The only reason why this place is going to get two stars is because the office staff are really nice and understanding. The two girls that work up there are great. But that is honestly the only thing good about this apartment complex. we decided to move to this apartment complex because it was close to my school and the surrounding area had lots of stores, so that was very appealing. We were intrigued right away, all of the units were taken up so we couldn't view the apartment. Nonetheless we applied and got the apartment. It took about three weeks in order for us to move into the apartment for our move-in date from our application acceptance date. We got a one bedroom one bath apartment, and when we first got our key. the apartment reeked of water damage. Spots on the ceiling of water damage. The apartment wasn't cleaned. There were cobwebs everywhere, and the floors had dust and dirt. Our appliances were dirty. The walls weren't painted good. the apartment was not move-in ready at all yet they still let us move in. And that was not only our only issue maybe two weeks afterwards we had a pipe burst, and we had a leak in our apartment, which decided to grow black mold. They fixed it in a timely manner but they have done nothing about the smell of water damage in the apartment itself that we got sick from. The dumpsters always smell and there's trash all over the place in the parking lot and in the trees. The gym is so tiny and while the pool is a decent size and depth, it's not really clean and the lining of the pool is so old there's holes and it's just gross because of the age. People here also have an issue with not picking up after their dogs. There is no pet policy whatsoever. We lived on the first floor and there was like a 90 pound husky that lives above us that likes to wake us up. So be wary about that. This is honestly been the worst experience of living somewhere. for the price that we are paying. This is absolutely ridiculous. It is a health hazard and it's just plain dirty. Don't ever rent here. It might be cheap, but it's cheap for a reason. I've put in several maintenance requests and you have to remind them at least twice before they try to fix it. read more

DON'T EVER THINK THAT THESE PEOPLE TRULY CARE ABOUT THEIR RESIDENTS. WE WE FOOLED. We moved in on September 21st of 2018. We were so pleased with the girls at the office. We were willing to look past the few problems in our apartment. Because they were so nice. We had roaches so bad that the bug man had to come in and do a bunch of extra treatments to make it to where they could not produce more babies. The electrical socket on our porch sparked and smoked the first day we moved in and was reported and never looked at. But we let it go because we could just not use that one and it would be fine. We had a dog who HAS NEVER peed on a carpet since she was a puppy. (Which was 4 years ago.) But in our move out fees we were charged to "replace the carpet because of pet urine" we knew that there was a few things that our dog did like scratch the door and the blinds that we would have to pay for but we were 100% confident and proud that the carpet would be perfect. So when we got this letter saying there was pet urine we just said okay we will talk to the girls and get this fixed. I HAVE NEVER had so much trouble getting someone to contact me in my life. In my opinion it's because they knew what they had done. Taken advantage of two people who raved about the girls at the office and never had a bad thing to say...until now. This is a shame that they get to take advantage of people like this. With no true proof, the pictures they sent could be taken from any apartment and just added into the pictures from our apartment. When asked for a time stamped photo they ignored that request. Apparently this is not the first time this has happened to someone. They have done this before. I am BEYOND upset and hurt that they know everything we are going through and facing right now in our life financially and they turn around and treat us like this just because they can. Management is horrible and never available. My roommate and I were very busy, her working 60 hours a week and me being a full time student and working full time, so we tried very hard to work with their schedule to meet them to talk about issues but they have never answered the phone and half the time they are not in the office to talk in person. This made problem solving very difficult. They claimed to be no smoking but when we reported the apartment below us was smoking heavily and causing all of our furniture, clothes, bedding, and other belongings even shower curtains and make up brushes to smell like smoke, nothing was done. There is a $500 pet fee without even an option to do a deposit so if there is pet damage, you're out $500 and whatever they decide damage costs are. They have charged us over $800 for carpet replacement throughout the apartment for dog urine, when there was no way it was throughout the entirety of the apartment, we also had the carpet professionally cleaned before we left. When we asked for pictures or an itemized list of damages they only sent a very pixalized picture about an inch and half tall of what we believe to be the carpet being pulled up in one room, which proves nothing and does not answer our question. I'm sure these women have a lot of responsibilities as there are only two of them, but slacking really shows because they are never available or follow through with what they promise. If the bugs, paper thin walls, creaky floors and cabinets, over flowing dumpsters and a pool that's never clean aren't enough to get you to not rent, the management should put you off. read more

I rented a 2 bedroom apartment at Edgewater on Lanier. Apartments are older but has lake access which was important to me. After being there a year, all of the statements that were made to me were not withheld as well as numerous other details that kept surfacing became to numerous to overlook. I was charged extra for lake view and was told that even though I couldn't see the lake well from my apt that the trees were going to be trimmed to allow for better view, however this was never done. Trash is a problem. There were the traditional dumpsters right outside my building. The two dumpsters outside my apt were overfull every week. with trash piled outside the dumpster. Recently an electric dumpster was placed right outside my door! So every time someone opens the door there is a compressing or moving of the trash. It sounds like a 5000 pound washing machine that is off balance. This goes off several times per night. It is loud enough that I wake up, startled by this noise several times per night. Roaches! When I walk into my kitchen in the mornings, it looks like my counter tops are moving. I have made a couple complaints, they have sprayed a couple times with no resolution. The tenant below me has on a couple occasions left 10+bags and boxes of trash outside her door for several days. Dogs! I don't have animals but I am an animal lover and was open to living in an apartment complex that is very open to dogs, all size dogs. The tenant below me would prop her door open slightly so that her dog could bark (or talk) everyone who walked up the stairs. This dog barks a lot..the problem escalated when the tenant across from her moved in with two big dogs, now the two apartment of dogs can bark back and forth to each other all day! Perfect! Noise! At night I can lay in my bed and hear the normal toned conversations of the tenants above me. I can hear them open their drawers in the bathroom. I can hear their alarm go off in the morning. All of this is bad enough but I have a screamer/ heavy heal walker above me. She screams all hours of the night. I have addressed this with her one night only because I thought she was being killed the way she was screaming and the loud banging. She reassured me that she was just trying to wake up her husband. The tenant that lived across from me (who also recently moved due to all the problems at this apt complex) had the same issues above and below him. Him and I have met outside on our decks at 2 am saying, can you hear that! We have had this encounter many times! Paint/ appearance of outside! When i first moved in the decks were in poor condition. Paint was chipping and there was paint splatter deck from here paint can had been placed, like the can had been spilled. I was told the decks would be painted in 1mo. After a year, my deck still had not been painted. Mold was so thick on my deck, that the green paint was now green and fuzzy. Also, the apartment below me was remolded. The painters brought the doors outside and leaned them against the deck and sprayed them, so now there is three outlines of over-spray from doors on the deck! Completely unprofessional! And so went from a bad problem to completely unacceptable. I have addressed these issues with management. I get a smile and thank you for bringing it to our attention, without any resolution! I felt as if I had no other choice but to move. I rented another place and turned in my notice. I have to pay a months rent to get out of my lease. I feel like this isn't fair, due to they didn't hold up their promises to me. I would of loved to stay but due to the compounding problems, I had no other choice but to look for a more suitable living situation. read more
