I absolutely love this apartment complex and I don't plan to ever leave it. It's readily apparent how much the management team cares about the residents and making sure that we have a sense of belonging. They put on social activities of some kind (ie-happy hours, meals, game nights, and more) pretty much every month at the Apartment Office so that we, as a community, can get together and bond. Their last one was the Fall Feast and I was able to connect more completely with my next door neighbor and now we're really good friends which I'm extremely grateful for. They've done so many things to improve the complex as well such as overhauling the amenities (ie-redoing our sauna, adding in a pet wash station) and have really just created this fantastic place to live. They're even going to assist in revitalizing the area affected by the flooding in July of 2025 in order to kind of bring back some of the beauty that we were able to look at from our balconies. When I walked through that front door 9 years ago, I knew immediately that this was where I belonged. I've had apartments in Austin and in Round Rock and I've never really felt that deep sense of peace that I felt here. They were always just somewhere I was staying at for a short time before moving on to something else. It's hard to explain just the degree of certainty that I felt walking past that threshold...certainty that I wasn't going to just be looking for a new place to go to next...certainty that I had made the right decision...certainty that I was finally HOME. read more

Very nice apartment complex. Many of the apartments have great views over the green belt and river. Very convenient to downtown Georgetown with an easy walk to restaurants and shops. Awesome private dog park and that dog park is the main reason we are still here after 4 years. Nice amenities and double pool as well as nicely equipped gym. Current office staff and maintenance are both great. Luis is super nice and very knowledgeable. Quick repairs. The construction is high quality with very good sound proofing between units. read more

Expensive (has increased $250/year). The office staff are not friendly. The apartments are old. Wasps everywhere. Nowhere to walk in the complex and can be dangerous to get to the pool or mailbox. All green spaces are dog waste zones. Highest rent for a 2bed/2bath in the area and they don't even provide a washer/dryer - you have to haul one in yourself. There is a really nice place up the road called Waters Edge that is much better than this place and less expensive. Actually, you could probably live anywhere in Georgetown and it would be less expensive and more pleasant. WOULD NOT RECOMMEND! read more

My husband and I lived here for a year we had a great experience. There were small things like the ice maker in the fridge never worked and maintenance came out "fixed" it but it never worked. The property is kept clean, they host lots of an events and the location is great. read more

My wife and I resided at this apartment complex for 10 months, but we enjoyed every day there. -expensive complex; mostly professionals and retirees reside here -surrounded by two rivers (hence the name) -no unit mirrors another -beautiful interior -Granite counters -gas Range stoves -Double pane windows to mask the freeway traffic -Walkable to town: bars, wine bars, pizza shop, world famous diners, library, parks, etc -quiet neighborhood; nearby college and high school -1 acre dog park; plenty of dog poop bag stations -plenty of parking but no covered parking; garages for rent -indoor jacuzzi; outdoor pool (2) -gym with weight bar, dumbbells (up to 50lbs), cardio machines, weight machines Overall, we highly recommend this place. read more

I've lived here almost 5 months and have no complaints. I use the trail to get to Blue Hole, San Gabriel Park, and El Monumento all the time. I'm excited about the retail coming in on the west side of the property and Hat Creek opening up across the street. As for my apartment, it's the smallest floor plan, and works great for me. It's awesome being the first person to live in a place, especially one with stainless steel appliances, granite counter tops, and a huge patio. It's also really quiet. I rarely hear my neighbors. The courtesy officer is a good guy, too. I'd recommend getting an east facing patio. It looks like the west facing ones get a lot of sun. My apartment gets nice morning sun and then is in the shade the rest of the day. My utility bills are pretty low and the apartment stays pretty cool. The staff is extremely helpful and responsive. Any problems I have had (e.g. a broken dimmer switch) were fixed within 24 hours.The pool and gym are really nice, and rarely crowded. Plus, the machines in the gym have cable, which fills any gaps my Netflix account can't, and motivates me to workout. Otherwise, how could I watch Fast 'N Loud? Plus, Suddenlink is the only internet and cable provider, and they're a racket. But that's a review for another time and place... I work in Georgetown, and not having a commute is really fantastic. Any time not spent driving on I-35 is really just hours I've added to my life. I'd recommend living at Two Rivers for sure. read more

This apartment. From the outside, it looks beautiful and if you're like me, you get really excited when you hear about the amenities, location, etc. Then you get knocked off your horse a bit when you hear how much the rent is. And if you're still like me, you take all your info to your husband and decide against your better judgement, to live here since you think it's going to be amazing. Well then you move in. Moving into a brand spanking new apartment that no one has ever lived in sounds like a dream right? No smelly, stained carpet or random stray hairs in the cabinet drawers. All new for you to stain the carpet and leave your hairs! I walked in with my movers and my apartment was dirty! There were screws on the floors, dust on the counters, grass and stuff tracked in by people whom I'm assuming had viewed the apt. Now, I realize in a new apartment, you're going to have dust. However, clean it up maybe before people move in to this overpriced place? Just a little wipe down with a paper towel won't kill you. If I had been moving myself, I would have walked right over to the front office and had them clean it. But since I had movers who I was paying by the hour (See review for square cow movers: AMAZING!!!) I just shook my head. Immediately you notice the poor construction and how they cut corners. First off, paint is all over the mirrors, walls are chipped, crown molding is crooked, blinds were bent, etc. However, probably the most annoying thing, is the appliances (I know, the apartment doesn't have control over that, it's Whirlpool...it's still a nuisance) They have literally had to replace our water heater & refrigerator and fix our stovetop and disposal in only 6 months! We moved in, didn't have hot water. Our fridge wouldn't stop leaking, our gas stove top took forever to light, and the disposal started smoking. Unacceptable in a brand new complex. It was nice that they replaced the ones that needed replacing, but like I said, unacceptable from a brand new complex. The maintenance is awesome. Very speedy, personable, and they remember your name when they see you out on property. I've never had a problem with office staff. They are courteous when we are in there. They have a small workout room, pool, and access to the Georgetown trails. They don't have a computer center, so if you need to fax or print something, you're out of luck. I know this is an amenity of apartments, but when you're paying as much as a mortgage, you would think this would be included. They also don't have BBQ grills so if you're wanting to have friends over at the pool for a cookout, you're going to have to head somewhere else. Overall, my husband and I were rushed to find a new place to live. We stumbled upon Two Rivers and were initially really excited to live here. After all the troubles we've experienced, I wish we could have had more time to find something better. Please don't live here, or at least, think hard on your decision. read more

Having a house built here in Georgetown and needed a place to stay until completion of the project. We couldn't have picked a better place to stay! The apartment is actually bigger than the house we just left and has been recently updated. The staff here, Jordan, Samantha and Amanda are very attentive. Then there are the "special days" like Halloween at the clubhouse where it was a celebration of costumes not only for us but the dogs too! :) The gym is full of equipment and always clean. My husband and I couldn't be happier here!! We feel really, really lucky to be living here. We've been here for 6 months now, and I deliberately waited to write a review so that I could give a balanced, considered review (you know, so I could get past the "honeymoon period" of any new change, where everything might feel rosy just b/c you made a big move). First of all, I loved working with property manager Kaitlin right from the get-go...I was still living in NM when I applied and signed the lease, etc., all done remotely. She went above and beyond her job description with the way she helped me: always patient, always pleasant, always responsive. (And trust me: I had a million questions and worries, so even though I try to be nice, my millions of questions would test even Gandhi's patience!) She is exceptionally kind, smart, knowledgeable, and energetic. I can't say enough good things about her! She goes the extra mile, even when she doesn't have to. I appreciate her. Really, really great all the way around, so I knew I was in good hands before even getting here. And once we got here, she helped us learn the ropes and get settled in through the thoughtful way she clued us in to what we needed to know about the place. And the place is SUPER!!! Larry Peel's work is top-notch to begin with, so the complex is beautiful and well-constructed, and thoughtfully laid-out. The location by the river and the trails and a short walk to downtown is IDEAL. The units are high-quality---we never hear people in other apts, even though I know they are occupied. We're surprised at how quiet it is...by far the most peaceful apt we've ever lived in. Also, this is SUCH a well-run place: it's organized and efficient and it feels like they think of/anticipate everything. Maintenance is very responsive and experienced (thank you, Luis and Luis for all that you do, every day!). I have zero complaints...indeed, I only have praises, and lots of them! The unit is comfortable, the grounds well-maintained, and the people who run it are consistently EXCELLENT. We are very happy, very grateful renters! My Husband and I are looking for an apartment before putting our house up for sale and we only have time on the weekends to view as we get off work to late during the week. We had a few apartments on our list to tour and Two Rivers was on the top of it. Saturday was cold and wet and after going to visit 4 properties Two Rivers was the only property that gave us a tour! Jordan was very welcoming and offered us a cup of coffee before we went out to see the apartment and amenities. The model was absolutely beautiful and the pool area/jacuzzi was awesome! I am not one to take time to review but when someone goes above and beyond I have too! I am in the process of looking for an apartment for my mother, we are just beginning our search and will not be looking to move in until late summer next year and of course the only day I have time to look its raining and very cold. Two Rivers was our 3rd stop after getting turned away from 2 other properties in the area both said they had nothing to show. The ladies in the office welcomed us and immediately offered us coffee and water. After getting very detailed information of the property I was given a tour of 1 model unit and 1 vacant unit and a tour of the pool area and gym. The property is beautiful and in a great location. The ladies were the best and I will be keeping in touch with them as we get closer to moving mom to Georgetown! read more

The complex is attractive and has a great location. The maintenance staff works diligently to take care of repairs but I believe they are understaffed and overworked. They all deserve a raise and big bonus. I find dealing with the office staff frustrating because they seem apathetic and more interested in spreading gossip than working to make the complex a better place to live. read more

We were looking for apartment and we came across two rivers and i love the nostalgic look of it. We're sold we love it especially me. I love ! love downtown Georgetown. most of all we have a good experienced with Jordan. She is professional, cordial and friendly. She is excited to show us the units that we like to see. I love living at Two Rivers! I love the proximity to downtown and Blue Hole Park, and our apartment is beautiful and extremely quiet. Kaitlin, Amanda, and the maintenance team do an amazing job making sure that the property is always clean and well maintained. I've been at this property for two years. It's an upscale, quiet and peaceful property of mostly working professionals. The current office managers (Samantha/Amanda) are awesome and have always been very responsive to questions or concerns. There's a great dog park and you can access the cit's park trail system right from the property! Further, the downtown square is a short walk! I just would like to say to all the residents and future residents to please be careful with your belongs! I am very disappointed and disgusted living at the Two Rivers Apartments. last week when I asked the manager on-site that I needed a longer string to be added in my bedroom because I couldn't reach the string that was on there already, it was too short. The next day maintenance went into my apartment to fix the issue that I had the next day I was going to go out with my niece and I wanted to wear a Kendra Scott jewelry that I bought and it was worth 300.00. Well, the sad thing is that piece of jewelry was not found. I looked everywhere. The Kendra Scott bag was empty. So I went to the office very upset and spoke to the manager (that was there to help) when I was explaining my situation she had a smirk on her face, I guess to her that was funny! Like she didn't care! I asked Luis (who is the maintenance supervisor) he told me that all three men were in my apartment. I ask him, why all three? He didn't have an answer. I called the police officer and he just told me since I didn't see them, I couldn't press charges. Luis said they used my bathroom. (so disgusting!!!) while I was not in my apartment. Then Luis told the manager that I gave him permission to enter my apartment when I was not there! Which is a lie! I only have been here at the Two Rivers for two months! Why would it be okay for them to enter my apartment when I am NOT there! So please do not let them go into your apartment if you are not home! This has happened to other residents! read more

Nightmare to live here. The office staff are rude, disorganized, and incompetent. It's overpriced and poorly managed.

Horrible new management! I rented an apartment there for six months. They had an online portal which intermittently worked to pay rent. I paid my rent this way and was never late. Not once! At the end of my lease, the amount online to pay was incorrect and there was no way for me to change the amount to pay. I had moved to my new home and got a nasty email from them asking why I hadn't paid my last rent (which was 2 weeks). This email was on day 5 and I had informed them that the online portal was wrong. Their response - call us and we can change it. Frustrated, I just had my bank do a "bill pay" directly to the apartment. This was on a weekend. On day 10, I got a nasty phone call saying that I must call right away because they were supposed to start "eviction proceedings." I called and reminded them it was THEIR fault the computer portal wasn't correct. Further, what kind of place would threaten eviction proceedings at 10 days past due? I could see if I was constantly late or a problem tenant but I wasn't. We also cleaned our apartment before we left but yet they somehow charged a $140 cleaning fee along with some other $45 fee for something I'm not even aware of. I was just so fed up, I just paid it. I want to tell you that I'm not a dead beat. I am a physician so I don't cause any trouble, ever. This new management is absolutely horrible. I believe her name was Samantha. It's a shame because the property is wonderful and the tenants are great. There is also a wonderful dog park and great location. They just need to change their new management or at least teach them some people skills and be upfront with these strange fees. read more

We moved in to this complex after having zero luck finding a rental home. We love, love, living here. All of the staff are very pleasant and helpful. We have only heard our neighbors a couple times when their kiddos slammed their front door. We love being right near the blue hole, walking distance to downtown, and various restaurants. I can't wait to see what moves in to the retail area at the front of the property. All the amenities are fantastic, we utilize it all, and nothing is ever crowded. I really love living here. The staff is great and it is close to stuff. There is a pool, spa, and hot tub. It is a kid, and pet friendly environment. I guess it just depends on what day you come in and who you are dealing with who said the staff members were very rude, we all have off days sometimes. read more

An absolute nightmare from day one. The day we moved in we were told we weren't allowed to park our PODS in the complex and we needed to have it moved to San Gabriel Park and haul over loads in personal vehicles. Prior to our cross country move, we discussed having a PODS trailer with Kaitlin and she assured us multiple times that it was not a problem , so you can imagine our shock and frustration when we went to move in and were told we weren't allowed to park it. The man dropping it off told us he didn't feel comfortable with that because he was afraid it would be towed or broken into. Luckily we have some friends in a neighborhood near by who let us park it in the neighborhood and we had to haul our stuff over by the truck load. We have a German Shepherd and had to provide a letter from our vet stating she did not have any aggressive tendencies or bite history. I understand certain breeds are considered "aggressive breeds," so we had no problem providing the letter as well as a letter from the trainer where we sent her to extensive obidence training. Despite all this, we were continuously harassed by management stating our dog was "scary" and "intimating" other residents and their dogs. I understand people being apprehensive about big dogs especially breeds associated with being "mean," however, I shouldn't have to find myself on the receiving end of threatening phone calls from management because someone else is scared by the appearance or stereotype of my dog. Had my dog done something wrong it would be a totally different situation, but unfortunately they were baseless accusations and simply a game of "he said, she said." The property is beautiful and the pool is very nice to have during the hot summer, but none of the amenities are worth the nightmare management team. We were hard pressed to find a place to live because my fiancé received a job offer and we were moving from across the country in a short amount of time. If I could do it all over again I would have spent a little more time looking and done my research. read more

The apartments are beautiful and the location is great. But I would not recommend Two Rivers because of the management staff. They are completely unresponsive and extremely rude. Every interaction with management was extremely unpleasant and it almost seemed that they went out of their way to make life difficult on residents. read more

Two rivers was a great place to live. The maintenance crew was very timely with anything that needed to be repaired. They are always courteous and talked to you when they passed by. The ladies in the front office have a great attitude and very knowledgeable. The apartments are pricey but you get what you pay for. I always felt safe and everyone that rented their was very nice.
