I don't get the negative comments. Here's my experience... I've been at Lake Lanier Club for 9 months. The good: it's a gorgeous facility. Trimmed lawn and bushes, magnolia trees and an absolutely stunning view of Lake Lanier. Two pools (both beautiful and well kept) and areas to grill out or enjoy the dock if you have a boat. Two trash compactors on site, so you don't have to travel outside to dispense of household garbage The bad: not much really. Had a problem with the sink; they fixed it next day. It's pricey. That's about it. Lots of dogs, so there's some dog poop off the sidewalk sometimes. The walls are pretty thick, never heard a neighbor cough or sneeze. They are pretty stringent on the rules- only residents in the pools, immediately take trash bags away don't leave them for any length of time outside of your door, etc. To sum up: it's a beautiful place with some nice folks, and they have some rules to follow. It's not the Motel 6 or Holiday Inn. It looks nice, they work to keep it that way. I'm content with it. read more

The unit I moved into had some cosmetic issues but they don't give you a paper to fill out for records or anything. Then when you move out they try to charge you for bull. They even wanted to charge me for having to paint a wall but they should paint the walls every time before a new tenant comes. And they make you pay to carpet clean and show a receipt. My experience living here was nothing short of a nightmare, and I would strongly advise anyone considering moving in to look elsewhere. When I first applied, everything seemed great. The leasing staff was warm, helpful, and accommodating - or so it appeared. I thought I had made a solid choice. However, everything quickly took a turn for the worse once I signed the lease and moved in. The friendly demeanor from the staff vanished, and I began to experience what I can only describe as cold, dismissive, and unprofessional behavior from several team members - especially one in particular: Kelly. The treatment I received from Kelly was uncalled for and frankly appalling. Every interaction left me feeling like a burden, like I was constantly being judged or picked apart. Her tone was condescending and lacked any form of respect or decency. It felt personal. I was spoken to as if I didn't belong there, like I was somehow beneath her - and no tenant deserves to feel that way. Let me be clear: my issue is not with the property itself, though there are definitely things that could be improved. It's the staff - the people you're supposed to turn to when you have questions or concerns - that made my living situation unbearable. I left feeling like I was a problem tenant, even though I know I wasn't. I paid rent on time, followed the rules, and was courteous to my neighbors. I've worked in customer service for over 30 years, and I know what respectful, professional interaction should look like - and this wasn't it. The most disheartening part of all of this is that I'm not alone in my experience. During my time there, I spoke with other tenants who shared similar stories of rude or unprofessional treatment from staff. Many felt like they were constantly walking on eggshells or being targeted for reasons they couldn't understand. It's incredibly frustrating and disillusioning, especially when you're paying a premium to live somewhere you hoped would be comfortable and safe. To say I am disappointed is an understatement. I left this place emotionally drained and eager to put the experience behind me. If management or ownership is reading this, I urge you to take a hard look at how your staff is treating residents. Your tenants are the heart of your business - they deserve to be treated with dignity and respect. In conclusion, I would not recommend this apartment complex to anyone. Black Mold issues. I've found mold in my ceiling . It has leaked from the upstairs for god know how long. I've got messages that I've sent since I moved in about the stained ceiling and water damage. Plaster falls off the ceiling from it they tell me they fixed it and treated it about a year ago. It happens again so I investigate more looking up from the furnace and air exchange and you see nothing but mold like carpet in the ceiling. So all my doctor and health issues are finally making sense. I go out of town and instantly feel better. it's been over a week and they still have done NOTHING. The back bathroom smells like mold and the ceiling between the living room and there is completely stained. Google Mold issues about this place. read more

We have lived here for more than 8years. Although we have enjoyed our stay here and we are ready to move out we just found out that after you handle the intention of vacancy it seems like they put You in a black list. They don't take into consideration the current state of things we are live in. I thought that after 8 or 9 years living here ,loosing my job and both of my parents due to Covi-19. They will make things easier for Me to leave. But NO they want me to pay to the last penny of made up charges and monies. Don't move here it's a overpriced place to live . They will be all nice when You sign the lease but once you sign You are on Your own. I had put a maintenance request for them to fix my garage door since December 2019 as well this piece of wood on my kitchen and they haven't fixed I hope they can fix this for the new tenant. Update on my review. Thinking they are gonna put a nice playground considering how much our rent has been raised along with everyone else....nope. They put the tiniest playground I've ever seen for an apartment complex. 2 kids tops would be able to play on it. It's something meant for a home, not an apartment complex that has tons of families with kids. What a joke. The older playground was much larger and accommodating. I'm sure they have the funds for a better playground considering what they charge. Shame on your for the baby of a playground. No swings, no anything. No basketball court for my boys to play on. Just a huge tennis court that no one ever plays on. Utilize your spaces for things that actually could benefit the community. read more

Zero leniency for being one day late on monthly rent, and I instantly received a $100 late fee. The complex decided to change from having a 3 day grace period to a 2 day grace period for you to pay your rent. I've lived in this complex for 2 years, and have never been late on a single payment. My check was shorted a full day's pay due to a clerical mistake at my company, and once it was rectified I noticed the fee on my statement when I went to pay my rent. Time's are hard right now. People are jobless, homeless, fighting for work, and this apartment complex needs to show more compassion towards its current residents. My daughter had a scheduled surgery that needed to be done, but now it has to be postponed to a later date due to being shorted that extra money that I needed for her doctor's appointment. read more

Having lived in this apartment complex for over a year it has been the worst experience I have had with an apartment complex. I have on several occasions asked that dog waste been cleaned up and to no avail. In addition I have called several times because leaves were not blown from walkways and stairs even though they created dangerous walking conditions. I was charged a late fee (12 hours late) due to a misunderstanding on a payment after renewing a lease. Not only did they not rebate the $150.00 but the person I dealt with was rude and antagonistic. I guess she forgot that the residents pay her salary as well as other members of the office staff that have been less than courteous. read more

I moved here in September and it has been the worst experience of my life! My husband and I have a very clean home and we have a terrace level unit. There were 6 rats under the sink. Black mold on the wall in the bedroom. Currently rats in the laundry room. Pest control and the leasing office have done NOTHING to alleviate these issues and do not take tenants well being seriously. We have 6 more months here and cannot get out of our lease. The apartments themselves are fine (3/5) and the front office and maintenance workers are quick and pleasant (5/5). However, they force you to use Gigamonster internet service (0/5 would not recommend ever) and the outages are constant and lengthy. I once went more than two weeks without internet. The customer service at Gigamonster is a joke. I know it's a separate company from MAA Lake Lanier however MAA forces residents to use that service so therefore it's bringing my rating of this apartment community down significantly. At this point in time I'm counting down until my lease ends. I highly recommend looking elsewhere if internet is important to you/your work. read more

Looks great. Makes a good first impression. Staff not helpful at all. Every place is going to have problems. It happens. My problem with this apartment complex is the staff doesn't know how to handle simple request and can't fix basic problems. If you call about feral cats crapping on the stairs and keeping you up at night with their eerie screams, they say they'll get right on it but never do. If you call about a leaky kitchen faucet, they'll come into your apt on three different occasions to fix it. It does not take 2 guys, invading my living space on three different occasions, to fix a leaky faucet. This is just an example of how they handle problems here. You can call, you can leave a note at the office, you can talk directly to the staff, and they all say "we'll get right on it" and they never get back to you. It took 6 weeks for them to install the furnace filter that should have been there when I moved in. My favorite blunder was when they repaved the speed bumps. They were made so tall that everyone with cars couldn't get out of the complex without dragging the bottom of the car on it. They corrected this problem three days later (which is pretty fast for them) but this sort of problem should have never happened in the first place. When my neighbors apt was broken into (they were away on travel) I called the office about the disturbance and the damage and they never returned my phone call! My wife had never seen a forced entry before and it really scared her. Right next door. A lot of the units are really old and drafty. We pay more to heat our 1100 sq ft apt than our previous 2000 sq ft two-story house. I'd recommend a newer apartment complex, with the newer the better. read more

I have lived in this apartment complex for 3 years, initially thinking it was a very nice, gated community, not to mention, there are no other comparable apartment complexes in the city of Gainesville. This location is close to work and that was my main deciding factor. Over the past years, I have had little issue with maintenance inside the apartment. Light bulb here, water filter there, all fixed in a timely manner. The grounds around my building are well maintained, nice flowers, fresh pine straw, and the landscapers start very early, using blowers at around 8am. I don't do early on Saturday mornings. My issues with this complex are: Front gates - to advertise yourself as a gated community, it would be nice if the gates actually worked. They let anyone in here, multiple cars at a time. Do I feel safe? Um, no. Parking - I live very close to the leasing building, very short walk to the pool, fitness, and laundry center. For this, I pay a premium on my apartment. When I arrive home after work, I must park in the very back of the lot, due to every parking space being taken mainly by pool goers, gym users and the staff! In the summer, I've got a pretty good walk to my car, needless to say. I believe each apartment owner should have at least one assigned parking spot. I'm paying a premium to live here! But I can't park near my apartment. Pool - refer to gate issues above. The pool is not monitored, therefore, others from surrounding complexes or 20 of someone's closest friends will be out there, everyday after work and on the weekends. They can fly right through the broken gates and post up at the pool all day. These people do not know, nor adhere, to the community and pool rules. I have had to call the police due to people literally partying at 1:30am during the week. I let the property manager know, no apology, nothing. Pricing - I just recently renewed my lease, trying to save for a house, single girl problems here. Well, they raised my rent over $100 per month, reason being, I live in an upgraded apartment and where I am located is apparently highly sought after. So, tell me again, I am paying a premium to listen to party animals at the pool and park a mile from my apartment after working my job all day to pay you more money. The management here really cannot help you with your apartment pricing. They "watch the market" to determine what your monthly payments will be. I'm not quite sure how rent pricing works in large complexes, but this is by far, the most expensive place in Gainesville. AND, this is Gainesville, not Buckhead. If I were you, I would opt for a townhouse or rent an actual house! I am paying a house payment on my 1BR, currently. read more

We lived in Lake Lanier Club for 3 years, in two different apartments. We are a middle class family, husband wife, and toddler (at the time). We are now currently trying to buy our first home, but are hindered by a ridiculous $2100 charge for "cooking odors" in the carpet. Here's a bit of back story: We loved the apartment when we first moved in. There were a great community of older, or calm people. We loved the trails, and the pools. While the staff in the office was snotty and less than helpful, the maintenance guys were always very friendly and felt like neighbors. First apartment: $500 charges when we moved out for a kool-aide stain on the carpet (couldn't clean it out), and for them having to clean the oven and replace bent blinds. We paid this, thinking it was a bit much, but we should have been more careful. Second apartment: When we first moved in, we found fleas in the carpet. We had no pets. The maintenance men came out and bombed it and told me that the carpet was scheduled to be replaced the following year ( every 4 years they replace the carpet). While living there,I did the normal amount of cooking, normal smelling foods. Before we were to move out, I went to the front office and requested the checklist they use when assessing deposits. I went down the list and did everything. I bought new blinds, the exact kind that was used in all the other apartments, I steam cleaned the carpet 3 times. I cleaned every base board, filled every hole, and bought new stove eye guards. I had my maintenance guys check it out, to make sure I had everything. I spend a fair amount of money and time to make sure I would get our deposit back, or at the bare minimum not have to pay. They said there wasn't anything else I needed to do. Now remember when I told you when we first moved in and the carpet was scheduled to be replaced by Lake Lanier Club on the 4 year plan they have? Well it wasn't replaced during the 2 years we lived there. So it was 1 year past the deadline. I received a bill for $2100 since they had to replace the carpet due to "cooking odors". The carpet was already past due to replace, and was I not supposed to cook in my home?! They couldn't find anything else wrong with the apartment so they slammed this on us. I refuse to pay this and am currently seeking ways to get it taken off my credit so my husband, daughter and I can buy our first home. read more

Me and my roommates moved into an apartment and it was last minute so they rushed to have us move in because we were not in a situation we could wait. We did not tour the apartment we moved into, we toured the one right next to it, it was not much difference besides the one we got did not have a lake view. A few days after moving in i started to notice little roaches in the house, they do not routinely do pest control you have to call for it. The next issue was we had to call maintenance multiple times to unclog the drains in the showers. As someone with course curly hair i can understand to an extent why this would happened to me frequently but my roommates struggled with this as well and it seemed they never truly fixed the problem because the tubs would slowly start to fill up with water until it was 3-4 inches deep in a month/ month in a half after it was "fixed". Next was the Awful internet. They forced you to have this subpar WiFi that went out often and could not handle multiple people using it at one time, most the time we did not connect devices that didn't have to be connected. For the first 12 months it's only 34 dollars but after that if you have a longer lease you have to pay 69 dollars which is really comical considering the quality. My last complaint is why this review is getting 1 star and not 3. MOVING OUT IS THE ABSOLUTE WORST. Once you let them know you're moving out, they schedule to come into your apartment once a week to make preparations or measure things out for the future tenant as if you just don't live in the home anymore. The part that really blew me about this place is how much they will scam you out of your money when it comes to damages. I can honestly admit there were pet stains in the apartment and we should be held accountable but we were charged basically 1.5k for the carpet to be COMPLETELY replaced due to staining under the carpet. There was no way the carpet was replaced before we moved in, and we were advised that would be considered when we were waiting to hear about the cost of damages. They used our security deposit and the total came to that after that was factored in. My roommate paid 400 dollars for a pet security deposit and that was not factored in at all, so they basically penalize you for having a dog and that money goes to nothing. At all. (Neither does the monthly charge for having your pet). They even had the nerve to charge us for what they called "cleaning damage" to the carpet they were already pulling up. They also gave us 30 days before sending it over to a collection agency. The way this company operates is truly disappointing. I highly recommend if you have a pet do not waste your money on the over priced pet deposit and the rent. Doesn't matter if you move out the first couple days of the month, you will be paying them your regular monthly rent in damages, plus the prorated rent. read more

I've lived here 7 years and I'm an idiot!! My lease comes up every January and that's not the best time financially to move. The security gates have NEVER worked. When they do work there aren't arm on the mechanism that will only allow one car through at a time because they've always been broken off and not repaired. Feral cats have taken over. The poop and leave dead rodents in my breezeway. My apt has flooded 3 times in the past years. When they repaired my dishwasher they hooked the plumbing up wrong and I washed my dishes in dirty water for a few months before I had issues that required them to look at the plumbing and found out. The garbage disposal is a joke. After flooding 3 times my sink base cabinet is cracked and they won't repair or replace. It's July and the pool is green and cloudy and mold growing up the sides. On the weekends the pool becomes one big frat party. There are rules, but they aren't enforced. I have to put cheese cloth over my air vents because black chunks blow out of them and I don't want to breathe it in. My husband and I have lived here for almost 5 years. We liked it when we first moved here and now we hate it. The agents are hardly helpful. Last year, 2017, they sent people to repair water sprinklers because a lot of them are damaged and painted over. Their email stated "this is important and it's a yearly mandatory inspection" (it's illegal not to) and I just laughed at that part because that was the FIRST year they have EVER done that since we lived here. We've asked for a new fridge because ours makes an awfully loud buzzing noise. We were told they would bring us a new one and never heard back from them. Our dishwasher is old, has broken railings, and has mold in the bottom. We don't bother to call because we know they take forever to get back and in the end they don't help. You WILL pay for cable even if you don't own a tv. They will make you take Christmas decorations down by the end of January or you'll be fined. You'll get emails constantly about people not picking up after their dogs outside. Pool rules are stated but not enforced. Someone else's review said the pools basically become a frat party, and that's true. You WILL get fined for leaving trash in the breezeway for the 2 minutes you step away before leaving to take it with you to the dumpster, and in those 2 minutes it just happened to be the time for an agent or maintenance guy to walk up and see said trash. You WILL have to hire people to clean your carpets professionally when you move out and you WILL have to prove it by giving the receipts to the leasing office. You WILL have to pay for ANY and ALL damages done in your apartment or just pay an overall fixed amount. Why the deposit you paid when you first got the apartment doesn't cover this, I have no idea. The agents at the leasing office are rude. I know other people that live here and have said the same thing. Your rent WILL go up EVERY year. We started out at about $790/mo and now we pay almost $1000 a month. Someone may or may not hit your car in the parking lot! And there are no security camera's to figure out who did it and the leasing office will not do anything for you. Our hot water heater was leaking for a while and we didn't know because it was just going straight down to all the apartments below us, they said they would install a new one, they never did. read more

I have lived here for nine months. I had a problem with my cable bill which is included in the bill for rent. They kept sending a separate bill for $.42. I went to the leasing office three times before it was fixed. It took three months to correct this problem. The leasing agent I spoke with on multiple occasions said she would let here supervisor know and they would send me an email when it was corrected. I never got an email or a phone call. I finally decided to speak with a different leasing agent. He fixed the problem in one single day. The original leasing agent just kept passing the problem to someone else every time I spoke with her. Problems happen I understand that. But a problem should not take three months to be corrected. Also when my lease was up they sent me a note stating I could sign a new lease for twelve months but rent would be $50 higher. If I signed a lease for less than twelve months the rent rate would be increased even more. They only gave me seven days to decide to stay or move. I moved into the original apartment for the price so I decided to move. Overall this is not the worst place to live. It has really nice apartments and an awesome view of Lake Lanier. If you decide to sign a lease here be prepared for your rent to go up a lot the next time you renew your lease. read more

I work in IT. Therefore, internet access is very important to have from my home location. I was given the choice of what I believe was DSL or the other company that offered "high-speed internet", Direct Path. Obviously, I went with Direct Path. Over the course of my stay here I've had to contact them over a dozen times with regards to outages, slow speeds, missed technician appointments, etc. While it is common to not get the exact speed that you pay for with most internet service providers, I have never had to deal with only getting a slim fraction of my speed more nights than I would like to admit. They had given me the "oh we are trying to improve the speed in that area" speech on multiple occasions, but they've been in this complex for over 5 years, and I know they have yet to improve. Now regarding the apartment complex, itself. Community for the most part was okay. Wasn't too noisy or trashy. On the topic of cleanliness though, I don't believe I've ever seen the stairwells cleaned. As summer came around, and insects built their nests. I've had more bugs in my apartment than I have had in my house in the woods. And no, I'm not a typical messy guy. There was also a long period where the trash dumpster was never emptied, and trash proceeded to fill the parking lot. When having to deal with bugs and trash constantly, I don't really feel like a "gated community". Speaking of the gate, I don't know how many times I've been able to drive right through open gates at the entrances and exits. I get it, that it may be for "convenience" for some but isn't the gate there for a reason? Thanks to Facebook, I have been made aware of two different instances where people's cars were broken into while they stayed here. I was led to believe this was a safe area. Was it a resident here or someone that just waltzed right in thanks to the open gates? Who knows. When it comes to digital media, most people stream their entertainment now. I don't know the last time that I've watched cable television. By the time I leave here, I will have given you $480.00 to pay for cable that I never used. This "mandatory" fee that is built into the rent baffles me. Streaming was big four years ago, and it is now common practice, yet you still push a required fee for cable. That is absurd. I live here now. The maintenance team is a good group of guys. The management, however, is absolutely terrible. I have not even been here 3 weeks and there have been more issues than I can count. 1) I have SEWER flies. They are not fruit flies. I tried all the home remedies. I called and left messages and emailed management. These flies carry diseases and can be found in drains, floors, and walls. Sewer flies typically result from unsanitary living conditions. They didn't even call me back. They finally sent me an email that I would be added to the list for pest control. No apology. No improvement yet. 2) I specifically came here because I have a dog and they have a dog park. The dog park gate was broken. It made the dog park difficult to use. I talked to some people who told me they had put in several work orders to fix it over the last few months. I put one in at that moment. They came, they took the gate off, and they did not put it back. Now it is impossible to use the park. Going on 3 weeks with no functional gate. They also run out of dog bags on a regular basis. So if you don't bring one with you just in case you are SOL. 3) they make you use a specific WiFi and the WiFi breaks all the time for hours on end and when you call about it they never know when it will be fixed. If you work from home- don't move here. 4) today my air conditioning broke. I can't even make this stuff up. I've been here for less than 3 weeks. I checked the filter and it looked ANCIENT. They do not change it before you move in. Make sure if you do move here you check it during your check in. 5) if you want a gated community, the gate at the entrance NEVER closes. Not once. I have come home at 3am and it is still open. Not gated. Don't pay for it. 6) there are 5 grown men living in the 2 bedroom apartment above me. This is less the managements fault, but still, it shouldn't be allowed. In general, they never answer the phone, they never call you back, they never fix things, and everything will break/stop working within a month of you living there. DONT MOVE HERE. Our AC has been out a week as of tomorrow night. I put in a maintenance request and they never came out to even look at it until my husband went up to the office. When they finally came out to look (over 36 hours after the request was put in) they said that they would fix it the following day because it was raining. The maintenance men said that they had a brand new unit, but they would have to wait to see what they wanted to do. In the mean time they did give us a portable AC unit that ended up soaking our carpet because there wasn't anywhere for it to drain. We called the emergency number that night and the next morning they gave us a industrial fan to dry the carpet. They said that they wouldn't be able to fix it that day either because it would take half a day to complete. This was on a Friday and they said that Monday morning they would be there to fix it. Today is Monday and no one has shown up to fix it. My husband and I went up to the office to ask when they would be by. They said that it's now going to be Tuesday before they can fix it because they had to get a part. This is absolutely ridiculous to me! Our apartment has been ridiculously hot and stuffy since the AC went out, even with the portable unit. We have a 3 bedroom apartment with a lot of square footage, so that just doesn't cut it. It doesn't even touch our 3 year old's bedroom and she hasn't been home since this happened because it's so miserably hot in there! It's August and the temperature has been in the high 80's/ 90's. All of this week was just the last straw for us. This isn't even including the other issues that we've had here. There is no where to park if you get home after 6 PM. I've had to park very far away from our building late at night in the dark with my child. People are parked all along the curb because there is no room. The lower pool I don't think is ever cleaned. The water is so murky and there is all kinds of debris in it. I have lived here for almost 3 years and not one time has someone come for pest control or to change the filters. There is a serious problem with bugs (ie. cockroaches). And the list could go on and on... I'm so over it. read more

The administration of these apartments should be shut down. We moved in and the apartment/ carpets hadn't been cleaned. We dealt with a maggot/fly infestation for the first 2 months with no help from the apartments. I'm talking maggots were crawling out of the carpets and plug sockets, we had to change out a fly catcher DAILY. We eventually had to tape off the edges of the carpet and the plugs to keep maggots from coming in. It was absolutely disgusting. We continuously told them that they needed to pull up the carpet and nothing was done. They took a month or more to send the people to just spray for bugs. They finally told the people upstairs to stop leaving their trash on their balcony. Aka maggots were falling from the ceiling of the porch. They didn't fix it so my husband and I had to put our own money into fixing the problem. Fast forward 8 months later, we move out and they charge us to replace the carpet that we told them they needed to pull up in the first place. They claim it's from dog hair/smell, and I can guarantee that that's a straight out lie. Firstly, we paid $200 for the express clean move out, if I had known they didn't have a capable vacuum I would have vacuumed myself but when you're paying $200 for them to clean, you expect them to have a vacuum that can handle dog hair. I've lived with my dog in 5 other apartments/townhomes over the years and have never had an issue until now. The smell, I would bet money, is not from my dog, but from the dead maggots under the carpet that have been festering for months, and who knows how long before we got to the apartment. Terrible terrible place to live. It's cheap for a reason. Avoid at all costs. Would give negative stars if it was an option. They are charging me tons for a problem that they should have fixed and dealt with . I'm disgusted with how these people do business. read more

Been living here for almost a year. The community is nice and the view is great. The staff seems to be helpful enough. The pool is nice but sometimes can be overcrowded. The price is a little on the high side but I like the quiet surrounding. Parking is not enough, sometimes I have to park a good distance from my building bc the jerk with four mopeds takes up so many parking spots. Overall it is a nice place to live and the neighbors are friendly. read more

This place is terrible. Lived here 2 years only cause they catch you up in paperwork when you try to leave. Also when you do leave they blame every dent and scratch on you even though it was from the previous owners. I've seen 3 friends leave the complex, all with perfect looking apartments, only to get hit with $400 and $500 fines over nothing. Also, every apartment has bad bugs, and terrible teenage neighbors. My apartment got ruined when the people above me got high and flooded their apartment. And there is no way to actually get in contact with management or a maintenance person at any time over the phone. Ok the list goes on... 3 people murdered in 2 years, with no solved cases. The internet is extremely limited to 1.5Mbps download speeds, or another provider "DirecPath" with bad connectivity issues. If you don't get home from work at 4:30pm you have a mile to walk from the parking lot to your door. There is no way I would recommend anyone live here. I'm getting out of here as soon as possible. read more

Our experiences in living here have been mostly very positive. We have the most amazing views, the rent is affordable, the proximity to shopping, restaurants, theater, etc is GREAT. Unlike other reviews I have read, our area of the complex is quiet and orderly, and pets are quiet. There are some confusing parts of paperwork, etc, but staff will generally handle things reasonably promptly. Service staff is very accommodating and nice. read more

STAY AWAY!!! I am a current resident, for 1.5+ years. About 2.5 months ago, new neighbors moved in underneath me and have been a constant loud, obnoxious, rude, drunk, stoned, vindictive mess. I have had to call the police on them multiple times. The neighborhood police officer refuses to do a single thing about it and speaking of the officers in the neighborhood, don't be surprised in you have to navigate their illegally parked cars or come home to find their, or another resident or guest parked in front of your garage. None of this is an embellishment and has also happened multiple times. The leasing office has offered nothing but lip service to this day. A prime example of the superb customer service... Last summer an AC unit broke and made such a high pitched whine that it would wake me through out the night(every night). I made a recording and made phone calls and sent emails... the agent suggested that I go outside and see if I could find out what was wrong...This is not a joke. The issue was remedied for a short time a year later when I walked into the office with a video and began talking about it out loud in front of perspective new residents. In all honesty the neighborhood is great to look at but is truly a red neck Rivera/party central. If that is what you want you are in luck but if you are looking for a place to rest and call home keep looking. Other big issues, the gates have not worked for the entire time I have lived here, You have to pay for cable TV even if you don't use it(no joke they actually include it as a line item in your rent). The only internet service that you can use in the neighborhood offers very low speed internet for $70 dollars a month(internet only). This is by far the Worst place I have ever lived in, they do nothing but try to find a way to fine you. Honestly this is just a waste a money, they are nice but come on!! As if rent wasn't expensive enough they have to throw an extra $150 for no reason!! I do not recommend these apts to anybody, oh and staff sucks to read more

I have lived at LLC for just a few days and I can immediately tell the difference between them and their competitor next door at Carrington Park. The grounds are consistently kept clean and the staff along with maintenance are prompt in quickly getting orders filled and getting it right the first time read more

I have lived here for 6 months and I must say I am pretty pleased with the complex. The staff has went above and beyond to help with any questions or concerns I have had. The maintenance workers have always been out to fix any problems within the same day or at least the following day. They take a lot of pride in keeping the landscape up here, the views and pools are amazing. Great place to live. read more

I have been here for over a year. LOVE IT! I have not ran into any issues that was not solve in a timely fashion. My work orders has always been completed with in 2-3 days of notice. The staff is nice and very helpful. The community is kept clean and it's a very quiet neighborhood. I would highly recommend this complex. read more

Here is an email I recently sent the Front Office and they NEVER responded: I recently received a letter for renewal because our lease ends in November. We plan to renew tomorrow if things change. Because of the need for an emergency move in February, I didn't do enough research on this place. The only reason why we chose it was because of the special deal they had going on. But living here for the amount of time, we have discovered the place is one of the worst customer service based places to live. Not one thing has been done, that I've contacted the front office about. I am writing corporate because I know people that live in here, and as well as me and my family, they are extremely unhappy also. I live in the 2300 building, right in front of the Lodge. The front office says, if you need pest control contact them on Thursday. Well, every Thursday I call, it always goes to voicemail. Not one time have I been able to get in touch with them on a Thursday no matter what time of day it is. I called on a Wednesday and I was told they would do it for that one time, but from now on I needed to call on Thursday and I was not allowed to schedule pest control on a regular schedule and that I would have to call every week. I have a newborn, three weeks old, and every morning I wake up, I have at least 10 nasty worms inside my apartment and there are at least over 100 of them in the breezeway. If this does not get taken care of, I will start collecting them in a jar, and taking them up to the front office and spreading them where guest will be able to see that this place is not taken care of properly. I will occasionally get out there and sweep them, but they all come right back. Also, once a week someone will come and blow the breezeway, whoever has that jobs, needs to be fired for not doing their job properly. It never gets clean, no matter what! I cannot evem open my back door onto the patio because there are tons of spiders. I will be gang out and taking pictures and this issue and if needed, I will send them to you or whoever I need to. Outside of the building, going into my breezeway is dirty. The building needs pressure washed and it looks like it is falling apart. One reason why we wanted to move in here was because of the gates. I've brought this issue up before, the gates are never closed! This is not a gated community. If the gates are closed, which is rare, people always sneak in. Are there cameras? Probably not, because everything else here is dine extremely cheap and not done correctly. There is no control of pool issues. Either they are always closed, or you cannot simply enjoy them because there are people drunk and smoking weed...or the fact that they dint even live in the complex. They get in because the gates are always open and when you try and report it, nothing happens! Our upstairs neighbors are incredibly loud and I have reported them multiple times. The front office has said they would take care of it and if I called again, which I did, that they would do further action. Not taken care of, once again! I cannot take my dogs to the bark park because it is so nasty and not taken care of. The trail is washed away, you walk in mud, not a trail. Poop is covered inside the gates and my dogs end up smelling like poop because everywhere they step, they step in poop. I'm not sure when, but sped bumps have been removed at some point going down the hill towards the back gate. I will no longer take walks with my newborn and dogs because people speed and do not stop at the stop sign. My water is over $60 a month. Ridiculous! They sent out a letter a day before they said they were going to shut the water off and I went through such a hassle, being 10 months pregnant, getting extra water so I could use the bathroom...and what happened? They didnt even turn the water off. I have not gotten a newsletter in three months. I don't mind the light switches not working because we weren't planning to renew our lease again, but now I will need them all rewired because none of them work in the bedroom. I would like a carpet cleaning when if I renew the lease and honestly I do not think my rent should go up $45 a month because we've had this many issues. If things dont start changing, I will do something about it myself. If you simply do not believe that these things are happening, I will show you by taking a poll of all the issues that residents have that currently live here. I also suggest you get new front office workers because never in my life have I had such bad customer service! I've called lots of times about having my number entered in the front gate...it has never been fixed. Everytime I have to drive up there and let them in...my luck, every time I have a visitor the gate is closed. I would like to add, I don't have visitors often either. Don't forget a girl was murdered! The gates are still opened! Do not move here! They are bribing people to write positive reviews just so they can be entered to win an IPAD read more

I finally feel at home. The layout and design of the apartment is very open and spacious. Appliances provided are refrigerator, stove and dishwasher with a laundry facility onsite. The landscaping is breathtaking with views of Lake Lanier as the backdrop. Conveniently located near several restaurants and shopping centers. Bark Park on site and walking trails to take your pets for a leisurely stroll. With friendly neighbors and courteous staff I am proud to call Lake Lanier Club my home. read more
