I normally don't write reviews, but this service needs one. This is an updated review after my original 5 star review. At first we really enjoyed getting our house serviced with Dean. However, in between quarterly services we started seeing a ton of scorpions (not his fault). He told us he would come out and retreat in between services if we noticed any issues. This is where The 2 stars comes in. He has texted me from multiple phone numbers so it is hard to keep track of from a customer stand point, the easiest way to contact is through yelp. I asked him if he could come out and treat the scorpions, and gave him my availability. His response was "you do realize it costs me $35 to use Yelp right. Call or text me", but that's hard to do when I'm being contacted from multiple numbers. This response alone shows me that our service is not valued to him. No, I am not aware of this cost. I do not have a business on Yelp. I am pretty sure this is a cost of doing business and should not be thrown in a customers face like that? I found it extremely disrespectful, and I'm not typically one to get upset about things. I had sent him a message back explaining my concerns of being able to contact since I do not have one number I've been contacted with (so I do not know which is valid and which isn't) and he has yet to read it or respond, and that was a few days ago. I am also not pleased with organizational skills. Not only was I being contacted through multiple numbers, he would text me saying my apt was on this day and time, even though we had agreed to a different date and time via a text from a different number. This has happened more than once. It is very hard as a customer to keep track of this. I am not pleased and would not recommend his services. My husband and I will be looking for someone else to service our pest needs.

Notified of my needs the night before...Saturday was done with my flea extermination. Great guy and will be calling him back in 90 days.

I just reread my 2022 review and I stand by every single word…read more It's March 2026 now and X Out has been coming out quarterly since I moved in. They are extremely responsive to questions and requests for additional services. My house has been virtually bug and rodent free for four years! From the beginning I've had the same technician come out. Isaac is fantastic! He's friendly, professional, and thorough. I love the consistency and reliability. I would absolutely recommend X Out to anyone in need of through, consistent, and reliable service!

Used them before and they originally were great, but then they started to no show for appointments…read moremultiple times due to signing only 1 contract and not 4, and then began openly spamming me nonstop with emails and phone calls. They would schedule appointments without even confirming them with us, upsetting our rental customers, and were difficult to get ahold of to adjust any prescheduled appointments. We then had to deal with TJ. TJ harassed us, calling back to back if I didn't pick up and ignoring our texts asking that he just please text us. When we picked up TJ sounded high, and even referred to me as "dude", while calling me repeatedly despite me declining the call, making think we had an emergency with one of our customers. The owner Heath is trying to come up with excuses, but wasn't on the call. Nobody yelled at TJ. We told TJ to stop calling us repeatedly if we didn't pick up like a jilted ex girlfriend, and to please text us instead. Also, we had signed up for autopay and get about 3,000 emails a day. TJ was especially rude, condescending, and just about the worst person we have ever had to deal with. The fact that Heath is okay with it is telling. Attaching phone records as proof since Heath wants to lie and claim TJ only called us once today.

They sold me a rodent ridge guard, pest control radian barrier for my attic and something called PC Standard-EOM7. I was misled about what it was I was purchasing. I was led to believe that the pest control chemicals were built into the radiant barrier and I was totally shocked that when the day came to install, they just sprayed bug spray around in my attic and put in cheap insulation barrier. They were suppose to do the entire attic but they missed about 1/4 of the attic but charged me for it anyways. Then no sooner than about an hour after they left, a lot of it fell down, they pushed some overhead ceiling lights out of their spaces and knocked out a panel of insulation from the floor of the ceiling. They came back and "fixed" it. They put the radiant barrier back up. Cleaned up the fallen insulation and tossed it away (ummm...pretty sure that is supposed to be up there), and put the lights back in place. I was then told that I owed them another over $2,000 because they can't do math. I signed a contract for a specific amount, I talked to the manager of the office about it and I paid the contracted amount that was agreed upon. He (James Junious) said that I paid what was agreed upon and he said the matter was closed, I did not owe any extra because I did not agree to the higher price and in fact, they never actually finished the promised job. I was promised the entire attic and that is not what they did. Fast forward several weeks and today, I get a bill in the mail for $2,327.86! I paid the contracted amount in full, I talked to James the day of the job and had this resolved. He told me it was resolved and now he send me a bill?! I tried to call the number provided on the bill and it answers and hangs up without giving me a chance to speak with a person. The job was a hot mess, done very unprofessionally and incomplete. They clearly have incompetent sales people who can't do math. I had a budget and it was where I wanted it to be. Had they been honest about the price or not trying to rip me off after the fact with a bait and switch scam, I would not have agreed to this service, which clearly they could not accomplish correctly. They are bug people, they need to stick to bugs and not try to get into construction. Leave that to the construction companies because they failed miserably. They still have not returned my calls to sort this matter out but I have paid in full and they are harassing me over their error. I am not happy at all with the work done, with the way it has been and is still being handled. I would highly recommend staying far away from Orkin. I will be firing them if I can ever reach them or they call back. Do not do business with them. They are not the credible and good quality company they once were. So disappointed! I have been using Orkin for over 20 years but that is going to be coming to an end as soon as I can get a hold of them.

We were disappointed by the pest control service for several reasons. Firstly, the treatment did…read morenot effectively address the issue--instead of eliminating the pests, it seemed to drive them indoors, worsening the situation. Secondly, we experienced inconvenient and unauthorized charges being deducted from our bank account without receiving proper receipts. When the receipts indicated no charges, we expected that to be reflected in our account, which unfortunately was not the case. Additionally, it appears that Orkin operated under a contract different from the one we agreed upon, with different schedules and payment terms. We did not receive our account number, which prevented us from registering online and accessing essential information. It was only after we called to inquire about the unexpected charges that we realized the worker had not performed the necessary tasks. After canceling the services, we took matters into our own hands, purchasing our own pest control equipment for less than $100. Within a day, we saw significant improvement, including the elimination of most spiders, even a black widow in our garage, and a noticeable reduction in insect sightings inside our home. Don't let them rip you off and fill out your own contract, don't let them write it for you because it's barely noticeable in the copy receipt.
