    GERMAN ROACHES!!!! Well let me begin by saying that as newlyweds when we first moved into the landmark these apartments seemed perfect. To a certain point they almost were.. then you run into the small issue of german roaches invading your unit 9 months into your lease. Well being a CA licensed pest control technician that has been working in the field residential and commercial for the past 6yrs both in the Bay Area and Central Valley this is probably as bad as it can get. The last thing you want is to be dealing with a management company as well as a "onsite" manager that 1) is horrible at getting back to you with any information. 2) is hardly onsite (verified by ourselves and maintenance staff). 3) has so much lack of communication that you have to call and remind him that he was suppose to call you back. As a pest technician when you get a call that a unit reported pest issues in a apartment complex you want to get out there asap! No no no.. not in Jehon Paul's case. He calls you back to notify you pest control will be out in 1-2 weeks time. Then the day of he tries tell you that pest control showed up. Only for me to tell him I have camera systems in and outside of home and pest never showed up. Lastly it's upsetting that I had to their job for them by speaking with neighbors about this situation. After speaking with my upstairs neighbor it was clear to me that the source was his unit. They had been gone from the unit for sometime and ideally these roaches were looking for a food and water source so they made their way down to my unit. Most activity was found in bathroom and kitchen area which makes sense. Lastly maintenance staff and other sources confirmed roach infestation in unit above us. To make this long story short. This place does have so much potential. So long as it gets a good caring manager that is willing to do his part and take care of any issues with a sense of urgency. Lack of being on site, communication and lack of care will be this locations down fall if Jehon Paul doesn't get it together. P.s. reached out to main management office themselves and got a call back from someone who stated the regional or someone higher than onsite manager would call me... yea don't hold your breath! That call never came!!! In conclusion. All we had asked this location was for us to be able to be released from our lease early (lease was up In October 2021) as well as full refund without being likable of any clean up fees and such.. we also asked them for help in replacing or refunding a some appliances and thing we weren't comfortable with taking to a new location.. unfortunately they completely rejected working with us. Leaving us choice but to look into other options!

You get what you pay for. The price for rent matches the overall high quality living. If there are every any maintenance issues, it is fixed immediately. There are vehicles, including a sports car and a Mini Cooper with plush items displayed on the dashboard, that are frequently observed driving at excessive speeds throughout the complex. This behavior poses a serious risk to residents, especially children who are often outside playing or riding bicycles. These vehicles are frequently seen in the area directly across from the back of the front office. I strongly encourage management to issue a reminder to all tenants about adhering to speed limits and driving cautiously within the property. Additionally, I recommend reviewing security camera footage to help identify the vehicles involved and address the situation appropriately. Ensuring resident safety should remain a top priority, and proactive communication on this matter would be greatly appreciated.

    First thing's first, I love the maintanence here. We needed our dryer, our dishwasher and our spare…read moreshower water temp knob fixed and each was fixed same day. They don't give you any grief about it either, they're happy to help. There are some lovely tenants here. It's nice. There are families here too. Everyone keeps to themselves and are mostly quiet. As for a few of our neighbors here, they seem to have signed a different rental agreement than we did...I'm pretty sure it states that if noise you are making in your own unit is audible in a neighboring unit, you are being too loud and is unacceptable. I believe it says that there is no smoking in the units as well. Both of our downstairs neighbors are problematic. One has a sound system that he likes to use at all hours of the day and even as late as midnight on a couple occasions. I have called about this issue and was given attitude by the front desk as if we don't pay money to live here and have a right to complain about our neighbors being a nuisance. Our other downstairs neighbor smokes weed in his apartment. Every time he smokes in his unit, the smell comes up the shared wall (our master bedroom and master bathroom wall) and makes it smell disgusting in both those rooms. And all I was told when I called in to complain about this was "I've been by there a few times and have never smelled anything, but we'll give him a courtesy call." I can name two other units where I've SEEN someone smoking weed (a bong sitting in your window sill while you're hacking a lung up with music blaring and standing outside your apartment just give it away) and smelled it too so there was no mistaking it. All I ask is that the front desk cut the attitude and do something when asked to assist in resolving an issue that rightly needs to be dealt with. Our rent is going from $925 to $1100...that's a huge jump in rent that honestly, we can't budget for, but they need their money I guess... Also, there's a homeless man that somehow manages to get into the gates and digs through all of our dumpsters. The police have come by a few times but he still comes almost every night. So taking the trash out at night is definitely out of the question after he scared the daylights out of me standing IN the dumpster I was trying to chuck a heavy trash bag into. I'd take my rent money elsewhere if at all possible.

    My husband and I came to live at the Fountains due to a job transfer 2014. We didn't know the area…read moreso we rented the apartment site unseen. This was the best decision that we ever made. We loved living here great friendly staff. Maintenance requesting are taking care fast. Grounds are kept clean. Great amenities (pools, Jacuzzi, Gym, tennis courts. Quite and peaceful. I loved and enjoyed my time living here and just recently moved due to my husband and I buying a home nearby or we would still be living here and loving it. I highly recommend The Fountains.

Pros: * Pool * Courtyard * Gated * Safe area * Parking spots for your car(s)! * Easy freeway access * Less than 5 minutes from Grocery Outlet... * If anything needs fixing in the apartment, they try to do it ASAP. * Rachelle, our apartment complex's current manager, treats you like an actual person! She wants your apartment fixed just as much as you do! * BRAND NEW Laundry room! Everything is 100% updated and we use them often. Never had a problem since the update. Cons: - Probably needs updated plumbing. My apartment got flooded once, and a few more water problems after that... - Can't send any packages/food delivery to your apartment unless the shipper has a key. You'd have to sit out front until they arrive because a lot of people don't know about the gates around the side/back. - A/C kinda sucks in these apartments. It's just a single wall unit that blows through the house, so the furthest spots barely ever get cold enough. During the summer, it's waaay too hot even with a fan. Be prepared to pay quite a bit for electricity. * I can hear my neighbors when they talk loud. No idea if they can hear us. Overall, I'd definitely think it's worth a four star rating. The only thing that might be a problem for some people is the amount of space and the A/C. There were parties but there's definitely none anymore. Our manager, Rachelle, got rid of them quickly. It's a nice quiet little place!
