One of the most frustrating issues was a condo document amendment that took almost a year to complete due to their lack of responsiveness. After all that time, it turned out the amendment had been done incorrectly, requiring additional time and effort to address something that should have been handled properly from the start. What's even more concerning is the lack of transparency in their billing practices. Charges have appeared without proper explanation, and requests for supporting documentation or invoices have not been adequately addressed. This raises serious concerns about how they conduct business. Overall, the experience has felt unprofessional, disorganized, and frustrating. I expected a much higher level of accountability and responsiveness from a property management company. Based on my experience, I would strongly encourage others to proceed with caution.

And when they do reply, they are less than helpful. They refuse to provide me with financial documents, I've asked multiple times and had to file a complaint with the BBB to get their attention. The fact that they won't let me see how they are spending our money only makes me more suspicious of unauthorized activities. AVOID THIS COMPANY AT ALL COSTS.

Rayshell and her team were always available. Or returned any correspondence in a reasonable time frame. If an issue arose with the property. One of the members of the team would be at the unit to investigate and/or get the appropriate service that was needed for the issue. ie. Pluming, electric, ext. as soon as they were available. Ledgers were always up to date and accurate. Their app is also very user friendly. Finally, I cant harp enough about their professionalism! Each time I met with either Rayshell or a team member. I felt informed and educated about Landlord/Tenant rights and obligations. I wasn't always happy. However, I respect that proper protocols were enforced and explained. I cant wait until I'm ready to buy a home of my own. I believe they will utilize the same degree of care within their reality company.

As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Shane is an absolute Godsend…read more I came on my building's board of trustees to an absolute mess in 2018. We had a property management firm with a name that rhymes with "Parvest" that frankly did nothing but take condo fees - they didn't actually manage anything. We had bad relationships with our vendors, nothing ever got fixed, and everyone in the building was at best confused, at worst outright suspicious about the property management firm and the Board. I knew right away I'd found the right manager when I met Shane in late 2020. He's straight to the point, direct, and fast to respond (first time I called him was over Thanksgiving weekend - he called me back within 30 seconds). When he started in March 2021, he went to work right away. First thing he learned: our building was insolvent due to Parvest's poor management. In plain English, this means we would have been uninsurable and the banks issuing everyone's mortgages would have demanded repayment in full. NOT GOOD. But Shane saved our asses, creating a plan to raise the necessary money - and preparing for what could have been a difficult meeting, which he handled like a champ. He was able to calmly, plainly communicate why condo fees would have to increase. As a board member, I feel he presented this bad news in a mature, understandable way. Additionally, Shane forwent payment for months, until we had enough funds. The man went above and beyond. In my time on the board, I saw Shane handle everything from contractors with dishonest contracts to people with difficult personalities, all with unflappable grace. He can easily dissect condo docs and contracts and has an impeccable grasp on condo law - and can smell a bullshitter a mile away. Random fact: Shane worked on Wall Street before going into property management, and it shows. A year later, we're solvent, we have a reserve, we're paying our bills. We're amending our condo docs to modernize them (they hadn't been updated since 1986) and can start taking on projects and hiring better services. There's still a lot of work to be done, but things are going in the right direction. All in all, I have nothing but good to say about this business. Shane saved our association (and each of our investments) from ruin multiple times over. I'd recommend him to anyone, especially if you're sick of bad management companies that do nothing (doubly so if they rhyme with "Parvest"). 10/10, would hire Dynamic again!
