The property company charge unnecessary charges to keep the deposit even though they handed the unit in horrible unclean condition, they told me on the walk through visit that it was not cleaned due to the owner not wanting to pay for those services, but charge a whole 700$ for unfavorable things. I rented through Lodi Property Management for 2 1/2 years. When we moved in there were many issues I discovered, which I filed many maintenance requests. All about the filt the place was left in, & damage. I took pictures and videos in case they were going to take anything out of the deposit. When maintenance would come "fix" the dirt/ damage, they would use my stuff... They all had attitudes in the office, maintenance is very comfortable to grab your stuff and clean with it. Wash their hands and use your paper towels/ towels without asking. They might even make a mess than leave it for you to clean.. ( attached photos of mess & the filt they cleaned using my vaccum). Fast forward to our move out. I requested a pre inspection March 7th,2024 (move out date was April 4th).. I got no response on the email so I went it the office March 11th, 2024 to confirm. Leilani took my pre inspection page, said they didn't see an email & she would scan it the form. She did. Days, weeks passed and I didn't get any call to make a pre inspection, so I called. Leilani answered, said I was suppose to schedule. I said the lease states landlord will, she said no I am suppose to, that I also didn't send in a pre inspection but she can still schedule me... she said she didn't scan my paper.. she did. Anyways I didn't want to argue so I was schedule April 1st, 2024. She did the pre inspection. 21 days after, I received half of my deposit. The invoices state I was being charged for damage from previous renter, cleaning fee and carpet cleaning (which was in the lease so I was aware). Anyways I emailed. I should not have been charged a cleaning fee when the unit was cleaner than when I moved it. Cynthia responds with quotes from the lease, which don't even make sense. I don't want to explain I will just attach photos/screenshots. I email again with three files of photos, Photos of my walk through/ pre move in, photos of the unit minutes before I turned in my keys, & of the new address ( they sent my security depots to the wrong address even though I gave them my new forwarding address twice on paper). No response. So the invoices she gave me had no itemized statement. It just says the amount charged and what it's for. I was only reimbursed half of the $475 painting fee, from "researching past work order history"... but not from the cleaning? It's a shady company, that never has any of the same employees. They're loud about the drama that they have with each-other and make it known. Ghetto and grimy. If you're looking to rent from any property on East Tokay Street, it's a mice infested, homeless, trashy place. Weird, and dirty neighbors that'll throw their trash anywhere, scratch up your cars, harass you, maybe even send their dog to run at your kids too... disgusting. So glad I left. Who would've thought trying to move out pregnant, with a baby would be such a pain, not just from neighbors following you, but from your trashy management you rent from as well. It's so unfair that I have to leave a star. They should be in the negatives. First of all They are super unorganized quick to take deposits but wont reach back out to you right away . They go through a third party for the application process horrible customer service.Kelly who refused to give her last name and position was very rude and disrespectful. I just wrapped up 3 years living in a Lodi Property Manahement apartment and had a great experience, particularly at the end. Throughout they were responsive and while I was trying to maneuver an incredible amount of details moving out, Carmen went above and beyond. She helped my mom find someone to help her move a large piece of furniture while I was at work, helped me coordinate a cleaning service and was overall reliably communicative. Renting from Lodi Property Management has been nothing short of a degrading experience and we have been deprived of basic working necessities. They don't care about the condition of any of their properties and always do the bare minimum. When I go to ask for help in the office they are always condescending then continue to act like they owe me nothing even though we've rented from them for years. I have also witnessed them being extremely rude to a spanish only speaking person who came into their office inquiring about a property to the point of that person just walking away and leaving. My favorite part about renting from them is getting a yearly letter that our rent will increase by $20 monthly, as if being a good renter and always paying on time wouldn't outweigh their greed. I had an appointment and searched around that address for the correct door, but the woman who was suppose to show the house JUST SAT IN IT for 20 minutes while I looked instead of stepping outside to meet a potential tour, and then blamed me for being late. Although they never bothered us as tenants, move out was okay, the inspection went well....then we received the receipts for repairs and what not they needed to make when we moved out and I noticed small things that were rather pricey attached to our invoices. Now I'm not going to get hung up on this, but I'm disappointed to see they charged us for the purchase and labor spent to buy paint that was store in the house improperly BEFORE we even moved in. They were recommended to me by a real estate attorney because we owned a home in Lodi and needed a local property management firm to help us communicate with a very difficult tenant, inspect and repair the house and then appraise and sell the house. At every step, Lodi Property management and Cynthia Romero helped advise and support us and made sure to communicate with the tenant in a timely and professional way. Attempted to submit a rental application as a co-applicant with my dad who lives off of social security. Called to confirm my application was received and complete and was told that I would receive an email. Received an email 24 hours later stating that our application was rejected because it was incomplete. When I called to find out why it was incomplete, it is because they require documents that their online application doesn't prompt you to submit (ie - social security card, pet screening, etc.) so make sure you read the fine print. I was also informed that they were no longer accepting applications on the unit we applied for and that if we wanted to apply for another unit, we would need to submit an entirely new application. The user experience through their online portal was awful, their customer service was disrespectful, and there was no care that they were making it really difficult for a senior living on social security to even access their process. read more

I am a middle aged, professional adult with a six figure income. I called to inquire about an available rental and was shocked at the treatment I received. They are clearly slumlords used to dealing with groups of teenagers trying to scratch together enough provable income to rent studio apartments. Their staff was intolerably rude and short on the phone and it is quite obvious that they would make absolutely awful landlords. After reading the reviews here I am glad I decided to not pursue a rental with this company. Avoid at all cost unless you are in-fact a group of minimum wage teenagers attempting to rent a dive pad. I've had to fix several items in the house I rent from them myself because when you call their maintenance line, it takes two to three days for a response and possibly a day or two for them to send over a "professional" to fix the problems. When confronted by these facts they deny it, fortunately I am in touch with the owner of the home who cuts me checks for the minor things I do to keep the house up. I know she (The home owner) is tired of this company and their apathetic attitude and can't wait to drop them the second their agreement is up. But yet people do...They are rude, stupid and incompetent with ANYTHING they handle. We rented an apartment managed by them. It took two weeks for them to fix anything in our apartment. It wasn't very clean and a few things where broken. EVERYBODY at the apartment complex was VERY NOSEY and in EVERYBODY'S business. I so disliked staying at this grungy apartment! When It came to leave I completed a final walk through with them. They stated, "everything looked great, just needs some paint." Well they charged me for EVERYTHING they possibly could think of and took away my deposit. How do you go from "everything" looks great to receiving no deposit back?! I personally cleaned the place myself and left it better than how I received it. And when I called to receive some clarification of these mystery charges the person is NEVER available. I would recommend any other rental company or craigslist to try to find a home for rent by owner first of all Lodi property is bad all around if there is one house/ apartment for rent they will take as many applications as they can and it is a $45 application fee per person then only choose one person/pair. That's really messed up for people who don't have a lot of money even though they choose me for the rental they did tell me there was 5 other families who applied for this house so assuming one person applied which usually it's 2 (mom/dad) that's $250-600 they collected just to run their credit background and not give them the house and they do it for all rentals. Second the service .. the front desk lady Edie who accepts and screens applications and the manager I believe Cynthia are very nice, friendly and personable they are easy to talk to and respond respectfully, then there is Carmen this one needs to work in the back office, must be related to the owner because I don't know why they keep her around their clients, she has no people skills, just rude and bitter she tries to degrade you and make you feel dumb, she has no personality and is the reason I've recommended people to not go there. read more

And this people after they didn't showed up they suddenly showed up to spray without notice yes my apartment was somehow I lil bit untidy cause I haven't had the chance to clean in 2 days, they said the cockroaches was going down the lower apartment cause that racist lady underneath Us complained.. First of all I don't speak to cockroaches I didn't told them to go down there what a joke.. That Monday when they haven't showed up I end buying my own repellents and yes it does decreases the numbers of cockroaches it took me $50 of equipment and repellents.. Well they sprayed it anyway and this smartass wannabe I think he's from Clark or something but he's a jerk on explaining I didn't say something yet about that I just sense that he's no freakin good.. Then the Lady from management push on and let home spray while my kids in there so I rush them out with my wife and after that I get back and guess what he sprayed on my utensils my plates and my sofa and in my freakin in shoes that I haven't used yet it was a mess man.. And that lady threatened me of a 30 days notice wow!!! When we first got the apartment it is not that livable until we got there in the first place we haven't gotten a tour cause we needed a place really badly to start my family.. I complained about that damn A/C for freakin a year now nobody gave a freakin chance to take a look at it, it was old and noisy and its freakin dirty that needs to be replaced, yesterday me and my wife cleaned the place from working nightshift I never slept until we are done cleaning and again guess the wtf! What I moved the damn heavy stove to clean it well it was epic cause that area you can tell it was not cleaned for the last freakin 5 years and theres a big ass hole right beside the plug no wonder cockroaches gets in over and over and I also moved the fridge and yes people that area was never cleans for like years cause you can see that the fridge is so hard to move cause of the markings on the floor and the way the construct things in those counter tops I strongly believe that it was done by a retarded stupid person am not surprise just wowed but this un compassionate and bully people.. I had a scheduled an appointment through their automated system. An appointment time was scheduled via text. I signed all documents to view a property and arrived as scheduled. No one showed so I called after waiting 10 minutes, spoke with manager and there was a mix up with appointment times. No problem, but when I tried to explain what happened they acted like I made it up and said they couldn't show the property. After calling back I spoke to a different person and was told to send proof of their error so they could reschedule. After calling again, the same person stated that they can show it to me but only if they had proof of the mistake, fine but no one mentioned that while I was still there, we had already left. Lack of communication and professionalism to say the least. If they can't even manage their automated appointment system and deal with a simple mistake then I wouldn't trust them to manage property. They manage over a hundred properties but always take the time to listen to your issue and resolve it as quickly as possible. If I could give Zero stars I absolutely would. I found a house on Trulia fell in love with it online. Scheduled a appointment to look at house it was what it was online perfect. Filled out the application plus some. Turns out we were the first family to have a finished application, according to them the family knew about it. A week or more went by and still no word. All the while another house came up with them since we paid our $90 we decided to look at another property and have our names in on that property while we waited for the answer on the other property. Well were we wrong about that. We were told in these exact words "You can not have an application in on two properties at the same time because that would be tying up two houses at the same time." I'm sorry what?! Are you kidding me! While we talked about it with, let's call her Old cranky mean lady who runs the application department, she in not so many words said we should wait for the other property and the next day we found out the property we were waiting for got rented. So I called and said we would like our application switched over to the other property, she called back stating that, that could not happen as the property was rented out that day we looked at it. So basically we got screwed out of house. Not being able to have an application on more than one house is the dumbest thing I have ever heard, not only that we working with other property Management places and they allowed it. I have rented out a home I own through Lodi Property management. It amazed me all the bad reviews I have read. Other than they are busy and hard to reach at times (as sometimes I am also), they have been on top of everything that needed to be done. They always get back to me. I do not live in town and they were always gracious to take care of arranging for any repairs that needed to be done, (and found competent people at reasonable costs to repair). This is a huge help for me. In some of the past reviews where people complained about things not being repaired - you might look at the owners of the home. I was always presented with what was the problem and what did I want to do about it. Usually I was right on it but if out of town, it might have been a few days to get to it). I wanted the tenants to not have issues and fixed all the repairs that needed to be done. If an owner ignores their calls and emails and chooses NOT to repair something on the home, it is not the property management that you should be mad at but the owner of the home, who, perhaps might not be responsive or willing to fix an item. I have had nothing but courtesy and good service from this company. We have great tenants in our home and plan to continue to use them. read more

I am currently renting through them after my property owner hired them about 6 months after we moved in. My lease is with the owner, not LPM, yet they try to force their way into my house at every chance. I would NEVER intentionally rent from them. I highly suggest that every do their homework on tenant rights and responsibilities, as LPM is notorious for breaking them. And for them to say that no pets are accepted and there are "no exceptions", emotional support animals are a legal accepting and there isn't squat they or an owner can do about it other than deny you for some other reason which at that point would be discrimination. Worst experience renting I have ever dealt with in my life. Rudest women in the office. Not only did I have to deal with the ignorant office people but the landlord himself was stalking us. My fiancé ended up having to block his number, he would call all the time with any excuse to come over, and drove by on a daily basis. Rented an extremely overpriced house in Lockeford that was falling apart. Moved into cat/dog hair all over yet they claimed they had the carpets cleaned. Roof is falling off the house, would find parts of the roof on my car in the morning after a windy night. Unsuitable to live in this house. The house was 10 times cleaner when I move out than when I moved in, yet they kept a portion of our deposit for "cleaning". Hands down worst customer service in Lodi! SINGLE NO KIDSI rented a two bedroom apt from them for 4 years no problem. However when I decided to leave I thought I did everything correct ,cleaned, prof cleaned the carpet. I used only one of the rooms because my other room was a cardio room so no wear and tear basically single no kids no smoking. I GOT $98 BACK FROM A $600. DEPOSIT. they told me the cabinets had dust and the doorbell was missing a screw..lol.. they charged me for 4 additional days of rent even thou I was out way before the end of the month.
