First moving into these apartments a year ago they were nice but almost a year into the lease one of cars were broke into and I've had multiple packages stolen. I've had more problems with this apartment than the one I was living in , in Stockton We've had problems with the manager Andrea sending us a $50 bill as we "canceled our insurance for our apartment" when I called her to address this bill and we did provide proof of insurance when we first moved in (as it's required) she said she never received proof of Our insurance when we moved in and that's why we got the bill. Called the insurance company who confirmed we DID NOT cancel our insurance and had to resubmit proof and later the bill was dropped. Then a few months later she sent the same bill claiming the same thing and had to do the whole process again. When we moved out she sent a cleaning bill which we thought would be taken out of our deposit but she told us "they switched systems and our deposit was accidentally put towards a month of rent" which she did not disclose when we were living there at all and chose to disclose this issue once asked about it. Now we are stuck paying over $250 since she screwed up on the deposit . Also trying To go to the office was unpredictable as she was never back on time from her lunch (sign when she will be back on the door) ‍ When we moved in ,the apartment was clean and the grounds/pools are maintained. However due to our vehicle broken into, packages stolen and all The problems with Andrea I do not recommend this apartment. Man Andrea is absolutely garbage. The management is in shambles here. A man that live in my apartment complex decides to park infront of my entrance to my door. He rudely waves me away like I don't live right next to build he parked infront of. More I have zero idea who this weirdo who is just sight seeing(making a decision to go left or right is what he was telling Andrea) I asked him again if he's ok he continued to wave me off totally disregarding the fact live right here. I have to little girls inside of my place who aren't older then the age of 2. Keep that in mind when you see a 240 pound grown man parked out front of your place for absolutely zero reason.i guess he was deciding to go left or right on a street is what he continued to tell Andrea when we held a conversation. I also recorded parts of the conversation were she said it doesn't matter about the 2 little girls inside. He doesn't know that there are 2 little girls inside andrea said. She continued to defend this man for what ever reason. This is 2nd time I ever spoke to Andrea the first time being her trying to tow my car with out even tryin to call or knock on my door or even leave a note on my car. A simple text call email or note on my car would have been nice and I would have gladly move my car. The management here is god awful. Andrea continued to tell me I handled the situation wrong. Andrea did not help the situation by being completely on sided. She could have easily said well both of or in the wrong like a manager would and should do but instead she stood strong by being pitting my by saying he was deciding to go left or right while parked in front of my entrance where I live. I could've have handled it better but the fact being is a grown man who's is a very very large man doesn't have the right to park anywhere especially when it's a no park fire lane. read more

The worst appointment complex to live in. The management here is beyond awful. Truly the worst management over here. If you have the option to live somewhere else highly recommend. Let me just say I applied and it took 2 weeks of me calling nonstop and leaving voicemails to get a call back. Andrea was nice enough to give my husband and I a tour bc of it and even showed us some apartments that were going to be put up the next month and asked us if we were interested to let her know by Monday. Well Monday comes and we call and call and no answer but we leave voicemails. The week goes on and we keep calling and leaving voicemails saying we are interested yet no response still. So after almost a week of this my husband calls and leaves a voicemail asking about our hold and if we can get it back since we haven't heard any response from the voicemails. Lo and behold the same day he gets a call back from her saying she cancelled our application and refunded our hold. She never once mentions the previous voicemails we left telling her we were interested in one of the apartments but she jumped the minute we told her we wanted our hold back! I'm still very confused as to why she never once called us back when we tried to call her on the day she asked us too. The last 3 weeks have been nothing but cat and mouse tbh! read more

Updating after speaking to previous neighbors at this complex. The manager is still crazy and stole their two bikes then refused to give them back. I do have sympathy for those struggling with drug addiction. However that does not excuse their mistreatment/abuse towards others. When they asked her for their bikes back she first refused to give them back and refused that she had even taken them. Then all the sudden says she "confiscated" the bikes because they were locked to a bike rack on property that she did not approve of. They showed her previous emails of approval from the previous manager. She behaved so immaturely and disrespectfully and they later found out she was trying to sell the bikes to other tenants. One of these was a child's bike!! It is absolutely absurd that she is still the manager of this property and I'm so thankful I no longer live there. read more

In the many years that I have lived in theses apartments no better leasing agent has been here. She is an asset to Ray Stone in my opinion. The grounds have been kept in great condition since she has started, laundry rooms renovated new washers (we have had the same ones 13 years) prior to now. Improvements have happened all over the property. The pool does get closed from time to time do to people wearing their clothes and other detergents in the pool which clog the filters and the water gets murky, this is because so many people gain access to our pool by other tenants or merely neighborhood teens. It would be nice to see the community gated like Rivers Edge is. Overall though being a tenant for almost 13 years and seeing the exchange of leasing agents, Andrea has been by far #1 and I have been through a lot of these ladies who even still work for the company, but Andrea's heart is put into that complex and the tenants! My best friend has lived in these apartments for almost a year now. From the start everything was decent, it's in a good area of lodi and although the apartment itself was run down it was tolerable. Then they switched management and everything just keeps getting worse. They raised the rent but still treat the residents horribly. You can never get a call back from the office to fix mistakes THEY made. And when you do get a call back they are unbelievably rude. Thankfully I'm helping her move but I will for sure be spreading the word about her experiences with this place. read more

I'm glad I no longer live here, the management has gone to hell. I have family that live in this complex and something is always constantly going on. The neighbors are horrible, don't walk too hard on the second floor or management will be giving you a call. They find the most ridiculous things to get you for, the maintenance guy isn't nice in the slightest, if you inconvenience him, you'll be sure to hear about it. 12/10 would not recommend. My wife and I have been living here since 2019. Management has changed a couple of times, along with maintenance staff. However, I have always had prompt communication with management to assist with any need I had. Most recently, Anthony has been really helpful with replacing the kitchen faucet. Most tenants probably don't like to chat, but I prefer to get to know those that keep the grounds nice and Anthony was more than happy to have a conversation while he fixed our sink. I also noticed shortly after Anthony started working here, all the lights on the grounds were fixed and there is even a really bright light by the dumpster now. read more

I moved here in May 2017, and am very happy with the management and overall experience so far. I had a struggle with the laundry room key not working, and the management was quick to replace it. I emailed her in the morning about that and an issue with the outlets. When I checked my email at noon while I was at work, she had already responded, asking if maintenance can come in to fix the problem, and they would also leave a key. I gave permission, and by the time I got home from work, they had come and gone, and left a cute note and the laundry room key on my kitchen table. I really appreciated that! It is quiet in my area of the complex, and I have really nice neighbors. So far I am extremely happy with my decision to move here. read more

My wife and I have lived in these apartments for about two years. We originally moved into a cottage. Very clean and adequately spacious for the price. Covered/reserved parking spaces. Custodial upkeep is amazing. Management has been nothing short of amazing as well. Nice pools and clean laundry facility on site. Very minimal noise compared to other apartments. At one point my family went through a hardship and we were forced to move in with some family out of area without paying off our rent/fees. Management was very patient and helpful with us during this time. We were so happy that first opportunity we got we decided to move back in. Unfortunately, my job has transferred out of area and we will be moving soon. I hope to find a apartment in comparison with the cost and overall value of this place. We will miss it. read more

The prices for rent are reasonable. The grounds are kept clean. There are two pools which both look pretty clean, there are also two laundry rooms which seem to always be full which might help if there were a few more machines but they are always clean. There are a lot of young couples/ young families on the side I'm on which is nice and not too loud. I overall would recommend this apartment complex to family and friends. read more

Seriously, save yourself the heartache and stress, don't rent here. Your rights to peaceful enjoyment of your living space will never be respected here. They don't maintain their stuff and wait for things to break and or potentially endanger you to fix it. If you complain about something being broken they will ignore you and you have to keep bothering them to get anything done. I have had great experiences living at Meritage. Anytime I need anything fixed, Mandie puts a work order in for me ASAP and the maintenance team is on it. I moved my mom in with me and it was a smooth process thanks to mandie. They do cute little activities around holidays for the kids, have contests for their tenants with great prizes like gift cards and free carpet cleaning, and the grounds are always clean. I wish they had 3 bedroom 2 baths, other than that I wouldn't change anything. read more

Relatively quiet place. Decently priced for a two bedroom. Plus we have a little outdoor patio that's actually dirt not just all cement for our dogs to be let outside. Upstairs neighbors are a little loud but only on weekends but it isn't too bad because we are young ourselves and can get a little loud on weekends as well. But overall no complaints. read more

I moved out of this complex a few months ago. I had lived there almost 2 years. I hope this review helps others decide on living here or not. I would say the general living experience was ok. Nothing in my actual apartment was ever wrong like a broken AC etc. The apartment itself was a good size, pretty cheap for a 2 bedroom. The quality of the inside was complete garbage though. Counters and appliances that looked 20+ years old, bad carpet and wall colors. I'm a guy though so I didn't mind it as much. The community there is not good at all. Sketchy people living in almost all the apartments. People have friends over to smoke weed on their patios and stare at you, or smoking in the middle of general walkways. I lived on the east side of the complex which is opposite of the rental office and I feel that side is not looked over half as well as the office side. We have dead grass, unfinished walkways, trashier renters. On the rental office side, all of the landscaping is much nicer, you just have a better feel on that side. I would definitely not recommend living here if your apartment is not on the west side of the complex. The biggest disappointment living here was that my girlfriends car was stolen during the DAY while she was visiting me..... They didn't seem to care much that it happened and the only thing they did was add a neighborhood watch sign on one of my buildings walls..... because that is such a great deterrent. They need to add cameras at all entrances! They also do semi-annual apartment inspections where the maintenance guys are supposed to check over the fire alarms and change the AC air filters in your apartments. You do not have t be home for this and I never was since it was during work hours. My air filter wasn't changed once and I had to change fire alarm batteries all the time so it worries me what they were doing in my apartment if not what they were supposed to do.... So many homeless people come through the complex and go through dumpsters. I left and found a new apartment in Sac which includes an inunit washer/dryer for the same price meritage wanted to charge me to resign a lease! And my new apartment has much nicer appliances. If you look we'll enough, im sure you will find a better complex. Now when I moved out I left the apartment in better shape than I had found it. I patched up and sanded any holes I created. I even painted over them afterwards with the same paint color. The carpets were in great shape yet they charged me $180 for carpet cleaning which is laughable because when I moved in there was cat hair all over the carpet from the last tenet...Don't even bother cleaning because no matter how well you clean it, they will charge you for a cleaning service which is another $150+ So just let them deep clean it all. The reason I gave 2 stars and not 1 was because the manager Mandi was always very kind. In general I could tell she was a good person. When I asked for a new dishwasher, she got me a new one a few weeks later. Mandi can only do so much though. Ray Stone is not a company that cares about you, they just want your dollar and don't care about your experience. I hope anyone reading this takes this review into consideration before moving in and like I said above, if the apartment you're moving into is not on the west side, don't move into it.... read more

I have lived here for a year now, and so far I've really enjoyed it. I think all of the apartments here are two bedroom, one bath. Mine has a backyard, and it's really nice. There are a few things I would complain about it. The counters are old, and chipped, so it doesn't look appealing whatsoever. There's not a lot of storage, mainly nothing in the kitchen. There are Homeless people coming through here every night to dig in the trash, so I don't feel very safe walking to and from my car at night by myself when I know they're around. Lastly, as of late the neighbors are getting worse all the time. When I first moved in, there was a sweet, quiet old lady. Then there was a guy who would possibly be smoking weed while shouting on the phone in his backyard, talking about his relationship problems. Now there's a couple, about my age, who listen to their music INSANELY loud!! And I can't do anything about it because it's during the day, but it's really annoying. It seems more, and more elderly are moving out, and younger people are moving in. Particularly annoying, loud, and bothersome people. I'm young myself, but my husband and I are fairly quiet and we keep to ourselves. Otherwise I think this is a great location! The manager is super nice and sweet, and she always is quick to help us out whenever there's a problem with the apartment. They seem to put in new carpeting whenever someone is going to move in, which is nice! I'd say the rent is worth what you get, considering the rooms and the size of the apartment. And they're pet friendly. I would recommend these apartments to my friends and family for sure. read more

I have lived a few apartment complexes in my life but this is the cleanest and friendliest place I have found. The pools are clean, the grounds are kept up and any necessary repairs have been dealt with with quickly. I love being able to have my pet with me, there is plenty of places to walk her around. There are lots of tree and grass areas. The management has contests that relate to different times of the year (shamrocks for St Patty's, egg hunt for Spring, May the 4th - Star Wars, and Pumpkin decorating in the fall - just to name a few). We really enjoy having a gas stove and the laundry rooms are clean. read more

I lived there for 5 years and our lease was up so I went to sign and new one and manager mandie said we will get a notice letting us know what they could do. I have never been late on rent ever, never had a complaint against us, and we followed the rules....well back to my story so we get a note taped to our door assuming it was a lease letter, nope it was a 60 day to vacate letter. Why, you ask? We were only paying $939 and they wanted us out so they could charge the new tenants $1300 a month. I called Ray Stone property management and talked to them, and they said they didn't know anything about, when I asked mandie about it she said it was corporate that decided this....so please people before you move in do your homework on this place and the management because you will get screwed. I have several horror stories about the dump. In the past few months they have had 3 stove fires kinda odd, and the maintenance shed caught fire because they left chemicals in it. If mandie doesn't like you she will force you out by using your rent, but she can't outright say that....pos property, pos management team. read more

I firet moved in back in 2005 I've lived in 3 different units. Ive dealt with 3 different Managers, and 2 maintenance men. The fired the original maintenance man who was here mover than 10years so they could get some one else for half the price.(Horrible decision) I want to say the past year the rent has been raised multiple times. The manager Mandi is trying to better this complex but until its gated it won't work, cameras need to be put up at every entrance....the moment the weather starts to get nice...so many car break ins...Also theyverriously should try fixing the insides of the apartments !!! They are so run down. Carpet is NEVER REMOVED AND NEE CSROET PUT IN. THEY JUST "CLEAN" IT. Downstairs include a patio with some dirt (how awesome! NOT) But even though you pay to live there your not allowed to have anything out there (i.e.broom;lunch box;mop;kids toys;kid bike, BBQ GRILL) those items are considered "trash" , and yes all thats considered trash to the manager. Since it's our patio and we pay the expensive rent we should be allowed to keep whatever it is we want back there!!!!! SERIOUSLY DON'T MOVE TO THR MERITAGE APARTMENT'S!!!!! You will regret it and fast. You can find something way better,cleaner,updated,quiet,less break-ins for the price they are charging. The maintence man is usually on top of his duties, pretty cool guy but his chick won't allow him to talk to any female tenants but all she does is run her mouth about other tenants to start drama and problems and just chills at the pool all day, every day!!. Go get a job!!!! mind your business and get to work. quit having babies. stay away from this place. it used to be great. But now theres too many stupid unnecessary "rules" . It's cool they did put in poop stations with bags and trash cans for dogs BUT it doesn't help. With living at Meritage for a while there's been ups and downs. I can say now with the new management things are getting done and work orders are getting complete. I would recommend looking at the meritage apartments and seeing if it's a great fit for you, they have been for me and my little family. They allow small dogs which is wonderful. read more

This is a nice complex but there's a lot of homeless digging in the garbage. The kids have zero manners and are always screaming by our window. Management is ok. I showed her a bug I found in my apartment and she literally told me "bed bugs aren't red." Ummmm. Yes they are. I also had a smoke alarm fall off the ceiling and I found out it was literally only a face plate when I brought this up they she looked at me like I was an idiot until she came and saw for her self. They called me bug problem "a beetle" and again made me feel stupid until she came and saw for herself. My house is clean I have a feeling these bugs came from a near by apartment. She straight up told me "your apartment isn't connected to another apartment" ummmmm yes. It is. Lol. We were supposed to have an inspection. I had a list of things I wanted to bring up. Including the smoke alarm but they never came. I brought it up and they said "we had to postpone" she was nice and offered to come do the inspection that day. She came and stood in my living room for a bout 5 min. That was it. read more

I have been at Meritage for almost 4 years, I have enjoyed living there and has been fairly safe. I have a small yard and it makes the place enjoyable. The current apartment manager has been doing a great job and addresses any issue I may have. She also works around my schedule when it's time for the semi annual apartment inspection because of our animals. The apartment is a 2 bed 1 bath cottage. It is fairly good sized and is quiet. Some of the appliances are a little bit older buy everything works, and if there is an issue or if they break, it's a pretty quick turn around time to getting that corrected. Another nice feature is that each apartment has it's own alarm system. Overall we have been very happy here and have enjoyed living here. read more
