Great customer service and very friendly girls. They are all about there business NO THAT!!!!

I am giving this review based on my experience. I have only been renting this current location for 2 months now. When I recieved my keys on a Friday I found that I had no hot water in the home. I was without hot water for 8 days until parts were replaced on water heater me and my kids had to take cold showers this entire duration. There was even an opportunity where the water heater could have been fixed sooner, i even offered to pay for parts and get reimbursed later, and owner said no because they didnt want to pay out of pocket and wait for warranty. I did not get any compensation for that time. I have had issues with ants the entire time, and no action has been taken. The sprinkler system had multiple broken parts, and I was presented a water bill that was expected to pay. I reported the broken sprinklers, and the guy came out and did not fully repair all sprinklers. The water bill was outrageous, and I was expected to pay it. Looking at the bill, I noticed I was expected to pay a bill that was prior to my move in. I had to explain to Courtney how to read the bill. This is concerning because their incompetence to understand how utilities are billed means they have been miss-billing all of their renters in the stockton area. I asked for proof of list of inspection prior to my move in to verify their statement saying water heater and sprinklers were working. I have not recied anything and this is just being avoided. Obviously the water heater was not inspected because parts had to be replaced. Sprinklers were not inspected because there were multiple sprinklers damaged. Now I am expected to pay for a large water bill due to their negligence. When I brought this up to Courtney she was very rude in her email I received, stating it's the owners decision, they are a middleman and I just have to accept it. I'm sorry I do not accept being responsible for a slumlords mistake and negligence. Preferred property management needs to understand I am a consumer as a renter and the owner is not always right just because it's their property. The fact that they have been in business and didn't even know how utilities are billed is very concerning and unprofessional. The fact that they are miss billing other renters should raise a red flag. The fact that they are not willing to accept ownership and responsibility for their mistakes and negligence is embarrassing. Understand that if you are representing an owner then the owner is a representation of you and your business. You can not hide behind your excuse of its the owners decision, were just the middleman, there's nothing we can do. That's just pitiful and unprofessional. For these reasons I give a one star. I recommend not to do business with with those who don't have your best interests at heart. read more

Run away. They don't respond to maintenance requests, house repairs. When they have a gardener and won't return your deposit because the backyard is not up to par. You will have to fix stuff to make live able and won't be reimbursed. ONCE AGAIN RUN!! read more

It's unfortunate that past reviews are reflecting upon the new owner and new staff. In addition to that some of the good reviews are not being shown on their Yelp profile either. Lisa, Joann and the rest of the staff are amazing. Lisa is a straight shooter and expects the same in return. She gives respect to everyone, is very considerate to your situation and does what she can to help you out. If you're not communicating and upholding your part of the deal well.. business is business and she will handle it as such. I assume a lot of these bad reviews have seen that side of her. I have been renting here for 8 or so years and I've never had one issue being here or one bad experience with the staff. They've always been more than accommodating. So if you're thinking of renting from Preferred, please do! You'll see that they take pride in what they do and there's a reason why a lot of property investors trust them to watch over their investments. Thank you for housing my family and I and always looking out for us! PS. As far as the deposits- clean the house when you leave as if it was yours and you wanted to display it to sell. Trust me I thought I knew how to clean until I left the first property and Lisa showed me what was dirty. Since then I know how it should be cleaned and if I know I'm not up for the task I willingly offer to have it taken from the deposit so I don't have to. They will be more than fair and offer you bids to get the job done. read more

I've only been a renter for a year or so now and have never had an issue where i needed maintenance, until recently. I called in to preferred property management and spoke with Courtney to inquire about some issues we were having with our dishwasher. She asked very detailed questions to ensure she understood my problem. i really appreciate when someone takes the time to make sure your problem is fixed the first time around. asThe next afternoon Tyler showed up right on time to inspect the issues. Turns out we needed a new dishwasher. The dishwasher was replaced without incident and works amazing. I am so happy that they cared to fix my problem so promptly. With so many kids in the household who wants to do dishes by hand all day? i don't. so thank you PPM! read more

Avoid this company at all costs. Extremely rude and confrontational when a simple question was asked? I will take my business else where and make sure I let everyone I know to avoid these rude immature employees. Complete lack of professionalism and customer service. Reported pre existing damage to the house multiple times and was told multiple times that someone was coming to fix it. Which never happened. When I went in person to address the issue I was yelled at from the back office by an employee. Like I said avoid. read more

My 1.0 star rating is Not even worth 1 star in my opinion. How these people rated over 2 stars is amazing to me and my bet is that they're probably friends of the evil Lisa that manages the place. We rented through them and had extreme problems. They do not believe in doing "things by the book" or even being fair. I have spoken with several families that have similar experiences with this place. The heater broke in the middle of December and the unit was a chilly 56*. I called several times over the course of the following week only to be told that "the handyman would get a hold of me" Two weeks went by with it dipping below 50 degrees in the evenings and nothing was done about our broken heater. Finally, I gave LISA a call and told her I would just pay an independent heating and air company to come out to fix the heater out of my own pocket and for her to just subtract it from the rent. Within 4 hours, the "handyman" showed up and repaired the heater in question. Never rent from these people! They are slum-Lords! They also entered my apartment illegally while they had us go "on a mini-vacation" to a 2 star motel to fix the balcony. They were having construction on the roof for months and would begin before 7 am the hammering would knock pictures off of the wall. When I called Lisa, she told me I was warned and wouldn't let us out of our lease. The hammering and construction lasted months and always began before 7 am. This happened years ago and I'm still upset at how wrong all of this was. I hope Karma comes back to this woman (Lisa) and an elephant takes a giant. $#!t all over her like she's done to so many other people. Shame on you! read more

Please do not help keep this company in business. They are frauds and will take your money (deposit) regardless of how well you kept of the home! Lisa is the head lady a PPM and she is a snake! One of the worse individuals I have ever come across! They took our deposit of $1600 and I as a wife of two children took great care of the home. If you ever have an emergency they will not return your calls. My family went without AC for 3-4 days when temperatures were in the 100's! First off, I will say I spoke to Ynette on several different occasions and she has great customer service, in all honesty. The star is for her. What I am saddened about is that I've been contacting them for over a month trying to rent an affordable unit for myself. Yes their properties go really fast so you have to be quick when contacting them. I put in two applications for two different apartments in Lodi. Both of them had a pending applicant before me. One unit in particular was to be available on June 3,2016 they have a policy where you have three days to bring in a deposit (I was told). I called and spoke to Ynette on 6/6/62016 and she told me that they had to have in their deposit by today 6/7/2016 and if not then I would be next in line. So I call at the end of the day and spoke to Courtney she told me the tenant decided to stay in the unit and it's no longer available. I was furious but not disrespectful so I just said "okay." I thought about it, called back and asked Ynette " How could a tenant make that decision if the unit was available on June 3rd? Wouldn't their notice they put in have to be up already? Shouldn't the unit be empty? She sounded unsure for answers to the questions I was asking and the whole situation seemed strange. I feel like I was being lied to. I don't know. Maybe they were giving the other applicant more time to get that deposit and just came up with an excuse. I wished they would have contacted me and told me about the situation because I was on a time frame and on the verge of being homeless. All I know is I have my deposit ready and it just seems strange that an available to rent is still being occupied by the previous tenants. read more

They treated us so well and seemed to never give up on finding us the right home despite a very limited rental market. This was definitely NOT a "preferred" property management company. They had horrible customer service and would not give us our whole deposit back after being there for only 6 months because they stated it costs $200 to clean the carpets when more than half of the place was hardwood floor. The place we lived in would have stuff break and they would take weeks/months to tell the landlord to come fix it. Then the things would just deteriorate more and more....it was not good for the owner of the building either. read more

Just like the other reviews. I have been owed $500 for sometime. They said they mailed it but it never showed up. Then they had the wrong address. Sure. They mailed it last week 7 more days no show. Now JOANNA said very rudely. If we have to mail it agin they are going to charge me. They need to spend some time in JAIL. Joanna said over and over this is the way it done. I have had nothing but positive experiences at Preferred Property Management. Lisa was top notch from the beginning. She was early to our first appointment, told us about minor repairs we needed to make before renting out our duplex and also had her handyman complete the work at a very reasonable price. Lisa and her team always called me back, found excellent tenants for our duplex and always sent the rent to us in a timely manner. Lisa also assisted us in selling our duplex a few months ago which we were very pleased with. Her service is excellent and her company is the best property management company we have ever used for any of our rentals. Thank you to Lisa and her staff, especially Courtney! read more

Horrible place!!! I've never seen such an unprofessional person (Lisa) she taped a 30 day notice to leave paper at my door. And when I called her she said she doesn't have to give me a reason. She did not take into consideration that I have a child, nor that we've been great tenants with great rental history and have always paid our rent in a timely fashion. We asked our neighbors if we've been a problem and they said no, we actually get along great.. It's very shocking to come home from work and receive a letter like that and you can't even get a simple answer as to why? When we moved in the neighbors had said people don't last in this one specific condo.. And now I see why. The horrible management.. She's definitely going to run that place to the ground sooner than later. Such an evil person. Not even worth the one star. read more

Worst business I have ever dealt with! You DO NOT want to rent a home from PPM. We (my household) were forced into dealing with them when our landlord stopped self-managing, and from the beginning we couldn't get along with the rude people at PPM. At the first opportunity, a bounced check, the company intentionally tried to refuse future payments so they could kick us out. I brought in a check from my roommates account (as happened every month), and was told that they don't accept checks from accounts that have bounced a check. I then transferred the money to my own account, and they refused my check by stating I was not on the lease. When I proved myself to be on the lease, they said the bounced check policy applied to the entire household. So I went and cashed the check and brought in cash, and they said they don't accept cash! How the F do I pay then?!? I can understand being a little upset over a check, but these games were childish and just ridiculous. This is just one of many examples; in general, they seemed to make up rules for us, and they could never show written rules to back up their statements. 1 star does not do Preferred Property Management justice; if Yelp had a steaming turd icon I would use it. read more

After spending many days house hunting, it was very disappointing to encounter the unprofessional behavior of this management company. Lisa, the office manager will definately wreck the growth of this company. Specifically, after finding a house which was not listed by the company, but later turned over for management services, I was directed to the office for application process. Once the trip was made, papers filled out, with good credit and plenty of income, I received a phone call stating that the property was already rented. Funny, it hadnt yet been listed. Funnier, the home owner wasnt even informed their house had been rented. Most companies give the owner a "say" in the qualifed renters ability to rent. Apparently they are not only no good for renters, but play games with the home owners. It will be my pleasure to post on every social site and through many friends and family to spread the word and never do business with this company. Hope the "friend" you held this house for will pay the rent, otherwise I hope the home owner sues you for breach of contract..especially since "they" are very much aware of the trick you pulled. read more
