The hits keep on coming from RPM, even two years after we fired them. Turns out the tenant they "vetted" so thoroughly had been evicted before she was recommended by RPM as a tenant for my property. We only found out because we had to evict her and had to hire a lawyer, who immediately saw that she had been evicted previously. RPM response? "Well she paid for two years, didn't she?" No shame that they withheld critical information of previous evictions. Don't say you weren't warned about RPM, because I'm telling you now. They can't be trusted, not with one nickel of your money or property.

He visits and tours our community regularly, is on site when needed, and his communication is both timely and effective. He is pro-active, providing both guidance and follow through on our issues. SMI provides necessary information, choices and resources to meet our needs from simple everyday worries to complex concerns. They provide estimates, quotes, and guidance and knowledgeable advice in a timely manner in according to our needs and situations. SMI responds to requests from the Board and our community's residents on a timely basis. When we experience emergencies, Salisbury Management Inc. has been available and effective in resolving situations on site. The SMI workforce provide many basic site services and repairs in emergencies as necessary. They are polite and competent. At the direction of SMI management and Board requests, they respond to necessary work requests professionally and quickly. The best way for me to describe how good they are is to compare Platinum to our previous property manger is to list all the things they do right: 1. They provide organized and detailed financial statements, budgets, long-term planning in order to maintain property value, and they keep a good eye on the reserves of the future. 2. They have construction knowledge and know what to do when things break. 3. They have a comprehensive list of professional service providers and repair consultants so when things do go wrong, they can call someone over quickly - roofs, elevator, cleaners, gardeners, alarm services, etc. 4. They are able to do the legwork to get detailed bids, negotiate, and oversee projects so that we are using the best service people. They are responsive by email and phone when they are needed. 5. They even helped me source a service person to do some work inside my unit 6. The understand insurance and contracts. The property manager we had before Platinum was disorganized, inexperienced, and useless. Two years into that contract and we knew we need to find another property manager. We have been with Platinum for a little more than 2 years and we are so grateful to have found them. And finally, we are a small building with just 8 units.
