it's always the same discourteous tenants that violate these polices and leave mountains of rotting trash in the breezeways all day, every day. If these tenants were being fined, as per management's policy, the problem would stop.
The policy regarding the breezeways states:
* You may only set your valet trash bin outside your door on valet trash pick-up days. Please refrain from keeping your bin outside for the majority of the day. Failure to comply will result in possible fines as outlined in your lease contract.
* Your trash bag MUST be placed inside your trash bin.
* Your valet trash bin may only be placed outside during pick up hours (8pm-9pm) and must be brought in by 9am the following morning. Please do not leave your trash bin out.
* Do not leave trash items in breezeways. Pick up and dispose in the correct manner.
So what you can currently expect at Hillstone? Piles of leaking, rancid smelling trash are left outside all day, and all weekend long. As stated above, it's always the same tenants that continually place garage bags (not in trash cans) in the breezeways every morning. The trash then sits all day long, baking in the Texas heat, until it is finally picked up in the evenings. To make this problem worse, there is no valet trash pickup on Friday or Saturday. Yet these same tenants still throw their garbage in the breezeways early Friday morning, and then add to these piles throughout the weekend. This means that these leaking garbage bags sit and accumulate all day Friday, Saturday, and Sunday, until it's picked up Sunday evening. By this time, the stench of rotting garbage is almost unbearable.
This has been addressed with management by multiple residents and it just keeps occurring. The management team repeatedly sends out emails stating the trash policy. However, as the rules are apparently not being enforced, the rest of us have to walk past piles of trash every day. Some tenants don't even use trash bags, they just toss pizza boxes, kitty litter containers, and other items out their front door.
This problem is not just a terrible smelling annoyance either. As bacteria, insects, and vermin thrive from sitting garbage, I believe that these continuous leaking trash heaps are a potential health risk. The other issue is that it's extremely embarrassing. Imagine having your friends and family visit you here at your "luxury" apartment, and then have to walk them past piles of leaking trash as you go to and from your home.
Hillstone can be a very beautiful complex to live in with great amenities. Unfortunately, it is being rapidly deteriorated by an apparent lack of enforcement of its policies. It is my hope that this review will motive management to enforce their trash polices and provide us tenants, who care about our homes here, with a sanitary environment to live in. read more
