Lisa, Joann and the rest of the staff are amazing. Lisa is a straight shooter and expects the same in return. She gives respect to everyone, is very considerate to your situation and does what she can to help you out. If you're not communicating and upholding your part of the deal well.. business is business and she will handle it as such. I assume a lot of these bad reviews have seen that side of her. I have been renting here for 8 or so years and I've never had one issue being here or one bad experience with the staff. They've always been more than accommodating. So if you're thinking of renting from Preferred, please do! You'll see that they take pride in what they do and there's a reason why a lot of property investors trust them to watch over their investments. Thank you for housing my family and I and always looking out for us! PS. As far as the deposits- clean the house when you leave as if it was yours and you wanted to display it to sell. Trust me I thought I knew how to clean until I left the first property and Lisa showed me what was dirty. Since then I know how it should be cleaned and if I know I'm not up for the task I willingly offer to have it taken from the deposit so I don't have to. They will be more than fair and offer you bids to get the job done.

I have rented from J & B Twice now. Once when I first got married, moved out, and then again when…read morewe needed another apartment. Both times they are very clear about their rules, and their move in, move out procedures. I have read other post about carpets and moving out before a year. Everything they said they were going to do they did, even replace carpet before I moved in. They didn't have enough time to touch up the paint before I moved in because of timelines and was very upfront about it. I have found them to be very honest. They are definitely very critical of who moves in. But out of both of the properties, the neighbors are 9 times out of 10 good, quiet, respectful neighbors. If they aren't they are very quick to remind them of rules. As for moving out early... they are very clear about not cleaning your own carpets as they have a certain way of doing it. They even warn that if not done right it could cost you in additional fees. As for moving out early, they are clear that they touch up paint, clean carpets, and have the unit cleaned. So if you move out before a year it still cost them money to do it. That's why they always ask the length of time you are going to stay with them. The first time I moved out, they had to paint a wall and fix a blind. I think they took like $160, even showed receipts for their work. Again, and honest business. As when renting with most in Lodi, apartments are older, they are not new. When I moved into my recent apartment they made us aware of some of the issues that happen with older units, garbage disposal, plumbing, etc. I repeat honest people. Yes, the ladies are straightforward, and like I said very critical, but they are kind, and are doing their management jobs!
