Showed us a great unit in Waltham and notified us of our approval the very next day. From an email I sent him: "This will be my 5th apartment in the Boston Metro area, and I've literally dreaded the broker process each time. I've been lied to, hit with fees that were "forgotten" until after an application had already been submitted, and basically harassed 24/7 by brokers asking if I'm ready to sign on a unit they didn't even show up to - just had the tenants let me in.  Please know that the little things (even salutations on email and text - wow. The amount of times I'd get a text at 10pm like "hey guys can u see 123 main st. tonight? -Jim from xyz realty" from random numbers after an online inquiry) are so appreciated, and make renters feel a lot more confident in the process. So kudos, I really appreciate the transparency and responsiveness. I'm really looking forward to having Edge as property managers as well, given how smoothly this went! These guys are the WINNERS! - or more importantly, we are the winners for hiring them. The best way for me to describe how good they are is to compare Platinum to our previous property manger is to list all the things they do right: 1. They provide organized and detailed financial statements, budgets, long-term planning in order to maintain property value, and they keep a good eye on the reserves of the future. 2. They have construction knowledge and know what to do when things break. 3. They have a comprehensive list of professional service providers and repair consultants so when things do go wrong, they can call someone over quickly - roofs, elevator, cleaners, gardeners, alarm services, etc. 4. They are able to do the legwork to get detailed bids, negotiate, and oversee projects so that we are using the best service people. They are responsive by email and phone when they are needed. 5. They even helped me source a service person to do some work inside my unit 6. The understand insurance and contracts. The property manager we had before Platinum was disorganized, inexperienced, and useless. Two years into that contract and we knew we need to find another property manager. We have been with Platinum for a little more than 2 years and we are so grateful to have found them. And finally, we are a small building with just 8 units. Most property managers didn't want to work with us because of our size, but we are thrilled that Platinum took us on as a client.

I appeared at the property for a scheduled move-in orientation at 10:00 AM and was told, only after I arrived, that my application had not been approved and that the orientation had been canceled. No one notified me before the appointment. The issue is not that additional review was required. The issue is that the property allowed me to show up for an orientation that could not take place and failed to communicate that fact in advance. As a professional and business owner, I value clear communication and respect for people's time. Unfortunately, I experienced neither. Based on my experience, prospective residents should make sure they have written confirmation of final approval before rearranging their schedules or making plans based on information provided by the leasing office.
